My stay at 22 Charlotte in Charleston was disappointing and uncomfortable. There were an excessive number of house rules that were not clearly communicated in advance, which made the environment feel restrictive rather than welcoming. Basic expectations for comfort were not met, including reluctance to turn on the A/C, which made the stay physically uncomfortable.
We were charged $35 for early arrival, yet our request was not clearly confirmed beforehand, which felt disorganized and unfair. Additionally, the food offering did not meet expectations. They did not ask about dietary restrictions or food preferences.
Most concerning was the overall tone of the host interaction. The communication felt unwelcoming.
As someone who travels frequently, I understand that not every stay is a hotel experience, but hospitality and clear communication should still be standard.
If you are considering staying here, I would strongly recommend clarifying all policies, expectations, and amenities in advance to avoid surprises.

The bed was very comfortable. Breakfast was served at a prescribed time with no choices or edits available. The proprietor was rigid in her requirements. Decor was very busy.
- Elena (1/5): We’re not allowed to stay - We were not allowed to stay at the property by the owner. She saw my husband smoking near our car on the street when I was registering. Owner said that we are not allowed to be at her premises because my husband is a smoker! In booking .com the rule for this hotel is ‘no smoking’, not NO SMOKES ALLOWED! She said that smokers attire smells and that it can be upsetting for her other guests and that eventually the room will smell because of the smoker’s clothes. She said that it was in her email which she sent to me - a long email that I did browse quickly and missed this rule that was on 3rd or 4th page of her long email. This rule should be on booking.com when I booked this Hotel and paid for it.
As a result we had to leave Charleston, cancel our reservations, and go somewhere else. ‘NO SMoKErs Allowed’ rule

Superb home cooked breakfasts and .. friendly cats. There is nothing not to like - hint: bring a bottle of wine to enjoy the veranda at night.

The location is fantastic, it was a great value, and the bed was really comfortable. She has a couple of cats which, being cat people, we absolutely loved. The old timey 1920s music she plays during breakfast was a nice touch. Nothing to dislike, other than it was hotter than Satan's armpit in Charleston while we were there.

Beautiful decor with pictures and artifacts that all tell a story. We felt so at home and comfortable here. Miss Vaughan is an amazing host, she makes the most delicious breakfasts and offers some great advice / tips on restaurants, local sights and alternative streets to wander and explore.
The house is really well located, walking distance to restaurants, bars, sights, shops.
Charleston is a beautiful city and staying here made our trip all the more enjoyable and it felt like we were part of the city.
I would 100% choose to stay here again. Nothing. Everything was perfect.

- Kirstin (10/5): Step back in time! - Beautiful historical home in Charleston. Walking distance to food and shops. Nice and quiet neighborhood. Lovely home that much care and detail was put into. Decadent! Great breakfasts! Knowledgeable and accommodating host Ms Vaughan. She even gave us a ride and a mini tour of Charleston! Nothing! This property takes you back in time! Decadent and lovely! But do be aware that there is only a bathtub and no shower. It was nice for us, but may throw some off. Also there are two beautiful kitties that roam the property.

- Allen (7/5): A fine old home in a wonderful location, marred only by the attitude and behavior of the owner. - The breakfast was delicious! Also, the location of the facility is great. It is Located in the beautiful historic section of Charleston and is only about half a block from one of the main roads in Charleston, giving easy access to restaurants, shopping and historical areas. While a great example of historic Charleston homes, the house was overly cluttered with rugs and pictures and paraphernalia. However, the photos and paraphernalia were mostly of historic value. The biggest problem I had it was with the owner of the home who I found to be domineering, intrusive and condescending. At one point she attempted to physically grab a spoon out of my hand (I was apparently not using the spoon correctly to place jam on my bread) and I had to tell her not to put her hands on me. She also seemed to take offense when my wife did not come down for breakfast, one morning, having overslept due to being tired. Had she not been present during our days at the home it would’ve been a completely positive visit as her helper was a delightful woman and an excellent cook.
