Stained couch, broken window, curtain rods .. how expensive it is to get new ones ?? Common area completely messy. Overall the place needs a lot of attention.

• Ken (6/5): - Rustic is nicer way to describe this plno hot water for the entire stay. I was a little disappointed the front desk didn’t seem to care about that. For $380 a night that should’ve been more important. There was an ant problem. Nothing too bad. On the plus side, the beach is beautiful and private. They try hard to make it welcoming and hospitable. Coffee and breakfast, snacks etc. With a little work it could be a fantastic place.

• Beth (10/5): - I chose this Awesome location on the beach for an impromptu getaway. I was extremely happy with my decision. The hotel is very peaceful and picturesque. Lots of bird’s singing, 10 min drive to nearby towns, shopping, restaurants etc. Staff was very young, friendly and hospitable. Would definitely return, loved it!
• sara (8/5): Great stay - We drove out from north New Jersey and got in late. Jake, the manager on duty was there to greet us. He was friendly and kind and helpful! The room was very clean and we had a private beach to ourself in the morning!!
• Martha (8/5): - The staff were some college-aged guys who made us feel super welcome. The place isn't what we were expecting, which, for my family, was totally awesome! We wanted to experience The Hamptons without all the rich/famous/fancy/frills, and this place was perfect for that! The location and beach access were exactly what we were hoping for! Housekeeping was a little disorganized, but the laid-back atmosphere was just what we wanted and everyone (staff and guests) was helpful! There was a fridge full of N/A beverages, burgers for the grill if you wanted to use that, coffee and snacks in the lobby, and yard games in the grass outside, just before you stepped up the wooden staircase and onto the beach. I'd go back!

• Michael (8/5): Nice quiet place to stay - The place is a bit run down but definitely has a character. Very supportive and friendly staff. There are bagels and snacks in the lobby. Very convenient location right on the beach. Very quiet. Good stay.
• Kiana (2/5): Filthy - The place was not clean at all. The toilet was used prior to our arrival and had stains of feces in the bowl. in addition the sheets on the bedding was stained. The sofa in the main room was stained and smelled like vomit. The room was filled with misquotes. Sadly my husband and were bit. We went to a target in riverhead to buy a sheet to lay and a fleece blanket with two pillows. The room was absolutely disgusting. In addition there were signs of insect issues as their remains were splattered in the wall in the bathroom and living room walls.

Place needs renovating-breakfast is left -overs (although they said they get fresh bagels--they apologized that they did not have a car that morning. ) King-size confortable bed-A/C in wall., tiny bathroom. Price was $277. w/ tax. --convenient on Dune road-near restaurant called "Dockers"--very nice.
• Verified traveler (10/5): - This place is fantastic if you prefer to avoid the “stuffy” crowd. Off the beaten path a bit on Dune Rd, there’s a very laid back feel to the hotel. Incredibly convenient direct beach access (about 30 steps from the entrance to our room) and plenty of lounge chairs and umbrellas that these kids who comprise the staff have no problem setting up for you if you can’t do it yourself. The rooms are cozy. Clean but pretty old. If you’re vacation is going to be ruined by wood panel walls or a bathroom that isn’t sparkling with marble floors and HGTV home walk in showers I’d say this isn’t the place for you. The bedding was clean and comfy the ac was cold and they even light fire pits at night right over near the bbq grills they have for guests to grill complimentary burgers and dogs that they keep stocked in a guest fridge in the lobby. Should also mention it’s pet friendly dogs are allowed anywhere on the property as long as they’re leashed. Only gripe was an outdoor spotlight shining through our bedroom window all night. Hardly ruined what was a phenomenal weekend when all was said and done. Thank you to the staff for a great stay!
• Verified traveler (6/5): - Extremely overpriced for the condition of the property. If there were any other options would not have stayed here. But since everything else in the vicinity was booked out, you have to pay what you have to pay. The buildings are old-ish and shabby. The A/C units are loud. The breakfast is basic. Probably worth $90/night elsewhere.
• Nicole (10/5): Friendly, Tranquil and Beautiful, Seaside Spot - This resort is located a quick ride from Long Island Rail on a tranquil stretch of beach. To the east is a state park, to the west, a stretch that is not so built up. The resort is just beyond the dunes and to the other side is the bay. Due to location and the construction of the building (shaped like an X) every room seems to have a view of either the bay, the beach, or both, and every room opens on to a porch with a picnic table. Our suite was large, clean, and comfortable, and included a complete kitchen with an, oven, stove, cupboards, fridge, and countertops, so you can do all the cooking you want, you would just have to bring pots and pans. (I think all the rooms might have a kitchen, but maybe double check.) There are also gas range grills available outside. The resort supplies hamburgers, hotdogs, and buns, as well as popsicles, snack food, and for breakfast, cereal, bagels, muffins, yogurt, coffee, and tea. The staff even offered to grill for us. We stopped at the supermarket on the way and grilled our dinner every night. However, if you prefer to eat out, I think there are plenty of restaurants in the area. The resort is staffed by a large group of helpful, friendly, young people. Any problem we ran into they seemed glad to quickly help us with. The guests were all cheerful and happy to be in such a friendly, beautiful, tranquil place. The building is an older one and has some wear and tear, but everything is clean, cozy, and comfortable.

We were upgraded on arrival, our room was clean and spacious. The porch was definitely a highlight as well! Great views and steps away from a beautiful, clean beach. No frills but definitely a great basic hotel! Would highly recommend!

• thomas (4/5): Pay less for so much more . . . elsewhere! - The rooms offered at $400 a night were nowhere near that quality price point. At best , the double bed room w/bath, etc., would be worth renting at $100 per night, if you do not mind noisy drinking parties 'til the wee hours. The staff were polite but for real value look elsewhere for reasonable prices determined by more than excessive holiday demand.

• RobbieG (8/5): - Own private, clean, and sandy beach and water. Kids there go out of the way to meet your needs. Tons of beach chairs provided, very quiet, and relaxing. They provide water, soda, and various breakfast items like yogurt, frozen waffles, etc from freezer, as well as Veggie Burgers, Turkey Burgers, and other burgers. Best location as well. Firepit lit as well daily 8-10 It is a small place, so you are around others, but everyone there when we were there were very friendly. The suites are a little more $, but you have your own deck on the 2nd floors, #20 is the best at around $400 a night, but you do get everything I said above..All the 2nd floor suites are very private compared to the other rooms, #20 the most.
• Verified traveler (10/5): - You feel so at home at this property. Tyler, Travis, Tom, Jake and Pat... all were so helpful and attentive. For a non-5 star in the Hamptons, their sheets were crisp, clean and white, their towels smelled lovely, the rooms smelled lovely.. better than at Gurney's or other resorts I've stayed in Montauk! They really keep it so clean. And the BBQ pit in the backyard makes you feel like your at home.. never mind the views of the bay on one side and the beach on the other. Such a lovely time. I highly recommend it!
• Verified traveler (8/5): on a very private beach - the only issue was privacy: the way the rooms are distributed and designed you need to have the curtains of the room closed all the time you are inside. But if you really love being at the beach this will be a minor issue.
• Joan (8/5): All about location - What a find! Tucked into the massive sand dunes on eastern end of Dune Rd is this quaint and private small hotel. With the windows open we fell asleep to the sound of the breakers. We walked the beach and the hotel has plenty of beach chairs and loungers. We took our fresh perked coffee from the lobby to the the stairs over the dunes.

• William P (8/5): Hampton Beach Resort - They except dogs, which brings fleas. The beach was beautiful. There was seaweed on the beach which also brings bugs! The overall property was fine.
• Verified traveler (4/5): Think twice before booking - The location of this resort was terrific with Ocean in the back and the bay on the other side. I was there with 2 friends for a wedding. The rooms were impossibly small. The queen bed in the bedroom had bearly enough room to walk around it. There was a kitchenette with a tiny stove, cabinets, sink and small refrigerator but no utensils of any kind. There was a pot holder and wine screw. There were wires connected to wires inside the unit and outside he unit. There were coats of paint over them. The lights were constantly dimming and then returning to brightness. The air conditioner was only in the bedroom not in the living room. (One person slept in the living room) It only worked the first night. It was clean. The staff, particularly the manager, Brian, was delightful. When we complained that there was no cover for the window in the door (someone was sleeping in the living room), he drove to Riverhead to buy a curtain. Our pathway to the hotel lobby was either to walk around the building or go through a bathroom which was sometimes occupied! We had a very nice covered porch which we were able to sit on because there wasn't adequate room for 3 adults to comfortably sit in the living room. There was coffee and bagels in the lobby and free bottles of water. We had many laughs over the deplorable lodging for $ 500.00 per night.
• Madison (10/5): Cool vibe, private beach with excellent service - Wonderful spot right on a private ocean beach with friendly and accommodating staff. Plenty of thick cushioned loungers on the beach and also great hanging hammock chairs. Beach attendant shoveled holes in the sand to set us up with beach umbrellas and tiki hut palapas, and came by with free water, ices and fruit snacks. They have grills you can use and refrigerators and kitchenettes in every room/suite so people were cooking and passing around extra burgers, and the hotel has two refrigerators of free food in the lobby if we needed anything. The crowd was friendly and nice and we couldn't help but relax. We really felt like we were far away from Long Island in a Caribbean resort. There was some new outdoor exercise equipment, outdoor games and things your could borrow from the lobby like card and board games. Firepit table on the lawn and campfire on the beach every night with free marshmallows and chocolate. Definitely a fun place and we will be back soon!

• Stephen (10/5): Old School Hampton Resort - Great place if you want a place on the beach , with the inter coastal water across the street . This is not , a Hilton on the beach experience. This is motel type on a beach . If you want excitement and lots of tourist then this isn't the place . If you want ,the days of old Hampton experience , without a lifeguard to tell you what you can and cannot do , this is the place . People here are friendly , so if there is a problem with anyone , it's on you and not them . We had a bay room which was perfect for us . This had a kitchen in the room , but it's not a Marriott , so don't expect the kitchen to be the same . Bring your own kitchen stuff to use . Really enjoyed the quite, even though they had guest , you still had your own privacy . Amongst the big homes on the beach is this gem of a beach house . Nothing fancy , but it's what every you make of it . I have stayed at some of the finest , but I didn't expect that here , so I wasn't disappointed . I would stay here again and will recommend it , but don't expect too much . Just expect a chance to get to a beautiful beach , stay in a cool old school motel and you'll have fun . If you expect to be pampered then this isn't the place . Loved the grills, and they have a fridge they stock with food for guest , although we brought our own hotdogs and food . Free water , and a small breakfast is a nice touch , but don't expect a too much . Again this is not The Hilton , it's a Jimmy Buffett style , laid back , beach retreat .

• J R (6/5): - When I arrived and first got into the room, I checked the bedding (as I always do when I enter my hotel room). The bedding/sheets/etc had NOT been washed since the previous guest! I realize this is a mom-and-pop kind of place, but clean sheets should've been the first thing turned over in the room before the arrival of new guests. Luckily, the guy at the desk personally changed them out for clean sheets. This place could be REALLY nice if it was cleaner. It was clean, but not amazingly so. The access to the beach, and the beach furniture provided by the hotel, was terrific. Definitely a great place... and you can tell the rooms had been refurbished... but still some work to do. Also, having a kitchenette was nice, but there was no cookware, plates, or silverware! What's the point of having a kitchen, if there aren't any tools to use it?! At the price paid per night, the items I've listed should not have been an issue.
• Steve (4/5): Beautiful location and convenient but be prepared - First I would say the no review older than the last few months as any connection the experience that you will encounter there now. The location is great and the beach is nice, but that is basically all you can really say is good about this place. The place is run down to the point that some of the features are dangerous. There are splintered planks in the stairs and walk way and if you have a room like ours upstairs the safety treads on the steps are peeling off. The bushes are all over grown so it is not easy to walk down the walkway to the stairs. The rooms could use a good cleaning, they are basically dirty all over. When we first entered the room and went to use the bathroom, the remains from the previous gues were still in the bowl. Be careful walking to the beach or you will break your ankle tripping over sprinkler heads sitting above the lawn. The staff is nice but scarce to find and really they probably couldn't improve much anyway. This is not a resort and it would be more releveant to advertise as a motel. There is not a thing of comfort here. There is broken and old furniture all around. If you have no other choice, want a place with parking and a beach that is convenient and dont mind paying $400.00 for a place to sleep and shower then this is right for you. It is sad though becaue the location is great and with a little care this could be a great place.
• Tom (4/5): Old 1960's Two-Story Motel - This hotel is really a two-story motel, built sometime in the 1960's and it shows it. It is advertised as a suite hotel. The suite includes a small living room, bedroom, kitchenette, and bathroom. The kitchenette had no glasses, cups, silverware, plates, or anything you'd think a "suite" would include. The air conditioner was a window type next to the bed and was supposed to cool the entire suite. Not a place I'd return to in the future.
• Viktoriya (8/5): Great for families with kids. - Very nice hotel. It is right on the beach. It has semi-private decks (depending where you stay). The provide kayaks for free. As well as water, soda, tea, coffee, snacks. Breakfasts were nice and fresh as well. The only downside is amount of kids....If you are looking for a romantic get away, this might be not the place. It's more of a family resort I guess. When we were staying, there were about 20 kids running around, considering that they are only 17 rooms.
