Bathroom was a good size with good shower. Breakfast was superb quality locally sourced produce. Rodney our host was friendly and made us feel very welcome giving us advice on places to eat. Excellent value for money, would definitely stay here again. I can not fault the Cleave Court an exceptional place to stay!

He met us at the door and guided us straight to our room to rest. The breakfast in the morning was also fantastic. Just a homey and relaxing atmosphere. Highly recommend and I would definitely stay again.

He gave us maps of the city, told us about the hidden gems to explore. And the breakfast was excellent!! Everything is sourced from local producers and they made it fresh for everyone. I can definitely see myself visiting again. Absolutely nothing!

- Guest (8/5): Pleasant stay and would stop again once the bathroom issues sorted. - Owner was great. He was very helpful and offered recommendations for dinner. He kindly allowed us to park even after we had checked out. The breakfast was very good, it was piping hot and good quality. The location was good but was a little dark walking back at night. There was ample tea and coffee in the room. The room we had (number 4) was quite small but as we stopped just one night it was OK and we were given a choice when we arrived. However, the two dinning chairs had seen better days. The window frames were very dirty but what let it down the most was the bathroom. The tiles in the shower needed a good scrub to get the black off the grout. The shower tray was cracked in several places and the holder for your shampoo etc looked absolutely awful and just needs replacing. I would suggest cleaning the cupboard under the wash basin.

Good value for money
- Hayley (7/5): - Wonderful stay at the guest house, Rodney was very welcoming when we arrived. When looking for somewhere to stay at the last minute parking was a must for us.
Breakfast was great and fresh every day with a good selection.
The room was quiet. Only downside was the room was a little small for us, and the dining chair in the window was ripped when we arrived.
The issue with the silicone around the edge of the bath needed to be repaired as washing hair was a struggle with water splashing against where the water could of got through the gap.
We would have preferred a bigger room with a shower and a comfier chair. The bed was a bit small.
- David (10/5): Best ever stay in Llandudno - It was brilliant, Rodney was a lovely host . Breakfast was fresh and hot and tasty. The area was very nice and everywhere was within walking distance especially the Albert where we had a couple of steaks .the room was beautiful and the bed was comfy.

- Lianne (9/5): Excellent location for exploring Llandudno and the tram way to Great Orme - Rodney welcomed us and got us settled in. The house is lovely, definitely feels like you are being invited into his home, lots of personal items and decor - plenty of talking points! We were on the 2nd floor, rooms were good, beds were comfortable and we didn't hear any noise from outside or other guests.
Breakfast was good, plenty to choose from and tasted great.
Location was great, walking distance to the beach (15mins) and a bit further down to the pier. Rodney recommended The Albert pub for dinner which was excellent and about an 8 minute walk away. The Albert had really lovely staff, made to feel very welcome, plenty of choice on the menu and the food was delicious. We arrived at 7pm on a Tuesday and it soon filled up so maybe booking ahead is a good idea.
The Victoria Tramway was about a 15-20 min walk away, Rodney was able to allow us to leave our car at his car park while we did a little sightseeing on our day of departure. I'm a bit of a stickler for glassware being super clean. Unfortunately the glasses for the water in my room were a little smeary so I didn't use them.

- C (10/5): A great place that I’d stay at again. - It’s a cool property in a wonderful neighborhood within walking distance of everything. The room was large with excellent ventilation. Breakfast was delicious. We enjoyed the old school feeling in the town, on the promenade, and on the pier. We visited the water on both sides of town, and though I might not go there for swimming, they were good for walking. The walk to the botanical garden and summit was wonderful with lots of sheep and goats with big horns. Rodney and his people were great. Nothing.

- Ian (9/5): Well located and friendly place to stay in Llandudno. - Cleave Court Guest House is well located around 5 minutes walk from the centre of town. Rodney greeted us on our arrival and immediately made us feel both welcome and comfortable and offered advice on many aspects of the town.
The cooked breakfasts we enjoyed were exceptional with the ingredients sourced from local producers.
The weekend was most enjoyable enhanced by the comfort of Cleave Court.

- Stephanie (10/5): A lovely place to stay - The location was great, it was easy to park and quiet. We received a friendly greeting and our room was great. The breakfast was good. The owner/host was very accommodating and nothing was too much trouble. He arranged an earlier breakfast on our second day so that we could get to our conference venue in time for the first session which was early, and on the third day he agreed to a later breakfast so that we could attend a Parkrun in Bangor first.
We have never stayed anywhere so accommodating, it was wonderful. The whole accommodation was great. The only slight difficulty was the shower over the bath.

Bit fun finding the place (Sat Nav got lost, lol) however once foud the location gives easy access to the town centre.
Ideal place for a visit to Llandudno, would highly recomend.
(For anyone into F1 there is lots of F1 memorbelia as the host worked in F1 for 16 years.)

Breakfast was really good and plenty of choice. Enough parking on site, but also plenty of free parking on the road side. It's a short 5 to 10 minute walk to West Beach and around the same to the main beach. About 15 minutes to the pier. Around 10 minutes to the shops. I have been to Llandudno many many times in the past 50 years and have never stayed in this area before. Nice and quiet, but not too far to go for some great restaurants - Romeos, Candles and White Tower are close by. Would not hesitate to book again and I loved our room on the 2nd floor with the skylights! Can't think of anything. If I was being very critical, the shower took a while to heat up to temperature, but we were on the 2nd floor and it wasn't an issue to let it run for a few minutes.

A very comfortable bed and a most delicious breakfast. Given the weather at the time of our stay, the room was a cold, even with the heating on and the heating did not really stay on for long enough to warm the room.

Rodney generously allowed us to leave our car at the compound after checking out, so that we could walk to the promenade as we were afraid parking would be difficult there. Nothing!
