- snowyweston (1/5): Tarnished our highly anticipated return to Kyoto. - The location is superb, but besides that? Nothing. the stained bedding, the dusty surfaces, the mouldy shower curtain, creaky hard beds and general grubbiness of the whole room. The flimsy single door that opened onto the street via a restaurant that was never locked. A broken washing machine, and the lack of help following our issue with such. The lack of honesty or apology in response to raising complaint. And, given the aforementioned, the cost.

Manca un po di cura generale, pareti del bagno che andrebbero riverniciate, vernice sotto al clima che si sta staccando, camera in generale ben arredata, ma un po’ stanca e con poco si potrebbero sistemare tante piccole cose.

- Galina (9/5): Оригинальные апартаменты в исторической части города - Оригинальный мини-отель, состоящий, как я поняла из 3 номеров с электронным доступом. На первом этаже закусочная и винный маленький бар. Номера располагались на втором этаже рекана. Номера оригинально оформлены, кровать удобная. Надо понимать, что это не отель в традиционном смысле. То есть нет ресепшена, нет персонала. Но уборка происходила регулярно. Удобное расположение - вход в исторический рынок сразу за углом. Из нюансов: хорошая слышимость с улицы (по исторической части гуляют ночью тоже), и очень большие сложности с поиском отеля. По навигации пришли не туда, по названию как-то отыскали, но на здании нет вывески и даже соседи напротив не знали, что в этом доме отель. Все отлично

- The door only locks when slightly pulled. Otherwise the door is not locked and there is no indication of this failure on the locking system. Always pull the door after locking to verify!
- Bathroom water drain not fast enough (clogged?), leading to the entire bathroom being under 5mm of water when draining a bath.
- No curtains to block the light (shoji only)
- Noisy street, normal given the location (the glass collecting truck at 4-5AM was not expected though)
- Price would be OK at 7.000-10.000 if no room issues. 14.000 is too much.
Little things, no biggie, but some worth checking by the hotel's maintenance staff/contractors :-)

It may not suit everyone but the arty vibe was good and in our style. It made us feel like locals The beds where quite firm. The bath would flood the bathroom floor when you let the water out, but we worked around it and let it out slower.

There's lots of great places to eat nearby including Nishsiki market. Katsu Sando downstairs does an amazing sandwich. The room smelt damp when we arrived along with a nasty drain smell coming from the bathroom. There was a dehumidifier which was on constantly. We left the windows open for the duration of our stay (because of the smell) but the street is really noisy with rubbish collection trucks throughout the night so not a great nights sleep. The drains/pipes gurgle in the bathroom - Its an older style quirky place so some allowance needs to be made for this but it can be quite loud. Many reviews mention a host, we had a key code and never saw a host. Deluxe twin room (the green one with the strawberry on the wall).

The restaurant downstairs was excellent and it was pretty quiet given how close it was to the action. The only reason I'm not giving it a full 10/10 is because there were mosquitoes in the room and I got eaten while I was sleeping, but it's hardly the fault of the host. - Erwin (4/5): Lower end option compared to other hotels - Location is good if you want do do a lot of shopping in the city centre, for the main sights you still have to take the buses. Rooms could be cleaner. There was a lot of dust in some places and tables had some stains. In general the room is outdated and would require some renovations. There is a strange smell all the time in the bathroom. General comfort (e.g. bed, shower, smell, noise, no curtains, no service/cleaning) is also lower compared to other hotels. We visited a total of 6 hotels in Japan, and this one was the most expensive and least comfortable one. If it would be in the low-budget category I would rate it 6-7 stars, but not for the price we booked.
- Hayley (8/5): Lovely bar, location, and bath - The location was perfect, great area to walk around. The room was lovely, decor really nice, and the bath was fantastic. It’s not really a hotel, more like an Air bnb where you have to look after yourself. If there were questions you had to ask via this platform which was a bit weird. Our room wasn’t cleaned over the four days, I didn’t know what to do with all our rubbish, and we ran out of toilet paper. I asked (via message) if I could use the washing machine (yes, no problem) but there’s no dryer, and nowhere to hang clothes. The staff in the bar downstairs were lovely, and helpful when we saw them. I know it’s a bit more expensive in Kyoto, but it was the most expensive place we stayed for the least amount of service. All that being said, it is in a great spot and my daughter and I had a great time :)
- John (6/5): There’s potential here for a really great boutique hotel. Just please sort out the drains, damp and clean the carpet! - There’s charm and potential in this hotel. There are only 3 rooms that sit above a restaurant and cafe. The beds are comfy and the double room I had was a decent size. The location is also excellent for the Gion area. There is a problem with damp in my room and I expect the others as well. When the other rooms weren’t booked the doors were left open and there are humidifiers which tells you something. There was a smell from the drain as well. The room could have been cleaner. The bedding was fine but the carpet in the room had stains. It didn’t bother me too much but occasionally in the night I heard loud noises at random times from vehicles. I didn’t like not having a key - the hotel uses a pin number lock. And the reception was often not staffed so I had to communicate via the booking.com app. This being said there is potential in this hotel and for the price I paid it was fine. The staff at the reception/cafe were seemingly all part time students and they were friendly.

There was a funky smell from the bathroom drain. Needed to keep the exhaust fan on.

I am a light sleeper & the beds are basically on the street. So in addition to a very hard futon (which it was explained via an info sheet that the futons were of the highest quality) every ambulance, 4,30AM garbage pickup, and nighttime generator running was an obstacle. There was also an issue with the sewage while we were there causing unpleasant odors for 2 days. It was never clear who was working there, as there was a young woman sitting at the main bar who never looked up when we were in the “lobby” so we thought maybe she was q guest.

Location is central, near large shopping areas and well placed for Kyoto’s tourist attractions. Drainage problems meant there was a persistent and bad sulphur smell throughout our stay. The street was very noisy, as was the AC/heating unit - I’m not a fussy sleeper but this spot was tough.

Keep in mind the beds are traditionally made and firm, but very comfortable! As someone that usually prefers softer mattresses I got great sleep.

- Alyson (10/5): The Best Place We Stayed in Japan (World Travel Family) - The location was perfect, close to the station (not Kyoto station, that's maybe 3km south, but we arrived on the Garaku train from Osaka), Nishiki Market, the fabulous shopping arcades in Kyoto and in a really charming old part of town. Reception was staffed by real humans (friendly ones), not robots or automated check-in, and they allowed us to check in early. Our room was cozy, had character, no noise as it was on a quiet back street, and the bath tub and toiletries were lovely. I wish we'd tried the restaurant downstairs but there was no menu outside, so we didn't know what they sold. It looked a nice spot though. The beds were so comfortable - and 2 pillows, everywhere else we've only had 1. I had a few issues with the wifi (I work online, so I'm needy), but when it was glitchy I just switched to my Japanese SIM.

水回りのカビなど、清潔さは微妙だったり
従業員さんによって対応の良し悪しが全然違ったりはしますが、
遅くに着いても美味しいご飯が階下ですぐ食べられて(翌朝にはランチも)、場所も三条河原町近辺で、これだけ使い勝手の良い宿はそうそう無いと思います。
こだわりの寝具が揃っていることも、嬉しい驚きでした。

The place is almost like self serve place. No 24/7 desk and you use own key pads to get in and out. They take cash only.

- Anna (10/5): - Cute room, I loved the soft ambience from the paper lantern lighting in the room. The bathroom was nice, especially the spacious bathtub. The view is of the alley so it is fairly quiet. It's located above a cafe (you have to take stairs to get up to your room), so there is some soft jazz music you can here in the evening, but they close at 10 or 11, i believe so it wasn't bothersome when sleeping. I didn't get a chance to eat at the cafe, but you get a discount there if you are staying in one of their 5 rooms. For check in, I just talked to the staff while the cafe was open and they checked me in, the description says there's no reception, but they do have a desk although it might be un-manned sometimes. They speak limited english, but i got by just fine. The staff doesn't enter your room at all, so if you're used to room keeping, you have to explicitly asks for that and it costs extra. There's also a laundry machine available that you need to ask to use.
Besides the amenities, this place is located within walking distance to Nishiki Market which is a great place to grab some street food, it's also walking distance to the train and the teramachi shopping arcade which i recommend you visit and pick yourself up some woodblock paintings and a yukata or kimono for gifts. One other thing, there is a 7/11 at the end of the block so it's easy to grab replenish your cash at the atm or just grab some last minute snacks.

A gentle introduction to more traditional Japanese style accommodations.
They don’t enter your room during your stay, consequences are, if you want a towel change you have to ask... if you want your room cleaned (because you messed it up) you have to ask and have to pay extra. If you generate a lot of garbage you have to take care of it.
Rooms are on top of a functioning cafe, so there is low level background music ... I think until 22:00hrs, it was NOT disturbing.
Cafe food is just OK but lots of options immediately around that location.
I spent 8 nights, it was easy to adjust to.

The booking confirmation requires that you contact the ryokan before arriving for access details, but there is no email address/phone number on the confirmation or the ryokan web site. In fact, it operates as a cafe between 4-10 pm so check in then is easy.
The given street address exists on Google maps, but cannot actually be accessed on foot. The street address is on Gokomachi dori. Also, the signage is for Cafe Cinq 5, with Ryokan Machiya in Japanese. Makes it hard to find.
