James (8/5): - - Staff was very kind and helpful - Place was clean and comfortable - We had an oven, microwave, and a way to cook if we needed to - Even though we were not able to put in an order for breakfast, the owners still tried to provide something for breakfast - the room was a little hot. We had an AC unit, but it struggled to circulate around the entire room. - This was more the fault of Booking.com rather than the owners, but the property was difficult to find and I could not find the message giving us our code and directions to the house.

Regina (9/5): Dinner & a show out, then a romantic couples overnight. Excellent experience, would return! - The location made navigating to the Simmons Bank Arena very easy. We were on a quiet historic-district street, Eastward-facing dining room allowing for beautiful morning light during breakfast & morning coffee. <3 The furnishings were beautiful, the bed comfortable and squeek-free, and the propane stove helped keep the unit cozy. We enjoyed the pair of comfortable robes provided, and the kitchen was well-stocked for prepping our bacon-egg-croissant breakfast. The jets in the jacuzzi tub didn't work, but we have notified the owner as of Feb 27, 2026. Still, it was plenty of room for two to enjoy as a soaking tub. We noticed in the morning that we could hear cup clinking through the wall into the next unit, so the units are definitely not sound-proof. There were no disruptive guests though, so the noise was not a bothersome level.

The historic area and older home is really great. The cottage is nice, clean and comfy. Appreciated being met by Greg the owner, nice guy! Not really a big fan of having to cook my own breakfast while on the road. Multiple reviews mentioned an awesome frittata. I can't see multiple people all doing their own breakfast frittatas. That being said the waffles were good and plenty of coffee!

Pierce (2/5): Cute but we were disappointed - This was our second stay here, I booked it again right away because our first stay was full of good memories. I wanted it to be an annual tradition during Christmas for our family. Unfortunately this time around was not as enjoyable. The owner/property manager was hard to get a hold even through calling. After texting with no response we tried calling then received a text that said “I’m on another call” and then never called back or responded. The heat in this place is terrible!! We FROZE!! I also don’t receive the door code until after check in so we had to kill time. It was so cold the night we stayed that our battery to our car died. When trying to call the property manager for help they again never responded.

It was beautifully decorated for Christmas and the room was very clean. The bathtub was phenomenal! The staircase was a little scary and the bed was uncomfortably hard.

Some of the stairs need replaced-loose boards. The woman we encountered was rude. And, you charged us more money than was stated. I need to see an itemized statement mailed to me. Thank you! Nick (5/5): Not my cup of tea, but could be yours! - The tub was amazing. The jets were a really cool feature. The bed was comfortable, and they did provide breakfast. The host lives on the property, but you would not ever know. She did her best to stay out of the way and provide guests with a level of privacy. Just know going into this house that it is old-timey. It is a historically recognized building for a reason. For a lot of people, this would be great. My girlfriend and I were spooked at first, but we got used to it. The spiral staircase did feel like it could collapse at any moment.
Brit (8/5): Great stay for couples with pets! - Really charming cottage with nice amenities and very communicative staff! The grounds are well maintained and there are lots of lovely sitting areas and opportunities to relax. We stayed in the upstairs Gardener’s Cottage—the AC was amazing, the breakfast options were substantial and I loved having bathrobes provided! Just make sure to bring your pet’s bedding (we did, since we were doing a cross country trip), because they’re not allowed on the furniture/ bed.

Monica (10/5): Thank you to Susan for understanding when I forgot my printed info re: entering the property. - This was an 'overnight with Nana' for my 10 yr old granddaughter. She and I had a fabulous time exploring the garden and relaxing in the room after walking around Littlerock all day. She immediately made friends with the cats and looked for them whenever we went outside. The breakfast was delicious and we enjoyed making it together. She asked if we could stay another night, but we had plans for Sunday travel. If we could have lengthened our visit by one more night, we would have, rather than leaving right after breakfast. That was MY planning decision. I'll know better next time when I bring the younger sister for her 10th birthday getaway.

Heather (10/5): - I liked that the Gardener's Cottage was secluded and private. The noise outside was minimal and the rooms were homey. The parking in the adjacent lot was sufficient. I really enjoyed my stay and communication through email was excellent. I had plenty of time to communicate my breakfast choices. I will definitely return when visiting this area.

Had an issue with our original room but host was quick to resolve it and upgraded our room. Will definitely stay here again. Breakfast of pastries was not great but adequate . Not bakery fresh really since sat in fridge overnight. Savory would be better than sweet . No personal contact which I didn’t like . Interior was fine but a bit tattered . A lot of space inside and if not raining outside too . Things like no shampoo are easily corrected . All in all for 1 night except for rickety stairs it was quite fine .

BRIAN (2/5): False Advertising!!!!!!! - The room itself was very nice and comforting. However, we were disappointed when we checked in to find out the room we thought we were getting was not the case The cottage we thought we were getting was going to have a kitchen and a private outdoor sitting area. When I booked the cottage That is what I thought we were getting due to the description and pictures we saw. Even the lady on site admitted that the pictures were false advertising and very misleading. She was very apologetic, but said there was nothing she could do. (we asked for another room that at least had what we thought we paid for.). This cottage needs to update their description and pictures to actually what you are paying for!!!!! We visit Arkansas and the Little Rock area often to visit family, but we will not be staying at these cottages ever again!!!!!!!!!!!

One large room that has full kitchen, king sized bed, small sofa, and a wicker chair, with wall mounted TV. Bathroom is separate with a very nice shower (3 heads and river rock floor, no tub) Main room has a cement floor without a rug in sight. My biggest issue is with the description. On their website it states spacious and luxurious. If you consider a standard 2 car garage spacious.... Country charm, maybe.... If you lock the side entrance gate, it should be private enough, but doesn't really feel that way with the vinyl blinds gapping open on the edges of all the windows. The AC (old wall mounted unit) works well, but is very loud. If it's warm outside, you can either stay cool or watch TV, but not both if you want to hear the TV. The bed and linens were very nice and I found it very comfortable (it is quite soft, but supportive). All of the cabinets and bathroom sink are unusually high. If you're under 5' tall, you may have problems. Appeared clean and well maintained to my casual eye, but my wife stated some objects on higher shelves could have used a good dusting. The provided breakfast (we had waffles and sausage) was excellent. In conclusion, hang some mini blinds/put up some curtains, throw down a rug or two, figure out a way to quiet down the AC, and it would be 5 stars.

An easy walk to the art museum, short drive to SOMA, lots of gorgeous historic homes around to see. We liked eating in, breakfast was easy to prep. Everything was clean and comfortable, we slept great, loved the shower!! 10/10 would stay here again!

Susan (6/5): Beautiful historic building with a few challenges - Very unique old house turned into small suites and cottages. Very romantic for a night or a weekend. We booked because we made the assumption there was a kitchen as shown in some pictures and reviews on breakfast was stellar. We did not get breakfast requested due to only a few rooms have kitchens so make sure to ask as the breakfast options change if your unit doesn’t have a kitchen. The stairs also didn’t work for us as we had a lot of luggage (very steep old stairs not close to the parking area) which were a challenge to navigate. Overall if I was just staying a night and could get a ground floor cottage with a kitchen (suite we stayed in was very small with fridge outside the room) and could confirm breakfast would be delivered I would book again.

The rooms were clean, spacious, nicely decorated. I would definitely come back. The parking in the back is down a narrow driveway to the left of the house. Hard to see in the dark and very narrow. Also, the instructions for the entry code are buried at the bottom of a long email under "read more". We had some anxious moments late on the first night trying to find the code. Suggest moving it at the top of the email.

Sarah (10/5): Special property in downtown Little Rock! - This was the second time I stayed at this B&B. Both times, I have been delighted with the accommodations. The furnishings and details are lovely. It's like stepping back in time. The pastries were delicious, but I missed the yogurt and granola that I had previously. Off street parking available was appreciated. Speaking of stepping, the only thing that I would recommend would be some added information on the website that describes the stairways needed to access many of the rooms. Just as advertised, the Tree Top Cottage, required some serious outdoor stairs.

Kathy (10/5): A historical unique treasure to stay at. - This is a treasure of a find. I suggest two things to know in advance: 1 - read your emails before your trip. Not on the day of arrival. 2 - upon arrival read all the notes available in the room. Both contain highly important information for a perfect stay. Location, comfort, and enjoyment make this unique place special. The communication was detailed and easy to follow. We had the Somerset Suite. Perfect amount of space and necessities at a reasonable price. Bed was comfortable. Jetted tub was clean and plenty of hot water. Towels are big, soft and fresh. Cute extra touches like robes, make up washcloths, and mints. There is a back patio that has ample seating, lighting, and tree shade. Breakfast of pastries were delicious served with real butter and jam. Quiet neighborhood. The front porch opens to a stunning entryway. Staircase winds up to a welcoming view. I suggest checking out the old details that are still there. Lighting fixtures, rails, moulding, and many others. Everything worked properly. Wi-Fi & streaming services are available. Iron and table, broom, luggage/suitcase holder, extra throws. The gaslit fireplace has adjustable temperature and offers a calm cozy atmosphere. There is also a/c units and a fan for more air flow. Adding, that there was heating vents blowing out heat throughout. So, I am lead to believe that the window units are for extra cooling. Just like the fireplace extra heat. Smelled fresh, shined beautifully, and upkeep is above par.

Jen (10/5): It was home away from home - The cottage was clean and welcoming. After 2 days on the roads, the comfortable bed and real delicious breakfast were much appreciated. We didn’t realize downtown restaurants and the freeways entrance the second day were so close because the cottage located in a quiet residential neighborhood. While we walked our dog, we saw Arkansas museum of Fine Arts is one block away. We didn’t have the time to check it out, but we sure would visit it the next time. Oh, did we mention about the beautiful garden in front of the cottage? Our dog definitely loved it.

Darcee (10/5): - This place is ADORABLE! Very well kept, quiet, and rather idyllic for the location it is in (a neighborhood in a big town). The neighborhood was very quiet, older homes of a historic time period that are in various stages of refurbishment and/or renovation. The Carriage House Cottage is simply lovely. It gave an English Garden vibe, with a mix of modern amenity and historic charm. The bed and pillows were SUPERB and honestly the most comfortable we've ever experienced! The towels were fluffy and soft. Something to note: this place felt like it was built for giants. I'm only 5'2", and the countertops and stove top came just below my chest. The shower heads (there are three... GLORIOUS!) were REALLY high up, and that wasn't completely to my liking. That is a personal preference, though, and should in no way dissuade you from considering a stay. It's just something to note. The cottage has many windows, all with pull-down shades for privacy. This allowed for so much natural light and the beauty of the surrounding gardens to come through. You even have your own private garden, perfect for morning coffee or an evening cocktail. In all, we loved it! We look forward to returning in the near future. We were a bit concerned with the reviews that called the surrounding area "sketchy", but found that to also be a matter of opinion. We were able to relax and enjoy our short stay, and we encourage you to do the same. Thank you for providing such lovely accommodations!

Scott (1/5): Very unsafe neighborhood - Nothing This property is very misrepresented by the photos. This property is located in a very bad neighborhood. The house next door has bars on the windows as do multiple properties in the immediate area. Several homeless, transient individuals were loitering within the block on the streets within the block of the house. We were also instructed to park our vehicle on the street for the night, this was additionally concerning. The property manager was immediately contacted and the concern for safety was expressed and a refund was requested. This request was denied. DON’T book this B&B, it is in a very unsafe area.
Zach (10/5): - The instructions for accessing the property were really clear, well communicated ahead of time, and I stayed in a charming old cottage. A really safe, quiet part of town, and I enjoyed sitting out on the balcony in the evening. Susan was very friendly and helpful! I shall stay here again if I return to Little Rock!
