Great bed & shower Restaurant in hotel closed and all pubs not serving food on Sun evenings so had to get fish & chips but no table in room so had to eat on bed

- Michael (7/5): - Lovely decor and very clean. We stayed in the Earl of Sandwich room. Appreciate the building is very old and likely to have some creaks but we could not only hear creaks and stomping from above, but music and full conversations from the restaurant below.
We were also disappointed at the comfort of the bed. The "king size Hypnos bed" is 2 two (albeit large) saggy mattresses pushed together. Perhaps a good mattress topper could be a handy solution for turning the two singles into one large bed.

A very minor negative -Floor boards squeaked and window rattled a little when opened , (understandably due to age of the building ) added to the charm of the room ,but for light sleepers broke our sleep
- Emma (8/5): Comfortable stay and good value for money - Decor was well thought out and the roll top bath was lovely. Everything worked well and we felt comfortable. Sash window was difficult to open which meant it got a bit too hot in the night. And while this isn't something the venue can control, the church bells nearby woke us up at 5am and 6am. Not entirely sure why they were going off that early anyway.

- Finbow (5/5): Avoid the Thomas Camell box room…. - Nice and handy location for shopping in Southwold. The room was by far the smallest we have ever stayed in. Right next to the outer access door and with a motor running outside all night. The owner proudly told us at breakfast that it was the cheapest room in Southwold and that all other rooms were larger. Paid for breakfast but amount debited exceeded the cost shown in the room info. Assuming he added something for the coffee. No parking nearby and recommended “common” parking is a way off and not secure.
Yes it was a cheap last minute booking but still expensive and not particularly comfortable.

- Alex (9/5): Sumptuous, very clean, tastefully decorated, wonderful vibe. - Great location, cleanliness clearly very high on the agenda, excellent shower room, feather pillows, comfort was excellent, not stingy on coffee / tea facilities including cafetière, decorating has been done by somebody with taste, generally an excellent vibe to the place. Not that I personally didn’t like but due to the nature of the building it wouldn’t suit people that are not good on their feet or people who don’t cope with stairs well, the suite on top floor incorporates a tight spiral staircase, I thought it was lovely but just be warned.

I would stay again - Location and they allowed motorbike parking when requested on-site allow very difficult on large motorbikes. The twin room (or double) had a fabulous huge bathroom but no shower (plenty of room for one), for twin room requirements (two male bikers in this case) a shower would be more practical.

- Gail (9/5): Thank You Sunderland Hotel - My friend and I visited the lovely Southwold for two days, and we chose Sunderland House for the price and location.
We were emailed and messaged clear and easy parking and access instructions.
The location was fantastic right in the heart of Southwold and easy walking distance to everything. The room, although very small, was comfortable. The hospitality tray was very generous with a lovely selection of teas and great coffee. A carbonated and still water was even provided. The bed linen and towels were of high hotel quality.
It did get hot in the room, but we just opened the window. There was a good quality fan if needed. We both slept well. We would recommend to other guests and would stay again. The enclosed garden was lovely but could do with a tidy and a sweep of cobwebs. That's just being picky.

- Pam (7/5): Interesting building, great location. - Great location, historic building with the issues that come with that. Creaky floors and virtually no sound proofing. Beds were very comfortable. A strange experience as you let yourself in through a back door so no staff were met.
The bathroom was huge with a large roll top bath in the middle of the room. Not the most convenient for taking a shower.

- Victoria (10/5): A welcome peaceful interlude enhanced by outstanding food. - The Garden Room was delightful, with its own little patio; unfortunately we weren't able to take advantage of that because it was raining but the room was spacious and comfortable. The dinner was really excellent - a good range of fish, not surprisingly, but an outstanding vegetarian option of roasted cauliflower and my husband was very delighted with his duck. Breakfast was equally delicious, with some unusual options, and served with charm by a fine young man. We would have loved to eat in the garden which, unfortunately wasn't available due to a fallen tree branch....

Extremely comfortable bed
Lovely little garden area right outside the room There was a strange smell in the bathroom but it went after we ran the tap for a little while.
- Nick (9/5): Comfy and well-located. - Brilliant location, right in the centre of the village. Very comfy and spacious bedroom with a separate sitting room. Great shower. Access to the first floor is via an easy staircase. But the start of the stairs to the second floor are very steep on a bend and with no hand grab. Anyone with any mobility issue would really struggle. They should mention this clearly in the booking information.
- stanley (7/5): - The evening meal that we pre-booked was really good. The owners were very friendly when they were about. The bedrooms were well appointed and had a charm about them. The location was good for Southwold. We booked a breakfast for Thursday on arrival on the Tuesday night. On the Thursday morning everything was shut, with no one about for breakfast and no messages from the owners. The cleaner was not aware. The rooms can be noisy, with restaurant users and traffic, due to us having to open the window. Good fans in the rooms would have been a good addition during the summer.

Thank god there was a fan in there as it was very hot but the tea and coffee facilities were lovely. The birthday banner for my partner was a lovely touch so thank you! The parking situation was terrible. We had to park on a residential street 10 minute walk away. The two car parks that were recommended were full and when I tried to call the only number I was provided it went straight to voicemail which was quite stressful. Without having a front desk or a helpline makes it quite hard especially when you are not from the area.

Breakfast was tasty but not enough of it. Was expecting a buffet with additional fruit, cereal, yogurt tea or coffee etc. Had to pay for additional coffee which shocked us. We left hungry :( and a hole in our pocket.

Comfortable and clean room with lovely decor and the shower - Breakfast was very nice but selection a little over the top and herbs and pumpkin seeds not really necessary. I wasn't aware that the total price didn't include breakfast so the price was a little excessive, especially having to pay for tea and coffee too.

Just a note for people booking is there is no food on Sunday or Monday (so don’t expect an evening meal or breakfast on those days).

Our room was so hot and we weren't there in the very hot weather, just warm and very breezy outside, but the room was stifling. A fan was provided but proved inadequate and the sash window doesn't stay open. A shame because we really like this hotel.

- Jane (8/5): Fabulous Old Hotel, but think walls - Perfect location. Comfortable bed. Lovely, helpful staff. Clean. Convenient for walking to restaurants, shops, beach, etc. The showering facilities, quite primitive. It was a beautiful roll top bath, but showering with a handheld shower was pretty dreadful, especially if you were sandy. Also, nowhere to put your toiletries or towels near the bath (small stand) or sink. One hook for two robes. Face on wardrobe, so clothes were behind each other. Lots of noise from restaurant below and room above.

We ate in the restaurant and were delighted. Sooooooo tasty and a good choice, we ate outside which added an extra something. Mood music added to a refined and relaxed atmosphere. Delighted to have found this little gem in Southwold which took us back in time to the England we remembered. Rested and restored by this stay Can’t think of anything I would change
- Helen (4/5): Anniversary getaway - Location is excellent as the hotel is on the High Street. The bathroom is very good and there is a wide selection of tea and coffee in the room. Southwold itself is truly wonderful. We didn't encounter any staff at all as there is no reception. There is no fresh milk, only 2 cheap imitation "biscoff", the reading lamps above beds are not independent, there is only 1 tiny window, no fan, only one tiny rug on floorboards, the room is marketed as a garden room but there are no plants or anything green outside just a couple of chairs and paving slabs, the bolt on the gate does not latch properly, the quilts are ridiculously heavy for this time of year and are feather which I am unable to use, there are gaps around the curtains so it was light in the room from about 3.30am. All of this is not worthy of 5 stars and the cost.

- Jon (8/5): Lovely location in historic building! - Great location in the centre of Southwold. A beautiful building with so much history and the room was comfortable and spacious for a building of this age. Amenities excellent and new, modern bathroom was a nice touch.
We didn’t eat at the attached restaurant, but it looked very good! Understandable that there is no air conditioning but the fan provided was not for purpose on a hot summers day/evening.
This is an old building so things do creak a little, which only adds to its charm, but if total silence is your thing then this may not be for you.

It was a very hot day but there was no a/c or heat pump just an old fan.

Easy check in instructions so no need for anyone to be there. Yummy breakfast, maybe only thing that jarred acre bit was being charged for coffee with my breakfast whereas up in room was provided. Nothing!
