• Noemi (9/5): Bien pero alejado del centro - Es una casa típica japonesa . Para vivir la experiencia está bien. Las camas en el suelo muy cómodas y tiene todo lo que necesitas para ducharte y cociner si es necesario .habitaciones amplias con aire acondicionado Esta bastante alejado del centro de Kioto y metro. No lo recomiendo si vas a estar pocos dias ya que se pierde mucho tiempo en transporte. Mejor quedarte en el centro . El chico habla poco inglés aunque bastante para comunicarse

• Matty Cooper (10/5): - A hidden gem!! And a real home away from home, a very beautiful Japanese property in an excellent location (10mins walk from the train station). You can tell a lot of thought and consideration has been put into the property and there are lots of lovely touches. It also has everything you could need, spacious rooms, clean bathrooms, laundry facilities and kitchen. Everything was amazing.

• Florence (6/5): Accueil sympathique mais séjour difficile - J’ai apprécié la gentillesse des hôtes Il y a un escalier très très très abrupt pour accéder aux chambres qui est inutilisable pour une personne ayant le vertige ou physiquement déficiente. Heureusement la propriétaire a trouvé une solution en nous donnant une chambre au RDC, située malheureusement en proximité immédiate d’une salle de séjour utilisée par le propriétaire pour dormir mais restant toute la nuit lumière allumée donc pas facile pour dormir

• Anja (7/5): Decent share house, very poor communication - This accommodation is a shared house in a 1960's residence in the area of Saiin, well away from any tourist centres, but well connected by bus and Hankyu Rail. I booked it because it was very cheap - and on the strength of previous reviews. A day before arrival, I communicated my check-in time with the accommodation and received a message to say that my Check-in time was accepted. I then went out sightseeing all day, and then I arrived pretty much in the middle of my check-in window, in the early evening, I stood outside a locked front door... not greatm having hauled all my luggage from the train station and needing to use the bathroom quite badly. I rang the doorbell and stood out there for what seemed like eternity, until some other guests kindly let me in. Admittedly, the owner had sent the door access code on the day of my check-in, but I did not have a Japanese SIM card, therefore, could not access it... and fully expected someone to be around, since it was early evening. Anyway... managed to find my room, which was okay. Like seen in the photos, spartan , but clean, on the second floor, reached by a very steep staircase. It had a decent size, a comfy futon, big window. Decor wise, very bland, a tiny table and stool so not great for working, or eating in the room, and no sink. Heating via airconditioner worked well. Didn't like the sheets which felt a bit nylon-y, but clean, so no big deal. I have no issues with the house, which appeared well maintained, with a fully equipped kitchen, laundry room, two toilets and a shower room - all on the ground floor. There are three guest rooms on the second floor, so if you need the bathroom, you have to go down and up the very narrow steep stairs. there was some limited seating in the kitchen but no common room as the photos suggest. The area of Saiin is fine, not touristy, with loads of local restaurants, several sento. Public transport (bus and Hankyu Railway) get you to Downtown Kyoto, Kinkakuji, Kitano Tenmangu, Arashiyama very easily and directly. While this accommodation was fine on the whole, it was by far the worst accommodation I had in Kyoto so far. A lot more could be done with the rooms in a house that has great potential. What was worst for me, though, was the poor communication with the owner. Every other place without on-site staff warned me about this in advance and provided access details at least 24 hours in advance. Once I had checked in, my messages were not responded to until it was time to pay and check out. I had to send about three emails asking for a payment receipt. While the stay was okay (cheap, clean) , the poor communication really ruined it for me, and I would not stay here again. Still haven't received a proper VAT receipt (only credit card payment confirmation) but have given up.

Also, there was a lot of sounds from outside and from other rooms, so bring noice cancelling headphones or reconsider your stay.

Zu beachten ist, dass es sich um ein japanisches älteres Haus handelt - steile Treppen und im Winter braucht das Wasser lange Zeit zum warm werden (was typisch ist).

• Mateusz (7/5): Way to try a Japanese house stay. - Traditional style very different from hotels and high end commercial ryokans. Lots of amenities. Nice owner. We came in late and the instruction only mentioned how to enter the building. Nothing else. Since the owner weren’t there we tried to contact him by email and WhatsApp and had to wait quite long for an answer. Coming in cold and tired this wasn’t the best experience. We also came in at the time agreed with the owner between 15-18. Building was also very cold since there was no heating turned on anywhere. I understand after some reading this is common with Japanese houses but still it would be nice for someone to greet us and explain it to us or at least sent more information about self check in.

• Isabella (10/5): Traditional and comfortable - We really liked this accommodation! Although there were shared facilities, we never really noticed the other guests. Everything was clean and at night it was quiet. There are two toilets, two sinks, two showers/bath tub. Laundry (wash+dry) costs 500 yen. The kitchen is well equipped. There are detailed descriptions everywhere, also telling about the history of the house. We liked our room, it was spacious and comfortable. We slept really well on the futon beds! In the area there are many affordable restaurants. Overall we had a really great stay! Since it's a traditional Japanese house, there are very steep staircases, which can be a challenge for heavy luggage.
• Melissa (10/5): Lovely stay - Great stay for a family. The house has everything you need and we even got a basket with baby products and essentials which was very thoughtful. There was even a step for baby and high chair. Host Yosuke was very welcoming and our daughter loved him. The house is clean and comfortable and is located right next to a park, supermarket and lots of restaurants. The train station is nearby. Everything was great.

You feel the dust in mattresses steep stairs, which was concern for accidental fall, and bringing down luggage through the stairs is jot easy, not recommended for elderly or pregnant ladies. Good for young couples who wants a some budgeted rooms

Nous avions une grande chambre avec la possibilité d’ouvrir la fenêtre ( ce qui n’est pas toujours le cas). L’escalier est très raide.Cela ne nous a pas gêné mais il faut le savoir.
• Veronika (9/5): Comfortable and well equipped - The place has absolutely everything in case of need, even a sunscreen at the entrance! I used a wash/dry machine for a little fee. Has a common area for socializing/dining and lots of free goodies in the kitchen and bathroom. Very spacious room with a little balcony which looks out to a parking so gets lots of privacy. Can get a little too hot, not a fan of running AC nonstop. Very thin walls so can get some noise pollution from other rooms

Es steht alles zur Verfügung, was man braucht, sogar kleine lokale Snacks, um etwas Neues auszuprobieren. Die Lage ist ideal, um Arashiyama und West-Kyoto zu erkunden.
• Nerea (5/5): Escaleras mortales - Lo que nos gustó del alojamiento fue realmente el vivir la experiencia de dormir en una casa japonesa real, es una casa normal. Pese a que se trata una experiencia, no la recomendaría por el hecho de que se trata de una especie de renta de una habitación de la casa prácticamente las zonas comunes no se utilizan porque al final resulta incómodo estar en una zona común con una persona totalmente desconocida para ti como puede ser el el staff que vive en la casa, es un poquito raro la verdad y por otro lado, muchas de las zonas que aparecen en las fotos no están en la casa o al menos no las vimos porque hay una zona restringida solo para el staff. Por último, especial mención a las escaleras que van al piso de arriba SON EXTREMADAMENTE PELIGROSAS y muy incómodas, como lleves muchas maletas o tengas que subir muchas cosas vas a sudar la gota gorda.

The outdoor space and living room space is not accessible. The very steep stairs for our 3 year old daughter weren't suitable.

Adatta per soggiorno superiore ai 2-3 giorni. Vicino ad una linea ferroviaria (non jr), ma servita da bus (circa 30 minuti dalla stazione centrale e dai siti di interesse)

• Motusová (6/5): - Majiteľ bol veľmi milý a komunikativny. Lokalita bola v pohode, nebolo to až tak ďaleko ani na stanicu mesta a ani na autobus. Cena, ktorú som zaplatila za ubytovanie bola uvedená ako konečná cena. Nikde nebolo uvedené, že bude treba ešte niečo doplatiť ani nebolo uvedené, že miestna daň nie je zahrnuté v cene. Takže nebolo fér, že po príchode na ubytovanie som musela doplatiť ešte 800 jenov. V izbe bol dosť silný zatuchnutý zápach, bohužiaľ okno bolo zaistené, aby sa nedalo otvoriť. Všade samé zákazy, aby ste sa ničoho nedotýkali. Boli k dispozícii za poplatok práčka a sušička čo by bolo super, ale na sušičke ste si nemohli nastaviť či idete sušiť uteráky alebo funkčné oblečenie. Bol tam nápis, že sušička je nastavená na štandardné sušenie. Ale presne štandardným sušením som si v Soule zoškvarila funkčné tričká. A navyše sme vôbec nedostali žiadne uteráky. Toto ubytovanie bolo takmer najdrahšie z tých čo sme mali na našej dvojmesačnej ceste, ale nikde sa nám nestalo, že by sme nedostali uteráky. Takže za nás veľké Vôbec sme sa tam necítili dobre. A schody, ktoré viedli na poschodie boli veľmi strmé, boli dosť nebezpečné a navyše veľmi vŕzgali.

• celine (10/5): Beau séjour à Kyoto - Logement situé dans un quartier tranquille; il est propre,et confortable, et dispose de nombreuses commodités ( machine qui lave et sèche le linge, bien pratique quand on se change souvent à cause de la chaleur). L' hôte Yuusuke est à la fois discret et disponible. Établissement recommandé pour ceux qui veulent prendre le temps de découvrir Kyoto. Rien

• sonia (7/5): - Les chambres sont spacieuses ; on peut y faire nos Lessives pr 200 JPY , douches et WC propres et serviettes de toilettes à disposition. De plus Yusuke essai de faire au mieux pour nous arranger. Métro à 10 minutes et bus à 5 minutes à pied. La chaleur dans les chambres du haut (il y a une climatisation donc ça aide, mais impensable de s'en passer). Escalier étroit pour y accéder. Un peu isolé mais c'est aussi ce qui apporte le calme.
• Manon (10/5): Super pour une famille - Maison traditionnelle familiale, avec tout le confort, très propre, proche des transports en commun. L'accueil de Yusuke.

• Elena (10/5): Un lugar acogedor en Kioto con el mejor anfitrión - Tuvimos una experiencia maravillosa en HOTEL Villa Kyoto Saiin durante nuestra estancia en Kioto. El alojamiento es cómodo, limpio y está muy bien ubicado, con fácil acceso al transporte público y a varios lugares de interés. La habitación era amplia y contaba con todas las comodidades necesarias para una estancia agradable. Pero lo que realmente hizo especial nuestra visita fue Yusuke, el mejor anfitrión que podríamos haber tenido. Desde el primer momento fue increíblemente amable, atento y siempre dispuesto a ayudar. Nos dio recomendaciones locales muy útiles y se preocupó en todo momento de que estuviéramos cómodos. Su hospitalidad fue excepcional y marcó una gran diferencia en nuestra experiencia en Japón. Sin duda, recomendaría este alojamiento a cualquiera que visite Kioto. ¡Gracias, Yusuke, por hacer que nuestra estancia fuera tan especial!
