- Gordon (2/5): Not a good option for clean, non smoking people. - Place was very dirty, lots of dead insects on the window sills and under the vanity. Stairs and walkways were littered with garbage and cigarette butt's. Room had a cigarette smoke odor to it, considering there was a big pile of butt's just outside the door the odor wasn't a surprise. The place appeared to be home for several people? Cleanliness and room could have been arranged better, one side of the bed was blocked by furniture.

- Gilbert (2/5): Very poor - there was no hot water, there was no coffee, no ice available. WiFi was agonizingly slow. Lots of sketchy characters hanging around the parking lot and apparently living at the property full-time. I felt borderline unsafe leaving my car in the parking lot.

One of the room has couch outside that looks like people been - Nothing, but the receptionist was respectful Filthy, room smells cigarette and marijuana. Window base with droppings. Carpet very dark, room very dark. People were very loud and cussing.
- Lipka (4/5): Disappointing - The bed was clean. The only issue I had was that there was mold on the floor in front of the shower and looked like possible mold in the corner by shower. I didn't get close to investigate. I was on my way home, and so I only booked room to spend the night so I could catch the bus home the next day. Served the purpose I needed.

- Jennifer (1/5): Bad - Cleanliness the room was dirty there was a very very foul smell in the room I couldn't use the air/heater because of the moldy smell it gave out couldn't open windows to gets some air cause there was cobwebs...there were broken down cars in the lot....won't ever be staying there again

- John (5/5): Cheap but not-so-great - Family owned? Nice birding park across the street. Walk to downtown. I asked for a quiet room. They gave me one above the facilities room. First night there was a WHUMP every few minutes from below. When I told them about it the next morning, the owner didn't believe me, but he must have found something, since the whumping got lighter and more dispersed. But...there seems to be people living here, and they have a little party in the parking lot for dinner. Also, no HOT water. Just kinda warm.

- Theresa (2/5): - The photos are misleading. The property is run down. There is a sign in the office about weekly and monthly rents. The only lock on the door was on the knob- like a bathroom door- no secondary lock at all. Didn't feel safe walking around the property or in the room. When we got into the room, the smell of cigarette smoke was really strong. It was so bad, it triggered an asthma attack and we ended up leaving the property and finding someplace else to stay.

- Sean (6/5): Clean room and friendly staff but not good overall - I hate writing bad reviews but I feel its necessary to let potential patrons know what they are getting.
The gentleman at the front desk was nice and friendly. And the lobby and room were clean but the area around the hotel was dirty and felt a bit shady. Some people are living at this place and their possessions are being left outside around their rooms and in the walkways. The overall impression is not good.

- Brandi (6/5): - We really only stayed here to sleep and shower. It seems very old and not the cleanest. I was kind of embarrassed that I didn't pay attention to book a nicer place. I think if you're on vacation, choose somewhere nicer. This was okay for two nights, but I wouldn't stay here again.

the parking lot was very dirty. The building was very uncared for. The rooms were actually okay.

- Gary (8/5): - The property is old and the room similarly old, but it was spacious and clean. We had two bikes with us and could easily store them in the room. Everything worked. Had a fridge, good shower. Internet was weak in our room so had to use from the lobby. Staff were friendly. For the price it was reasonable accommodation.
- Stephanie (4/5): Stuck with a cigarette smelling room - The room reales of cigarette smoke. I had to keep clothes and bags in the car the smell on my clothes after one day was sickening.
I went to the office twice to request a different room. Every time I was given a different excuse. I hope to never stay at this hotel again. Think twice before booking this hotel.

- Mark (10/5): Highly Recommended - Owners Dusty and David are terrific. They were almost like family - so accommodating. The hotel is no frills, but busy every day due in no small part to the wonderful family operation , great location and friendly ambiance. The simple rooms were clean and inviting. Can walk (or short taxi) to restaurants and Main Street. I learned that the Inn's location is the very spot where Klamath Falls began in the 1800's (there is a historical marker on the property).
- Verified traveler (6/5): Clean but shabby. - Room was large and clean, beds comfortable (although pillows not great), but exterior of the facility pretty shabby with bad flooring and peeling paint. Clearly the units in the upper back part of the motel were residential units. There were chairs outside units, barbecues, old beater cars, and one car with four flat tires. Unclear why the owners would allow that. While no smoking allowed in units, everyone there smokes and no one cleans up butts. On the positive side, managers very friendly and helpful.

We also liked the location across from the river park. The bathtub stopper didn't work and the ice machine was not adequate.
- Robert (8/5): - The outside of the property is kinda dumpy, unattractive, underwhelming. The "lobby" was very dated. But to our surprise, the room was very comfortable, clean and plenty of room. However, the toilet was very close to the ground, more suitable for a child and the sink counter was also quite low. But it was a pleasant stay.

- Mary (2/5): Terrible - Very bad!!! We did not end up staying here it was so bad. We had prepaid and were not able to get a refund but it was so bad we paid to stay somewhere else. The place is primarily along term residence and it was a mess. Find somewhere else to stay. I noticed a few excellent reviews but they must be from family or friends. The staff were vert nice though.

- Jessica (4/5): Would have rather slept in my car. - This hotel is VERY run down. The carpets are so filthy that our feet were black after walking barefoot. The window sills were filled with bugs. The mattresses were old. The fridge stopped working. The only plus about this hotel was the bathroom. Word to the wise, it is worth it to pay more at another hotel. Gross

- Verified traveler (8/5): - My GPS at first missed this motel, initially when I arrived, I was a bit confused as I saw some units have window decors and colored lighting which seemed someone was living there, until I realized that they must be long term tenants of this place. Being I was really tired after a long 10 hr drive, all I need is a nice clean bed and a shower to put a dot on this long day. The check-in lady was super nice and helpful which I really appreciate. The room is adequate for what I need, nothing fancy but clean it is per friendly which my dogs and I appreciate also. I had a restful night, so did my furry boys. Packed our stuff the next day and just left the room key in the room as advised by the office when I checked in.
Overall, if you want an economical pet friendly clean place to stay for the night with easy access to the highway and close to many restaurants, this definitely meets those categories. If you want a fancier place to stay, well, this place might not be for you.

- Gene (8/5): Fit our needs for a night. - We needed an inexpensive place to stay for a night. It's not the Ritz but the room was clean and the staff is friendly and accommodating. It's just a few blocks walk to downtown along a well lit street.

Room features a mini-fridge w/freezer and a microwave. Like all motels the water pressure is minimal. Property owners are wonderful people and were very accommodating.
