Guest Reviews
- Heli (10/5): - Thank you, Rosy, for making our short stay to a lovely memory! You're home is a jem and I hope to come back one day!
- Virginia (10/5): Perfect! - Everything was amazing, this is my dream home in a dream location! Will book here again! If I’d have to nitpick I’d say the only negative thing was that the water cooker could use a clean, the rest was spotless.
- Sanna (9/5): Very romantic and comfortable staying, we certainly visit again. - The breakfast was very good, and the dining room was delightful. The house altogether was very "English" in the best way. The check-in and -out were easy. The room was small but very cosy.
- Kathrin (8/5): -
- Sly31 (10/5): - Excellent host, wonderful breakfast, ideal for where I was working. A lovely stay.
- Thompson (10/5): - Wonderful location close to the Heath. Beautiful home, lovely room, delicious breakfasts, kind and friendly host, Rosy....what more could you ask for.
- Kornelia (9/5): It was LITERALLY amazing! -
- Jack (10/5): -
- Fiona (8/5): Jederzeit gerne wieder!
- Laura (10/5): - Comfortable bed. Delicious breakfast. Beautiful park across the street to explore. Highly recommend.
- Beverley (8/5): Iolanthe is a haven in a beautiful suberb of London. Perfect after a busy day in the city. - Hearty breakfast, and lovely room. Beautifully peaceful location just a half hour from central London on tube/local bus. Very lovely garden, and a charming location.
- Tobias (9/5): -
- samantha (10/5): - Great location
- Tuija (9/5): Autentisk engelsk - Trivelig vertskap.
God dusj.
Autentisk engelsk hjem.

- Joris (9/5): -
- Cristina (10/5): - Atmosfera tipica inglese
- carol (9/5): Would definitely stay here again for the value, peacefulness, and ease of transportation. - I loved the pretty house in a very quiet location, with a large park across the street and a bus line to Golders Green literally in front of the house. Beds and pillows were perfect, and other guests respectful and quiet. The bathroom was a bit cramped, without a place to set my toiletry bag, though the shelf right outside the door served that purpose.
- Paul (8/5): - Location

- claudia (9/5): Lovely place! - This is my second time at Iolanthe's, this is a wonderful place in one of the most charming neighborhood in London. Rose is a lovely host, the house is amazing, warm and homely. The breakfast is simply faboulous. I look forward to be back there, again and again. The tub is a bit unconfortable if you want to take a proper shower (eg wash your hair).
Twenty minute walk from the closest tube station, but the walk is worthwhile.
- roisin (10/5): - Cosy, comfortable, warm, welcoming experience.
- Nicola (1/5): Not as it appears - There wasn't anything A Stay at Iolanthe is like staying in grandma's spare room she had all her personal belongings in it including the wardrobe the set of drawers the bathroom shelves and the 2 ginormous bookshelves that were filled with dusty very old dictionary, encyclopedias and children's books
There was no where for me to unpack my belongings which meant for 19 days my clothes were on the floor
This room cost me $3,800 nz
Upon arrival I was told the backgarden was strictly off limits even though it clearly shows photos of it on the website the kitchen door was locked
There was no access to a fridge or a microwave which meant I was unable to have a hot meal at night unless I went to a restaurant which would of become very costly
I was allocated 1 towel per 7 days anything over this quota incurred a charge of 5.00 pounds per towel and 10 pounds to have your sheets changed
Rosie made no effort to engage with any of the guests in fact she appeared to avoid them her rules and regulations seemed to have a slight pacif aggressive nature
Her breakfasts were the bare minimum the 1 mushroom was cut into quarters, the cherry tomato was cut in half and there was 1 very small hash brown and 1 slice of toast because I do not eat egg there was nothing extra to compensate for this
I am annoyed that my money was taken and the website lead me to believe in something that never existed from a person who knew it didn't exist but took my money anyway
- Marika (10/5): Meraviglioso.

Rosy
Nothing

- Julie (9/5): Hospitable, clean and welcoming! - Rosie was a wonderful host and the breakfasts were delicious! It feels like a traditional B&B and if ever we were to revisit England we certainly would consider staying here again!
- Dieter (8/5): -
- Julie (9/5): Traditional B&B - Rosie was so obliging, nothing was a bother! And the cooked breakfast was really lovely - attention to detail on the setting of the table and it was lovely meeting the other guests. Would come back again!
- Wanda (10/5): - Great location, wonderful host, clean and comfortable room, lovely breakfast. Thank you Rosy!
- Edel (9/5): Fantastic B&B - I stayed in a lovely twin room overlooking hampstead heath. The photos don't do it justice, it's a really lovely room with lots of thoughtful touches and items to make your stay really comfortable. The breakfast menu was surprisingly varied and I thoroughly enjoyed the breakfast each morning. The house is located in a fabulous part of London with easy access by a local bus service to the tube station or by walking across the park. A perfect place for a solo traveller!
- Kathrin (9/5): Superb -
- Tetsuya (10/5): Marvelous! - Very traditional British house with well crafted furnitures and great full English breakfast. Perfect location right next to Hampstead Heath Extention! Nothing more to expect.
- Iiris-marie (10/5): Exceptional -
- Wendy (10/5): Absolutely a wonderful place to stay and exceptional value. - Iolanthe is a quaint B&B, Rosy was a great host, she answered all our questions happily. The breakfast was plentiful with a lot of choice. The transport links were also brilliant with a hail and ride to Golders Green station stopping virtually outside the property and it ran till after midnight. All in all an exceptional stay. Nothing
- Fiona (7/5): Good - Very quaint. Breakfast had great options. Be aware the stairs are small and tight. Single room was small but doable. Doors are very noisy throughout the night when people need to share the toilet. Depends upon who is staying as the night was wonderfully quiet
- Aleksandr (9/5): Superb -
- Julie (9/5): Very good value. Clean, quiet, comfortable. Excellent value for a solo traveller. - Clean and wuiet. Across from entrance to the Heath. Easy access to bus/underground. Decent breakfast quite a few choices. Comfortable bed and linens. Great location for walkers to 2 nearby pubs. Staff could have been a little friendlier. Scent about the place bothered my allergies somewhat.
- Kevin (10/5): Exceptional -
- Harry (8/5): It fulfilled our needs perfectly and the owner was kind . - good breakfast, good location late check-in,
- Gabriel (10/5): Exceptional - Lovely! Great breakfast. Walking home at night. Take the bus from the U.
- Verified traveler (4/5): Tired and disappointing - Beautiful part of London, lovely properties and good walks however Iolanthe for us was a disappointment. It literally is someone’s house so much so that we whispered at all times and couldn’t relax. No doubt some will see this as quaint and typically English but it was like being at your grandparents where you could be told off for breaking the house rules. You have to remove your shoes at the door which I hated. There were slippers available but I also don’t want to use old slippers that someone else has used.
Our bed was extremely hard and we didn’t sleep well, partly due to hearing all the clocks chiming!
There is a strange breakfast ordering system where you have chose your time (but not when anyone else has!) and a very prescriptive a-e selection of food and drink but don’t chose too much as there is a £10 fee! The food was not cooked well and choice in reality was poor e.g only orange juice. Other peoples dirty plates were left laying around. Condiments were out of date and the little jam pots were refilled and not new. Toast is literally one slice each. No one checked if everything was ok or if wanted anything else.
Overall it was ok but just ok, we would not stay here again.
- Allsopp (10/5): Exceptional - Beautiful venue and location. Everything was perfect, thank you.
- Mariusz (10/5): Exceptional -
- Sharon (9/5): Superb - Parking , convenient, comfy beds, great breakfast and lovely hostesses Size of the bedroom - bed against the wall was inconvenient for the person next to the wall.
- Mark (8/5): Fabulous house and breakfast, but think twice about sharing a bathroom. - Lovely house in Hampstead Garden Suburb. Excellent breakfast choices served in a beautiful dining room with lovely china and silver. Excellent variety of teas, coffee, and biscuits in the bedroom. I’m too old to share a bathroom, but for a few nights it was ok. Very awkward having a bath without spilling water on the floor. Rosy was very nice and greeted me when I arrived, but I never saw her again. It would have been nice if she checked in with me once during my stay, or when I left, but she might have been busy doing other things. It would have been nice to have tissues in the bedroom and bathroom.
- Viktória (9/5): Superb -
- Sarah (10/5): Exceptional - The host was incredibly sweet and the entire property had a perfect charm to it. The breakfast was good, with a lot of options. The property is close to the train station and there are busses that run in between. It was easy to get to central London from the property.
- Elizabeth (10/5): A country escape close to the hustle of London - Beautiful home right on the edge of Hampstead heath in London’s north. Very cosy home with comfortable beds and linen. The breakfasts were wonderful and sharing the breakfast table with other guests made for a nice touch to the stay. Rosy was a wonderful host, would definitely stay again. Nothing
- Andreassen (9/5): We had a lovely stay at Lolanthe! - The breakfast was delightful. The quilt and bedding were warm and comfortable. The house reminded us of the home of the famous Christmas film "The Holiday". As we had an early flight on the day of check-out, Rosy made us breakfast to-go, with a note of "Happy birthday" (one of us had a birthday). We loved it! Since the home is located outside of London, we had to take a 20/30 minute train to the city of London. It was a 15/20 minute walk to get to the train station, so we booked an Uber every now and then or took the bus. Rosy seemed to have an agreement with the bus-drives, as when we showed the bus driver the location of the home, he let us off right outside the house.
- Alison (10/5): Wonderful stay - We loved our stay at Iolanthe. The beds were so comfortable and the breakfast delicious. The welcome is always so warm. A delight to stay at Iolanthe once again. Having to leave !
- Gabrielle (7/5): Good - B&B in beautiful Hampstead Heath, roughly 40 minutes to London centre on the underground. Rosy is a lovely host and breakfast was delicious. Bathroom was shared (had no shower).
- Amanda (10/5): Fantastic place to stay. - Everything Nothing
- Scott (10/5): Very enjoyable - Really chilled and a lovely place
- Russell (10/5): Fabulous - Fabulous, simply fabulous. Quintessentially English and utterly lovely. Thank you for a lovely comfortable stay
- Jonathan (8/5): Very good -
- Neil (6/5): Traditional English Bed and Breakfast, excellent breakfast included. - Excellent breakfast. Stunning location nearby fields , Check in allowed after 6pm . Small single room , no sink. Confusing shower facilities, no separate toilet ,
- Tina (8/5): Very good - Beautiful peaceful setting. Very handy bus pick up outside The bathroom facilities were a bit difficult to work with
- Joanna (9/5): Lovely location and nice people - I would book again. - Room was clean and cosy, the food was hot and tasty, and the ambiance very friendly. Excellent location for catching the Hail and Ride Bus into town. Toilet access first thing in the morning was a little stressful as only one loo was available and a family with 2 teenage daughters liked to take long showers, but I suppose that has to be expected when booking a room with a shared bathroom. Next time I will either go for ensuite or look for extra toilet facilities.
- David (10/5): Perfect stay in a perfect location. 12 minutes from Euston by direct tube on the Northern line. - Breakfast was excellent. Cooked to perfection and the granola and banana were delicious. Tea and toast was the perfect end and it really set me up for a long day ahead on the Sunday. The location is beautiful in a leafy suburb, a gentle 15 minute walk from Golders Green tube station, although plenty buses if walking is an issue for anyone. The owner Rosy is a lovely woman and Sitti, her housekeeper, is equally friendly and welcoming. I haven’t been down to London in a number of years but I wouldn’t dream of going anywhere else next time I’m down. Nothing, although if pushed hard, perhaps the handheld shower in the shared bathroom for my single room might qualify as a minor inconvenience. I do mean minor though, because it presented no real barrier to getting showered in the morning it just felt slightly odd. The handheld shower itself is excellent though, like everything else in Iolanthe.
- Athanasios (9/5): Superb -
- Jane (8/5): Very good -
- William (9/5): Superb -
- Susan (10/5): Rosy and her staff were excellent hosts and loved eating breakfast with other guests - Beautiful homely accommodation in a beautiful setting. Good being on H2 bus route late at night getting back. Nothing
- Elisabeth (7/5): Tiny room in lush environment - Lovely spot near Hampstead Heath, 15 min walk to tube (there's a bus), ok price, clean, responsive landlady and great service the day her friends helped out, nice guests, great tea selection and coffee in the room Tiny cluttered dark and cold room, hear everything through the walls. Nowhere to sit comfortably and eg. read. Lots of breakfast options, mediocre quality (fantastic the day the friends helped).
- Julie (9/5): Superb - Beautiful area, beautiful house with a homely feel. The owner was very accommodating with arrival times. Free parking on road outside. Just being picky but there were a few cobwebs so cleaning could have been a little better
- Rosemary (10/5): Relaxing Stay - Great location peaceful but easily accessible by public transport. Enjoyed seeing the more suburban side of London with the country flavour of the heath opposite. Host very welcoming. Liked the communal breakfast table where we were able to engage with fellow guests. This added to the stay x Nothing to dislike x
- Elise (10/5): E X T R A O R D I N A R Y I N E V EVERY WAY ⭐️ - Everything!

- Dean (10/5): Rural charm in the heart of London! - The accommodation and host were lovely. The are a was wonderful and the breakfast was great👍
Could not have been better.
We will be back!
- Helen (10/5): Wonderful place to stay - Fabulous, quaint bed & breakfast
Lovely lady owner Nothing not to like!
- Caspar (8/5): Very good - Great location, very quiet environment.
- Heidi (10/5): Superb! - Location was in a beautiful, peaceful neighborhood. Good access to Golders Green station by bus or walking. Breakfast was yummy! And lady of the house, such a lovely Person.
- Rebecca (10/5): London! - This charming Bed n Breakfast is London embodied! From arrival in the beautiful lush garden to the perfectly appointed bedroom, a person feels like they are visiting their long lost English grandmother! The thick down comforters on the beds, the lovely vintage decor, the perfectly set dining room table, and tasty breakfasts all make for an idyllic atmosphere and experience! The only drawbacks might be the winding stairs up which one must drag their luggage or the claw foot bathtub (no shower available) with the dire warnings of consequences if you so much as accidentally splash water on the floor! All in all, this is a wonderful place! The neighborhood is safe and beautiful and perfect for walking. The bus passes every 12 minutes so you can catch it whenever you want to go out!
- Sandra (10/5): Exceptional - Amazing breakfast, Rosy is very welcoming and helpful!
- Colette (10/5): Delightful - Very clean. Excellent location. Quality bedding. Excellent breakfast. Nothing.
- Angela (10/5): I very much enjoyed myself. Excellent choice to stay. - Breakfast and location No shower ….huge bathtub though
- Erzsébet (10/5): If I return to London, I surely will choose this house again! Thank you, Rosy for your kindness! - The house is really beautiful, cosy, old school English styled, I loved it! The breakfast was fantastically prepared and served, it was more than enough for the whole day until supper. The bed was very comfortable, and smelled amazingly fresh. Our host, Rosy was the kindest and the most helpful we've ever could wished. The bus stopped almost in our front door, we could get in the downtown in half an hour A table would be great in the room, we missed it, but it didn't cause any big problem.
- Camille (10/5): Exceptional - Our stay was wonderful.
From the food, to the kindness of our host, to the location and comfort, everything was fabulous. I would highly recommend this place to anyone staying in London.
Ps: Thank you for making us feel so welcome, it's been a long time since I slept so well.
- Michael (10/5): - Rosy was a great landlady, everything was as described, great mattresses, rooms very clean and the breakfast was a dream. In the evening you could choose the breakfast for the morning from a menu. We'll definitely come back
- Andrew (9/5): Comfortable and welcoming. - Excelllent breakfast, very comfortable and well located.
- Dirk (8/5): Very good -
- Ruth (9/5): Good -
- Roberta (7/5): It was a price loved family home & meeting the other guests was a bonus. - Excellent breakfasts & terrific variety on offer
Room very comfortable with a good range of facilities on offer, including in the shower room.
Decor was delightful both in the bedroom and dining room & overall the house was very quiet and extremely atmospheric.
It felt like super safe road with some very helpful neighbours & I would most certainly recommend it as a good place to stay. The bedside rug was a a little bit of a trip hazard as the corner nearest to the shower room was not entirely flat so moved it nearer to the bed to avoid catching it each time.
Found both the kettle & cafetiere were grubby and had to rinse quite a lot before using & perhaps a side plate & mug could also be provided?
Would have liked the refreshements basket replenished.
Did find that at breakfast the cooked offerings/drinks were warm rather than hot.
The location for me was a tad too far so journeying into London became super tiring!
Finally, I felt that whilst Rosy is a most accommodating & excellent host for me there was just a lack of warmth and smiles!
- Yvonne (10/5): Home away from Home - Felt like home; everything great: room, breakfast, location, communication.
Will surely stay at Rosy's in the future <3 All good.
- Ayda (10/5): Exceptional -
- Bartosz (10/5): A stay with a friend during our visit to Alexandra Palace. - The host was wonderful, the place is a traditional B&B / home where the owner lives as well. It’s very cozy in a quiet area, really well kept and makes you feel at home. The breakfast was huge and tasty - traditional English breakfast. Highly recommend. The location is in North London about 30 minutes commute from the center. For us it was very convenient as we were close to Alexandra Palace but if you are looking to be close to the center then perhaps this location is a bit too remote.
- Stefani (9/5): Superb - I booked myself into Iolanthe for 2 nights to have a break and I really had a good rest. The bed was very comfortable. I had sunset from my window which was lovely. There was wide choice of dishes for breakfast. It is a lovely location right next to Hampstead Heath. Thank you Rosy and Sitti for taking care of me.
- Carina (8/5): comfortable but colder and noisier than I would have liked - breakfast very nice (portions quite small)
good shower
very comfy bed room quite small, access to only side of double bed - I was alone but space would have been very difficult for 2 people. Also room was cold, saved from serious discomfort by a hot water bottle. Rather a lot of noise from other rooms and the shared bathroom
- Nina (10/5): Seriously, after ready a one star review a few days before visiting Iolanthe, I had to scratch my head wondering why eve - Location
