- gavin (1/5): Fuming as awaiting significant refund having been charged for 4 rooms in April and only allocated two - I am still awaiting a refund as was overcharged and having been promised a refund it has not been forthcoming We booked the farm barns and were placed in hotel across the road
- sotindra (2/5): good for the first night, not so good the next night. - our first night was great , very nice big apartment , was given to us for two night stay , we went the next day , had brilliant day visiting sites , on our return , the same apartment had five people who had moved in , they moved all our personal belonging to much smaller room , without consulting us of the move .
we complained to the manager [ Minty]this was not acceptable by us and the method that was used , was not normal , after having our complaint heard , we was promised a full refund , we stayed in the smaller room , we also got treated to a evening meal as extra token . On our return , I checked my accounts for a refund, none came , I emailed them , the email was returned by the post master , I tried calling the two number's of Church Farm Barns , they both were obtainable , so I have now got my Bank involved with a dispute claims against them , this where I am at moment .
Not a happy , with loss of £410 , the place was very good the first night , the next night not so good the method used was not so good either.

- Jason (8/5): Good comfortable rooms. Shared common areas including kitchen. - The rooms were clean and comfortable. The shared area we did not utilise but appeared clean and comfortable. The surrounds were lovely and tranquil. Would be a fabulous stay for groups. Check in was a bit of a pain but that was due to telephone line issues on both sides.
- Caroline (10/5): - Enjoyed the hot tub. Delicious full English breakfast 200 yards away at the Burnside Hotel. Great choice of food at the village pub, The Belll.
Arrived at check in time of 4pm and had to call the number to get owner to let us into room. Hard to get shower colder, owner let us use upstairs bathroom meant for another (vacant) room instead.
Very clean and well kept property.
- Eugenia (8/5): Very good - Rooms were nice No communication, no one there to check us in /out. Housekeeper was sent to let us in and she was nice but no other communication. Shower in one of the rooms was difficult to turn off and we nearly had a flood.

- Sarah (9/5): Fantastic service, early check in at no extra cost and great rooms. - Great location. Easy to walk into Stratford. Great rooms. Ours was ensuite. Great living area downstairs for socialising. Would be a fantastic place to stay with a larger group too. Great service, as we were able to check in early at no extra cost. The blind in our room wouldn't fasten, so very light in the morning. Our friends room wasn't ensuite, which wasn't a real problem, but could be nicer with an ensuite.
- Susan (8/5): was a really nice and pleasant stay - it was well located with things to do around that area, good sized bedrooms and lots of seating area also good sized kitchen . Outside lovely garden area and 2 hot tubs, a well maintained barn and very quiet nothing could have been better excellent standards well maintained barn spacious and very clean
- Andrew (1/5): Terrible avoid - Nothing Dirty filthy place,dirty shower ,dirty floors wardrobe smell took your breath away ,filthy towels stained bedding draws all broken empty handwash ,half used toilet rolls .
Took us 20 mins to get through to the property to book us in.whithin 10 minutes we called the property to tell them after several attempts to get a answer the lady ssid she cant come back she was at another property and to leave key in the door as we were not staying in a dirty place and she would get her boss to do a refund.not recieved refund or call from the property boss as requested.they have ignorned our messages and messages from booking.com.We are now going to issue legal proceedings to get our money back.
Terrible establishment terribly run dont be fooled by the photos.
I would have given it zero if it allowed me.

- Louisa (5/5): Passable - location was good , about a 20 minute walk from down , bed was cosy the mirror was dirty and in the bathroom the ceilings were so slanted you had to crouch to walk around / get ready , no staff when checking out , i expected a lot more , one tiny window in the bedroom so barely any natural light comes in , and a key with a big wooden number so not easy to carry around

- Amy (10/5): Excellent accommodation for a weekend in Stratfoed - We were greeted by Minty who showed us around. We'd originally booked 2 twin rooms for 3 people and Minty offered us a third room for free, which was great! We hadn't been expecting use of a lounge and a kitchen, so were very pleasantly surprised. We didn't book the breakfast so can't comment on that, but the rooms were very comfortable and the bathrooms good. The check in system of ringing seems a bit hit and miss. We had to try 3 times before getting through to someone and when we tried to ring at check out we couldn't get through. It might be better to fit a key safe and work it that way if no-one can be around on site. It's very difficult to predict exactly what time you are going to be at the property.

- Clare (10/5): Happy overnight stayers - The reception was closed. But we were obviously picked up on camera and quickly helped, staff were attentive and helpful. I like the fact we shared a lounge area with other users( although we didn’t have any) . A good place to stay and would stay again
- Ben (4/5): - No one to greet us for check in and spurious directions to our room. The TV didn't work and the kettle only worked intermittently. The mattress protector was stained and could be seen through the sheet. No shower gel provided and strimming of the grounds started just before 8am in the morning. Having said that, parking was easy and the breakfast - provided at the hotel down the road - was amazing.
- Verified traveler (6/5): - Nice place very cosy and festive. Unfortunately no TVs working in the room or communal lounge. Despite the promise to get this sorted it didnt happen and we never saw any staff after check-in to help us with anything. Breakfast wasnt cooked as advertised it was continental. All guests seated together at the breakfast table with no regard to social distancing. Despite this had a lovely comfortable stay.
- Rhonda (8/5): Minty will take care of you! Cute B&B!! - The room was spacious and clean. The bathroom was of good size too. Location was fairly close to downtown... just walking distance from Ann Hathaway’s home which was pretty cool!
The breakfast was delicious!! Minty took wonderful care of us and our accommodations. She went out of her way to make sure we were happy and comfortable.

- Nick (8/5): - Beautiful, peaceful B&B. The breakfast is amazing. Staff are very friendly and helpful, especially the housekeeper Wendy. Only issue we had was the walls are thin and we could hear everything from next door. Perfect for a family break though. Will go back.

Full English cooked breakfast served each morning, but there is the facility to self-cater depending on which accommodation you choose to stay in. The staff very really pleasant and were more than happy to make your stay comfortable. Would highly recommend this hotel, and would definitely stay there again.

- Shaun (2/5): Arrive before 8pm - Reception refused to let me into room because I arrived at 830pm. Claimed that I had arrived after hours and that the after hours number provided was simply to tell people that they had arrived after hours and no help would be forthcoming.
- Verified traveler (10/5): Lovely 20min walk in Strattford Upon Avon. - Wotif had presented this hotel with a photo of an old tudor hotel on their promotional website. Which was why I booked it. Exactly the experience we wanted in Stratford Upon Avon. We were very disappointed not to be in an old original tudor guest house..or old at all. It was a modern reproduction. This was my ultimate desire to enjoy and very disappointing. .
So despite this big disappointment our acommodation was excellent and the breakfast was wonderful.
Very poor for Wotif . ..don't trust their presentation now. Won't use them again though.
