- Amer 1979 (10/5): Excellent hotel especially if you're in town to check out KU and the downtown area - Great location to discover KU and downtown, awesome staff, spacious rooms with killer views and a great bar. The only thing I didn't like is that the Oread now sits where my favorite bar used to be when I was in college.

- Terri (8/5): I would stay again, right on campus and the staff and food was amazing - The food was amazing in the restaurant! in the room, they provided an espresso machine, which was really nice There was a lot of dust on the dresser and the comforter was too thin. The water pressure was not good at all in the shower
- Michele (3/5): - Location *run by college students who didn't seem to be paying attention *one bartender WAS paying attention even though the bar a/c wasn't working and it was warm in there. *my room smelled of sewer *the toilet seat was up when I got in the room like someone had been in there *next morning the room smelled of sewer and cigar (there was a wedding party staying in the hotel) *both times I've been there the windows were filthy. There are great views but sad that the windows didn't let you enjoy them.

- Hoftsu83 (9/5): Beautiful hotel in the heart of Kansas University - Great location to KU, easy check in, nice bar and restaurant area...room was spacious and clean. TV was huge and easy to use. Great in room coffee maker and comfy queen bed. Room was stark and could use more lighting especially in the shower and around the queen beds.

- grangerm2024 (2/5): Dysfunctional overpriced mess - We abandoned our room and went elsewhere. The lobby and halls stank, and one check-in credit card reader went nuts buzzing continuously so I had to use the other reader. Two of three elevators were not working, and our King Condo's icemaker was broken. The guest ice machines are on floors 2 and 4 but the only working elevator had no buttons for those floors. I went to the lobby, and the friendly receptionist went into the kitchen to get ice. Then, because the working elevator could not be called from the guest side in the lobby, she went into the kitchen to call it from that side. Our King Condo cost $1,100 for two nights and had a great view, but there was zero cookware to use the stove or oven in it just a couple of plates, mugs, and glasses and a bevy of empty cabinets, and the living area rug was stained and worn. It had a shower but no tub, and thus it did not match any of the online room descriptions. The usual floorplan and emergency instructions were not on the inside of the room door. While the receptionist and a worker were friendly and could not be faulted, the place was a dysfunctional and extremely overpriced ripoff.
- jhX9782SW (2/5): We understand supply and demand for KU weekends. But service and follow up was what I was expecting! - Jess was really great! He came on the late and helped out. The other two were uncaring … We did this reservation through the Hilton website! (Not a third party site) Room 202 last Friday night. The AC didn’t work. The Oread AC expert for the evening said we couldn’t manage the Air conditioning from inside them room and he would go downstairs and fix from his computer. I told the blond long haired girl that we were going to run some errands. If it didn’t work, we would need to move. My husband said it kicked on briefly with warm air, which then brought in a sewer smell. It was so disappointing and the smell was disgustingly bad. I’m am sure they probably knew about it before we checked. At close to midnight we moved out. We were staying 2 nights. Other people came after us and checked in. Jess came on the late shift. Of course by that time, it was sold out. I imagine there was a stand by room for these kind of occurrences or some one special … Jess called around. We did get a room at the Hampton Inn. But Jess thought we would have a comp from the oread due to the complications …for 2 nights. Nobody called or seemingly cared. I am positive Jess left a note. He is 5Stars in my book but not “The Oread”. Do not respond unless you plan making it right. Don’t apologize…Actions speak louder than words. Moving out was a real when initially we were lead to believe it could be fixed. We loved that hotel and maybe stayed there 3-4x prior. We are a gold member, like that matters. Don’t stay in this hotel unless they make it right! Sincerely,

- Shannon (1/5): Poor conditions and service - Good location close to campus. Despite the poor condition of the room, it was clean We reserved a room on the fifth floor with a view overlooking the stadium. When we arrived, we found out the hotel had switched us to a second floor room with no view aside from a trash strewn outdoor bar area. Room was extremely loud with music booming through the walls. The room was also in poor repair. The door was splintered where the security latch would normally be, and the security latch was missing. The lights next to the bed did not function — one barely lit at all, and the other buzzed and blinked like a strobe light. There was mold growing on the ceiling over the shower. Given the noise and the poor condition of the room, we called the front desk to ask if there was any possibility of moving rooms. The front desk was very rude and stated no rooms were available, despite both the booking.com app and the Hilton app showing there were seven rooms still available to book for the night at the hotel. They also refused to allow us to cancel our reservation, despite the change in rooms and the poor condition of the room we were given. This is the first time we have ever complained about a hotel stay, but this really was a disappointing experience.

- P1000JJcharless (10/5): Rock Chalk to the Oread! - My wife, our 5 month old Pembroke Welsh Corgi and I came back to Lawrence to attend a Celebration of life for the Prof I got my PhD with, Dr. Ron Borchardt. I chose the Oread as its as off beat a looking building as there is and its on the edge of Jayhawk campus. We weren't disappointed. Our room had a terrace facing west and the room itself was constructed of the rough hewn limestone. The staff were gracious and helpful. We ate several times at the Rock & Hawk and had an excellent meal on all occasions. It was several days before classes began and the students were in fine fettle. Lots of noise, fun but really, that's what kids should do. I heartily recommend the Oread and especially the folks who make the place a unique stay.

It was amazing…watching the sunset from the terrace with a few drinks was peaceful and relaxing. Definitely worth staying here! Tisha at the front desk was warm, kind, and helpful. The girl at the bar was not very friendly but we were only there to get our drinks and enjoy them from the terrace.

I arrived at the hotel and check-in went fine. The lady at the front desk was very nice. She asked if I had a car and needed parking, which I said I didn’t. I then asked if breakfast was included, and she said yes, just to keep it under $30. My stay was all right. The room was really nice and overall, I liked the hotel. I also had dinner at the restaurant. The food was good, and I paid for it with my credit card right there. But when I got home, I noticed over $125 in extra charges on my credit card from the hotel. I called to ask what was going on, and I was told I was charged for parking (which I didn’t use) and also for meals. I explained that I paid for the meals with my credit card directly at the restaurant, so they shouldn’t have been charged to my room. She also mentioned I was charged for breakfast, even though I was told it was included as long as I stayed under $30. She said she’d look into it, but I didn’t hear back. So I called again the next day, and I was told again that I was charged for parking, meals, and breakfast. She said she’d refund some of it. I told her she should refund all of it, since I didn’t use the parking and paid for my meals. The person on the phone was extremely impatient and not nice at all. It honestly felt like she was angry at me, even though it was clearly their mistake. To make things worse, she hung up on abruptly torwards the end of the call with a very hostile "ok.. BYE!" Eventually, I got some of the money back, but not all of it. I’m still missing $40 that they haven’t refunded or explained. I’ve never had anything like this happen before. I strongly recommend steering clear of this place, or at the very least, keep a close eye on your credit card after your stay. You might get charged for things you didn’t pay for.
- Verified traveler (6/5): - The room is completely void of any warmth or personality. There are a couple of pictures on the walls but mostly it is just tall white walls with grey accents. The room does have an incredible terrace that overlooks KU but that didn’t make up for the very high price. Having to pay $25/night for parking on top of the high room charge felt outrageous. I was excited to stay here but unfortunately won’t be back soon.

- Bolden (4/5): The place was clean and friendly - the accommodations were not great. - The location was good There were no towel racks. The beds were creaky and noisy. The air conditioner gave off this blue light that reflected off the ceiling - it was hard to sleep. There was only one microwave in the hotel for all of the guests to use.

- aaronmshelby (8/5): A Campus Stay! - My Dad and I spent one night while visiting Lawrence. The location is very convenient situated on KU's campus. The rooms are large, somewhat dark based on the paint color choice, the bathrooms are oversized (which is good!) and the lobby bar and rooftop bar options are wonderful. One downside was the breakfast service, which was almost non-existent. We waited and waited for the made to order options to the point that it was not worth it. If I choose to stay at The Oread again, I will definitely be eating breakfast elsewhere. The hotel has a super convenient location that cannot be beaten and the rooms are spacious!

- SoraciSauce (8/5): Unique building with amazing rooftop bar - Great location right on Kansas University up on the hill. Unique building! Amazing rooftop bar with spectacular views. Large, spacious room overlooking stadium. Really appreciated the Nespresso machine in the room! Nice workout facility in the basement.
- Martha (7/5): It was okay. - The location was super. We really enjoyed The Nest -- the view and the music. We would have appreciated a bigger bar selection. Our server in the restaurant was very personable and professional. We found the room rather sterile. The use of shutters inside was interesting but all or nothing in their use. The windows in our room had frosted glass when we would have preferred being able to look out. While the service in the restaurant was very good, we found the menu options limited because most were either spicy hot or only offered blacked protein. Flavorful is great; spicy, hot is not. Lawrence, KS, is not Cajun country.

- Malte (8/5): Very good - Excellent location for visits to KU campus or downtown Lawrence. Very friendly and helpful staff. Whoever designed the bathrooms didn't do the hotel / guests a favour. A rack or hooks for towels or clothes is missing in bathroom and main room. A curved shower curtain over a rectangular shower cabin is programmed flooding. I understand that a hotel does not service the rooms during a two-night stay - it's cheaper and saves a bit of laundry. But when everything by design stays moist, a change of towels would have been nice. The information on Booking.com about parking fees is false. Parking is USD 25 per night.

- Nicole (6/5): - I was honestly expecting a lot better from my stay. Great service at check-in. Loved my room when I first got here but then started noticing how the room needs legitimate repairs and how it is cheaply thrown together. The TV remote was at one point not sensitive enough, then became overly sensitive. The shower curtain kept clinging to my body while I was trying to shower, and I’m very petite. Service for breakfast was awful. I quickly ran out of water and didn’t see either server until finishing my meal. I tried to flag them down and was completely ignored. The restaurant was not busy at all. Never received a drink menu, never asked if I wanted anything other than water. Bed was okay, my back hurts this morning. I grew up in Lawrence and always thought that the Oread was the height of class in the city. It’s not. I’ll be sure to stay at the Marriott downtown or The Eldridge next time I’m visiting. What a waste of money. Not to mention!!! Very loud inebriated kids at 2am. It’s June.

- Christine (8/5): - My room wasn't ready when I arrived due to "being overbooked" the previous night. They gave me a coupon for 2 free drinks which I enjoyed at the Rock and Hawk. This is a sports bar and grill off the main lobby. The best part of my stay was enjoying breakfast there the morning I left. The Plain ol' Breakfast with fruit was delicious. My waiter was attentive and friendly. Located on Mount Oread, there are beautiful views of the KU campus from the restaurant, just not my room. The hotel exterior is cut limestone and the interior main areas are richly decorated. This is a stark contrast to the bare room where I stayed. I have never been in a hotel room before where there was no carpeting at all and no wall decorations. Any sounds echoed and made it hard to sleep. At least I got a cheap rate so now I know its not worth it to pay their normally very high prices to stay the night. This hotel shines for the restaurant and view. I'll keep it to that.
- Shanon (10/5): Exceptional - Hotel was gorgeous, had amazing curbside appeal. Inside was very nice. Had a restaurant and bar area off the lobby. We enjoyed dinner there and it was good. Service was great. The first room we were put in was not the room I was expecting according to pictures from room details when I booked it. It showed that our room selection would have a nice large tub and it did not. The door was also broken. Once we got it open it hung from the hinge and no longer lined up with the frame to be able to close unless physically picked it up every time and closed it. I went back to the front desk and explained these things and she happily upgraded us to one of the newly remodeled suites on the 6th floor. It had a balcony, a kitchen, a huge bathroom and was very nice. We enjoyed our stay there and the rooftop bar was a nice place to relax and enjoy the nice evening and views. Having to pay for parking, I think the price for the rooms more than pays for being able to park in tje garage. Should be included.

- Llnation1230 (3/5): Oread Stay - mother's day weekend it was the cheapest. First time staying here since it switched owners. No more valet parking, the parking is $25 per day and not even secured and not much lighting. I found out from another patron that since I booked through booking.com I didn't earn points. They have old pictures on their website those pictures are from the previous owners. No more on The Hill restaurant, and the restaurant they have is over priced meals. We got to our room shade in bathroom was broken called to have it fixed and we waited 45 minutes maintenance never came. We explored the hotel and both Terraces were closed. All the Terraces looked like they hadn't been used in quite some time with all leaves and trash left out, all the windows on the building are filthy. The bathroom shower curtain is so small it didn't go all the way down to the shower, our room had the holders for shampoo and etc. broken, and some of the bottles were empty. The room I booked from online didn't match my reservation and I booked a room with a terrace it was anything special a few chairs and a mini table, a bumble bee hung around, and tiny red begs everywhere so they don't spray for bugs. Our Terrace also had a window into someone else's room. No breakfast is offered but with their selection going out is better anyway. I usually stay at Marriott and this was cheaper but now I know why.

- George (10/5): Wedding weekend - The terrace room was quite spacious. Elevators were swift. The staff was very friendly.

- Karl (8/5): There is not a better location if you are visiting University of Kansas - First - what a location. A completely unique building situated just on the edge of Kansas University. My room essentially had a view of the football stadium, and the walk to campus was incredibly beautiful. The Hotel is literally just steps from the center of campus. The building is unique and historic, a bit odd, but not clinical or identical to every other hotel you've stayed at. The room was dominated by the king bed, and a very comfortable bed it was. The bathroom was nice, but nothing exceptional. Absolutely no complaints about comfort or cleanliness. All top notch. I would 100% stay there every time I need to visit KU, nothing else is close! There are some issues that could be improved. The parking is under the building and I didn't realize that it had a fee. In the USA you sort of know when you are going to pay for parking, middle of a big city --- you're paying for parking -- Lawrence Kansas (na they don't charge, really?). I think you could park on the street next to the hotel for free, so consider that. The other thing was that my room had breakfast included (as per Booking.com), but was still charged for breakfast, a small slip, but annoying (I didn't check my invoice until a week later). I ordered a Bagel with Lox, and while good, it wasn't lox but crumbled salmon, a little odd. It was still good and the staff were delightful. Still a wonderful place, but little areas to improve upon.

- Steve (2/5): - This hotel has been going through a long, painful remodeling. I checked out early — and gave a night that I had already paid for — because it was so chaotic when I stayed. Noisy, big parts of the place closed, etc.
