Guest Reviews
- Cara (7/5): We would stay here again - We loved our stay and the hosts are so welcoming and nice they have everything you need and more
Merci Rien
- Darren (10/5): Great apartment on outskirts of Kyoto. - Good sized, comfortable apartment with western beds, air con, sofas, washer, dryer and kitchenette. 10 minutes from the station and a convenience store. Nice local bar/ restaurant close. The parking space was a useful bonus.
- Chor Kuen (9/5): - Very friendly and informative host. Can communicate well in English. Apartment is located in a quiet and nice area, and just a 10-minute walk from nearby train station or a few bus stops from the famous Arashiyama area,
- wendy (10/5): very pleasant. - Friendly meeting and introdution . plenty of information available in the apartment
- Tadas (10/5): -

- Iannantuoni (10/5): Zona tranquilla vicino ad Arashiyama - È una casa a due piani. Si viene ospitati nell’appartamento del primo piano, completamente indipendente. I proprietari vivo al piano sopra. Sempre disponibili a dare supporto. A me è piaciuto molto questo soggiorno.
- María mar (10/5): - todo nada

- Phay (10/5): A truly memorable stay made special by thoughtful hosts and a welcoming, local feel. - The experience upon our arrival was very different from many Airbnbs we’ve stayed in. The hosts personally greeted us, which immediately made us feel safe and welcomed, rather than just receiving a key code. We truly enjoyed meeting them in person — it made the stay feel more personal and memorable. n/a

- Diem (10/5): - SAIZEN Matsumuro stay was perfect for us (family of four - 3 nights). We were welcomed by Jun and Aki, who had provided plenty of information beforehand, which made it easy to find the accommodation.
The two bedrooms were very large with comfortable beds. The lounge area and adjoining kitchen had ample space. The massage chair was a bonus after a long day out. There was also an additional guest room. Everything was very clean. I particularly like the thoughtfulness our hosts put into their role. For example there were plenty of clothes racks (including on both balconies) and pegs for hanging the clothes after a load of wash. Another detail is there were english instructions for appliances such as the washing machine. In addition to the large rubbish bins, there were little ones around the house for convenience.
These are the little details which make Jun and Aki stand out as hosts. Thank you for a wonderful stay in Kyoto.
Location was good (10 mins walk to the station, with a 7 Eleven half way there). Nothing, except that we should have stayed longer.
- Sinath (9/5): -
- Clausse (10/5): - La grandeur du logement et l'accueil des propriétaires
- Giovanni (10/5): -
- Zalizan (9/5): A perfect stay near to local convenience stores - Convenient parking spot reserved in front of property. The host were absolutely friendly and all the amenities is provided. Fully furnished with a massage chair to relax after a long day excursion. The step to the 2nd dloor unit is a challange for big luggages and can be a little slippery when it rains.
- archit (10/5): -
- AURELIE (10/5): Logement parfait - Le logement était propre, très bien agencé, lumineux.
En 40 min de train, vs êtes dans l’hypercentre de Kyoto. Il est également bien placé près de la bambouseraie.
- Yael (9/5): -
- Drazenka (10/5): - Everything was great. The hosts made sure to post detailed instructions in the apartment about using the appliances as well as transportation and nearby amenities. The apartment also has a massage chair which was great after a long day of walking. It also has a selection of Ghibli movies, which is really nice. Thank you very much!
- Jarno (10/5): - Tutto. L’accoglienza e la completezza delle fortniture. Niente
- Bruce (10/5): Fantastic apartment, would definitely recommend to friends and family - Lovely spacious apartment, immaculately presented. Jun and Aki were extremely hospitable and accommodating. Very helpful information provided to help us fully enjoy our stay.

- Moh (10/5): Exceptional - The apartment was spacious and tucked away in a quiet area of Kyoto which we appreciated. We had a car and it was easy to get to places. Parking was easy. Jun and Aki were really helpful and they provided lots of information about how to use the facilities in the apartment in English. Totally recommend!!
- Catherine (10/5): Excellent stay, lovely hosts - Excellent hosts, very kind and very organised, there was information on sights, transportation, everything! We even had a little console to play on. The house was clean, with all amenities and super convenient for Bamboo forest. We found some good places to eat within minutes of the property
- Philip (10/5): Exceptional - The home was very comfortable with all the facilities you need as a family. The beds were the most comfortable we had on our trip and we all loved the massage chair. The location has easy access to public transport and is easy to find. With local restaurants and shops nearby. I would highly recommend this for families as it provides a comfortable and large accommodation. The only downside and it is a small one is that it is outside of the centre of Kyoto so if you want nightlife it is a train journey home.
- Andreea (10/5): Great location, great apartment and amazing hosts - The apartment was very spacious and equipped with everything I needed for my stay. Hosts were amazing and super helpful, location close to main sights. Everything was great, nothing to complain.
- David (10/5): 10/10 from Aussie travellers - Lovely, well thought out accommodation for travellers. Owners were very friendly and welcoming and all the guides were very much appreciated. Would happily recommend and would stay here again if we get the chance to come back 🙂
The 100 yen drinks in the vending machine were very much loved by our youngest!
- Jade (10/5): Exceptional - Loved how spacious everything was. Property was super clean and well looked after, there was a lot of appliances available for use and the owners provided detailed guides for Kyoto.
- Branislav (10/5): Exceptional - The accommodation was spacious, comfortable and very well equipped. The bus stop and train station were nearby. The owner prepared excellent information about Kyoto for us. There was even a massage chair.
- Hue (10/5): The place was spacious and had every facities that was available for a week stay. It had a washing machine and dyer whic - Very clean, spacious and the hosts very nice. They helped us with transport and so accomodating to our needs. I will definitely will stay here again even though it wasn’t as close as I thought but once knowing the routes of the train stations which was only a few minutes walk. It was easy to get to Kyoto station, the bamboo forests and the monkeys. So close to our accomadation. We had a lot of luggage and it was the second floor.
- Holly-ann (10/5): This has been the best accommodation we have stayed in so far, our children loved the apartment and was in walking dista - Everything we needed was provided by the owner. They have put a lot of effort into making our stay comfortable. The apartment was beautiful and in a great location. Everything was perfect
- Kathage (10/5): Exceptional - This was amazing. If I could provide an 11/10 I'd be disappointed I couldn't provide a 12/10. Every detail was thought through, exceptional hosts and great location. If visiting the splendor of ancient Kyoto is what you want, do yourself a favor and book in here. The only thing I regret is that you didn't stay longer.
- Sook (9/5): Cosy and comfortable. - Coat and comfortable. NA.
- Le (10/5): Jun was helpful and accomodating. - Was in a area that was quiet and reserved
- Diego (10/5): A fantastic stay, loved by the whole family. - The apartment was extremely comfortable and very large. facilities were all that we needed and the hosts were not only very nice people but extremely helpful. The apartment was away from the main part of Kyoto, but was very close to the monkey park and bamboo forest. not a criticism but something to be aware of.
- Wing (8/5): Very good -
- Yves (10/5): Un superbe séjour à Kyoto - It was a comfortable apartment with enough space to relax at the end of each day. And we really liked the location away from the center. We felt we were in a Japanese town, not in a tourist land like the town center. Everything was great.
- Asel (10/5): Great apartment, clean, spacious and cozy - Great apartment, clean, spacious and cozy. Has everything for a nice stay. Everyone especially liked the massage chair. The location is close to the bamboo forest and Arashiyama area loved by tourists. The host family are very hospitable, helped with many practical things.
- Christian (10/5): Very nice accomodation with very caring hosts - We had booked this accommodation for a 3 night stay in Kyoto. If we had known beforehand how nice this accommodation would be, we would have stayed longer. Our hosts, Jun and Aki, were very nice hosts. Nothing was missing in the apartment, everything was very well furnished and prepared for us. One bedroom was set up in a Japanese room with futons as we were 7 guests.
The location is a bit on the outskirts of Kyoto. Nearby is the famous bamboo forest. Several bus and train lines go nearby as well.
While we were there, a passport of one of our fellow travelers was lost. Jun, as the host, took very good care of getting this passport back as he phoned the Japanese police for us and arranged the return for us.
- Sabino (10/5): Jun and Aki and family gave us a warm welcome and helped us logistically with transportation needs. - The owners were kind and helpful. They offered many maps and recommendations. The apartment was clean and had all our family needed for our 3 day stay. All was excellent.
- Aubrey (10/5): Amazing value and experience! - Everything was spotless and beautifully appointed. The price was insane compared to what you get. Best rental I’ve had in years for the price and comfort. Everything was perfect. Location is not central but a ton in the area.
- William (10/5): Great Kyoto flat - It is a safe, clean and comfortable flat. The appliances are new or well maintained. The owner and his family are polite and delightful. We enjoyed our stay. Walking the 1 flight of stairs was a small concern in the rain, but the treads were not slippery.
- Slystarsky (10/5): You're lucky to stay here! - We liked EVERYTHING! Absolutely everything you could need is here! The hosts are incredibly nice and go above and beyond to be helpful.
The place includes a nice deep bath, a washing machine and dryer, a desk for working, and even a massage chair. It truly has everything you could want for a comfortable stay.
Don't forget to go downstairs and ask the daughter of the hosts for her Kimono-shop. She sells kimonos at cheap price, both long and short ones.
We stayhere for 5 weeks and had a GREAT time. Thank you ♡ Nothing. It's a bit further out of the center, but not everything you want to do is in the center! Enough to do in these parts too! There is a busstop right in front of the door and the train is only a 6min walk.
- Lynda (9/5): Fantastic place, wonderful hosts and great value for money. - Great location with a small road and stream nearby by lined with cherry trees. Lots of nice walks. Local restaurants good and shops and supermarket close too. Bedside lamps would be a great addition.
- An (10/5): Exceptional -
- Max (10/5): Exceptional - Great appartement and super friendly hosts!
- Julia (10/5): A lovely apartment with lovely owners - A very cozy apartment, that at first was a bit cold but with AC in every room that was no problem. The beds are comfortable and very warm, the bathtub is amazing to relax in. And the owners are such a lovely couple! Bus and Railway are within comfortable walking distance too, aswell as a 7eleven if needed. They also provided us with a very sweet little guide and recommendations around Kyoto. Communication was very quick!
- Oomoui (9/5): Superb - good location
- Michal (10/5): Excellent appartment - The house is great for a family. It is spacious and has all the facilities you need: washing machine with a dryer, parking, equipped kitchen, comfortable beds, large rooms. The owners are realy nice, helpful and kind. We really enjoyed our stay. Recommended! Nothing
- Adrian (10/5): Exceptional - Huge room(s), great host, and a lot of really good documentations featuring suggestions on how to spend time in Kyoto.
- Lucy (10/5): Exceptional - SAIZEN Matsumuro is so spacious and fully equipped with all the conveniences that makes our stay so comfortable. It even has a massage chair but we didn’t use it. The washing machine has a dryer function which is so useful for us. The place is also convenient for us to walk to Arashimaya early in the morning to beat the crowd. What we were looking for as a place to stay has to fit our expectations of being near but not too close to Arashimaya (noisy, busy places don't appeal to us). We found the perfect one at Saizen Matsumuro, owned and managed by Jun and his lovely wife, Aki.
When we arrived and was shown the place, we were mightily pleased. Everything and more that can be expected to be needed in a home-stay is there. We'd not even have to bother to call Jun to ask for anything. The kitchen is fully-equiped with all that is necessary to whip up not just a simple mean. Everything is spotless and working.
The living room has a full set of sofa, coffee table, large TV (not the only TV in the apartment) music-console with bluetooth linkability to your smart phones and other devices for spotify/iTunes etc.
It has a laundry room with ample drying provisions. The bath has a deep onsen-tub for your evening soaks after tiring out with the ample suggestions in the instruction/reference manuals that Jun has carefully curated for any travelling heading to Kyoto - convenience stores, supermarkets, buses, trains, attractions, restaurants are all clearly catalogued in his reference materials on the coffee table. We drove, and there was a car lot just below the apartment which was super convenient.
Our host, Jun and Aki were very helpful. They prepared folders with very useful information on how to use appliances and had put in much effort into researching local places to eat and shop. Even before we arrived, Jun has already contacted me and provided me links to his blog that gives us all the information that we needed.
- Subpong (10/5): Exceptional -
- Boon (9/5): Our first stay in kyoto - Massage chair is a big bonus, on top of all the usual amenities and free parking too. Very clean and spacious, ideal for family stay. Lots of detailed information provided on getting around Kyoto. There is also a beautiful cosy cafe across the road, serving delicious breakfast at affordable price. Our host was very helpful and my family really enjoyed the stay. The TV provides local Japanese channels only. It is nice if there is YouTube or Netflix available.
- Wei (10/5): Everything was perfect! - Area was very convenient for those who drive to Arashiyama bamboo forest area or plan to go Sagano romantic train. Very nice host, and the homestay is perfect for children and family. There's a nice massage chair to relax, and the children had fun playing the game machine (retro nintendo games like super mario etc). Place is big by Japanese standards! There's a big drain along the road, about 20m down from the home. Dangerous for children and eldery especially if you walk at night and don't notice it. Hope they mark it suitably in future!
- Stinga (10/5): Exceptional - My friends and I were pleased with the accommodation facilities. Everything was impeccable, situated in a peaceful area with beautiful surroundings. Junya Kukui and his family were exceptionally friendly and meticulous in their attention to details. They provided numerous manuals, guiding us on the usage of all electronic devices in the house, offering recommendations for exploring Kyoto, sharing restaurant schedules, and providing information about public transportation. We enthusiastically recommend this accommodation and plan to revisit in the future.
- Theppasak (9/5): It is quite a good stay though it is short, only 2 nights. - Everything on this property. Nothing.
- Yulia (10/5): Exceptional - Very clean, fully equipped and spacious apartment. Host family provides a lot of information regarding the transportation, nearby attraction, restaurant's and shops. Very fast reaction, friendly and nice people. We had great and comfortable time there. Thanks a lot! It's more common Kyoto problem that public transport is rather such as a bus is very unreliable, if you need to get anywhere: be prepared to make at least couple of line changes and each will be charged separately. Finally, we used a lot of taxi that was not that expensive, especially when travelling as a group. Fortunately, there are many sightseeing sites in walking distance from the apartment and if you don't mind to walk 30-40 min, you get even more!
- Angela (10/5): Arashiyama is a delightful area to stay away from tourist crowds with easy train access to Kyoto downtown - Roomy apartment, separate lounge, generous bathroom size. Laundry facilities and a massage chair. The hosts were very helpful and had prepared a very useful information pack with directions to neighbourhood restaurants and all sights and for easy use of subway and buses. This property is very close to three Onsens and Bamboo Grove and the Matsua Taisha Shrine is the local trainstation. This Shrine is worth visiting. Nothing to dislike.
- Natasha (10/5): Lovely cosy stay in Kyoto - Lovely couple that run the stay in Kyoto, we felt very welcome when we arrived and were given lots of information about the area before and when we got there. They had put a lot of effort into researching local places to eat and shop which was really appreciated. The place was clean and cosy which was nice after staying in lots of hotel through our trip we just wish we had been staying for more than 1 night! So will definitely be back.
- Bailee (10/5): Our hosts were kind and informative, and the apartment was comfortable. - It was a home away from home, it has all the amenities we need for a medium sized group. The location is a little bit awkward. However, the hosts provide you with endless information with things nearby such as restaurants and temples, bus routes and train stations etc.
- Alexander (10/5): Exceptional -
- Alexander (10/5): Simply the best place to stay while visiting Kyoto! -
- Zsdrews (10/5): Home away from Home. 11 out of 10 stars - Absolutely everything was great. The hosts are so very kind and accommodating, even before I arrived. Communication was prompt and helpful, and Jun-san and Aki-san are both so warm and welcoming. It didn't feel like checking in to a hotel. It felt like being welcomed into a friend's home.
The apartment itself is spacious, clean, and well-stocked with utensils and even cooking oil and sugar etc. The hosts have created lots of info sheets on how to use appliances, points of interest and shopping within a 10 minute walk, and recommended their friend's izakaya with excellent food and a kind owner.
The house is near several bus stops, so getting to and from the city was never hard. We planned for the 30-40 minute commute, but felt that the space and value far outweighed the distance from the city, which was very manageable.
We hope that we can stay here again the next time we visit Kyoto! It was absolutely perfect and felt like home. Even after moving on to other cities, my kids keep asking if we can go back to Saizen House. It really felt like home. Thank you Jun and Aki! We truly are grateful for your hospitality. There was nothing to dislike. Perhaps a helpful tip for those who struggle to lift heavy luggage: the apartment is on the second floor and there's no elevator. Not a problem for us, just good to know in case you're unable to manage stairs.
- Terry (7/5): Good - Space n everything needed is provided including free n on site parking which is very valuable It’s not a dislike. Just people got to note that though you could have 7 people staying there, there is only 1 bathroom n 1 toilet.
- Mitsuaki (9/5): Feel at HOME - We stay 2people from Netherlands
Big enough
Clean enough
Everything there what we need Not central
But we can walk to Arashiyama where has national heritage temple
- Sarvesh (9/5): Superb -
- Steven (10/5): Overall an amazing stay with exceedingly kind owners, neat and clean place and accessible facilities such as supermarket - The owners of the property were exceptionally kind and thoughtful. They greeted us when we checked in and provided us with tons of information about the area and kyoto, all in english!
The place itself was outstandingly neat, clean and organised. Especially having an airco in every room and the washing machine was awesome.
The owner of the property introduced my son to his Nintendo Family, which he very much enjoyed playing when we would get back from our excursions outside.
There was also a massaging chair which was awesome!
The place itself was very accessible by car and had tons of restaurants in the neighbourhood. The 7-eleven and Familymart were a 5 minute walk, which was perfect.
Would totally recommend this place to anyone who is okay with staying in a suburb of kyoto Everything was perfect.
- Ashok (10/5): Very comfortable with beautiful people around🙏🙏 - More than property it was more like a home (away from home). The house was fitted with all necessary aspects to live comfortably and my parents who joined us loved the place. Jun-san, Aki-san and Hina-san gave us the hospitality which we’ll never forget. Thank you so much for your kind gesture and service provided during our short stay. Absolutely none
- Shin (10/5): Exceptional - Owner was very nice and detailed with all instructions in English. The massage chair was a bonus! There was Nintendo games for the kids too. Nothing.
- Kelvin (10/5): Highly recommended stay for travellers in Kyoto / Arashiyama. - Comfortable, well equipped apartment to recharge after a full day of sightseeing.
- Ellen (9/5): Very nice stay compared to a small hotel room. - The property was nice and clean and the host was very friendly and welcoming. We had everything we needed for a nice stay. We enjoyed the vending machine outside and the close walk to 711. The beds are a bit springy and not too comfortable.
- Veronika (10/5): Exceptional - everything 10/10 the owners are SUUUPER nice 12/10 :)
i can recomend right away. If you ever visit kyoto - Saizen inn is WIN for sure. not a thing
- Stina (10/5): Perfect apartment with the most wonderful hosts - It was great arriving at this lovely apartment after a week of living in a very small hotel room in Tokyo. We were only 2 friends traveling so we got a bedroom each but I can see this place being perfect for larger families too.
Jun, Aki and their daughter were wonderful hosts and so helpful and responsive to all questions we had. We're so glad we got a chance to chat with them for a while and learn a little more about their home country, Kyoto and their neighborhood during our stay here.
Even if you don't get a chance to spend some time with them they have prepared fantastic recommendations for everything you could need, instructions and guides for all appliances and directions for how to get to popular destinations in the city and hidden gems near the apartment. Restaurants, onsens, shrines, grocery stores, public transport and other tips that were really useful. This apartment has everything you need and more.
For us this was the perfect place to start our vacation after a week of work in Tokyo. It's quiet, cozy and gives you a little distance from the busiest tourist areas but still with easy reach to most places in Kyoto and Osaka. We wish we could have stayed longer and we would love to come back again. The fact that we only stayed 2 nights.
- Alexandre (9/5): Superb - Place
The family is very kind and friendly
- Mignon (10/5): Perfect, comfortable and love to stay for longer if I could. - Jun has been very accommodating from the time I had made my booking earlier this year until our arrival.
The place is very spacious for us as a family of 5, very neat and you have everything you need. Perfect spot to base your stay and go around Kyoto. Nothing to dislike
- Frederick (10/5): Exceptional -
- Alicia (10/5): Exceptional - The large space worked well for our family of 6. We were initially worried about staying away from the popular tourist attractions but this corner of town ended up being our favourite, all the beautiful forest temples, easy access to Arashiyama etc. It is a ten minute walk to the nearest station for access to the other parts of town but we are big walkers and didn't mind. Jun and Aki were wonderful hosts and went out of their way to help make our trip run smoothly. The comforters twisted a bit easily in their covers, the beds were otherwise very comfortable.
- Sayaka (10/5): Perfect pleasant stay in a quiet suburb of Kyoto - the room is so clean and very well equipped. Felt the kindness of Jun san and Aki san (the host) so much. For instance, there are many hand-made manual booklets for how to use the electric appliances in the room, where and what to see in Kyoto. Nothing
- Alfie (10/5): Exceptional -
- Chi (10/5): The house owner is very very helpful ! And What a nice house is -
- Samantha (10/5): Exceptional - The apartment is a great size. Especially for larger families or groups. It is close to public transport - the bus stop is super close and the train station is only a 9 minute walk. Walking distance to grocery store, restaurants, Cafe and bakery. The instructions and suggestions that Jun and Aki have provided are amazing. Really detailed with maps as well. We were limited on things to do around the property with kids, that was within walking distance. We probably would have picked somewhere closer to Kyoto station so we had more options.
- Kaivan (10/5): Kyoto winter Saizen Matsumuro experience - Our group stayed on the 2nd floor with 2 bedrooms, a living room, a small kitchen area and a family space area. The owner, junya-san, could speak basic english and was really accommodating and friendly, he had guides for the equipment in the apartment which includes a washing machine that doubles as a dryer, a toaster oven and a microwave, as well as instructions on garbage sorting. He also had guides for kyoto in general in different languages and how to get to the apartment. Our group thoroughly enjoyed our stay at this place and we honestly couldn't ask for more, the beds were comfortable the apartment was spacious, we had a TV and there were movies that could be watched using the DVD player. On the first floor there was even a 100 yen vending machine for drinks and if need be the convenience store was just a 5 minute walk away from the apartment. It was like we were living in japan and not just visiting it, we regretted not staying here longer and if given the chance we would definitely stay here again if we were to come back to kyoto. We don't have any negative things to say about this apartment.
- Am (10/5): Great house to stay during a visit to Kyoto - The house was very clean and comfortable, free parking on-ste. Hosts are kind and willing to assist with all the questions even before we arrive Kyoto. All the equipments have Engliah instruction, very helpful! Nothing
- Yoshikuni (10/5): very comfortable and enjoyable - the great hospitality of the owner who is ver accessible fir any help. no so much during our stay
- Jory (10/5): We are a family of 5 visiting Kyoto for two nights. On arrival to to the guest house Jun and his wife Aki welcomed us to - clean, spacious, great location, gracious hosts.
