A good plus is basic breakfast is provided like bread, butter, peanut butter, various breakfast cereals, tea, coffee and fresh milk. Room is very small. There is not wardrobe but for us it's okay as we only stayed 1 night.
I made sure that we have a bathroom and toilet but didn't realise that it's not an ensuite but a separate bathroom toilet located at a corridor. Being someone who doesn't sleep well and tends to go to the toilet when awake, it was not great to have to walk out of my room, walked the corridor to the toilet at wee hours of the night. I realised now that they did mention that online but it wasn't really obvious, for me anyway.

The king room was very comfortable.
The shower head was adjustable, which made showering convenient.
If we had any requests, the host replied extremely quickly.
The location was excellent.
The lighting was bright and comfortable.
The stay felt very safe and secure. The night before, there were two full loaves of bread for breakfast, but when we went at around 8 a.m. the next morning, they were gone — just unlucky.
The door closes quite loudly, and it’s hard to control the noise.

- Emma (3/5): - The location was great, close to mall and hospital, good room for family’s The staff and email informed us we could park out front for 5 minutes to load and unload our luggage, when leaving both of our vehicles received $102.50 infringement notices from the council for parking in a loading area. One of the staff told us to go to the council and appeal so we did. We were rejected as the accommodation should not have told us to park there. One of our group memebrs then rang the accommodation to discuss this and was rudely told that they did not say we could park there, when it is literally in their email about the stay, and that we were rude and loud. I understood if we were loud but I think they could have told us at the time instead of harbouring the thought.

- Emma (6/5): - Location is probably the only good thing about this accommodation. A hostel would probably be just as nice. Our shower was leaking which soaked all of our towels, the owner left us a note apologising for this but I still think they could have left extra towels or arranged for a different bathroom.
When we were checking out I called the staff to ask about a secure bag drop, she sounded like she was in bed and said "yeah I'm not coming in today leave them under the breakfast counter". This was midweek.
Breakfast was cereal and bread, nothing special.

- William (9/5): A great simple lodging in the heart of Hobart. - The Accomodation is anything but a standard hotel but was optimal for our needs. It is ideally located in the CBD of Hobart just a short walk from the harbor. The rooms are simple but very clean. The private bathroom linked to our room was seperate but close by; not a problem. Simple self-serve breakfast and shared kitchen facilities. An economical option with no real downside. The Accomodation does not provide parking. Nearby pay parking was expensive. They communicated well and advised us of these issues well in advance. Second story with only stair access might be an issue for some.

- Ann (8/5): - The location is exceptional. It is very clean and tidy, just old. Excellent inclusions and facilities. Unusual layout but very quiet and sound proof. The toilet seat in the bathroom for queen 8 would not go up completely, making it very uncomfortable to use the loo.
Maybe it was written somewhere and I didn't see it but another guest had to explain that once inside, I didn't need the codes any more and could use the zapper. I also couldn't find queen 8 bathroom initially- had to send an email to find out, as it was well hidden.
The bed was a generous size and the linen was very nice, but I wasn't comfortable as it was rather firm (I am >70 years old and my old bones need a little extra padding) That said it was clearly a quality bed, just of the 'firm' variety.

- Felicity (8/5): Perfect for a quick one night stay in the CBD. - The location was very convenient. It was nice and quiet, room and bathroom were clean and the bed was comfortable. I didn't realise the bathroom was not connected to my room when booking. But thankful it wasn't a shared bathroom.
- Desa (7/5): Be aware that the 'private bathroom' is located outside the room - Location close to Skybus stop (Grand Chancellor) and Woolworths. Bathroom for private use - down the hallway - is clean. 'Private bathroom' mentioned in the room description is in fact outside the room, on the other side of the floor. This is explained on the booking.com webpage only in the general description of the property and not in the description of the room when selected, so I completely missed it when making the booking; a most unpleasant surprise upon checking in. The room had a slight smell to it due to poor ventilation; there is a window in the room but I suspect most guests keep it closed because it has no fly screen, opens directly into the street and the room is close to street level. Standing fan in the room didn't work (although the mobile air con unit did); would have been better to remove it from the room to save people the frustration of trying to turn it on. No staff presence (that I could see) on site. Overall the place has a student accommodation feel to it.

The room was quite small, with very limited space to comfortably open luggage. In Queen Room 7, the toilet and shower are located in two separate areas, which I found inconvenient.
I also requested to store my luggage securely after check-out. I was advised to leave it unattended in the kitchen area so it could later be moved to a secure space. Although I was reassured that there are cameras and no prior issues, I did not feel comfortable leaving valuable belongings, such as my laptop, unattended.

- Denise (7/5): Sauber und zentral aber extrem laut - Lage ist sehr zentral, nur 10-15 min zu Fuß zum Hafen und den Tour-Bussen. Zimmer war sehr sauber. Privates Bad auf dem Gang, wofür man eigenen Schlüssel hat. Frühstück inklusive (besteht nur aus Toast und Cornflakes). Internet hat problemlos funktioniert. Fenster zur Hauptstraße überhaupt nicht isoliert. Ob man das Fenster schließt oder nicht, macht von der Lautstärke her keinen Unterschied. Ich habe normalerweise einen sehr festen Schlaf und störe mich nicht an Geräuchen aber hier konnte ich beide Nächte so gut wie gar nicht schlafen. Straßenlärm und Helikopterlandung am Krankenhaus direkt gegenüber. Dazu laute Türen der Nachbarzimmer. Kontakt zu Personal nur über Email möglich.

Having cereal and bread available for breakfast was a nice touch. Just a short walk to the centre of town and waterfront. There is a Woolworths supermarket next door
The rooms aren't very large and as mentioned your separate bathroom is not attached to the room but it is great value for money.

- Jaci (9/5): Very happy with the accommodation - served our needs very well. - Central location was great. Location to food (variety of restaurants) and also to supermarket was second-to-none. Location to sights and transport was great. Access to the venue was easy, staff were friendly and helpful, breakfast bar was an added extra that suited us very well. The facilities were only slightly run-down, e.g. towel rails in bathroom were broken or loose, towel hook on the back of bathroom door was missing.

When i booked, I didn't realise bathroom was up the hallway. Not ideal for us, but for one night it was fine. - Scout Travels (8/5): A well-priced, central stay in Hobart. - This accommodation option offers good value and is centrally located in Hobart. Before I arrived I wondered how the separate bathroom worked, and I found it to be quite logical; each bedroom room has its own lockable bathroom located within the the core wet area zone. The bathroom I had contained a good sized shower, toilet and vanity basin. The bathroom was located a short walk from my bedroom, it was nicely renovated and most importantly there was plenty of hot water. The 'Queen' bedroom was a good size, and had plenty of available powerpoints for recharging purposes. The continental breakfast (cereal, and toast) was generous, there were around 8 cereal options including gluten free cereals and porridge, and 4 different milk and milk alternatives in the fridge. There is a small shared kitchen which would suit longer stays. Also, I found that the team of this family run guest house considers and deals with all of the little things that make a stay just that little bit better; for example the availability of powerpoints, the number of coat hangers in the bedroom, the sunscreen, books and board games in the common area, the communication was excellent, and my messages were answered promptly. As this is an older building, the traditional timber floors seem to run continuously between rooms as I could feel the bump from another room when lying in bed - my neighbour may have moved a chair or dropped something on the floor as I could both hear and feel the movement. My room abutted the central lightwell, and I could hear the chatter of the very early risers at breakfast in the common area, which is located on the opposite side of the lightwell.

Instructions to let myself in 'Private room' is NOT an ensuite as it would suggest, it's private, yes, but you have to leave your room and walk down the hallway to another hallway with a different key to to unlock your private bathroom...this is not spelt out in the description as it normally is when the property has shared bathrooms. See photo of hallway below, standing in doorway looking towards where the bathroom is.
Description states sound proof rooms which was not the case all 4 walls might as well have been made of paper.

For security, the main entrance has a keyless entry system—they provide you with an access code in advance, along with a code for the in-room safe. Each guest also gets a dedicated bathroom and toilet, which are private (not shared with other rooms). The room itself is quite small: essentially just a bed with barely enough floor space to open a suitcase, leaving little room to move around. While the bathroom is private, it’s not ensuite—you have to leave your room and walk down a hallway to reach it, which can be inconvenient. Because everyone goes in and out to use their bathroom, hallway noise (doors opening/closing, footsteps) is common and can be noticeable, especially at night.
