- Ashley (1/5): DO NOT stay here - The photos listed on Booking.com made it look wonderful but this is not what we experienced. I booked two rooms at Lycia Hotel for my family of 5 for 8 nights. We were so excited for our stay based on the exceptional photos, but when we arrived (the road in is so steep our car was struggling) it was a ghost town and we had no idea where the reception was. A man walked out and gave us no warm welcome but asked for our passports. Compared to the warm welcome we received at all the other hotels we stayed, this felt very cold. He showed us our rooms, which were up a long flight of stairs on the 2nd and 3rd floor. The "penthouse suite" on the 3rd floor was stuffy and super hot with several small mattresses on the floor. My husband couldn't even stand up all the way the ceilings were so low. On top of this, the kitchen area looked like it was covered with plywood and all the plants were dying. The property and rooms looked really rundown, and I think this property could use some serious maintenance otherwise the beautiful photos displayed on Booking.com are truly not representative of the offering.
Given all of this, and due to the fact that the price of Lycia Hotel was 2x the price of a much nicer place down the road with an all-vegetarian restaurant, we decided to leave after 10 minutes and had to find a different place to stay so we kindly asked the owner for a refund but she refused to give us a full refund and charged us over $700 usd for one night even though there were clearly not many people staying on the property, if any (so any argument about losing out on funds from another guest is not relevant). I would strongly recommend NOT staying here and staying at Mavilim instead!
- Fiona (9/5): The perfect hotel for a relaxing and peaceful holiday. - We loved our stay at this family run hotel. The team, led by Merih were all so helpful and nothing was too much trouble. As many have commented, the breakfasts were superb and the view from the restaurant area breathtaking. The hotel provided the perfect peaceful holiday we needed. Easy to catch a Dolmus into Kas town from the top of the hotel road, just 50 TL pp each way - every half hour and v reliable.

У отеля есть свой выход к морю и романтическое место для релакса.
Завтрак выше всяких похвал - идеально расположенная терраса с видом на море и красиво сервированный завтрак. Свежевыжатый сок и напитки на выбор. Один момент вызвал небольшое затруднение - отель расположен на довольно крутом склоне и спуск к парковке отеля на автомобиле может быть сложным.

- Julie (9/5): A very restful and enjoyable time, with amazing views - The hotel is located on the peninsula with an amazing view over the Mediterranean, while it is about 5 km out of town the local dolmus system provides easy access to Kas. While we did have a car, we rarely used it during our stay. The breakfasts provided each morning were amazing and the staff providing these very accommodating. The rooms were spacious and very clean. We particularly enjoyed the access to the Mediterranean via a short walk downstairs. Often our group were the only people accessing the hotel sunbeds, which was glorious.

The bed is a small double
- Susan (2/5): Hugely disappointing - Hotels.com advertise it as a hotel air is more of a guest house. The staff have to make breakfast , clear that up, prep lunch in case anyone wants it, prep rooms for incoming guests and finally are supposed to clean in siri guests They do not get to the rooms until very late and then do not clean They ask if you want anything like a towel. When asked for clean sheets after several days (!) they just hand one or two over and we had to change the bed ourselves . It’s clear that maintainance is neglected as well as cleaning which is sad as at some point care was taken to set up the small guesthouse Our jacuzzi which was a domestic bath and not a spa was filthy I had to clean it daily and run the filth thru the pipes . After two weeks the pipes finally ran clear! The photos on the website are very old and there is now another hotel in front of the sea as well as a derelict one.We would have left but knew we wouldn’t get our money back. Rhe attitude of the woman supposedly running it was such.
There was a hornets nest by the restaurant . They swooped down on us over breakfast. No effort was made to remove the nest and the staff just accepted their presence

- Lauren (10/5): Private beach to relax with stunning views - This hotel is an absolute gem! Clean and spacious room. Traditional Turkish breakfast. The staff were very friendly and helpful. The private beach with sun beds is such a beautiful place to relax, particularly at sunset. It was easy to get a taxi into Kas town for lunch or dinner. The driveway is very steep, but taxis and transfer services can pick up from reception. Highly recommend this family-run hotel for a memorable stay on the Turkish Riviera!

Es gab kein Mülleimer im Zimmer und kein Wasserkocher was auch sehr genervt hat.

The location is perfect — quiet and cozy, with a magical view from the hotel grounds.

The room was spacious with its own terrace and had everything I needed, except a kettle.
The staff were super friendly.
Breakfast was excellent — fresh and tasty food.
The Wi-Fi was good too, enough for me to work.
Highly recommend! Everything was good, just keep in mind it’s pretty far from any stores and u need a car or motorbike to go to the city.
Also there are a lot of ants at the terrace.
There is no kettle in the number it would be perfect to have it and be able to make a tea at night under stars.

Il est préférable d’avoir un véhicule, nous sommes à 10 min en voiture du centre de kas. Le wifi ne fonctionnais pas ou très mal ce qui peut être problématique.

Personnel serviable et efficace. Manager anglophone et s’occupant gentiment des clients. Bon à savoir : l’hôtel est au bas d’un pente très raide peu praticable à pied. Heureusement les taxis pour Kas viennent vous chercher et vous déposent à la porte de l’hôtel, ceci pour un prix raisonnable.

The breakfast also very nice,you can even order it to your room,the orange juice very refreshing. The beach (rock beach) very private and beautiful,better leave half day there. No need to mention the lovely lady owner, who can speak German, she is so friendly and helpful,make you feel like stay at home. Maybe to give a sign at the way to the beach,though we find our way.

You direct access to the beach / rock area with nice sunbeds to lie on all day. It was bliss being able to swim off the rocks and relax by the water all day. The breakfast was fantastic and had stunning ocean views. They provided extra towels for the beach / pool which we appreciated. They had super nice soaps and shampoos in the room. Nothing really - I wish we could have stayed longer.
One minor piece of feedback the pillows were a little too firm for our liking and it would have been nice to have a flatter pillow option.

Sun beds are a bit old but absolutely fine because of the view the sea and due to towels that are given by the hotel

- Margaret (9/5): Beautiful views - The Lycia enjoys a beautiful position on the peninsula in Kas. We were upgraded to a room with stunning views. The rooms are large and comfortable. Our dinner and breakfast was very good and beautifully presented. The location is nice as it’s away from the hustle and bustle of downtown Kas. The bed is what looks like a double. A larger bed would be nice. Also it appeared that the property would benefit from some maintenance on the building and in the gardens.

Also, you have access to the private beach that only hotel guests can use and that's awesome because me and my wife went to all the major/most popular beaches around (Halk, Patara, Kaputaş) and we found the private beach of Lycia Hotel to be by far the best! No more than 8 people at the beach anytime and most of the time there were only me and my wife even though the hotel was full all the time! Highly recommend! One of the best places we've been to! Our room was very spacious, it can perfecly fit a family with kids, giving parents their privacy.
Our balcony had a very nice view of the bay.
- Leyla (6/5): Beautiful location, some room for improvement - Kas is beautiful and this hotel is on the peninsula with easy access to a private beach (note that because you are on the peninsula it gets windy/water is more choppy than other places). The hotel breakfast was excellent and a highlight, a huge and delicious spread every morning. Restaurant was also good for dinner and prices very fair/similar to what you'd find in town. The views from restaurant and the pool are excellent. Room was comfortable. We found that the staff were extremely kind and helpful. The hotel has private access to the beach with beach beds in cabanas. Unfortunately, the covers of the beach beds have not been cleaned and there was mold growing on the pillows at the roof of the cabanas. Shower at the beach also does not work. If you don't plan to spend time at the beach this may not be an issue but as we were coming primarily for the beach so it was a disappointment and uncomfortable. Some other areas of the property could also use repairs, for example, the pool view is beautiful but some tile on the pool has come off, water not crystal clear and pool lounge covers were not completely clean. Shower doors in the room do not close fully so it's hard to take a shower without getting the bathroom soaked. The staff were wonderful and very helpful, but we thought that the owner could have been clearer in her communication. For example, you cannot have dinner at the hotel unless you confirm at breakfast, but we were not told this so did not confirm and were then surprised to find out we couldn't eat at the restaurant one night. Very unclear schedule of when the rooms were cleaned versus not. Overall we enjoyed our time but were not completely comfortable given some of these issues.

- Marie-josée (9/5): Superb - Marie and her crew treated us like family and they they were most helpful and resourceful when came the time to make reservations or help to please us who were travelling with 4 teenagers.
I would add that we had the best meals in Kas directly at the hotel, weather it was for breakfast or dinner. Although this seems to be the norm in many hotels of Turkey, the beds were very bare in terms of bedding. There was no materas cover and only a bottom sheet. Plus, there could have been more than one cotton blanket in the beds.
Also, the was so warm, it wasn’t refreshing.

- Farrukh (2/5): Misrepresented stay online with partial views and cleanliness issues - We had booked the Lycia hotel for 4 nights in Kas but ended up only staying for 1 night. After traveling all night to get to Kas, we arrived at the hotel and were very disappointed with the room we got. Cleanliness was a major issue.
We were given a room on the basement kinda floor (you had to walk down some steps from the main entrance) which hardly had a view. As advertise in their pictures. You could see pool the rest was obstructed by the hotel in front of Lycia. You really had to stand at an angle to see the waters. The private terrace was not at all private - we were right next to the restaurant and everyone could look into our terrace/see us. The terrace also had open access to the restaurant so anyone could walk onto it.
Our entrance door looked into the janitor cupboard as soon as you go out you would see the stuff lying right in front. Welcome fruit basket had rotten banana! The rest looked stale.
The main lights in the bathroom didn’t work, which made it hard to use the bathroom especially at night - There was mold around the shower area. One could see the wetness kinda mold under the wooden flooring next to the shower. The bidet tap was dirty and so was the dustbin, without any liner. The towel rack was full of dust on the ends. We requested to fix the light in the bathroom, someone came to check but after that nothing! The bathroom mirror had corrosion marks all over.
The room itself wasn’t cleaned properly and there were chips crumbs on the floor. Door handle had loud creaks. For $300+ per night we expected better. It was completely misrepresented. Their cabanas and water access is a steep path down, it’s not on the the property.
We asked if we could cancel our reservation and were told we would be able to, so we spent 4 hours going around Kas to find another place to stay. When we asked to move out, we were told that we would still be charged for the night stay. We would not recommend anyone staying there for this price.

- Navigator64263490040 (8/5): Astonishing view of Kastellorizo Island from Lycia and Great Gastronomy! - Beautiful views by seaside and Kastellorizo Island and a uniquely quiet atmosphere, this hotel was worth the try. I would like to add that the gastronomy at Lycia is especially special- attention to details in all dishes, taste and quality and freshness of ingredients are all very high and homemade.
- Diab (8/5): Besides having an astonishing view, the food in this hotel is quite the headline for us! - A family-owned somewhat isolated boutique hotel, the location was absolutely worth it! Breathtaking views by the beautiful Mediterranean Sea and a quiet atmosphere to it, this is only a 10-minute drive to the town despite it being in the inner part of Kas Peninsula, which does have a long beautiful walkway (better advice is to walk that in a different season other than summer though). Also and seriously, hats off to the Chef!!! Lunch/Dinner in Lycia Butik is exceptional- homemade and yet, fine diner quality. You shouldn't bother and have lunch/ dinner in town. The Chef who's helping Merih (owner of the hotel) is amazing and he pays attention to all the intricate details in any dish he makes for you! Their breakfast is also recommended- very rich and diverse. What we didn't like about the hotel is lack of some of the amenities, like iron/ iron board in the room. Safety deposit was not working as well. Also, this hotel isn't your typical boutique/ ordinary hotel, where you expect to see a lot of people in a lobby area and/or easily dial a reception number. This is more of like a beach house kind of vibe, where it's very serene and quiet. So, we have never seen a landline phone in our room; however and to be fair, Merih does have a number and she herself responds rather usually promptly to any request you have! One more thing to add onto the location and for people with leg issues/ problems is the fact that this boutique hotel is positioned a bit uncomfortably (even sometimes hard to spot on the first time) on a very steep incline, so watch your step as some cars (especially tourism/ safari cars) don't go down, so you'd have to walk up the incline and down on the way back when you get dropped off.

- Catherine (10/5): Loved it so much and will definitely return - can’t rate this highly enough. We arrived at 1am and were met by the owner and a staff member to show us to our room, provide us with fruit and give us the info we needed without dragging out our check in.
The room is huge, the views are amazing, the staff are friendly and accommodating, the food is so tasty and it is a quiet oasis from how hectic Kas itself can be. We were torn about staying in Kas proper versus the peninsula and are so happy we opted for the peninsula and the Lycia. We still made the effort to go into Kas but could come back to the bliss at the hotel.
On top of all of that, Merih (the owner) has contacts for so many activities and can help you out with minimal effort on your part. We even went on a private boat tour to the Sunken City because another couple staying at the hotel had organised it and Merih had thought we would enjoy it and would all get along, so suggested it at breakfast to us. She was right, it was amazing. She arranged the transfer, the tour and worked with our driver to find an open pharmacy for us to buy some seasickness tablets on the way to the tour (it was Eid and not many places were open) because I didn’t want to miss out on the tour just because I get so motion sickness so easily (I get motion sick when I swim in the sea so I have a pathetically low tolerance for movement on a boat!). I highly recommend doing the private boat tour. There’s nothing I didn’t like about the property.

The suite was gorgeous and beautifully kept with sensational sea views. The private beach was incredible with lovely cabanas to lounge on. The food served was fresh and delicious. Lycia Hotel is a delightful escape from the busyness of Kas city centre and was a relaxing paradise. Highly recommend !! Absolutely nothing !

- bering2021 (10/5): The perfect coastal getaway! - Incredibly beautiful setting with the most stunning views of the sea. It is a nice retreat on the peninsula, situated at a slight distance from the busier sections of town. We had a room with a balcony overlooking the pool area and it was very spacious. The owner Merih was incredibly nice, as were her staff. We highly recommend that you eat at their restaurant. We had some of our best meals of our entire Türkiye trip at Lycia’s restaurant! They even deliver food to your room. Very relaxing getaway!
- shridharm2014 (10/5): Must visit - It's a simple wow. The star of the property is mehri..she is always available on whatsapp and she does take care of your travel worries pretty smoothly. She was kind enough to upgrade us to a suite room which was beautiful and had breathtaking views of the sea.
The hotel is located at a comfortable distance from the kas town and is seviced by local busses and taxis that cost 150 lira per way.
Any issue at the property or at kas in general, you can whatsapp mehri and she will solve it for you.
The highlight of the hotel is the breakfast just the way it is presented and the options that you get. It's a sit down breakfast which has a beautiful presentation.
I would recommend this property to all who look for a comfortable and peaceful stay. Not too close to the town and not too far.

It was perfect. The room was beautiful with attention to detail in every area. The bed was completely comfortable, the pillows were the perfect blend of structure with fluffiness, the bedside chair was inviting and a perfect spot to read or journal, the closets had plenty of room to store clothes, the bathroom was tiled and beautiful. Breakfast was incredible. The staff and the owner helped us find a guide for the ruins who was perfect for us, the dinner recommendations were spot on.
We couldn’t have been happier there and it was hard to leave.
I recommend this gorgeous place whole heartedly.

- Tugba (9/5): Luxurious boutique hotel with excellent breakfast included on the peninsula of Kas. - We enjoyed our 2 night stay at this boutique hotel. Lycia Hotel is located on the peninsula. The views of the Greek island, Meis, are beautiful. We immediately jumped into the clear sea after a long trip from Cappadocia, it was so refreshing to swim in the Mediterranean Sea! After swimming in the sea, we spent a short amount of time at the pool, however, it did not compare to the sea. We enjoyed the friendly, warm customer service by the owner Melih. She was very pleasant, very laid back and easy to get along with. A young man named Ahmet greeted us and showed us our room, he surprised us with a delicious welcome drink! I will never forget being greeted this way! :) He made our stay very special and we wish this college student well! We stayed in the Penthouse Suite, it was very comfortable. We enjoyed the gorgeous views from the balcony. Unfortunately, we did not use the hot tub but I did enjoy sitting out on the balcony and stargazing at night. The linens on the beds and the towels in the bathroom were excellent... so good, that we asked about the towels/robes, then went into town and purchased directly from Gaffar Bey (Mr. Gaffar) in downtown Kas. It was worth finding his exact store because his towels/robes are excellent and he provides good service. We did not rent a car, we called taxis whenever we went into Kas from the peninsula... the taxi was about 120 liras one way. We did not know there are two Lycia hotels, so this confused our taxi drivers. We enjoyed staying at a beautiful place, but next time we prefer to stay near the marina in downtown Kas (it's 10-15 minute taxi drive).

We were upgraded to a better room and had a great balcony with jacuzzi. very spacious room with good amenities. Breakfast was fantastic and we had both a lunch and dinner and both were very good. There rock terrace by the sea was also exceptional. Fantastic memories. The rock terrace to the sea is meant to be private but due to location it is used by the public too. There is a hotel in front of the hotel so unless on a high floor views may be blocked.

She arranged for us a private tour of the Sunken City which was magical. Captain Mustafa (+905373718138) was very knowledgeable and grills delicious fresh fish! Phenomenal experience.

- N7609KMchristopherb (10/5): Rooftop dining in Kalkan - So having been to a number of reteraunts in Klkan including some of those listed in Trip Advisor we decided after a recomendation to try Lycia.. You will definitely need to book they advised. I drove to the resteraunt which is part of a small hotel to both book and take in the view... I believe where you eat in the restaeraunt is just as important as what you eat.. The tables were set out as a lunchtime cafe style, marble top tables and nothing outstanding although the view was what we were expecting.. uniterupdet vies over the water into Kalkan Town..However the transformation in the evening was something to behold.. crisp white tablecloths, beautiful flower arrangements, glassware and cutlery and candlelight.. A perfect setting for evening dining.. The menu was also mouth watering.The Meze and fresh fish options were our choices all served by attentive well trained staff who had a genuine desire to make our evening awesom... The maitre d' hotel is a well travelled guy and used to fine dining his attention to detail is out there... Book and enjoy... you will not be disappointed..

Her sabah kahvaltıda günümüz ile ilgili planımızı sordu:) Kahvaltı serpme kahvaltı şeklinde; ek istenen yumurta ve kahve için ücret talep edilmiyor bu çok hoş, üstelik bir sabah yan bahçede bir abla çok lezzetli gözlemeler yaptı sıcacık ve lezzetliydi.
Otelin genel değerlendirmesi ise temizlikten çok memnunduk; havuz deniz suyu, gayet temiz, çocuk havuzu da mevcut. Dekorasyonu bize hitap ediyordu, havuz kenarı manzarası bile muhteşem. Sahilde kendine özel plajı var, biraz dik bir yokuştan iniyorsunuz ancak yamaçtan manzaralı bir otel için gayet normal bence. Localar ve kaya altı şezlonglar çok güzeldi. Su akıntılı ve dalgalı oluyor yüzmesi biraz zor ama zaman geçirmek ve denizi izlemek için ideal. Yarımadada olduğu için Kaş'a 20-30dk da bir geçen minibüslerle gidiyosunuz, taksi tercih ederseniz fix 35₺ olarak ayarlanmış. Halk plajları minibüsle 10dk.
Eşimle biz 5 gün kaldık ve harika vakit geçirdik. Bence kesinlikle tercih edilebilir bir mekan. Otel tam bir huzur kaynağı(Eylül de gittiğimiz için biraz da sakindi). Odalarda sigara içilmiyor ancak veranda ve balkon gayet yeterli:)
Fiyat performans dengesi gayet yerinde.
Olumsuz yan: Sadece restorant ücreti daha uygun olsaydı(çok uçuk fiyatlar sayılmazdı) tüm tatil boyunca akşam yemeğimizi orada yiyebilirdik. Bir kez yedik ve memnun kaldık yemekleri güzeldi.

Ancak arabasız gelmenizi tavsiye etmem. Ana yoldan otele gidip gelmek bile işkence. Çok dik bir yokuş var, sıcakta inip çıkmaz imkansız. Huzur arayanlar için birebir. Gün boyu kendi kendinize kalabileceğiniz, kafa dinleyebileceğiniz bir otel. Kahvaltı serpme olarak geliyor. Oldukça sade ancak yumurta vs. gibi eklemeler için ek ücret talep etmiyorlar.
