Breakfast is bad, and it’s not what you think it will be: you have 3 options to choose from and there isn’t a wide variety of options. Construction right next door so it gets noisy

- Jared Roy (3/5): Construction starting at 6am and loud booming party music at night played by alcoholic bullies. - The fountain in front must have been nice in the past when it was actually maintained. Tv was broken. Fan was broken (receptionsist said no other fans available even though another receptionist said the exact opposite. Construction next door begins at 6am. And the long term residents' party jams blast extremely loud music which literally shakes the room. Filthy, cobwebs everywhere and I got terrible mosquito bites on the stained sheets. Aircon didn't work either. What a disgraceful excuse for a guesthouse. Nasty and gross. I couldn't wait to leave, which was the best part of the experience by far.

Horrible crying chinese guests 04:00 in the morning, smashing door etc. The photos are definitely not equivalent to the room you will get. If I look on the published photos today I feel deceived. Take a look to the room before you check in! We left the house on the next day hastily. Avoid this place. There are a lot of nice guesthoses around..... everything

Klimatyzacja nie działała, ale otrzymaliśmy inny pokój, gdzie nie było tego problemu.
Jeśli masz pokój od strony dziedzińca rano obudzą cię ludzie jedzący śniadanie pod oknem. Jeśli masz pokój od tyłu budynku, przez całą noc będziesz słyszał piejącego koguta.
Obok trwa budowa innego hotelu ale hałas nie jest uciążliwy.

The bathroom’s shower worked well and was hot however the water did not drain - probably it was clogged.. La chambre familiale est spacieuse.
L’emplacement est bon avec tout ce qu’il faut à proximité immédiate.
La petite piscine à le mérite d’être là .
Bon petit déjeuner. L’isolation du bâtiment, mais comme dans quasiment tous les pays d’Asie du Sud.
Le mobilier autour de la piscine est complètement détérioré.
L’hôtel est dans son jus, vieillot mais cela ne nous a pas dérangé, on aurait dit que nous étions en vacances chez nos grands-parents 😂

Son prénom qui travaille a l hotel et qui nous a bien aidé dans nos recherches le lit était confortable la proximité du centre-ville et du mekong beau coucher de soleil je recommande

La camera era abbastanza pulita ma la struttura in generale non era tenuta bene

Breakfast was kinda boring, good if you're statying for a couple of days, but we stayed more and we got eventually bored of just eggs

This was not exactly what I would consider an actual pool, it barely goes up to your knees, no deep end at all. Plus, there's construction going on right next door, even on the weekends.

- Renata (8/5): Great stay! - It was a great experience to stay in an old, huge building like this one. There is true "genius loci". So even though the facilities are a bit older, I did not mind. And I really liked the outside area where you could chill.
The owners are lovely, can arrange everything for you.
The location is close to the center but in a calm village. The doors to the bathroom in our room were creaking very loudly.
- Dan (6/5): Great staff, comfortable, no major problems or complaints! - Grounds clean and attractive, eating area quite spacious and included breakfast simple and well prepared. Bathroom very tight! The floor tiles are dangerously slippery when using the shower. Barely adequate storage for bathroom utensils. Only 1 waste basket... In the bathroom...Would be useful to have a 2nd in the main room.
- Neil (7/5): Helpful staff - The lady on the front desk was very helpful and went above and beyond in trying to help mediate between myself and the train station transfer service that I'd booked and didn't show up. She then arranged for one of the staff to drive me themselves.
A desk and proper chair is provided in each room which is helpful if you're needing to use a laptop for any time. It's not necessarily a quiet place to stay as the doors are thin and poorly fitting so you might get noise from guests in the hallway. Also, the windows are single panes of glass so noise from the rooster next door is annoying if you're on the back side of the building. Wifi is a bit hit and miss - when I had a room on the back of the building it was a bit slow and struggled with remote desktop connection, but it was good enough when I had a room on the front of the house.
- Diem (7/5): For me, this is a decent place to stay and worth considering. It’s quite close to the Old Town within walking distance. - The hotel has a beautiful and airy space. I really like the courtyard and surrounding area—the pool and seating areas are very pleasant.
The staff speak English quite well and are helpful when needed. . The shower in the bathroom is fixed, making it very difficult to use.
. The hot water is weak, and the water pressure is low in the morning.
. The staff and service are decent but not attentive enough.
. Breakfast offers a choice of one out of four dishes, served with bread, fruit, tea, or coffee. The menu doesn’t change, which feels dry and not tasty enough. Eating the same options for three days in a row became quite boring.
. There are many signs throughout the hotel, but they are written in Chinese instead of English.
. The hotel amenities are not very complete.
. There is a construction site right next to the hotel, making it very noisy.

- Vera (5/5): Passable - Staff booked me a ticket to another destination and gave me a quiet room at the end of the hallway. Don’t want to leave a negative review but I think this accommodation is really overpriced for what you get. The pool is not feasible for swimming because it’s so small. Breakfast has very limited options and there was no flexibility possible for vegetarians, let alone vegans. There was a big loud group drinking beer till late at night for 5 days in a row. There are construction activities going on next to the hotel starting at 7, even in the weekend. The room was very bare, no fridge, no locker, no kettle, not even a closet. There was no drinking water.

- Mateja (9/5): Superb - Nice stay pretty close to the city center. Also, the breakfast was enjoyable and the room was pretty basic, but good for a couple days. The owners were helpful and nice. Staff as well, only the english was a bit of struggle for some.

She was so good for helping us organise a private tuc tuc for the day and organising a bus to the train station for us and was genuinely curious about our plans for our trip in Luang Prabang. The breakfast they serve is great and location is perfect. Noisy guests but that is not the hotels fault so hasn’t affected our score :)

Tv remote was missing, so no tv.
Fan didn't work and extremely dusty.
Air con worked but sounded like a plane taking off so it was hard to sleep.
No toilet paper provided, had to track someone down to find some.
"Hot" water was lukewarm and literally a dribble for pressure. There is a tap and shower head for hot only, and a separate tap and shower head for cold only.
Bedding stained.
Cash only, they don't accept card.
Roosters next door that don't stop crowing all morning and all day long, not the hotel's fault but something to take note of for future guests. It drove us nuts.
Breakfast was average, fine. Sometimes they didn't bring you everything out. Young girl there had an attitude problem and actively ignored us literally running away when we asked for things that were missed such as butter or milk.
Female manager/owner was lovely and very accommodating, everyone else that worked there seemed lost and confused all the time and avoided the guests coming off as rude and unwelcoming.

Not much around the hotel so you will need to rent a bike to drive places. Breakfast was limited to 4 options and we would have to wait around a lot to get someone’s attention to order.
