- Carly20221976 (10/5): Absolutely womderful! - Absolutely amazing location and clean. Anah is perfectly situated in the heart or playa del carmen. There is 24 hour security and always someone at the front desk. The facility has a gym, BBQ area, pool, etc. The guests are personable and so are the home owners here. There are two mega stores just 1 block from the facility.
- sharkpb (2/5): Luxury "DOES NOT" mean Luxury when staying here... - Last time I was in Playa Del Carmen I stayed at the Anah Sunset across the street from this place, I tried to go back there but they were booked...so I figured Anah Lux under the same name and owned by the same company would be just as nice. When they apply "LUXURY" to the name you would think as such which was NOT the case. The Front Desk staff are RUDE and NOT HELPFUL at all with any issues, one of them claimed to be the Owner of the place and instead of trying to retain me as a customer she gladly suggested that I leave. My room was SMALLER and they applied an EXTRA charge to have your sheets and towels changed daily, the phone did NOT work and there were SPIDERS in the room like they did NOT CLEAN the room prior to me arriving. Along with Hidden fees about the Linens there was an Electrical Meter for electricity used while staying at the Condo....so you could only run the AC for a limited amount of time to stay cool in a place where it's HOT 90% of the time, just another way to nickel and dime you for your US Dollars. Upon my departure I was informed that I would have to pay $20 US for a .1 cent paper wristband I received because in the contract you sign they want you to return it to them for SECURITY purposes, I wasn't going to do that...and most of all Travelers there is a $300 Deposit US that you have to pay BEFORE you can even get your room ON TOP of what you might have paid to stay there from site like Hotel.com which is where I made my reservation.
- DonSpencer (6/5): Luxury Around the Corner - Well... I've been to some of the most luxurious hotels in the world and maybe I'm spoiled.... I won't say this is the top 100 because it is clearly not.... gotta dive a little deeper..... broken shower, broken toilet (they did fix) but the shower leak all over was not acceptable..... and they charged extra for towels!! I gave it a 3 because of that.... the personel were actually quite nice and did everything to help... the room was good size which I do like to have lots of room to stretch out.... my first trip there so I can't complain too much... about a 6 minute walk to the beach which was fine..... for the price when I did compare to others I met was not a bad deal actually ... that's my story on this.... Playa Del Carmen is a beautiful place although very touristy but lots to do around the country... enjoy if you stay and just be aware that some amenities in typical luxury are gone...
- FaySwey (2/5): BEWARE OF THIS ESTABLISHMENT!! - This place does not provide all the information when you are booking. They do not disclose that you are limited to 20KW per day and must pay the excess usage of electricity. They do not tell you that you may not bring visitors after 10 PM. Also they do not tell you that the deposit must be in cash. NONE of this information is included when you are booking, you receive a message a few days before your check in to advise of the extra fee for electricity (which at that point it is too late to cancel because you have already paid for the reservation). The rest of the rules are told once you are checking in, again too late to cancel or modify since you have been travelling and you are tired and cannot find another accomodation and will not be refunded because you do not agree with their strict rules. I booked a 2 bedroom appartment for my cousin and I, not knowing that my boyfriend would come during the week, he arrived at 2 am and had no where to go and the security would not let him in. We finally just walked in against the securities will and he cut the electricity of the appartment, I had to go outside at 3 in the morning and he still refused to return my eleectricity because I disobeyed him. (we did not bring in 10 people and have a party) also they filmed our door and you can hear us talking so they invented an excuse that neighbours complained (we apologized to the neighbours the next day, and they had no idea what we were talking about saying they were asleep and we never bothered anyone). It was like nothing I have ever seen before. This all happened on day 3, so the security and manager were extremely petty and rude to us for the rest of our stay because "we broke the rule and allowed my boyfriend to come so he would not have to stay on the street." If you ask me this establishment is really not welcoming and although they claim their rules are in place for our safety, I must strongly disagree. We were therefore obliged to rent another location because the manager Ofelia would not accept to add another guest even tho we offered to pay for the stay, it was just like she was doing it because we disobeyed them one night, she kept telling me to go to the agency I booked with and modify the number of guest, but everyone knows that once you are already in-stay you can no longer modify. This hotel just ruined our stay in Playa Del Carmen. Also the daytime security was EXTREMELY rude, we had a friend signing in at 3pm and he asked a question to the security, the security was not nice and began to yell at my friend and tell him he was not welcome there and he could no longer visit. I could honestly go on about the rest of the terrible service we received from the security and management at this establishment but I believe I have provided enough information. To anyone who still decides to choose this accomodation, my prayers are with you, atleast the front desk staff is very nice. As for security and upper management good luck with them, since they treat their guest as they are living in a boarding school.
P.S when I gave my review to hotels.com regarding my check in and how it was going the managements response was EXTREMELY unprofessional. they answered we are sorry that you did not read before booking. This is very insulting because I read EVERYTHING and took screenshots and this was not my mistake this establishment withholds information.

- Stephanieadventures1 (2/5): AVOID THIS PLACE - Horrible customer service! No running water for a full day! They did nothing to compensate, infact they just ignored everyone! So many people missed Christmas dinner because of their negligence! They kept lying saying 15 more minutes untill 8 hours went by! No use of toilets or showers or Anything! They refused to issue any credits or refunds even though people had to buy other hotel rooms just to use a toilet! Shame on these scammers
- MoCarranza (2/5): Beware! Stay away! - We booked a “Penthouse Suite” with two bedrooms and a plunge pool. They charged us $300 US dollars in CASH as a deposit, which was clearly a way to try to avoid people disputing charges on a card. They claimed they could not process credit cards… Then they informed us we would be charged extra if we used “too much” electricity. We only used one of the bedrooms, had the A/C set to warm…and they charged us $155 pesos extra. The room had ants on the couch, the “pool” was a tiny hot tub, the bathroom was put together poorly, and we ran out of hot water in our shower. There is nothing “luxury” about this place and its policies are super shady. Stay away!!!
- ludwigwitt (2/5): Much better places to stay in Playa - skip this one - Playa has hundreds of places to stay and I regret staying here. Although Anah has different places in Playa I cannot imagine this is the only terrible one in their collection. I stayed in Anah Playa. I stayed in 102 North.
The building is ONLY OK.
It has: one rooftop pool with very limited seating and lounge chairs. The "jacuzzi" on the rooftop is terrible and pretty much does not work. There are two "jacuzzi" on the ground floor - one does not work at all. The other has not even lukewarm, must be reserved at reception and can be used only for one hour per day? The gym is limited and pretty much useless. The self-laundry facilities is such a hassle to use we choose to send out our laundry! Other hotels/condos have better amenities and more value for your money.
The unit equally disappointing. Many things were broken - vent, shower head, kitchen sink. To repair ANYTHING management must contact the unit owner to get authorization. Repairs are impossible. Poor quality and broken/ripped bedding. The bathroom vent didn't work. Towels and clothes remained wet all day. There is only ONE towel hook and no bathroom rod. Kitchen disappointing - MINIMAL dishware and cookware-not even a decent pan to cook an egg! The kitchen was useless. They did not even supply a sponge!, 5L water bottle (EVERY place I rented provided the first one for FREE!), a mop, dishtowel, etc. The unit owner and management have no interest in providing good service or a quality stay to their clients. AVOID
- TrakidaM (6/5): Better options in Playa Del Carmen - The hotel property is very clean. The place can use a little love. My toilet didn't work properly so I was constantly calling them to fix it. The pillows on the bed were stained from were others have slobbered which was gross. The staff was not really friendly and I felt uncomfortable when having to ask questions. I’ve traveled to five countries this year along with my family so I’m pretty diverse; I know when someone doesn’t want you on their property . The towels were old and needed replacing. When we checked out they checked the room and stated it was a stain on a pillow case and they wanted $7 USD . I was shocked being the pillows were in poor condition and so was the sheets and towels the nerve! We made the best of the trip but trust me pay a little extra and stay at another facility who actually appreciate your business . Overall it was a descent stay but never again.
- G8214HAedwardj (2/5): 1 night - BEWARE - each night has a limit of 20 kw of electricity so don’t plan on using the A/C. Our 1 night stay cost an extra $13 US dollars, what a SCAM. The room itself was great, a ten minute walk to 5 ave for all the shops.

This place is amazing.
Yes, check in with Liticia took a while.
But she needed to make sure, all is good, deposit of $300 taken etc.
We have the room with the plunge pool on the roof.
The unit is so amazing!Very modern, tv in bedroom and another with Netflix in the living room.
Kitchen has all that you need. Fridge and freezer are fantastic.
2 a/c in the unit. The place is big.
Second story is your small pool, Just enough to cool down. Then there is a bbq, sink, another toilet and another shower.
Ok, shower does not work, pool could be cleaner, pump does not really work etc.
But hey, who is perfect?
Complex has another big ,very cool pool for everybody. Very shallow water with banana lounges in the water and a deeper section.
Downstairs are 2 spas. Only 1 , the bigger one ,works.
But hey, so hot here, who would use a spa???
Location is just 3mins from ADO bus station. Perfect if you get here by bus.
And another plus, for us (were in a jungel last few days) there is a Wal-Mart, about 7mins walk from here.
Beach is a bit further away, but suits us well, about 10to15min walk.
We love how safe and quiet this place is.
Oh yes, you would need to wear a wristband for security to let you in etc.
We just booked another 3 nights here, it is that good.
Highly recommend for a luxury stay
- jeffreywat (10/5): Excellent stay - Probably one of the best choice in Playa del Carmen. The swimming pool and the rooftop were amazing. The employees were really good too, especially Carmen who took care of us and provided everything we needed. She was really kind. Can't wait to come back !
- 768sachaw (10/5): Fantastic place to stay - Loved staying here for five nights at the end of a busy holiday. Apartment was so spacious and great having two levels. Plunge pool needed to be filtered during the stay as was pretty dirty by the end of our stay. Thankful that there was a communal pool on the roof that was worth visiting. Extremely clean and well stocked kitchen. Location was ideal to everything we needed to do. Highly recommend.
- Coops83 (10/5): Stay at this ANAH - not the one across the road! - We only spent 1 night here after 7 sleepless nights across the road at ANAH Suites (known as ANAH downtown). The ANAH Luxury Condos by Baitna (known as ANAH Playa) are fabulous and I could not complement the staff enough. Beautiful rooms which are modern, spacious and clean. Lovely common areas and most importantly we could sleep at night as there isn’t an underground nightclub next door like the other place! We chose room 102 which was street level on the road side and didn’t here a noise. Staff were very helpful at check in and showed us the rooms first. Don’t make the mistake of booking the other ANAH, this is the one to stay at.

- Danbank69 (4/5): Need some repairs badly! - I am a regular in playa DEL Carmen and knew that Anah condos was only 3 years old. We rent unit 404 north, a penthouse for a week. The first floor of the unit was ok despited the plastic dishes more than disgusting but the second room on the top floor was really bad. No water pressure at all. I was filling up the toilet to flush with water from downstairs and that despited that the maintenance came to try to fix the issue. We had to call maintenance for the safes 3 times! The terrasse outside was really not appealing, see pics. The only few reasons I give a more than a one was that the staff was trying to help and the common area where very clean. Maybe our unit was the worse but can’t believed this place was 3 years old. Finally, I would not recommend the penthouse for old persons, stairs to go up are not that friendly, meaning design make them dangerous and door close on you rapidly! Just bad design and choice of material. Last time for us!
- Nomad649249 (4/5): great place but chaotic management - These are regular apartments managed by different administrations. I contacted my administration (Baitna) prior to my arrival and for my surprise, there was no reservation when I arrived. I was instructed to check in the other building (there are 2 buildings, btw) After waiting in line, there was another couple in front of me that couldn't find their reservation, I was able to check in, but my unit was in the building that I got denied first. So walked again to the other building. .Admin it's a bunch of kids with no Hospitality experience. Their excuse was that there are many administrations within the complex. Excuses., Excuses, Excuses..If I contacted the admin before arriving, the least I expect is someone waiting for my arrival. Pathetic. The apartment is very nice and in a good condition but the complex it's very noisy at night. During my stay I couldn't have solid night of sleep. Thumping noises and slamming doors throughout every night. I wasn't the only one. Other guests experienced the same thing and were unable to sleep. I complained twice to the front desk and nothing happened, no follow up..nothing. My complain got dismissed. As I said..nice apartment but managed by a bunch of young kids that don't know the meaning of service. I wonder if the investors knows how chaotic this is??
- jcearn2 (10/5): Can't wait to go back! - We had a great time here and this condo was amazing! We got the two bedroom penthouse with private plunge pool. This suite was not toddler friendly unfortunately, but we made it work! I read another review where this was also mentioned. Anyway, the room was very clean and had everything we needed. The front desk and concierge were very friendly. The maid service and security were awesome! Very sweet and helpful! The beds were very clean and comfortable... Everything looks brand new. It is within walking distance to fifth avenue and the beach. There is also a grocery store within walking distance. BTW in Mexico it is customary to tip your grocery bagger. I didn't figure this out until our 2nd or 3rd trip. :( Most of the baggers do not make a wage and are usually older generation working for supplemental income. Just an FYI! :) Anyway... We felt completely safe here and would recommend it to any of our friends and family. Thank you Anah for a wonderful vacation! We can't wait to come back!
