Breakfast was really nice and was treated with a friendly conversation and a lovely full English breakfast. The only issue was the bathroom was small, not much space to navigate around. Will be returning!
- raymond (8/5): - 10
- Stephen (10/5): - Easy to get to and easy walking distance to main town
- Donna (10/5): A night away - A lovely little hotel, very comfortable, quiet location. Tea and coffee facilities in the room with minifridge to keep the milk cold. Hotel lovely and clean, bed amazingly comfortable. Would highly recommend.
- Helen (8/5): Good time in Skegness - Comfortable bed and room with big white fluffy towels. Liz was a very sociable host who served a terrific and plentiful English breakfast. Cooking smells sadly pervaded up to our room making the house smell not a ‘fresh’ as it should.
- Philip (10/5): Excellent stay at the Karema - 2nd time i have stayed here, both times have been great, clean rooms, secure access, freshly cooked breakfast, friendly hosts, excellent location, you will not be disappointed as breakfast is included in the price.
- Glynis (8/5): - The friendliness of the hostess & quietness of the area felt safe & was less than 10 minutes from the sea front. The breakfast was lovey. We have a lovely stay.
- Christine (8/5): - The Karema is in a good location only approximately 10 minutes walk to the beach, restaurants, cafés, pubs etc.
Very friendly hosts, good room and good breakfast. Would go back again
Good value for money
Thank You for a lovely stay
- Stewart (10/5): - The hosts were very friendly and helpful. Breakfast was fantastic everything was very clean. Room was ideal for what was needed.
There for the EBF bowls week and is situated in ideal
Place and was very peaceful away from the main area.
- Caroline (6/5): - The room was clean and tea/coffee facilities topped up daily. Beds were very comfy and the fan in the room was a god-send as weather was very warm. Breakfast/service each morning was outstanding and the owner was very friendly and helpful.
There is limited parking space...there are only 3 spaces, but there is onroad parking.
Location is good as it's only a short walk to the beach.
Would definately stay here again.
- Lesley (8/5): - Pleasent stay for a couple of nights in basic twin. Everything we needed, although didn't use all facilities. Breakfast was a good variety including fresh fruit which was nice. The hosts were friendly and chatty. Near enough to walk into Skegness and attractions. Only problem we had was the people in room above were up at 6.30am and making noise walking about, which woke us, when we had been out late. Not the hotels fault though as you can expect some noise from other guests, if only they were a little more considerate. . .
- Ian (10/5): - Very good service. Nice comfortable bed. Close to the beach. Lovely host liz is .
- Anna (6/5): Review - What I can say that lady who serving was really kind and nice.
Condition of the room was really horrible.
Wall paper going out from the wall, missing proper window to take a breath.
All of the carpet smell a lot, frome front door till to the end inside a room. Mattres was so hard, pellow smell also. To much dust in a all of the lamps. Room was to small for family- to easly organise own self like dress up or open suit case. Shower also was so small hard to wash own self. In toilet missing brush for cleaning after own self. We are bit stuck for that two night.
I can see that lady is so nice and that place can grow up with little bit attention to push up forward to life.
- Rebecca (10/5): - We had a fabulous time here, the host was absolutely lovely and when we had a small problem with the shower she got it fixed asap. The room was spacious and comfortable, we slept incredibly well and the breakfast was utterly amazing. I was nervous about travelling alone with two small children but we were made to feel incredibly welcome and both my children thought this was the best bed and breakfast hotel ever. 10/10 would highly recommend :)
- Graham (8/5): - Very friendly had a fabulous stay breakfast was lovely and would stay again if going up to the area
- Simon (10/5): - Liz and Ian are a lovely couple and I felt comfortable as soon as I arrived. So relaxing and just a lovely place.
- Paul (10/5): Great B&B - Had a wonderful family trip To Skegness and stayed at this lovely hotel. The rooms were clean And had everything you need for a Comfortable stay. The breakfast was lovely And the hostess Liz was very accommodating for my sisters dietary requirements.
- Julia (10/5): - Booked a short break away for myself and had a lovely time. The room was very clean, had everything I needed including a comfortable bed. It was good to have a decent sized fridge in the room with fresh milk.
Cooked breakfast was nice and filling.
Liz was friendly and made me feel at home.
- Ann (6/5): - Overall nice. Good hosts and breakfast.
Very small room, tiny ensuite.
Not enough off road parking.
- Lee (10/5): The rating speaks for itself! - It has an excellent rating for a reason….
Great service..lovely place to stay and great value…would highly recommend staying here if your coming to Skegness
- David (10/5): - Lovely B&B host was super lovely superb breakfast comfy bed with en-suite small rooms but great for what we needed highly recommend
- Beverley (10/5): - The sign of a good guest house is the towels and these were big, thick and white. The owner, Liz, was very approachable. The place was very clean. Could just do with a more up-to date colour scheme
- Ian (8/5): - Friendly, clean, good choice of breakfast
- Sharon (6/5): - Property was in good location, quiet yet walkable to the seafront. I was a little shocked when I entered the room as it didn’t look anything like the photos of the room I thought I’d booked. Room 9 was quite small and basic but it did have everything as described. The welcome was a little rushed and we wernt informed about wifi code or breakfast time. Luckily it was displayed on the board.. Breakfast was lovely. Good quality food and good service. We couldn’t get one of the 3 parking spaces but plenty of on street parking that was free.
- Derek (10/5): - Had everything i needed, was close to where i wanted to be and had very happy and pleasants hosts.
- Edward (8/5): - Welcoming host and close to all amenities
- Sean (10/5): - Was clean tidy with a bice breakfast
- Barry (10/5): Karema of the Crop - Karema was a good style hotel with very friendly and helpful owners
Breakfast included was of a vey good standard and was well worth the money
Our room was at the top up two flights of stairs which could be difficult for persons with disabilities but was fine for us and the room was light and airy with good quality fixtures and fittings .There were hair dryers and kettles with brewing supplies and the addition of a fridge was most welcome
The owners Liz and Ian were chatty and very pleasant to talk to
Overall 5 stars is appropriate
- Patricia (10/5): - Our stay was excellent. The host Liz and her husband was very helpful and friendly. The room was spacious clean and comfortable.i would definitely stay there again and recommend it to friends and family.
- Colin (10/5): - Very clean and friendly staff, Walkable distance to beach front and shops
- Tina (10/5): - Lovely stay very welcoming
- Philip (10/5): - Welcoming and friendly people.would highly recommend to anyone visiting Skegness to stay here.
- Tracy (6/5): - Arrived friday at 3..unpacked..found a pair of
Dirty boxers & 2 breast pads under the bed visuble not hidden, told landlady as soon as we unpacked, wasnt removed till saturday when we told her again...we gave the keys to the landlady as only 1 sett so she could remove them ..then we was left out of our room when arrived back at 11.45..so had to stay out with 1.45... even rang them up and left a message but no reply ..not even a sorry or i forgot from the B&B..
- adrian (10/5): - Liz looked after us from start to finish. Room was comfortable nice breakfast choices and location of hotel was perfect 👍
- Adam (10/5): - Nice place to stay short walk to town and beach, clean and tidy and liz was very friendly
- Alberta (6/5): - Uncomfortable bed
- Julie (10/5): - Lovely B&B. Clean, great breakfast and staff. Nice position for us. Unfortunately we had a small bathroom but everything else was very good.
- Vince (8/5): - Location was very walkabout. Probably 15 mins walk from clock tower. Everywhere was walkabout. Well located.
Excellent service, kind friendly staff. Check in was easy and there is parking driveway and street. Felt safe leaving car on the street.
Room was a little dated with the 17" LCD TV but was well equipped with fridge and kettle. It was clean and bed comfortable. Toilet/bathroom was miniscule. Sink barely big enough to wash hands. Slide door offerd no privacy. This was my only gripe with the stay.
Breakfast was great and cooked fresh.
Would stay again.
- Claire (10/5): - Fantastic two night stay in the family room woth a delicious breakfast cooked to order plus lots of other options such as fresh fruit, cereal, yoghurt. We would definitely stay again

- Kathryn (10/5): Very enjoyable stay - We had a lovely stay here, the location in a quiet street is excellent, only a short walk to all the amusements and shops etc. Our rooms were spotless with everything we needed including bottles of water and fresh milk in the fridge. Delicious breakfast and lovely friendly hosts, thank you!
- David (10/5): - Liz and Ian made you very welcome couldn't do enough for us they are the place be going again
- Brian (8/5): - A very good b+b
- dawn (10/5): -
loved it all
- Mandy (10/5): Fantastic! - Me and my partner stayed from the Friday-Sunday and had a fantastic stay! Room was spotless and had lovely personal touches like fresh milk in the fridge. Plenty of teas and coffees available in the room. Breakfast was fantastic, lots to choose from and came really quick from ordering! Hosts were very friendly and approachable. We really enjoyed our stay and would definitely come back again. Thank you guys for a lovely stay!
- Terri (8/5): - Stayed for 2 nights, didnt have no problems with the room apart from it was really hot of the night had to keep the fan on! Breakfast was a bit of everything and the full english was really nice.
- Adrian (4/5): Get what you pay for - Room was okay but bathroom hadn’t been cleaned properly. Yea and coffee weren’t refilled daily but there was fresh milk in fridge every day. Breakfast time window was ridiculous, only one hour. 8 until 9 and not really worth bothering with so I didn’t after the first.
- Annika (10/5): Fantastic little gem of a place - Absolutely lovely place to stay, i booked this for my son and his girlfriend to stay at for his 18th birthday, they were made to feel so welcome, even recieved cakes on his birthday
- Terry (10/5): Great stay - The property is close to all attractions and the town centre. The hosts were very friendly and helpful with local knowledge.
- John (10/5): What a gem. - Excellent, very friendly and welcoming, super breakfast, extremely clean. Three nice wide parking spaces at the front, and loads of unrestricted parking nearby, recommend the crescent almost opposite, since a lot of dropped kerbs adjacent to hotel, still plenty of spaces but dead easy just in the crescent. We always parked on the front. Lovely guest lounge at front of house. Plentiful hand gel. Hand rails on stairs to assist access. Fridge in room with real milk for your tea, also biscuits and some water bottles probably because of temperature when we stayed. Razor socket in bathroom. Premier inn eat your heart out, we will stay here. We very much look forward to staying again.
- Sean (10/5): - Spent a lovely two nights here. Liz and Ian were both great hosts and couldn't have been more helpful. Great location - nice and quiet even though its just a short walk from the seafront. Would definitely visit again.
- Kris (10/5): Perfect stay - Stay was perfect, friendly owners, a personal service and the room was perfectly fit for purpose, I was staying four nights in a single room and it was more than enough for what I needed.
- Lina (10/5): We like it - Nice personal touch when it comes to customer service, which you don’t get in big hotels. Good variety of breakfast. Nice big fluffy towels.
- Wayne (4/5): Great location, however - Upon our arrival we had to wait nearly 30 mins to gain access to the hotel as nobody answers the smart doorbell. I tried calling the two mobile numbers I had (one which was written on the door) and left a message, but nobody got back to me. By this time my daughter was in need of the loo quite urgently, so in desperation I went walking around the side of the hotel windows where I was seen by a man, who would later give his name as Ian. I said we'd been waiting and he asked me if I pressed the bell, which I stated I had several times. After being shown our room (No.2 - First Floor) we finally had time to settle in, but I could see that the floor hadn't been cleaned and my daughter found to be what looked like pieces chocolate on the floor, which we put in the bin. We found mould I'm the bathroom and around the window. The wardrobe was I very wobbly and the cups weren't clean. The extractor fan in the bathroom didn't work and the bathroom also had a smell of burning which was worrying. The lamp bases were very unclean as they were touch lamps. There were brown marks near the toilet and the whole bathroom has a slope. From memory this hotel had 4 stars so I was shocked to be in a dirty twin room. The goods points were that the shower worked and the fridge kept our water cold.
- Ben (10/5): Skegness break - Liz was a very friendly and welcoming host
The room was very clean and had everything you need for a good night's sleep
Liz also rang me to tell me I'd left an item behind
- Bill (10/5): - Ideal place to stay. Very close to the beach and railway station. The Bedroom clean and tidy with ample tea and coffee. Breakfast a good menu choice and good value.
Would recommend in stay here again. Many thanks Liz and Ian.
- Madeliene (6/5): shower pressure disappointing. - Great location as on a quiet street but within walking distance of all amenities. When we arrived we were told our room was at the top of the stairs and that we could find our own way (steep when you have arthritis), never saw the host again. The room was smaller than expected, although very clean, but unfortunately the shower water pressure was so poor we weren't able to take a shower. As we were only staying one day, we didn't find out until the leaving morning. also noted it was cheaper to book direct. disappointing after reading the reviews.
- Alan (10/5): Highly recommend - Very clean accommodation, owners really friendly and welcoming. We had a full english breakfast which was really nice, you could tell none of the food was cheap and the dining room was very clean and very well stocked with cereals, juice etc. Would very highly recommended and we will definitely be staying again.
- Christine (8/5): Karema - Couple who ran B&b were most helpful when it came to microwaving items for me which I really appreciated
- Maria (10/5): - Room was amazing, staff very helpful and friendly will definitely stay here again
- David (10/5): - It was a fuss less experience. Top notch.
- Darren (6/5): - Ok but very nosy
- Luke (8/5): - Lovely little B&B in a great location within easy walking distance of the beach and the town centre. Very welcoming owners
- DZ (10/5): Skegness stopover - couldn't believe our luck, we chose a great location very close to the seafront, quiet and homely.
- M (10/5): Brilliant place! - Booked this guest house as another one in the area let us down. Seems we landed an absolute diamond!
The hosts were really friendly, breakfast was amazing and i slept better than i do at home! Lovely quiet area.
Couldn't recommend this place enough!
Will certainly be using again!
- Stella (10/5): - Lovely weekend at this guesthouse. Everything was was perfect. Only 5 mins walk from centre too.
- Hassett (8/5): - The only real problem was the bed!
the duvet was too small for the bed,
The mattress was a joke!
because of this I would not have a return visit.
