A very welcoming outside, with multiple outside stone steps. Beautiful reception along with 2 elevated decking seated areas and 1 other. We went on the 28th September 2025 for 3 nights. The weather was in the 20’s whilst we were there. We arrived just after 12pm and we were lucky to have our room ready for us. We were checked in quickly and we were greeted with a friendly and warm welcome. We did not have breakfast at the hotel, but there are lots of places to eat in Split. The hotel has very much the old town look with lots of attention to detail. With a modern twist for the key-pads on the door and lights on the stairs. We stayed in room 305. Lovely high ceiling, with the bedside lamps on as we entered giving a very warm welcome. I won’t spoil the theme of the furniture but it is plumbing related. Lovely bathroom, decent sized shower cubicle with a large ceiling shower head with good pressure and heat. In the room was a small fridge to use, which was an added bonus. Toiletries in bathroom and tea, coffee and herbal tea, cups and kettle also in the room. Along with air conditioning. The hotel is only a few minutes to the nearest eatery / shop. Yet the area of the hotel is quiet during the day and during the night. Apart from the odd bell ringing from the local church, which was actually quite lovely. Getting from Split airport to Split, we used the local 37 bus, which runs every 30 minutes and takes about 1 hour. Costing only 3 euros p/person for a single trip. Once you arrive at the bus terminal it is about a 15 minute walk to the hotel. On arrival you pay a city tax 1.50 euro per person, per night in cash to the hotel. Absolutely love the old town, we constantly got lost and found something else beautiful to see. The whole of Split has endless places to eat, lots of coffee café’s, restaurants, fresh bakeries, bars, takeaways, gelato’s etc something for everyone and I would say no more expensive than the UK. Everyone very friendly and Croatia is so beautiful and clean, We, highly recommend going. The following are within a 10-15 minute walk from the hotel: Diocletian's Palace and Palazzo. Split Croatian bell tower which you can climb up (worth the astonishing view). Trogir. Saint Domnius’ Cathedral. Riva Promenade. Fish Market & green market. Harbour. Marjan Park and Hill, the start is just under 10 minutes walk to the start with 319 steps to climb, the views are amazing. A little further is Sustipan park where you may find a squirrel, SPLIT in red words, Bačvice City Beach and Grgur Ninski Statue. Every corner leads to another surprise whether it is an area of restaurants or some local shops to browse.

It’s in a fantastic location – close to the centre of Split but tucked away enough to be peaceful and quiet. Just a few minutes’ walk takes you to plenty of restaurants and bars, with a great choice of food and budgets to suit everyone. Our room was lovely, spotlessly clean and had fresh towels available every day if we wanted them. The décor was charming, with a style that reflected the atmosphere of Split’s old town streets. We walked everywhere during our stay. On a cooler day (end of September/early October), we explored the beautiful Marjan forest, which was well worth it. We also walked to a lovely beach where we hired loungers for €20 each – there are several spots along the coast to choose from, all clean, uncrowded and inviting. On the way back, we stopped at the Tennis Club terrace bar for a drink, which had wonderful views over the beach. Getting to the hotel was easy too – we took the airport shuttle bus (€16 each) to the harbour and walked from there in about 15 minutes through La Riva. All in all, a perfect stay - highly recommend.

Sympathetically renovated rooms in lovely old buildings - The staff were very friendly and had a great grasp of the English language. Inna in particular went out of her way to make our stay memorable. The rooms were nicely restored and comfortable beds. Located in a quiet area but within a short walk of the harbour.

The location was perfect—just a short and easy walk to the Old Town and Diocletian’s Palace, yet tucked away enough to feel peaceful. Great local restaurants and cafés were right around the corner, so dining was never a problem. Parking in Split can be tricky, but here it was relatively easy compared to most central spots. The staff were absolutely wonderful - warm, attentive, and always ready with helpful recommendations. A fantastic choice for anyone wanting comfort, convenience, and a real neighborhood feel in Split.

We did complain about the smell, but was informed it was due to recent rain but no real resolution. Security was poor, no extra lock on the door and safe attached the flimsy wardrobe (not attached to wall). Definitely more shabby than chic. Would stay in the same area, but not here.

Fridge and Tea and coffee making facilities, you will need your own coffee and milk as there was only fruit tea on offer. Plenty of supermarkets within 5 minutes walk. With the location being so central you have many restaurants available to choose from. Uber from Split airport took around 40 minutes and cost xxxx We did not have breakfast added to yhe room which is around €20 each. Staff are extremely helpful, would definitely visit again.

• Mark (10/5): - We saw mixed reviews and glad to say room 301 was excellent, very clean and exactly as advertised. The location of the hotel was superb, quiet street but just a few minutes walk to the centre of town and tourist area for cafe, bars and restaurants. The staff were also very friendly. The only negative is the description, which says the hotel has a restaurant, bar and cafe. In fact the hotel has no facilities at all. So as an excellent room and location, highly recommended but don’t get confused over the listing.

• Richard (6/5): - This was a very conveniently located hotel, just off Split Riva (the main tourist strip). I was only an 8 minute walk to the Diocletian's Palace, which is the very heart of the city, and less than 15 minutes to the main bus station and port. Our room was clean and air conditioned, and had a good bathroom and shower. Staff were also very friendly and helpful, and check in and check out were very efficient. Our only criticism, but it is probably as advertised, is that - at the time of our stay - this didn’t have the feel of a conventional hotel. Rooms were spread across at least two buildings, around a small public space, and no communal lounges seemed to be in use. Also, we weren’t aware of a restaurant, and certainly didn’t see a bar. That said, I think a continental breakfast was offered, but it was expensive. Our room was also quite small, had two single beds rather than a double, and one of the beds squeaked very badly every time you moved on it. As I say, though, on balance, a very clean and convenient accommodation option for a visit to Split
• Lissa (6/5): Good location, but a few things to work on. - The room was adequate in a convenient location to all of the main sites of Split. The staff was polite. Now, three things that could have been better. The Wi-Fi did not work in our room. We were across the street from the office in room 006. Maybe we were too far. The safe in our room was rusted and unusable. And although we didn't mind the walk, our "breakfast included" was not on the hotel property. It was at a little restaurant not too far away. The food was good, but if a guest had mobility issues, or if the weather were bad, the hike to breakfast might make it more of a challenge.
• T8130BDjohnr (4/5): - Misleading, Unsafe, and Overpriced – Hotel Denied All Issues We stayed at Hotel Heritage Palace Varoš – MAG Quaint & Elegant Boutique Hotels in Split, Croatia, and paid nearly €400 per night for what was described as a luxury room in a 4-star property. Unfortunately, our experience was far from luxurious—and deeply frustrating. To start this leg of our trip, we had arranged for private transfer from the airport to the hotel through the hotel via Expedia. When we arrived at the airport, we discovered we did not have a driver waiting on us and were advised to take a taxi. The room lacked basic security, including no safety bolt/chain on the door. Even more alarming, the main entrance to the building did not lock at all, meaning anyone from the street had access to the building at all hours. Inside the room, furniture was damaged, including a broken lounge chair that made it impossible to sit anywhere except the bed. This is not acceptable for any hotel, let alone one marketed as “boutique” and “elegant.” Additionally, most of the amenities advertised do not exist: • No breakfast service • No bar • No coffee shop • No fine dining restaurant • No laundry facilities or dry-cleaning services (the hotel did recommend a public laundry about a 10 minute walk from the facility) We reported all of these issues through Expedia, hoping for a fair resolution. However, the hotel responded by dismissing our complaints as false, which only added to the insult. We documented everything during our stay, and the hotel’s refusal to take responsibility or acknowledge the truth is incredibly unprofessional. This experience felt like a bait-and-switch. If you’re considering booking this hotel based on its descriptions or star rating—don’t. It is not what it claims to be, and the management appears more interested in denying problems than fixing them.
• Gudjon Thor (6/5): - Good area and friendly staff. 5 minute walk to the center of the city. The condition of the property was not the best. The showers leaked and the water flooded the bathroom. They did not have a fridge in the room and the wifi connection was terrible in one of the rooms.

• 581sannar (10/5): Above and beyond - This hotel is exceptional. Before we arrived Inna communicated with us and offered hotel transfer. We already had arranged but it was nice to know. In a was great and put us in our rooms immediately. Our bags were left in Amsterdam … thanks KLM and when we learned of the arrival Inna helped get a car to transport me to retrieve our bags. The airline could not guarantee the arrival during the day. Inna and the hotel staff go above and beyond. The morning breakfast was amazing! Great variety. I would stay here again absolutely. The area is so quaint and beautiful. Thank you Inna and staff. We will miss you and Croatia!
• Trevor (8/5): - Quaint old converted building with modern rooms. Situated in old part of the city close to the Riva and palace. Not suitable for people with mobility issues. No direct car access as entrance on narrow alleyway.

• REBECCA (6/5): - In spite of advising of our late arrival just prior to reaching the hotel (train delayed from Zagreb to Split) the Reception Desk and Hotel were closed. We had to call a number and waited 15 minutes while someone turned up to admit us. The air conditioning unit in our room was switched off (the owner is cheap and likes to save money we heard) and it pumped out hot air when we tried it. A disappointing end to a long day of travel

• LeicesterCorncrake (6/5): More like 2 star, definitely not 4 star - Tiny dark room, only just bigger than the bed. No drawers for storage, one wardrobe with 4 hangers for clothes. Room smelt of stale cigarette smoke when we arrived. AC would not work, receptionist did eventually get it to work, however it was about as powerful as an asthmatic donkey, we would have been better leaving the fridge door open. Bed side lights didn’t work. During 3 night stay the in room coffee was not replaced or mugs/glasses cleaned. Breakfast is very limited, scrambled eggs in a cold serving dish! Coffee machine that sometimes worked. There is no cafe or bar area as advertised by the hotel. Good points: location and comfortable beds
• SmallestHobo (6/5): Expensive for what you get but okay to stay in - Good location, close to restaurants and old town. Room was small, quiet and clean. Bathroom was nice although toilet lid broken. However no natural light as was on ground floor and window had shutters which were too high to reach to open. Buying your own drinks to have on the terrace was good. Hotel about 200 metres from where taxi drops off up a cobble street so can be difficult with heavy luggage. I don't think the hotel was worth the 190 euro a night we paid without breakfast but Croatia very expensive so nothing is worth the cost of what you pay at the moment.

• Tyke70 (10/5): A very nice quaint hotel ideally situated - What a beautiful quaint hotel. in the old part of Split. Be aware there is no road access to the hotel. The taxi driver from the airport dropped us off about 400 m from the hotel. Access is through alleyways and down cobbled streets. We really liked the quirkiness of the hotel, bearing in mind that the building dates back to Napoleon times. Our bedroom was a good size and well equipped with a modern bathroom. Our booking didn't include breakfast which we paid 17 euro each per night....not cheap but it was a good buffet type breakfast with plenty of choice.Ena was extremely friendly and professional in dealing with us. The hotel is well placed for exploring Split
• Excursion59265078462 (2/5): DO NOT BOOK - The worst hotel I’ve been to in Europe by a mile. Terrible service. Terrible facilities. Didn’t even get clean bedding or towels. Absolutely disgusting and a waste of your time and money. Look elsewhere. We cut our trip short because of this terrible hotel. The staff were bad and not trained.

• C4232PYstephenh (6/5): Friendly staff, great location but.... - The hotel is very convenient for getting to the Riva but as it's in the Varos area it isn't very noisy as an area. It's close to a large number restaurants, less than 5 minutes walk. Our room was up 2 flights of fairly steep set of stairs so if you have mobility issues this may be a problem. The room itself for us gave us all we needed - storage space, A/C, a good size bathroom; on the down side the fridge only worked when you are in the room with power on, the towel rail near the shower wasn't fixed in place, lighting was not great especially with the shutters closed & there was only one chair. The hotel had issues with their laundry provider when we were there but made sure we had the towels we requested. We knew that we were going to arrive before we could check in but Ena in reception made it easy for us to leave our case, organised coffee & iced water for us, then gave us a map & directions to suitable places to get lunch I will say when ever we dealt with the staff they were very friendly & tried their best to sort things for us as quickly as they could.
• Y7542IXjohnm (4/5): Not good but not bad either. - The hotel is well located just a short walk from the old town. The room was a good size, the bathroom was clean and the bed was comfortable. The room was, though, at the top of two flights of stairs. There was no lift and no offer of assistance with our luggage. If you struggle with mobility, you are unfit or you are not strong enough to carry your suitcase upstairs then this is not the hotel for you. Breakfast was barely adequate. The scrambled egg was fine but the rest of it did not appeal. The juice was terrible. We only ate there once. The towels were not the biggest and were a bit on the thin side too. The door to the bathroom couldn’t open more than halfway. There was nowhere to put your toiletries either. We left shortly before 0800 and noticed the reception wasn’t yet open. This underlines a somewhat casual attitude to guests. So, all in all, it’s not bad as the most the most important to is is location and cleanliness, but it’s not good either, which is a shame. We will not return.
• Martinjj (4/5): Not as good as it looks on paper - We stayed for three nights and were worried about the recent poor reviews. In reality, it was a little better than some of the worst but not much better. It’s well placed for transport and getting into the old town. It’s on a side street that is generally quite quiet so away from the worst of any external noise. Reception was functional without too many niceties. The room we stayed in (101) was actually quite nice and spacious with places to store clothes. The bathroom was a good size and quite modern. The bed wasn’t the most comfortable with a poor mattress. Noise wasn’t a major problem but with it being an old building, sound does travel and so you can be easily disturbed so this is not a place for light sleepers. Some of the other rooms may have suffered more from noise than others. Breakfast is barely adequate. The warm food is just some eggs and the rest is a buffet left out with no facility to keep cold things cool. Drinks are from a machine. So it’s not a four star hotel and only deserves a two star rating given its cost.
• borovicb (10/5): Travel back 2,000 years ago... - Our stay at Heritage Palace Varoš was amazinggg! The gorgeous boutique hotel is nestled in the best part of the city, close to the Riva and very peaceful at night. The owner, Renata, even greeted us personally. Each room is unique and special, impeccably clean, with a lovely view. We were surprised to find sinks and rocks from thousands of years ago in our room- perfectly fitting the interior of the room. Breakfast in the morning was delicious with tons of variety. Jelena, in charge of the kitchen, even made me iced coffee (rare in Europe) and brings homemade dessert every morning for breakfast. Overall, we had the most wonderful stay and will definitely be coming back soon.
• travel-adventure42 (6/5): Great location but the rest leaves a lot to be desired - Located in the old part of Split with narrow streets and alleys. Away from the crowded promenade, you do have some isolation from other visitors. The downsides are the tiny rooms (we rejected the first room and had to "upgrade" to one where we could actually walk around both sides of the bed), the anemic breakfast where even the coffee machine didn't even work, a lackluster staff that wasn't very responsive to questions and issues with the room, and an aging building with rumpled carpet and dusty crumbling brick walls. On the plus side, the windows did open and there were several places to sit outside. And you really were very close to the promenade and to shops and restaurants.

• Stefanne7090 (2/5): Stay away from here! - This is the worst 4 star hotel we have ever stayed in. Upon arrival we were told that we had to pay the upgrade and tourist tax immediately and only in cash. Strange, this doen’t fit a 4 star hotel. Very customer friendly, NOT! Our room was a 'Luxury' room, but had the amenities of a basic 2 star hotel. We only had 1 mini bottle of shower gel and 1 mini bottle of body lotion. One lamp in the bathroom was broken and the mattress sagged. No bottled water, no slippers, no tissues, no bathrobes. The 'receptionists' (probably students or interns) don’t say ‘Hello’ when you arrive and only pay attention to their mobile phone. Upon returning after a day of walking around the city, there was only one towel set instead of two and no body lotion which we had also requested. When asking if we could get another set of towels and body lotion, the receptionist, a sleepy young man, agreed to bring it. After an hour he still hadn't arrived. So I went to the reception and found the towel set there, “but I couldn't find the shampoo” the receptionist said. “I didn't ask for shampoo, I asked for body lotion.” “Oh yeah, I meant body lotion.” Then the nights: no hotel is as noisy as this hotel. We were on the first floor and you hear everything from the upstairs neighbors, from footsteps to voices to other human sounds. We didn't sleep a wink. The breakfast is basic and everything is out of stock or - if there are any left overs - cold if you arrive at 9:15 am because there are no warming containers. Check out is at 10.00 am. TEN A.M.! Come on, we are on holiday! Unbelievable that this hotel has 4 stars. I would rather sleep in a hostel than ever come back here.
• Sophie (10/5): - Very quaint spot. The room was clean, beautifully decorated with some additional nice touches like a very beautiful bathroom. It was very walkable, Great location and would highly recommend. The only issue is I was not able to easily get in touch with the owner via email. Check in was located in a, what looked like, a travel agency but this was not evident upstairs n arrival do I stood outside this hotel for quite a long time. It would be great if the owners placed a sign on their window indicating the reception area for this hotel.
• Explore58541725729 (2/5): A very unpleasant experience - This is not a hotel, it is a hostel. When we arrived early evening we were told Reception was only open until 11pm, after that no one was available. Our room was on the first floor, with steep stone steps and no handrail. There is no lift! We struggled with our luggage with the help of the girl on Reception to negotiate the steps and into our room . The room itself was OK but the sheets on the bed did not fit the size of bed , and the mattress had seen better days. The bathroom was beautiful with a lovely shower, however after we had both had a shower the plaster was damp and started to flake off onto the floor. There was noise at all hours of the night through the outside door closing and people charging up the staircase to the rooms above. We could hear snoring and "other noises" VERY CLEARLY from above. We never had a full night's sleep. All the hot food for breakfast was made at the beginning of the sitting and was left uncovered and cold until breakfast finished. Issues around windows left open in the day resulting in my husband covered in bites and always having to ask for tea/coffee were all irritations that added to the experience. We must applaud the main girl on Reception who did all she could to help the guests but she was fire fighting to keep things going. It appeared that all the staff were new employees and there was no coordinated approach to hospitality. We have stayed in many 4 star hotels and this is not a 4 star hotel or anything near it. Thankfully we stayed in 3 other 4 star hotels in Croatia after leaving this hotel and they were all brilliant. It was that bad we were thankful we only had to stay 3 nights here but felt we had to write this review. You have been warned!

• Sheila darice (10/5): Enchanted hotel ! - We can't wait to come back again! Everything was better than planned, the hotel's facilities far exceeded our expectations since it was our first time in Croatia, and we honestly had no idea how we were going to do it. To begin with, we had the joy of meeting “Inna” who was like an angel for us at the hotel reception and welcomed us with a big smile and a hug and with such a special and contagious energy she made us feel like family from the first moment. She went beyond the call of duty to help us by giving us recommendations for places to eat and things we should do in Split. Inna is a special being who projects very good energy and was of great help to us during our stay.

• Janis (4/5): Falsely Advertised - No Bar, No Restaurant - The staff is very helpful, especially Inna who is very quick to respond, very kind, friendly and eager to help. Nonetheless, we were disappointed with the hotel and the false advertising. There in No restaurant, there is No bar, our room was tiny, our bed was Not a Queen size (it was a short, narrow double), we had to walk too far with all of our luggage because taxis cannot drive into the pedestrian zone in which this hotel is located. This is Not a four star hotel, but rather a two star hostel. The breakfast is awful (grey hot dogs, cold old fried eggs, shredded cabbage, shredded carrot, bland cheese, white rolls). In summary, Inna and the staff are great, but the property is falsely advertised.

• Heidi (6/5): - The hotel is a short walk to Old Town. The standard room is small. So, just be aware of this. Additionally, if you are similar to me in that you need a dark room to sleep, then you will have some trouble sleeping. There are green exit lights over the room door. The walls are thin between rooms on the same floor. But, otherwise a neat, little medieval type of room.
• Marc (8/5): - The hotel wasn’t accessible by road (well taxis would not go down the narrow streets) so depending where you were dropped off/picked up taking your luggage was a real effort. The room was nice, though not connected to the main building with reception. This would have been fine as they had security doors at the entrance of each building, but the chose to have them unlocked, which was a bit strange. You obviously have a lock on your room but anyone could gain access to the building. We were assured nothing has ever happened, and it didn’t, but it seamed odd to have additional security and not use it.

Location is unbeatable, parking motorcycle at the front of the Hotel and walking a few blocks to city center. The girl at the front desk cannot be more nice, friendly and helpful, she is just amazing! I definitely recommend this hotel.

• constance (8/5): - Super friendly staff, room is sweet and you will need the AC on during summer. They had proper AC as compared to other accommodation. Easy walk to town centre. The parking is NOT on site, speak with them before you go for advice, rates vary from €15 - 45 per day. We found free parking a couple of blocks away, safe and quiet street.

Our room was in the opposite building, and felt modern even though the building is so old. Location is good not far from the town walls but in a very quiet street so the best of both worlds
• Tony (8/5): Average. - Average. Pleasant room but nowhere comfortable to sit. Would have been better if there had been comfortable seats on the public terrace. One window opened on to a public terrace, the second to a blank wall. Main issue was the noise from the room above. The wooden floor creaked very loudly every time someone walked on it.
• Nils (10/5): - Very well renovated building less than five minutes from the Split historic centre from the Roman times in a quiet area. Good full breakfast and attentive staff. Spaces for eating breakfast inside or outside. Parking if you drive, would be by the seaside walk, about seven minutes from the hotel. Near all the action, without all the noise of the very centre. There are many dining options from a minute walk from the hotel and onwards. Being a historic, renovated building, it has steps and no lift to the rooms. Beautiful boutique size hotel with personal service.

• Verified traveler (8/5): Quaint Boutique Hotel - The hotel is difficult to find when you first get there because taxis cannot access the area where the hotel is located. Once you know the way, it is a short stroll to the main esplanade where all the action is. The internet was not working well which I needed to forward plan flights and other accommodation so this was the most frustrating stay whilst there because I had to leave my room to use the internet. The staff were very friendly and helpful and the room was also clean and serviced.
• Verified traveler (2/5): Do not book - awful experience - Do not book this hotel. I paid £250 for a one night stay and upon arrival was told they overbooked and I had to walk to a sister hotel (in the pouring rain). The hotel they moved me to was the polar opposite of the hotel I booked, very ‘The Only Way Is Essex’. The room also had foundation on the hairdryer and dried out nail varnish on the bed throw… I expressed my dissatisfaction at both hotels about where I had been moved to and was given zero compensation. I would not recommend at all as at risk of being moved around with zero compensation to a hotel that is the total opposite in every way.
• jane (8/5): - Nice location, quiet part of town and easy to walk from there. The staff members were nice and the building very quirky. The room was too small for 3 people, with the extra bed we couldnt really walk around and unfortunatley the room has a carpet which needed a very good vacuum. It was full of hair from a range of people. I walked in new socks on the carpet and they were full of the hair which made me feel uncomfortable that the room had not been cleaned properly.
