Guest Reviews
- Gareth (8/5): Perfect accommodation in the upper suite for 4 golfers on a short break. - Great location. Basic accommodation but great value for money and good communication with the host. Nothing
- Philip (5/5): Just okay - Location Needs refreshing
- Tracy (8/5): Excellent time there. Manager was absolutely lovely. Had a great time would use again.. - Location was absolutely brilliant Outdated but clean
- James (1/5): Did not enjoy it at all - The location The host was very rude
- Neil (1/5): Teribble & a waste of money; so bad we left without staying in the room - Staff member wh greeted us was friendly enough Grubby, down at heel hotel, over-priced & so uncomfortable looking we actually chose to drive home instead of staying in what would have ben an uncomfortable, grubby room
- trevor (8/5): - It was fine
- Grahame đ (5/5): - Comfy bed and powerful man shower. That we were only there for 1 night Why build a hotel over a club where people don't stay inside but socialise outside right under the bedrooms till the early hours.
- Alison (8/5): Host was very helpful and friendly - Very clean, excellent facilities Even though we were warned, it was very noisy. Warm weather meant leaving windows open which didnât help with the noise from nearby bar. We want young people to enjoy themselves but as we are older itâs just personal preference
- Christian (8/5): Tick boxes - Location ..friendly greeting .. comfy clean bed and spacious room V
- jackie (10/5): - Lovely room with jacuzzi bath. Nothing. It met our needs for 1 night.
- BRIDGET (1/5): Disappointed - Nothing Out dated , dirty , rundown

- Ellie (9/5): - Location- within easy reach of town centre
Bedroom was cosy and comfortable.
Bedroom was a good size, mattress was comfy. Got a good night's sleep. Bathroom was a little chilly at times even with the electric heater working in the bedroom ( unable to get the radiators to work ), in the bathroom.
- anthony (3/5): - Nothing like the pictures night club underneath noise till 2 am
- Nathan (10/5): Great central location, comfortable stay would recommend - Comfortable snd cosy Nothing
- Judith (3/5): Sadly not worth the money and not as described on the website. - The person I checked in with was polite. It was clean but everything was worn and dated. Unfortunately it is nothing like it appears on the website. It is very tired and worn. The central heating doesn't work and there is just a small plug in electric fan heater. I was told I mustn't lose my key as it was the master copy and there was no replacement. The mattress was worn with springs sticking up in places. The house itself could be beautiful but sadly it hasn't been updated in a long time and the website gives a false impression. Sadly not worth the money.
- Stephen (1/5): We will never dream of staying at this place ever again - The only good thing about this property, was the location The room we stayed in was old dated dust dirty and not worth the ÂŁ109 I was charged it was nothing like you see on the photos. Iâm Booking.com.
- Leonora (8/5): Superb - Near center
- Joan (1/5): Will never stop there again not recommend anyone to stay whole place need good clean & redecorated, - Location was fine no breakfast included Cleaning, bathroom skirting boards covered in cobwebs and dirt, floor in bathroom dirty, shower dirty so couldnât have shower. Whole room in need of decoration furniture was chipped. Never saw anybody only day arrived and left no housekeeping done all the time we were there. It was disgusting.
- Craig (5/5): Cheap location , not like photos - Lactation Room was not clean and signs of not being cleaned correctly , bathroom door did not shut due to being off hinges , nothing like photos , needs some painting . Staff rood on the phone
- Anna (1/5): Awful and will never go back here - Nothing Everything
- Kevan (8/5): Great location but requires a little more attention to detail. - Location was good & room sizes. No parking. I am disabled and had to park up the street. Suite had lights that did not work. Light bulbs blown.
Main bed very low to floor which made my knees & back hurt getting in & out.
Some of the decor is looking tired. In need of painting.
- Jez (5/5): -
- Christine (7/5): Clean and tidy - owner very helpful but was more just a bed - ok as a stopping place and clean and owner very helpful - Location was central and convenient Needed a facelift
- Mikec and June (7/5): - Staff were excellent A lot of road noise
A little dated
- Sonia (7/5): Warm comfortable nicely situated - Warm and comfortable
Nice thick towels
Lovely shower The only criticism I can make is there was no white sugar for our tea and I couldnât get the heated towel rail to work as it was quite cold in the night on going to the bathroom
- Helen (8/5): -
- ROBSTER (6/5): Poor - Location. Room dark poor lighting only one bulb on bedside lamps worked.
Double socket cover for kettle fell off. And one of the sockets could not get a plug in.. Big hole behind TV were the Aerial came out of the wall. Couldn't get reception on TV at all. Marks on sheet. Bathroom big crack in the sink, plug would not release. No lid on toilet . Light above bath never been cleaned in its lifetime and didn't work.

- Mike (7/5): I just wanted a room for the night which was acceptable. Room was a bit cold even with heater on. - Location was good for what l needed
- PRU (7/5): Very enjoyable. - Great location. No breakfast but close to cafés. The central heating didn't work but we were provided with an electric fire which kept the room warm but the bathroom was freezing. There were alot of steps up to the room and no lift.
- James (10/5): -
- Glyn (1/5): -
- Lianne (8/5): - Friendly welcome. Big warn room, modern bathroom, Very noisy bar outside on Saturday night until late.
- Angela (8/5): Nice hotel - Close to centre and nice hotel Close to centre and comfortable
- Mark (10/5): - Excellent hotel with an amazing room location was excellent 2 mins walk to the town centre
- helen (10/5): - Easy to shops walking castle rooms bath avn nice coffee and peaceful even though on main rd Nothing
- Jay Grime (10/5): A day in Skipton. - The location was perfect both for parking and exploring the centre of Skipton. We visited the castle (we had no idea it even existed despite 2 previous trips to Skipton) and thoroughly it.
The hotel was also a short walk away from restaurants and pubs which made our evening very relaxed and stress free.
The hotel was large and comfortable.
Our room was spacious and equipped with TV and large multimedia player with speakers and remote control. The shower was powerful and a smart 1/4 circle design giving lots of room inside.
Upon entering the hotel we were greeted by a very friendly and chatty host who even carried some of our bags up a flight of stairs.
All in all we enjoyed our stay at Boutique 25 There was nothing we didn't like.
- Beck (8/5): - It was cental to everything Water wasn't hot enough
- Woodward (7/5): -
- Alan (5/5): Pleasant B&B, good location, wish the bar closed a lot earlier. - Good location. Wasn't aware when I made my booking that the basement bar would play loud music until 1am. I could clearly hear this from my first floor room at the front of the property, along with the noise from customers spilling out onto the pavement until the early hours. As a result, I had a very disturbed night.
- Linda (6/5): - Location. The hotel was adequate but nothing to match the âBoutigueâ title. Bed extremely comfortable & clean but room set out & furniture was dated. Very quiet night, no noise disturbance. Only there for one night - everything on offer was OK.
- Susan (8/5): Very comfortable nights stay and good location - Good location in town centre No parking
- Luke (1/5): Donât waste your money!! - Nothing! Everything, especially the management! Still waiting for a refund!!??
- keith (9/5): -
- Syl (5/5): -
- M (2/5): - Avoid Boutique 25 in Skipton if you donât want your holiday ruined.
The only redeeming feature of this place is the housekeeper, who deserves a medal for working here. Everything else belongs in an anthology of bad hotels.
The rooms look nothing like the glossy photos â unless you enjoy spectacular optical illusions that can turn a donkey into a Porsche. The mattress is soft and saggy, the shower has all the practicality of a garden hose nailed to the wall, and the water couldnât be persuaded to get hot. The rooms are freezing, but donât expect heating â instead youâll be offered a cheap electric radiator, presented as if it were a luxury feature.
Noise from the pub in the basement makes sleep impossible â unless you happen to enjoy the sound of thudding bass as a lullaby.
The host/receptionist? Rude, dismissive, and allergic to helpfulness. When I asked for ice to treat an injury, his only concern was that âthe towels would get wet.â His answer: âWe donât have that kind of ice.â (I wasnât aware there were different breeds of ice â perhaps icebergs, cubes, or stalactites?) A request for late checkout? Denied. Help with luggage? âThe housekeeper will do it.â
On arrival, I was told this is âa hotel for couples.â That explains the Bible in the drawer â clearly there for some light, edifying pillow talk.
This isnât a boutique hotel. Itâs a cold, noisy, badly run joke â but without the laughs.
- David (4/5): - I sent the host an email requesting an early arrival to drop our bags, I am still waiting for a reply.
There is no lid on the toilet, leaving no where to put clothes when attempting to shower.
The shower is in a bath tub, with only a hand held shower head, no vertical rail
The hot water was luke warm, then turned to cold again so I guess it didn't matter about the crappy shower head because the water was cold, leaving us without having a shower
The wash basin has a large crack in it
You need to operate 2 remotes for the TV
The floor in room 4 flexes when you walk on parts of it, tread gently.
The door closer at the top of the stairs needs adjusting, as it closes very quickly.
The Wifi was good
- Amanda (6/5): - Was no hot water in the morning for a shower and the room was very dusty and cracked sink in bathroom and not great deco in the room
- Karen (8/5): - Clean and great space to the room ..
Nigjt club situated directly underneath room creating noise but if you on a night out its handy
- Jacqueline (10/5): - Great location. Just a couple of minutes into town. Lovely room with jacuzzi bath.
- Debbie (3/5): Not good - Location We asked for more coffee and milk they said we couldnt have anymore
No parking
Nothing like the picture of the room
- Sarah (1/5): Definitely not a boutique hotel!! - Nothing An honest review -
Most definitely not a boutique hotel.
Our room was completely ran down.
Threadbear and very dirty carpets.
Hardly any of the lights worked. One was hanging off the ceiling.
No hot water in the shower.
We were so disappointed
- Helen (6/5): - Great staff, clean good location, as long as you are expecting basic this place is great, if you want an exceptional experience stay somewhere else
- David (7/5): -
- William (9/5): -
- Frederick (3/5): Location is great....the rest not! - Location Worn and noisy. rooms 2 and 3 at the front of the place...avoid. Get a room at the back if you have to go there.
Reception closed until 1500 when it is the earliest you can check in. Need to be out by 1100 next day.
- James (10/5): - Good location to all attractions
- Jacqueline (10/5): -
- Ryan (6/5): -
- Sonia (10/5): The manager on duty was very polite Iâd definitely stay there. again beautiful room a bit noisy but we knew this bef - Was in the centre No breakfast but there was a Witherspoon across the street
- Andrew (8/5): -
- Tina (8/5): Comfortable bed - Na No shower
- Paul (10/5): - Room and staff excellent All good
- KATE (6/5): - Advertised as B & B but no breakfast.
Good that you are given keys so can come and go as you please.
Very noisy Friday night as bar open downstairs.
- Cillian (9/5): -
- Stephen (6/5): - It was close to everything The price was a bit dear once we seen and it was just a room you couldn't get the tv working properly
- Sandra (1/5): - Location Broken sink, bathroom door falling off. Bedroom ceiling coming down. Dust everywhere. Absolutely disgusting
- Kirsty-bridie (9/5): -
- Gavin (5/5): One night in Skipton - Good central location. Comfortable bed. Nothing in particular.
- Stuart (4/5): - Nightclub inder hotel!!!!!. Sleep not possible
- James (9/5): Superb -
- Christopher (10/5): Great value for location - Location and size
- Lou (10/5): Exceptional - Central location.
- Laura (7/5): Great location, Lovely large room - Lovely sized room, comfortable bed (the most comfortable nights sleep I've had in a while!), good amount of facilities and extras like the music station. Host was extremely pleasant and helpful. There were some cleanliness issues- there was someone's empty cans left on the floor by the bedside cabinet, and a few bits under bed. Lovely clean bedding but we usually strip the bed ready for the cleaners after we have used it and the mattress was very stained due to no mattress protector.
Some of the areas of the room are in need of attention such as broken toiletry dispensers, broken light in bathroom, general tarnishing on some of the chrome etc ...although not major these do take away from the 'luxury' feel of the room.
- Jacqueline (10/5): Exceptional -
- Matson (2/5): Boohoo boutique - The chap at the desk seemed like a nice bloke. This isn't a hotel it's a bed & breakfast, without the breakfast. The bed was clean, the furnishings very tired and dated, complete with wall-mounted cd player. The curtains were immovable and the plug in the sink was irretractable. There wasn't any hot water at all. If you're out after the staff leave then be prepared to put your foot or shoulder through the door to get in (and out in the morning after chucking your keys on the reception desk). Also mind the door at the top of the stairs, it bites.
- Brian (10/5): - Convenient location, perfect for what we needed. Clean, comfortable, very welcoming host.
- Neil (10/5): One night in Skipton - It exceded my ecpectations Nothing to dislike
- Alison (7/5): Good - .must say my first impression from the outside was not good.but l got a shock once l got in side the room and bathroom emaculet. Bed was comfortable and we had everything we needed I. Our room.will stay again A bit nosey from.pub downstairss
- Ashish (8/5): Budget friendly comfortable stay in the heart of Skipton - The location is fantastic and the rooms are comfortable The hot water in the shower was not working in the morning and there was nobody in the reception to talk to about it.
- Janet (3/5): Poor -
- Elsa (6/5): - Well, we wanted to see if we could leave a small bag prior to check in and after weâd checked out. No response to messages. The answer incidentally is no.
The frontage is NOTHING like the pics. Itâs really run down. The entry has scabby wallpaper which goes up the stairs. The woodworkâŠwell itâs been painted by a small child without any of the prep beforehand. The stairs pic shows a beautiful wooden stair. Itâs not! Theyâve nicked the picture from elsewhere. Our room; well the bedding was clean as was the bed. The wardrobe, as you walked past it to the bathroom rattled (like a tambourine). Jacuzzi bath was clean. There wasnât a shower although the was a hand held one. Pity the cleaner doesnât clean the towel rail. Itâs filthy. The handbasin was cracked and no cover on the loo seat. Windows in the bathroom have opaque sticky back plastic on the panes. Now thatâs ok, but itâs chipped and peeling. Look, itâs not expensive but itâs hostel condition at hotel prices. Iâd avoid!
- Jacqueline (9/5): Superb - The bed was so comfortable. Bathroom in need of a better clean
- Margaret (6/5): Needs some TLC - The location was great. The bed and the pillows were really comfy. The towels were really big. It needs some TLC. Cobwebs in the bathroom and paint peeling off. Such a shame because this could be a beautiful property. Check in not until 3 pm and no facility to leave your bags. I wouldnât have booked it had I realised the time for check in.
- Lisa (6/5): Great location if you just want to put your head down of your out to party - Lovely bath although the shower was cold no showed curtain The room has large amount of cobwebs in the room it hadn't had a duster in a while the socket fell off the wall only leaving one in use.the toilet had not toilet lid and very dirty inside
- Christine (4/5): Disappointing -
- Michael (7/5): Good -
- Gary (3/5): Wont be returning - The room was not as clean as you would expect for a "Boutique" and overall looked very tired.
If you are booking for your business, make sure you get the receipt when you leave as they don't answer emails or the telephone.
