- Martin (6/5): - Property was well based for exploring Oxford - I recommened walking up the Thames from Iffley Lock, it was a lovely experience. Easy to get to/from by bus as well (5/10 min walk to the bus stop). Hotel itself could do with a bit of TLC -the decor in our room was quite dated with some tears in the curtain. I was frightened to touch the wardrobe as it was leaning so much! Bathroom was nice and modern and the bed was comfortable. Breakfast was basic - an odd choice of chicken sausage and turkey rasher on the full English!
- Terry (4/5): Very Average - Very average this was obviously a very nice building at one stage but has been clearly neglected for many years. Up the rickety stairs the We were quite shocked on entering the room the bed was a small double, There was a kettle, tea coffee etc provided in the room there's also a hair dryer.
I think they do attempt to clean the place but only where you can see so for example open the bathroom cabinet certainly in room 3 you will now find a finger mark where I indented the dust.
Not a very good night sleep on very lumpy tiny little bed, the one plus point very quiet.
Breakfast the next morning. There was some bowls on one table with small packets of cereal for me to choose from the gentleman at the bar asked me if I want to tea / coffee and produced a cup of coffee that had come from a machine the beans I think were old the coffee at a very dirty taste.
Breakfast you can have a fry up however it was Turkey rashes instead of bacon and Turkey sausages instead of pork or beef, it is very difficult not to be judgmental, but I would guess that the menu is Halal.
I settled for avocado and poached egg on toast which in fairness was very nice and very well presented.
Checkout was easy you simply place your key in a box by the front door.,
the hotel is only about 10 minute drive from the centre of Oxford so it's ideally located if you're attending an event in Oxford and it is quite quiet however I think this hotel needs significant money spent on it if it is to survive not recommended
- Rupinder (2/5): - On the internet it looks good when you see it it’s run down dirty disgusting soiled ripped curtains stained bedroom wall.
Bathroom has no airflow and mould on the ceiling. The basin in the bathroom the water doesn’t drain. The sockets need to be safety checked they make the plugs heat up. The kettle lid was not sitting properly when it’s closed that’s dangerous.
- Alex (8/5): - Went for a 1 night stay for a gig at the O2 Academy, so just needed somewhere to sleep the night. Parking was easy and spacious, lower level was the pub and reateraunt and the staff also handle the hotel. Had to go to the bar to check in but I got my keys easily enough. Room itself was a little rough around the edges but ultimately it was just cosmetic stuff like some marks in the wall from furniture scrapes it looked like. The actual room itself was nice enough, bed was well made, comfy and above all, clean. Saw some complains about cleanliness on here however for my stay it wasn't bad at all - sure the paint on the windows was a bit worn, there was a bit of peeling on the ceiling paint in the bathroom and otherwise just a bit in need of TLC but otherwise it wasn't nearly as bad as some make it out. Plenty of tea and coffee supplied as well as water bottles, bed was clean and the bathroom was clean as well. Some say shower pressure is bad but in my experience also, it was more than sufficient - its no power shower but it's plenty for a wash.
Breakfast was included too and while the portion was a little small, it was well cooked and very tasty - and free! All in all, for a one night gig stay this was a perfect cosy little room and I have no real complaints at all. Rough around the edges in appearance maybe, but functionally a very clean, comfy room.

- Sheila (4/5): - Changed owners so now good Indian restaurant with bar meals, very noisy bar, room clean but basic. Good location with riverside walk to central Oxford.
- Lois (4/5): - We booked/paid for a double room. Unfortunately, we were given a very small, run down, moldy room (room #3) which, according to the website photos was a single room. The mattress was so beat up, you could slip off the edge. The bed was cramped into one corner, access from one side only. Very uncomfortable. I brought it to the attention of the owner the next day and under duress and strong suggestion from me, he gave me a discount on the room. He tried to convince me it was a “small” double, no way, but the condition alone was deplorable. Speaking to another couple, they had a beautiful room with what they said was a recently renovated bathroom.
Thankfully, we were only there for one night.

The hotel is is serious need of updating. There were serious peeling points in the room and bathroom - it actually looked as if the bathroom ceiling might fall down. The decor and fittings in the room were broken or damaged. The beds mattress was really thin and could feel the springs through it.
In terms of noise, it was very loud. From the moment I arrived there was music playing loudly in the bar (yep fair enough, no problem) but it reverberated in the room so loudly. Eventually went off but the sound proofing is so poor, I had to sleep with ear plugs, and headphones over the top.
Don’t stay for breakfast as it doesn’t start til 08:30 and most people need to be at work before then!
It’s such a shame as it could be a great, and it’s in a lovely area.

Parking is free and breakfast is included too.
Nice spacious, clean room and very helpful staff- would definitely stay here again!
- Samer (4/5): Not great,mould/damp. Good location,not stay again - Pleasant welcome on arrival with offer of complimentary breakfast but was between 0830 and 0930 only and so no use as has to be at a conference.
Single room (not sure what other rooms are like) was cold with a small oil heater. Room was cold in the morning with no central heating at 0700 and water was too cold to shower at that time (now have a sore throat).
Mould on all the windows and damp (this is an old building but could clean this up). Not healthy to stay in for longer periods and asthmatics will be troubled. The pic of the walk in cupboard smelt so damp that best kept the door closed.
There was a dead wasp on my pillow, brushed onto the floor (prob still there in front of window. Sheets seemed clean.
Otherwise location to get into Oxford was good, a 6 minute walk then 15 minute bus journey.
I would not stay again and would have asked for a refund as now unwell with a cold and sore throat from the room and mould.

- P (10/5): Lovely stay at The Tree in Iffley - Our welcome was lovely, friendly owner. Beautiful room,very clean and comfortable. Big clean bathroom, very comfortable beds and lovely breakfast the next morning. Will definitely be coming again
- Elinor (6/5): - This hotel is not as bad as many reviews make it out to be. Interior is shabby and in need of a refit, there are stains on the walls and ceilings and the heating is useless. However, the staff are friendly, the bed was warm and comfy (and the bedding was spotless), the room was clean and there was plenty of hot water and car parking. The breakfast was limited (cereal and various things on toast) but the food was served hot and the coffee is decent.
Whilst i would hesitate to describe this hotel as good value, it is one of the cheapest options in oxford and is perfectly adequate as an overnight crash pad, at least provided the weather is warm.
- Karyn (4/5): - The hotel is incredibly dated and needs some decent maintenance. The furniture and fittings are all very old and tired. The room was incredibly cold - we had a triple room and needed to sleep under both duvets and wear our jumpers in bed to keep warm. The walk in shower was lovely, good water pressure and a great size, but could have done with a soap dish and somewhere to hang our towels. There was no toilet roll holder and the toilet seat was broken. There was a kettle and free drinks, milk and biscuits in the room but the kettle leaked. Breakfast wasn’t bad; we chose beans on toast but the beans didn’t even cover one slice of toast which was disappointing. The staff were all very sweet. We also appreciated the very large car park, which was free, so there was no problem parking.

There was holes in the net curtains, the ceiling wallpaper was taped up , the moved as you twisted it.
The only thing that was good was the breakfast. The turkey rashers and chicken sausages were nice! And it was free parking.
- julian (10/5): Great hotel - Great hotel with nice bar serving Butcombe beer and an Indian restuarant delicious food , great wine £20. Very handy for proximity to Thames path. Even breakfast quite ok. Nice big bedrooms.

The shower didnt work properly, i needed a vice like grip to turn the handle.

- Pauline (4/5): Great restaurant, hotel needs serious upgrading! - Room was large and bed comfortable, but general state was shabby and dated, half painted. Curtains didn't shut out light and were very faded; one bedside light was not working. Shower had very poor flow, bath surround broken, hairdryer pisitively archaic. We appreciate that the place has a certain character but with a little effort coukd have been so much better. Very little choice for breakfast - sugary cereals, few cooked options, and had to ask for tea/ coffee as it was not offered. Having said all that, the staff were generally pleasant and friendly, and our meal in the restaurant was excellent, some of the best curry we've ever had, with generous portions.

Shower fell off wall when adjusting height, had zero pressure we had to wash in sink.
No working light in corridor making it difficult at night.
Extremely tacky and dated decor.
Place seemed to be falling apart.
Breakfast consisted of children's cereal boxes and reconstituted juice. Again, no selection of herbal teas.
Cooked menu was cold white toast no choice of bread. Cold, hard poached eggs and a small amount of avocado on one slice.
Waitress surly to the point of tufe. Other staff did not acknowledge us.
No info on parking in Oxford or bus routes, given we were some distance from the centre.
An utter waste of money. I honestly don't know how this Hotel can remain in business.
- Nicola (2/5): DON'T STAY HERE - STAFF AWFUL, ROOM DREADFUL - From check-in to leaving the staff were incredibly rude with one-word grunts from them. The fire alarm went off at 7 am and I went downstairs to check whether it was genuine or not - and was ignored. Breakfast was at 8.30 and I needed to leave by 8 am so no alternative was offered. The room was worn and dirty with almost threadbare carpet, patched up wallpaper and out-of-the-ark fittings. The picture below was the level of dirt in the bathroom. This is the only hotel I've ever stayed in where I felt I needed to check the state of the sheets and really couldn't face using the shower. The room lock was almost inoperable and I felt uncomfortable the whole time I was there. DO NOT believe any of the good reviews and don't waste your money staying here. It was absolutely terrible and the staff were unbelievably rude.

Staff not very helpful or friendly at breakfast none really spoke to us and we werent even sure if we could get a cooked breakfast or not until we were silently handed a bit of paper with the choices!

- Suzanne (4/5): Time to spend some money, guys - The Tree has always been a cheaper place to stay. But the time has come when they have to spend some proper money on improving the accommodation.
The lock on my bathroom was completely broken and I ended up getting locked in. I had to climb onto the toilet and shout through a narrow window to ask a stranger to notify management. A staff member let me out after 15 mins and I explained that the lock needed a proper repair but I don't think he understood as he just pieced the lock back together again. It is a safety hazard to have people unable to leave rooms and not fix the problem. The room was cold.
I resent paying £80/night for a room that doesn't have basic functionality. But no manager was available to discuss this concern.
It's a real shame as the food in the restaurant is lovely. But these rooms could be the undoing of this place.
- Raymond (10/5): Lovely stay - Excellent Indian Resturant - Convenient for our purposes. Room No:-5 - very spacious and clean. Bed matress nice and firm, we slept well. Shower water pressure disappointing. The room and hotel overall is rather dated and tired though still good enough for a night or two. The Bar/Pub very welcoming. Friendly staff and clientel. We all enjoyed our meal at the Indian resturant, recommended. Full English breakfast is a No No. tasteless chicken sausages, unidentified slice of something pretending to be bacon.. Go for Poached eggs on toast.. All in All a very nice stay and we would return, and have poached eggs on toast for breakfast.
- Sheila (6/5): - Whilst the building and situation were nice, unfortunately it is need of updating! Sheets clean but beds hard. Carpet and decor need refurbishing. Wallpaper hanging off of bathroom ceiling and whilst breakfast ok, not a great deal to choose from.
- Greg (2/5): - Mattress on the bed should have been replaced a long long time ago, bathroom window frames covered in mould, paper peeling off the ceiling. Shower head leaked water all over had to tighten the fittings by hand hot water was only like warm carpets are old and thread bare. Only Indian food available in the restaurant no other choices. Best advice avoid.
- David (8/5): - After seeing some of the negative reviews I was a bit nervous, since we were here for a wedding. But if you go in knowing the score (some pretty dated rooms, above a loud pub) then it's a great deal for the price! Room was big and comfortable. But it definitely wasn't clean or modern, and the bathroom was a bit on the gross side. Breakfast was very nice and the staff very friendly.

- Richard (6/5): - Unfortunate the room was flooded and the staff told me she had phoned and emailed to cancel my booking. I had set off from Dorset so didn't get my email. I had no missed calls. On arrival was told i had no room. The receptionist did offer and try finding me another B&B nearby. But i ended up sorting this myself. Not very impressed. Someone could have phoned me to say the room wasn't available - finding out on arrival after a 3hr drive wasn't how i had planned my day.
- Andrew (6/5): - We had four primary criteria when looking for a place to stay in Oxford: Price was admittedly first on the list, second was free on-site parking for the car, third was access to busses into the city; fourth was breakfast included in the price. The Tree Hotel delivered on all of these plus a few more. However, it is really just one step above a hostel (which was fine for us) but would be disappointing for someone looking for refined comfort.
Key pluses: the hotel and area felt safe. We never worried for our car or felt uncomfortable walking through the neighbourhood. Iffley looks and feels like the quaint English village is us.
The Bangladeshi-Indian restaurant. This is the one area of the building that looks and feels well kept. It is bright, clean and clean--important for a restaurant. The "Kurma" is excellent, and the "Patia" ... we had to go back a second night so I could have it again. I wish they bottled it!
The room was tidied every day with bottled water and T&C replenished.
The negatives: it is a hotel very much in need of a handyman to look after loose and missing fittings, mouldings, carpentry, plumbing etc.
The staff were a mixed bag. Some were excellent and very helpful and accommodating, others not so much. Some left you feeling that the primary focus was about controlling costs (OK, fair enough).
Takeaway: We would stay again.

- Verified traveler (2/5): A disappointment - We booked this hotel based on the details on the website and the reviews that we had read. On arrival, there was no parking space for us - it seemed that the spaces were filled by people enjoying the pub. That was the first thing - we didn't realise from the name 'The Tree HOTEL at Iffley' that it was actually a pub / restaurant with rooms.
The entrance was not clear as it said Bar/Restaurant. There was no reception desk so we had to go to the bar to check in. No payment was requested which was a surprise as we booked without payment with the request from the 'hotel' to 'pay the hotel directly'.
We were shown to our room. It was awful - certainly not as welcoming as the website showed. The first thing was the noise from the pub - something we were not expecting for a peaceful stay. The curtains were hanging by threads, wallpaper was coming away and the smell was musty. We immediately decided that we could not stay there. We said we were going to leave but were given an option of another room - this was just as bad. We left the hotel without any payment being authorised.
On our return home we found that the cost of the non-stay had been taken from our account.
If you are booking this hotel PLEASE check the refund details - and even if you are paying at the hotel and then leave, your money will not be refunded.
The venue was certainly different from that portrayed on the website. An awful lot of money needs to be spent on it to bring it up to standard.
- Danielle (2/5): - Terrible rooms - filthy, threadbare carpets, mould on walls, curtains, rotted window frames, unclean bathroom, no shower flow and gross ‘stuff’ around cubicle. The images are not what the property looks like now. Never walk barefoot in the rooms or bathroom. Appalling lack of care to the building. Breakfast was not very welcoming. Not the fault of the young lady single handed handing the dining room and dealing with very unhappy customers alone. At no point is is made clear that ‘full English’ is actually Turkey bacon and chicken sausages - there is no traditional bacon, sausages or black pudding. You can hear the occupants from other rooms as if they are in your room. The accommodation is NOT suitable with anyone with mobility issues. Everything was ‘sticky’. As a local pub it seemed very popular but only for drinks. The previous reputation for excellent Indian food is gone - however the food was just fine from the restaurant’ menu. It feels like they are just trying to make money by overcharging non locals. Garden full of broken furniture - but the glasses were all cleared quickly. Do not pay until you have seen the room. If you do book - Do not choose ‘non refundable’ option. The management do not see any issues with their standards and will not refund and monies.

- Graham (8/5): Convenient and economic - Very convenient hotel for visiting Oxford, plenty of parking, easy walk or bus into the city. The hotel is part of the pub and Bangladeshi restaurant, which is handy although we didn't use either of those - and we weren't disturbed by any noise from them. Breakfast was in the bar area and there were all the normal options. Yes, the place could do with a bit of refreshing but it's fine, it was clean, comfortable and a good budget choice. Staff were very helpful and friendly especially the hotel manager. We would stay again if in the area.
- Verified traveler (10/5): Quiet and comfortable: Great value for money - The Tree Hotel is a hidden gem in a quiet, tree-lined suburban street but is less than 10 minutes by car from the centre of Oxford. We stayed for 4 nights and we were charmed by its ambiance and the attentive, courteous staff. It’s an old English pub, with about a dozen rooms upstairs. It also has a classy Bangladeshi/Indian restaurant which serves excellent food. They will deliver it to your room at no extra cost, should you wish. The room was spacious, with plenty of storage space. The en-suite bathroom was modern and clean with plenty of water pressure. Sure, the floorboards occasionally creaked, and the carpet was a bit worn in places, but overall it was very comfortable and clean.
We opted for the extra-cost breakfast option and it provided us with a selection of cereal, yogurt, juice, croissants, and a choice of eggs cooked in various ways with all the usual accompaniments. My wife and I requested some alterations that were not on the menu which were cheerfully accommodated with no fuss.
They have a free car park with plenty of spaces. It was quiet at night so we had no trouble sleeping with the window open, an unfortunate necessity in the English summertime when there’s no air conditioning. The hotel provided a fan in the room which helped a bit.
The WiFi was fast and mostly reliable (there was a 30-minute outage one night).
The overall ambiance of the hotel is one of calm efficiency with friendly staff willing to attend to the needs of their guests.

- Laura (8/5): Good hotel for what we needed. - Service was great! Room was clean but VERY tired. The hotel was clean but needs ALOT of renovation/ decoration! The food in the restaurant was amazing. Beautiful curry. The inclusive breakfast was okay, cereal, fruit and yoghurt and hot food to order. We had plenty of tea, coffee, biscuits and bottled water every day.
En-suite shower looked to be reasonably new and was lovely. Small thing it didn’t have a toilet roll holder but no buggy in the scheme of things. Great beer garden but again needs some TLC. Position of hotel was perfect for us. Easy walk to the river and then turn right to walk to Oxford. Would love to have seen it in its hay day! Will definitely consider it again though if we are ever in that area again.

Breakfast choices were good too. Plenty for everyone to choose from.
Such good value - as long as you don't expect The Ritz.
FAB walk into Oxford along the Thames. Iffley lock is well worth a visit.

- Malcolm (4/5): Should be renamed the IFFY hotel not the Iffley - This hotel is in dire need of some TLC. Room was shabby with a shower that was one of the worse we have experienced. We ate in the Indian Restaurant (we did not realise before we arrived that you could only get Indian food). Starter and main course was OK but we had to ask for a dessert menu as the restaurant staff were not taking any notice (there was only 6 other people in the restaurant so they were not rushed off their feet!!). When we did finally receive a dessert menu it was very limited. We just ordered ice cream that arrived over 30 minutes later. It had obviously been refrozen many times as it had ice in it and was inedible!! The bedroom was quite noisy throughout the night!! Breakfast had to be ordered the night before so we both ordered full english......this was far from a full english!! The bacon was turkey and the sausages were chicken, the eggs were very pale and tasteless. Overall an experience we do not ever want to experience again!!! We are glad we had only booked for 1 night as we definitely would not have stayed any longer!

The room was comfortable but tired by modern standards but given the price it was great value. I will be back but with my eife next time.

It went through with a reservation and when I showed up the check in person at the bar said he didn’t have my reservation and he tried to call me and left me a voice message. I felt that was a lie. I never had a voice message. Moreover when I booked elsewhere and I told him I was leaving he said he’d have price matched it… Very poor and disrespectful way of doing business.

- Annabel (8/5): - A hotel within walking distance of Oxford city centre and it's amenities. Fairly basic rooms, old fashioned decoration, but functional and good for the price. Breakfast was excellent.
- Mary (2/5): - To say we are still in a pandemic, the standards of hygiene were atrocious. There was layers of dust on the stored glasses in the hallway, the stair rails were grimy, there was black grime on the soap dispenser in the shower cubicle, the wall paper was coming off in the bedroom, in the main bar room. The hair dryer was so old and fixed to the walls like something from the sixties. The windows had paint peeling off and were black. The single bed was so old , lumpy and uncomfortable i only had 4 hours sleep, i woke up with my shoulder and back hurting, in the end i tried laying on top of the quilt to relieve the discomfort and that didnt work. There was a thin sheet on the bed with no mattress protector. The breakfast wasnt great either. When i complained to the assistant i was told she would contact the manager and he would get back to me, he didnt. We were not offerred another room or any form of recompense. Oh and i was charged twice for the room, i was told it would be refunded within 24 hours, it wasnt for 3 days. It was so bad i ended up having to pay to stay elsewhere. When i returned to the hotel in the evening i saw the manager who said i had been offerred another room which was a lie, the assistant had said they were fully booked. I asked for a refund for the second night, not a lot to ask given how awful it was, they refused. This visit was to go to a funeral, the stay was to break the journey as it was a long drive.
- Annette (8/5): Pleasant Stay - I liked the location a lot - nice and out of the main town and a lovely village feel but simple enough to get into town there and back and within easy reach of the main Oxford centre The room was really big which was pleasing too. A little dated in décor and the shower didn't work well and the loo seat fell off - but quiet and responsive team.
It could have been explained that there was no Bar menu as we would have gone elsewhere if we had known but all in all it was a lovely visit and everyone we met with was pleasant and approachable.

All of the staff were polite and helpful.
Breakfast was included, there were cereals and fruit plus cooked breakfast available.
We had an evening meal there one evening which was delicious and very reasonably priced.
Location wise this is just perfect. You can walk into Oxford along the tow path or alternatively catch the frequently run bus number 3.

The meals (if you are into Indian quusine) were beautiful, enough spice to make your mouth tingle but leaving enough of your pallet to taste the food.
The full english breakfast was a bit of a sore point as the chef is Muslim and will not handle pork, (no quarms here and i respect his choice) instead of bacon and sausage you get turkey rashers and chicken sausages.
The room we stayed in was well laid out and fairly clean, if i was being picky i would mention some crumbs on the one surface, water marks in the shower, and a visible unsecured mains power wire in the top corner of the bathroom but hey, the price was good and the service was excellent.
