Guest Reviews
- Graham (4/5): - ? Music playing all through the night. Not easy to find.
Access to bath not easy, shower head very loose.
- Mark (1/5): Revolting - Nothing Everything
- Alan (10/5): Very comfortable & great breakfast -
- Aileen (8/5): - a very comfortable homely b&b
Brenda did her best to make us feel comfortable and provided a good breakfast choice
- Linda (7/5): -
- Carsten (6/5): -
- Malcolm (8/5): Very good - The location was excellent. The bedroom faced away from the nearby main road, and so was pleasantly peaceful. Ms. Davidson was attentive, courteous and kind. As I had to leave early, at the end of my stay, Brenda kindly prepared sandwiches for me to eat on my journey. Even the weather was on my side.
- Anonymous (7/5): Good - Quality of breakfast could have been better
- Ak (7/5): Good -
- Bill (10/5): Great Spot - Easy to find. Great breakfast. Lovely host. Couldn't stay longer
- Michael (6/5): Pleasant -
- Hawker (10/5): Exceptional - Great host chatty and wise Nothing
- Paul (10/5): Exceptional -
- Gail (8/5): Quaint homestay - Hostess is very friendly and will fix whatever you want for breakfast if you tell her the night before (she went out and got yogurt for me).
Double bed room with private bath was spotlessly clean. Bed was comfortable, TV worked great, bathroom was spotless and efficient. If you want modern furnishings, then don't stay here. It is her home and her family furniture. All was nice, but dated (but I like that homey feel).
The location is out of Leven about a mile. I was walking/backpacking so I had to factor 25 minutes to get back from downtown Leben.
- Matt (6/5): Pleasant -
- Dorota (3/5): Please avoid this B&B !!! - Friendly elderly owner We have booked an ensuite room, but the owner was trying to put us in the room with no bathroom. I was protesting, so she finally accommodated us in an suite, but only because other guests did not show up.
Overall, the room was very dirty, looked like it has not been cleaned for ages! There were a lot of spider webs and a thick layer of dust everywhere. I was wondering how many people were sleeping in the same bed linen before us!
Shower hose was broken and totally worn and I was not aware of it, so while I was taking a shower, it got separated from the tap and I was left with a shampoo on my hair, unable to wash it off!
The owner told us that check out was at 11:00 (even if it says 12:00 on Booking.com). She said that we did not have to rush, but surprisingly at 10:50 she knoced the door and informed us that she wants to start cleaning right now!
- Alan (6/5): nice and clean a little way out of town but nice - clean and comfortable with nice lady running this B&B
- Duncan (8/5): It provided the comfort I required - My stay was very comfortable and enjoyable. There was everything I needed and the owner even went to the trouble of providing a very early breakfast for me on my departure. Some of the facilities were a little tired but in good condition overall.
- David (1/5): Bad -
- Harding (8/5): Very good -
- Malcolm (10/5): Great stay and friendly - Very clean, friendly and professional. Great breakfast and very helpful. Nothing to go here.
- Susan (1/5): Worst place ever stayed at !! - When it was time to leave! The shower might have a jacuzzi but it was too high to step into ,rather dangerous! The bathroom was across the landing from the room, not very private, had disco type lights in bathroom ,very distracting.bed smelt unclean.breakfast rubbish, toast was cold when I got 2 poached eggs ,she said she only had 3 eggs left , Aldi right round the corner ,lucky my daughter didn't want any.she had cereal ,said it was stale and oat milk was watery.coffee in bedroom was 1 year out of date ,sept 23 ,wow worst place ever.! Couldn't wait to get home for a shower.Hosts partner not too welcoming ,went back to accommodation and knocked on the door and asked for a plate and a fork for my daughter salad bowl ,he said what to you want ,his partner said no hot food in the room and we said salad and a Sandwich isn't hot!! Not very congenial!
- Carol (10/5): Excellent 2 night stay - Very clean and spacious Nothing!
- Robert (1/5): Don't go!!!! - As I had an autistic child the owner made me pay for an extra room for her as she did not believe the age she was so annoyed The garden was a mess, the room was dirty and we had to share a bathroom with strangers not what it stated. There was no cable tv and no air conditioning.
- Emma (1/5): Unclean, had to leave - Location wasn't terrible Mostly everything else, the room was extremely unclean, seemed unused and was ultimately unsafe, there was no fire alarm outside the room in a house where there is/was a smoker living there.
Requested a refund from booking.com as we couldn't stay there for the night as it was unlovable so we found somewhere else to stay for the night.

- Gm (9/5): Superb -
- Kenneth (4/5): Everything was wrong - Nothing. Everything.
- Chris (10/5): Scottish Open - Friendly welcome, lady couldn't do enough for us. When we arrived they didn't expect us, had not received notification from you, but, they sorted us out and all was great after that.
- Biddy (8/5): Very good -
- Alesha (10/5): Exceptional -
- Sharon (10/5): Exceptional -
- Paula (10/5): Exceptional - Brenda , the Owner is such a nice lady and an interesting character , she made me feel so welcome and I really enjoyed chatting with her and the other guests over our really cosy breakfast
- Eniana (1/5): Very dissatisfied - The old lady was trying very hard but this place was not for us . I am very disappointed with booking.com in first place for giving this option for a family (2 adults and 2 kids) Booking.com should really check places that advertise . I would really go for a compensation based on my experience.
- Fiona (9/5): A pleasant stay - I love a good bed and breakfast. Brenda was accommodating and friendly. The facilities were what I needed and comfortable.
- Weronika (1/5): Bad - Nothing place was smelly and dirty
- Edgaras (9/5): Superb - I was greeted and shown around. Very pleased with services and stay
- Peter (9/5): Lovely, pleasant, accommodation. - Lovely room and en suite. Terrific breakfast, changing daily. Very friendly and welcoming. Large supermarket very nearby, and good food options. Good parking for the needed car Shower pressure needs attention.
- Kirstie (8/5): Good location for exploring the Fife Coastline. - This is a very comfortable home in a modern neighbourhood. Brenda was a very accommodating hostess who took care to make our stay the best it could be. She made sure we had just what we liked for breakfast, and made a good recommendation for dinner. This is a great location for visiting Fife, the East Neuk, St. Andrews. The town of Levin itself is not a destination, but it is the gateway to the Fife coastline, and therefore a good base to explore from.
- Robert (9/5): I will stay there again - The proprietor was very polite and helpful I did not have breakfast therefore can’t comment
- Tracey (9/5): Superb - Friendly made me welcome very comfortable.
- Gail (4/5): what not go back to this establishment if it was free - ownner extremely rude to my parents the paid for a week and left after one night. Owner
- Paul (10/5): A nice welcoming, comfortable B&B - Lovely host, clean comfortable rooms and a very nice breakfast. No complaints at all. Everything was fine.
- Munro (7/5): Comfortable and the host was very adaptable. - The bathroom was a good reason for a return visit, multi coloured light show has to be seen. Not signposted so hard to locate. The Fantasia sign is in small print on the front door at the top of a cul-de-sac.
- Szabolcs (10/5): Exceptional -
- Anthony (5/5): Passable -
- Batterseamike (7/5): Good - Ladylady very helpful nothing
- Jonah (9/5): Superb - Brenda was a very nice and friendly host, she gave me good recommendations for places to visit and the breakfast was very nice!
- Antony (9/5): Superb -
- Stewart (5/5): Passable - Clean and comfortable. Easy to find and ideal location for us as we were visiting family in the area. Too much stuff in the house, cluttered looking. Very eighties decor. Don't have the flags in the downstairs window, it's not a good look for visitors. Breakfast could have more to it and maybe wait till guests are seated before putting out the toast, just a personal preference.
- Andrew (8/5): Very good -
- William (10/5): very pleasant and if i have to return to the area this is at the top of my list - friendly owners and made very welcome nothing
- Hasan (9/5): Superb - The host was kind and friendly. Good comfortable stay. Housekeeping problems are evident. Need some insecticide treatment
- Catherine (5/5): surprised that the Welcome to the kingdom of Fife brochure in our room was from 2008!!! - Adequate we asked for breakfast at 8, but were told this was too early so it had to be 8.30.
- Sheila (7/5): Good - The beds were very comfortable We did not get the room with ensuite,we would have loved that, stairs to much for my husband .Brenda was absolutely lovely .
- Daniel (9/5): Superb -
- G (9/5): Superb -
- Frances (9/5): It was very enjoyable and will use them again :) - The food was good and the location was what I needed for my visit to family. And I could come and go when I had to. There isn't anything that I didn't like as it had all I needed.
- Rosalind (9/5): Superb -
- Opeyemi (3/5): Poor - The price is too high in comparison with what it looks like. It was far below my expectation.
- Anonymous (10/5): very king ospitality - everything good 😊
- Ian (10/5): Exceptional - lovey lady, the room was clean and very comfortable
- Victor (2/5): Sad to say the place is filthy and smells of cigarettes - I’d struggle to find anything I liked.
I was only there one night. Overpowering smell of cigarette smoke throughout.
Absolutely filthy. Hasn’t seen a duster in years.
Engrained Urine stains on toilet seat, shavings below mirror, giant pubic hair on cistern.
Shower hasn’t been cleaned in a very long time.
Breakfast poor. crumbs all over tablecloth from previous guests. This B&B shames Scotland.
I’d urge people to go elsewhere as this is the worst I’ve ever seen by a pretty big margin.
Owner seems very elderly and she’s obviously no longer able to run a B&B to the hygiene standards required.
Dead pets name tag on keys a very strange touch.
- Aaron (10/5): perfect for what we needed! - everything was great and our host couldn’t do enough for us, no complaints at all and would has no hesitation in rebooking this stay nothing that was a massive problem at all
- Timothy (8/5): Happy with our two night stay - Brenda, our landlady was very helpful, especially on our last day when we needed an early breakfast. She explained the best way to walk into town and where to go for supper.
Coffee and tea in the room - coffee from the jar, ecologically friendly! The bathroom was a little in need of a good clean, even perhaps a little renovation. The ventilation fan didn't seem to work which probably accounted for being a little grubby.
- David (9/5): Brenda went out of her way to make us welcome. Would stay again at Fantasia. Lovely spacious rooms - Lovely breakfast. Host very friendly and helpful. Accommodation spotless. Could not criticise anything.
- Cheyne (8/5): Great - Friendly helpful chatty interesting Wished it had been nearer Freuchie
- Komborerai (4/5): not happy with hair in the food and clothes in wardrobes it’s just like we paid for rooms which were occupied, not good - nice and spacious there was dust in most places, hair in the food and table also dirty, not happy that there were clothes in the wardrobes, which was not acceptable at all, how is that acceptable, the water was cold on the day of our function and we were late and missed out, I will claim my money back
- Anthony (7/5): Fine place to stay for my purposes -
- Mcintyre (8/5): Very good - Woman nice but a bit overpriced
- Ian (3/5): disappointing - nothing everything
- Mireala (1/5): nothing good - they are scammers they lie to me I book it and they don’t accept me with the kids no present there
- Marty (10/5): Great little B+B - Highly recommend. Guest Houses like this are a rare thing these days. Had no problems whatsoever. Place was clean and tidy everywhere. Beds were comfortable. Brenda even helped me out y doing me some washing as I had come off another job. Was much appreciated.
- Michael (10/5): Exceptional -
- Raphael (7/5): Good -
- Raphael (8/5): Very good -
- Anonymous (10/5): very welcoming and made us feel at home, catered for my kids too - it was so cosy, felt like home I liked everything
- Carrie (8/5): Joyful stay - The host is very friendly and warm. She made sure everything was fine with me. The bathroom is funky. You can have a disco party in there. Can't think of anything
- Sarah (6/5): 2x Nights in July - Brenda was nice Rooms were tidy but the shared bathroom was not clean.
Could do with signage as property was difficult to find.
Think our family of 6 was a bit too much for her to handle at one time at breakfast but appreciated her efforts.
- Ray (9/5): Superb -
- Medhat (10/5): Exceptional -
- David (5/5): Passable -
- James (3/5): Poor - Breakfast The smelll of stale smoke. No nead for 2 tripple wardrobes. Plus built in wardrobe. Waste of space.
- Sarah (1/5): AVOID!! - Nothing, it should be shut down! The place absolutely stunk and was absolutely manky dirty. The shower 🤮 it needs bleached to death!! Paid for three people and was given a mattress on the floor as a third bed!!
- Janet (1/5): Did not stay - drove home and returned back to the area this morning for work...not ideal - Didn't stay long enough to find out This is a large house, no signage to advise it is a B&B. I rung the bell and waited approx 10 minutes for an answer. When I got an answer the lady showed me to my room upstairs in the dark. When I got there I realised it a shared bathroom, not something I would have booked...surely the website should have stated SHARED BATHROOM in the description. The house looked filthy and the wardrobe door mirrors were all marked with fingerprints etc.
I sent this message last night, but so far have had no response
"I booked this accommodation as a solo traveller. It was advertised as having a shower room with toiletries supplied etc. Pictures look good on your site. When I arrived the landlady led me upstairs to my room in the dark, it felt strange. When I got into my room I noticed there was no shower or toilet. It was shared facilities, and the mirrors in the room were filthy. I didn't feel comfortable in this place so opted to drive almost 100 miles to get home and will drive back up in the morning. Unfortunately everywhere in the area was fully booked."
- Remcocramer82 (4/5): The host was nice but probably because of a double booking our stay was not one to repeat. - Brenda was really nice Had to share the bathroom because of a double booking, the bath was old and dirty and there were not enough beds to accomodate our family so the kids had to sleep in sleeping bags on the ground.
