- Laura (8/5): - I was at The Dakota for four nights and two of them were a bit of a challenge but the managers were amazing. Brilliant communication and were able to help me. They offered suggestions for where to eat too which was a bonus. It was a nice and quiet location and the rooms were quiet too aside from some banging doors from other guests but that’s to be expected. The key lock boxes were fabulous and I felt very safe as a solo traveller. There was the odd few cobwebs and the bathroom smelled a bit damp but nothing major. I would stay there again.

- David (8/5): - Did what it said on the can. Comfortable place to stay for the night, and at a good price. No staff on site but cgeck in instructions were clear, everything was set up for our arrival and we had everything we needed. Would stay here again.
Couple of Premier Inns nearby (driving) if you need a breakfast buffet option.
- Jan (4/5): Would not stay there again - On arrival we noticed the room hadn't been cleaned there were marks on sheets quilt cover mattress protector.
We text the owner i think to ask for the bed to be remade. Removal of dirty underwear found in a draw plus empty bottle of shower wash out of the shower.
The shower when wet was slimey wall and tray. The grout was orange/pink where it hadn't been cleaned.
Marks in the toilet, extractor fan was jamed up with dust cobwebs.
Cobwebs in the bedroom been there for a long time as black. Blind did not work properly the small window did not close
Or lock. The quilt was a 13.5tog far to heavy for summer only 1 pillow each.
Dust everywhere even on top of the kettle the 2 glasses were coverd in finger prints and marks, there were no spoons to stir your tea, a very small tv for the size of the room.
The text messages i received from the owner whilst we were out for Dinner ( there know this) did interrupted our dinner out with friends.
- Susanne (8/5): 3 good nights - The room was clean and a good size, with space to walk around both sides of the bed. Had a closet and drawers for storage, a small table and chair for work. The bed was comfortable. The shower room was clean and stocked with the basics.
Plenty of parking at the back for cars. In a small SUV it was a tight squeeze as the entrance was to the side of the building between the main house and the external rooms to the left.
As it was self-check in, didn't meet anyone other than other guests coming and going.
Communication via text was good and responsive.

Basic rooms but very clean, good parking and great value for money. Nice friendly pub nearby.
Can be tricky to enter the rear car park in a larger vehicle but manageable. Could do with better access to drinking water is my only suggested improvement (e.g. free bottle of water or water fountains in the communal areas).
- G (8/5): Comfortable and Clean - Clean room and comfortable bed, plenty of parking. Quiet. No food, but close to a pub serving meals. The only reason that it hasn't scored as excellent is that the self check in details only arrived after the time we should have left home in the afternoon to get there, and we chased them as we were concerned. Will stay again.

- Jo-Ann (2/5): Extremely poor & below basic standards - Room extremely dated, carpet worn, dirty, cobwebs & dusty.stains on the walls, moldy bathroom. Didn’t get any sleep due to other guests banging doors & being noisy. Cheap room but cleanliness was extremely poor.
- Emma (10/5): Amazing, cozy, friendly place to stay xx - We've been staying here for the last 2 years as its close to my sons exam centre, ( hes only 15) but its also far enough away that its very quiet and peaceful. We get a good nights sleep everytime we stay, 4 times last year 4 times this may/june. Amazing walking areas close by, a local Chinese next door, rooms are very spacious, very clean and tidy, shower rooms imagulate, always plenty of toilet roll and washing accessories ( which is always a bonus if you forget), towels also provided, bed linen is always clean and fresh, a new vending machine which has brilliant prices to next to.the main entrance. We feel secure within the building as its a code to get in the main building and then one into your own rooms. Lovely friendly staff on site if you catch them ad they're always busy xx
- Robert (2/5): Hostess with the leastess - Everything was fine. Check in was easy. Messaged about no towels and the lady told me there was. There wasn’t. Bought my own and wasn’t bothered about there being none but the fact she assumed I was lying instead of just apologising. Easy mistake. Window was broken but she told me the button worked. It never hence the cobwebs and noise from gravel in the car park.
Really nice b and b. Shame about attitude of the host when I asked about towels. A simple apology would have sufficed. Then she argued the window did shut it but it never. Everything else was of a decent standard. Said she would check the cameras about towels during a property reset and let me know. I assume they have and realised she was wrong hence no message as promised. If you get something wrong just own up to it. Would not have been a problem until I was told I was wrong. Left the receipt for the towels as a gift. Nice b and b wrong attitude.
- Jennifer (10/5): - Everything you need for an overnight stay. Very clean and spacious. Only thing let it down was the narrow opening to the side of the building to get to the Car Park especially returning late at night. Otherwise great facilities.
- Burak (6/5): - It was worth of the money 39 GBP. Good price for this service. But, it is so so. I do not think I will prefer again.
- Karina (8/5): - No staff on site, self checking process via SMS and access code. The only problem I would like to point out is that you can hear anything going around. There is no sound proofing of any kind, so you can hear guests coming and going, so I started to wake up at 4am as the first guest was leaving.

- Bobby (4/5): - Unfortunately this visit was not as expected from my first visit. Mold in bathroom, bugs on bed and dirty toilet.
- Amber (2/5): - Exterior look of the property is nice and the area is quiet. There were multiple issues during my 1 night stay though. Firstly, The Dakota had no staff present at all. The fire alarm went off and my partner had to call the owners so that they would come to deactivate it. Secondly, the room was unhygenic, there was poo spots on the underneath of the toilet seat and on the wall next to the toilet, there was toothpaste splatter on the bathroom door and the shower floor literally had large amounts of grime in every corner and to top that off the shower was leaking quite badly, the floor was a puddle after I took a 15 minute shower. I informed the owners and sent them the photos and videos I took to which they responded that they personally cleaned the room and if im not happy to leave and they will refund me. If i had anywhere else i could go that night, I would most definitely have left. I will never stay there again and I urge others to book elsewhere, unhygenic and owners not willing to solve the issues.

I actually had a different hotel booked originally but cancelled on them as they had me on hold and talking to centralised call centres - just to see if any possibility I could check in early or get keys early - which they couldn’t give any form of reassurance or guarantee. The Dakota however sent a personal response to me straight away and were highly accommodating.
Great base for a wedding or event
- martin (8/5): Aussie escape - Very clean room, excellent hot shower. Stairs to room were bit challenging for luggage. A couple of good pubs nearby for dining. One important point is no fidge or microwave in room. So only order what you can eat from the Chinese next door.

- daisy (6/5): Not clean. - I stayed here twice recently for work - 10 nights in total. The communication via text was very prompt. Parking was easy. The shop opposite is not open and there is no shop in walking distance. The accommodation is pleasant but simple. The beds i stayed in both were uncomfortable and needed new mattresses - i had to sleep top to toe in one as it was so uncomfortable. The bathroom in the first room was very damp - see photos of mould and smelt. The first room need a good clean with thick dust on some surfaces. The 2nd room, upon checking in the bathroom was unclean with urine on loo and pubes. The shower flooded the room each time i used it - i did report this but it wasn't sorted. I certainly wouldn't rush back. Yes, it us cheap but all accommodation should be clean.

- Verified traveler (6/5): Not great - The other reviews are correct - the bathrooms do smell mouldy, the walls are paper thin and the beds aren't comfy. Not ideal. Parking good but did get blocked in one evening but owners sorted quickly. The shop opposite is closed and no other shops in walking distance. There is a vending machine in the reception area.

Accommodation is self check in so I didn't see any staff during my stay, but communication was good pre arrival. Shower wasn't warm enough to shower under unfortunately, but I would still book again as it was good value. There is a Chinese takeaway next door (cash only) and the Dakota provided plates and cutlery in reception which was a nice touch. The supermarket opposite is permenently closed.

- Verified traveler (4/5): Would benefit from dusting and a deep clean! - Initially the property looked very nice. It was quiet as I expected considering the time of year. The room was smaller than expected but there was enough space for us as a family. The room appeared clean but the bathroom was hugely disappointing, with the horrible damp smell and mould all over the shower. My wife couldn’t stand it so bought bleach and cleaning stuff and thoroughly cleaned the shower, which actually had flies coming out of the drain plug. We used an entire bottle of bleach to clean it. Upon closer inspection, all surfaces in the room were covered in a layer of dust too. Overall it was quite disappointing as the property looks really nice, but a lot more attention is required on the cleanliness of it, especially the shower if our room was anything to go by.

- Christine (8/5): Disappointing - I have stayed here with my husband a few times and it has always been convenient, clean and offering everything needed at a budget price. However this time I was on my own and got a single room. The room was very small, not a problem as I was just sleeping there and it was clean, but the mattress was hard and lumpy and i didnt sleep well. There was no hairdryer in the room and there was no way of accessing one early in the morning so overall I was disappointed especially as I have used here before.

Room was larger than normal hotel room and had a double and 2 singles, great for a family with older children. Had a query before I booked and Naomi went out of her way to help. As others have said, the walls are very thin but that didn't take away anything at all, in fact, hearing the man next door singing in the shower in the morning is a happy way to start your day!

Removing single use plastics in the form of small bottles of toiletries would be an improvement, refillable dispensers?
One minor point, the bed was comfortable, but the wooden surrounding frame makes access on the window side more restricted.
Overall really happy and would definitely stay again if visiting locally.
Visitors need to be aware that others may be leaving early and this may cause disturbance. Wasn't a problem for us as we tend to wake early anyway.

The doors are a bit thin so you can hear every footstep and door open/close, so if someone is a light sleeper could be an issue.

I had room 16 but had an drunk couple arguing next door in room 17 from 10pm, swearing, fighting, slamming doors, he chuck her out in the corridor and this went on till 2.30am didn't really get to sleep till 3am, which was quite disappointing really.

The property was just what we needed, out of town a few miles, the room was nicely furnished, with on suite toilet and shower. Room was spotless. Tea and coffee making facilities and free onside parking.
Contact with the owner was via text and access to the property via code, room access via code and key safe.
In case of difficulties there was a mobile contact number.
