I absolutely loved the blackout curtains; they are the best I’ve ever experienced in any hotel. The beds were extremely comfortable, and so were the pillows. - Jeff (10/5): Surprisingly, I had a great stay in a city that’s not so great. - Everything was excellent. The staff was exceptional. Location worked out perfectly. The only complaint I had about the whole stay was that the showers had about as much water pressure as an eye dropper.
- alisab924 (2/5): Skip at all costs - This was the most disappointing hotel experience. Rude front desk, we tried to plan something special for our 30th wedding anniversary and this was the biggest disappointment.
- chaplady (4/5): Disappointed - We were very excited to receive a 2 night stay in Portland. We choose the Duniway from a list of choices due to their reviews. The hotel’s location was great but we were met with several employees that acted as though we were an imposition when needing their help in any way- such as do I need to check out with you. At check-in, we were asked for our Am Ex card. We don’t have one. She said that’s too bad now we can’t get any of the benefits. (Free breakfast, upgraded room and late check out). I explained the room was a gift from my kids. It didn’t matter. She had a very condescending manner. Next problem began when we got to our room and found the headboard to be peeling. It was very off putting for a 4 star hotel. I called the desk to get a new room. She finally said I could but it wouldn’t be any better. At the point, I felt as though there would be no point in moving as there was no apology only lots of excuses about the rooms condition.

- U5147DLtonyr (10/5): Excellent hotel in a great location - We stayed here for 2 nights as part of our pacific west coast trip a the hotel was great, very comfortable and clean and the reception team were very helpful and friendly. It had a. Pool and gym (we didn’t use - JETLAG) but looked great. It was an easy walk to most things from here, very close to the premium shops and the river. The water pressure in the shower wasn’t very strong so just be prepared for a slightly longer shower

- Erik (5/5): Would return for a quiet weekend, void of major conferences. - Location was perfect and the dynamic of hotel was what I expected as a higher end hotel. The lobby was to be expected and the room was quite comfortable. My spouse and I stayed this past weekend, during a European sales conference. Under other circumstances, our experience would have been better, but this sales group were loud and definitely inebriated. The room joint to ours had 2+men who were very loud and impacted our restful sleep. I understand how those sales meetings go, but putting that party on the same floor, or next to, non sales....I wasn't impressed.

No issues; however, service staff, both bar and restaurant were less than friendly and service was unavailable too often. The final kicker was… I stopped to ask when the bar/lounge would open. I was told 3:00. I invited partners for drinks at 3:30. 11 people show up but the lounge is not open. I check with the front desk and the attendant says, “Oh, we’re going to open at 4:30 now.” Fixable problem (as we went somewhere else), but shouldn’t happen. And… my $100 credit in the hotel went unused. Total drag. Again, cool hotel, priced right… bad and unreliable service!

- jacquim1970 (4/5): Not even near the 4.5 star advertised. Closer to a 3 star at best - If this was a 3 star hotel the rating would have been higher as that’s all it is. I simply cannot fathom why this is rated as a 4.5 star hotel. Service is what makes highly rated hotel stand out. This was sorely lacking. A line up to the door at check in with 1 person working and that one person not very friendly made for a horrible check in. No answer any time we called front desk or housekeeping - room was lacking extra blankets and drinking glasses. We had much better luck with the AI texting as at least they sent someone to deliver the missing items and to check why our heat was not working. We sent a text at checkout to have a luggage cart brought to our room only to be told sorry, we are busy come get it yourself! 4.5 star… really. The room was clean but rough shape. The headboard was a soft fake leather and it had huge unsightly gouges and scratches all over it. There was a coat peg board on the wall and some of the pegs were broken off. And our heat didn’t work! They have it set it so you cannot go higher than 73. It was snowing and cold! Maintenance had to come and bypass the setting so we could turn it up. The location was about the only good thing I can say about this hotel. We felt cold, ignored, and definitely not pampered as we usually are at 4.5 star hotels. Do better Hilton or lower your rating
- 841zeldas (10/5): Excellent location and lovely hotel. - Thoroughly enjoyed my stay. The room was clean, the bed was very comfortable, and it was quiet. The Duniway was a short walk to the Newwark Theater, where we were attending a dance performance. All the staff were friendly and answered all our questions. I also thought the price was reasonable, and I would stay at the Duniway for future visits.
- Codeman906 (2/5): The "Duniway" should be "Done Away" - Wow. This was one of the worst & most exhausting hotel stays I have had. Not because the space is bad, but because almost none of it is being allowed to function. To start with the positives, because they deserve mention. The bedding/sleep quality was excellent. Breakfast at Mayrose was genuinely outstanding. I had a breakfast slider and the Bloody Mary which were both steallar. Also had nitro cold brew coffee, which was easily the best cup of coffee I had in the city. Jeff, the bartender at breakfast, was knowledgeable, warm, and professional. Brown, a valet attendant working for a 3rd party parking service, was the single most helpful person I encountered. He explained confusing policies and genuinely tried to improve my experience before any tip was involved. These individuals clearly understand hospitality. Unfortunately, everything around them is broken. I booked this stay through Amex Fine Hotels + Resorts, which advertises specific benefits: Early check in at Noon, potential room upgrade, daily breakfast credit for two, 4 PM late checkout, complimentary WiFi, and a $100 experience credit. This is also a Hilton property, so Hilton Gold benefits are supposedly in play as well. In practice, these programs collide instead of complementing each other. I arrived at 2pm and while I was able to check in early, parking immediately became the first layer of confusion. Valet costs $59/ night with no access after hours. Self parking is at the sister property but cannot be billed to the room, meaning FHR credits cannot be applied. This was never explained by anyone other than Brown. After check in; I decided to have lunch. However at that time, nothing was open. No bar. No restaurant. No amenities. I was handed a confusing flow sheet listing closures and hours with no clear explanation (See photo attached). Early check in existed yes, but to the room only since all amenities were closed. Luckily there was a Canes chicken nearby who was willing to feed this starving traveler. In the room, I booked an ADA King, with complimentary upgrades listed as part of both FHR and Hilton Gold. I initially believed I had been placed in a single Queen because the bed felt smaller than expected within the space. After follow up communication with management, I understand the room was a standard King. That said, no upgrade was offered despite availability language in both FHR and Hilton Gold benefits. The bar at Mayrose, operates as lounge service only in the evenings. This means roughly twenty seats for a room full of guests. Table service unavailable, so guests stood in line to order drinks while large sections of the restaurant sat empty behind closed signs. After seeing a few guests enter the closed section and be seated, I asked if I could sit there as well (I had been waiting about ten minutes at this point). The bartender explained that while those guests were allowed to sit there to be nice, the area was technically closed. That moment summarizes the entire stay. Rules exist, but they are applied selectively. Guests who follow them are penalized. Guests who quietly bypass them are accommodated. None of this is the fault of the bartenders, who were clearly understaffed and overwhelmed. Decided to cross the street and visit the sister property hoping for relief. The same situation awaited. Huge open areas. Most seating closed. Two solo bartenders managing crowds. No improvement. I contacted the GM via the hotel app to express frustration, and the response quietly walked back the early check in promise, framed closures as scheduling choices, and redirected me once again to the sister property or to canned cocktails from a market. It addressed none of the underlying issues. During my entire stay, amid visible guest frustration and obvious staff strain, I never once saw a member of management present on the floor. The in room experience continued the theme. The refrigerator was plugged in and running, yet hot to the touch. There is no minibar, no room service, no printed menus, and no clear guidance. Everything is pushed to QR codes. So instead of being welcomed, you are onboarded. Instead of care, you get compliance. Instead of warmth, you get a bored gatekeeper irritated that you interrupted her screen time. Despite being guaranteed a 4 PM late checkout, I chose to leave EARLY. At that point, I had simply had enough. The most frustrating part is the unused space. Beautiful rooms, gorgeous public areas, massive square footage; all sitting behind closed signs while guests wait and staff burn out. This hotel has enormous potential, but it is paralyzed by poor operational decisions and invisible leadership. At $300 per night, this is unacceptable. The Duniway should be renamed "The Wrongway" if you ask me. Simply because everything here sends you in the opposite direction of clarity, ease, and hospitality. ZERO STARS AVOID AT ALL COST!

- Jeanne M (8/5): Overall, I would definintely book the same room again at the Duniway. - The room worked perfectly for me, and the front desk staff and others I met were generally positive and professional experiences. The location of the Duniway also worked very well for me and I appreciated the layout of the room as I had to spend a few hours working so the large and well thought out desk was one of the better ones I've seen. I stayed on one of the top floors with a view of the city, and appreciated that the desk faced the door and provided some back lighting. The hotel is far enough away from other buildings that I wasn't really worried about people being able to see into the room and so skipped using the blackout curtains, which made the morning sun a lovely experience. The valet service could have been better. I arrived in the evening and the valet service actually spent a few minutes trying to convince me to self park. Additionally, the Duniway uses an app for room service, and it's not a very good one. I was in the middle of trying to order some lite dinner and I must have passed the cut-off time because suddenly the order was no longer able to be processed (hot food). Door Dash was an option, but it would have been nice if the app clearly indicated when the hot dinner service would be closed.

- veeRob (6/5): Too many service lapses - Stayed at the Duniway with my buddy for my birthday trip in December 2025. The hotel room itself was great, but the service left a lot to be desired. When we checked in there was an absolute mosh pit in the lobby. We couldn't even get to the front desk to check-in. They were understaffed, so I eventually was able to check-in after getting a drink at the bar. While I was checking in, the bartender dropped off the check for our drinks with my buddy even though we said we were checking in and doing a room charge. They did take care of this eventually, but I had to escalate to a manager. I have notes in my Hilton Gold profile saying I want away from the elevator, and the first night they stuck me in a room dead in front of the elevator. I slept awful from all the noise from the guests congregating in front of the elevator. I should have immediately switched rooms but again the front desk was a nightmare so I ended up having to pack up and move rooms the next day. Again, they took care of my concern but this should have been addressed up front. They gave a very confusing printout of the hours of their various restaurants which I literally had to put into ChatGPT to understand, and ChatGPT flippantly said something to the effect of those aren't hours, that's a teasure hunt! We enjoyed brunch on the weekend with the extended hours but the coffee shop wasn't open the hours they said it was, and when they casually told me to go across the street (in the rain) to get a coffee, I did and found their worker on a 15 minute break. And then they charged me for the coffee that was supposed to be included at breakfast. I loved the hotel itself but don't think I'd stay there again due to all the service lapses. Next time I go to Portland I'll give the Canopy by Hilton a try and see if they care about their elites.

- mattsH2141KY (8/5): Loud but beautiful hotel. - Nice hotel. The dinners and breakfasts in the Mayrose Lounge are a highlight. Great food and excellent staff. Front desk staff are amazing as well--just incredibly knowledgeable and helpful. The only knock on this place is it is crazy crowded. They only have the bar area open for dinner on Sundays, and it was absolutely jammed from 5 pm to 11 pm with screaming kids and dogs (on leashes). My only suggestion if you are not a fan of loud toddlers and dogs is to know before going that this is a thing here. But otherwise, this beautiful hotel lives up to its reputation for sure.

To my surprise his choice exceeded my expectation and made my partner very happy. He is professional, friendly and make you at ease. I am staying again this weekend for 2 nights Sunday/Monday, hope he is around. The next day we had great breakfast, fresh hot coffee "Very Important", the gentleman who served us checked as on us frequently.

Next time someone books a room down to the exact description make sure they get exactly what they paid for so future problems like this don’t occur again.

- Sig79 (2/5): A truly terrible hotel - Pure and simple, that’s what the Duniway is — mainly because it falls so exceedingly short of expectations. If it was correctly branded as a Doubletree, then the numerous service and product mistakes and miseries could at least be factored in, if still not excused. I make my case to a candid world: 1) I was barely recognized as human by a two-staff Reception Desk upon check-in. No recognition of my Gold status, no hotel restaurant or amenities information given without prodding, and as it turns out, no Hilton Gold amenity of $15.00 a day added to use as I saw fit. Oh, and no staff name tags which is a curious — and telling — touch! 2) Also at Reception was a middle-aged Security Guard? Concierge? Bouncer? dressed in Vintage garb who announced the Duniway name origin. Perhaps I didn’t show him enough attention because he deliberately shut the entry door in my face later that day. 3) The lobby is a crowded chaotic mess with both a small bar that didn’t open until 4:30, yet was crammed with families milling about and yucking it up much like an airport gate area (this was around 1 pm) and a small restaurant next to it , which opened at 5, and was much the same. Both spots were clearly not places where a solo business traveler could enjoy a quiet drink or meal later on. 4) My Premier Room on the top floor: Large swaths of paint/fabric peeling or peeled off EVERYWHERE… furniture, bed headboard, walls. If the desired look was Great Depression roadside motel, then the goal was met. And, then in no particular order: — Weak to barely a trickle of water pressure in sinks and shower. — NO cellular service. Weak Wi-Fi that continually dropped out. — TV remote that couldn’t communicate with the monitor without a repeated struggle. — No accessories for making tea (kettle, tea bags) — Several large bags of uncollected garbage from previous guests, including smelly leftover takeout food, were piled up outside my door. (The staffer who brought the kettle I requested was both surprised and annoyed that I actually cared about the trash being removed!) If you want to use your Hilton Gold amenity on food before 4:30, you must cross the street to another Hilton owned by the same equity investment group. There you’ll find a barely stocked “grab & go” shop with inflation-priced small Caesar Salads with a few measly strands of Parmesan and processed turkey cold cuts sandwiches on white wonder bread, along with a few bags of chips and cookies. Half bottles of inauspicious wine are $30! Luckily, the bedding was comfortable and up to Hilton standards. It must have fallen off the delivery van en route to a better managed hotel. I couldn’t wait to get away from this place.

- Kenia (8/5): - Beautiful hotel & one of my favorites in Portland. It features gorgeous decor that seamlessly marries mid-century style with contemporary elements. The staff is incredibly friendly and helpful. The pool is nice, and the courtyard is lovely. And you can't beat the views. However, it could use some updates. In a top-floor king room, there was a weathered couch and headboard, missing chunks of material or paint. The ceiling looked like it had messy, silly putty in a bare hole. Hooks to hang clothes contained old, dried glue. Lastly, there is no smart TV, just an outdated cable one; this is one of the updates that is most needed. I will return because I love the space, but these are the reasons I didn't give the full five stars.

Super fun giant chess in the hideaway that was a hit with both kids and adults. Cold towels for after (or during) your workout was a luxury I never knew I needed before working out here! I’m not sure what happened to regular old continental breakfasts but they are far and few between lately. Breakfast here was made to order restaurant style so if that’s not for you that’s something to consider.

My room was spacious and well kitted out with very luxurious bed & linen. The bathroom though is quite outdated and not too a standard that I would expect for this kind of hotel. Also, the toilet got blocked, but was dealt with promptly. One negative that needs addressing is that I could not find times for the restaurant, particularly breakfast. On Saturday morning, arrived down at 7:45, as I had an 8:20 commitment, to be told that service didn’t start until 8:00. I then ordered smoked salmon plate as quick and said that I was in a hurry. It took ages to arrive and I didn’t have time to eat it. Breakfast menu though is great. Some staff a little aloof, others really helpful and friendly. Despite criticisms, I would stay here again if in Portland.
