Very clean and comfortable and good communication with hosts. Parking was a bit tight but manageable.
- Rachel (10/5): Dream home - The pictures of Walnut Tree House really don't do this beautiful home justice. It really is a beautiful well loved and cared for home with everything you need and more that you would think of or need,not has all been covered,. Plenty of space and comfort in all rooms and a very large open fire. The only thing that needed a bit of attention was the front door lock, that had got stuck a few times on locking.

It had a lovely feel to it - very old and traditional The top rooms were challenging in terms of of head height and low beams.
Also, it would be good to have a mirror in the top bedroom
The shared shower in the top room needs replacing. The temperature of tv water was hard to control - boiling hot or freezing and the pressure was poor

- Millie (8/5): We have a great time. Brilliant property for all the family - Fabulous location. Large kitchen, so we could all stay in there together and not get in each other's way. The TV was in an unusual place, so you had to look over the sofa to watch it. Needed more hooks in bathroom and on doors

- Elizabeth (9/5): - Fantastic location with a great Thai restaurant a few minutes away. We loved that we could walk to the beach - really enjoyed the beach club cafe. A great park also close by and amenities. The 2 double en suites with a further 2 rooms with a shared bathroom on the third floor were perfect for our group of 2 families. House bigger than it looks on the pictures and very well proportioned. Loved the open fire. We would have appreciated more logs or been told to bring some so we could have had longer fires. Other than that everything was excellent
- Akshay (9/5): A wonderful house, with ample space & charm. - The house itself was wonderful! Really nice size, well lived in but that just added to the charm of the property! Each bedroom was a good size, and the fireplace in the lounge really adds to it too. Only a few minor issues with the property, the upstairs shower is a teetering on "dangerous" with the water temperature being very cold or scalding hot. I've seen a few other reviews and would implore Walnut Tree to get this fixed.

- Anonymous (10/5): Fantastic Family Holiday Home - I loved everything about the cottage. Such a wonderful old building that felt very homely and comfortable. We were a large family group and it was perfect.
The dinning room table sat 12 of us and was also a snooker table.
The living room had plenty of seats for everyone.
The garden at the front I also really liked as it was very private and I loved being able to have the front door open and the accessibility.
We had everything we needed and I liked that it was a well worn/used house and you did not have to be too precious about things just keep it clean and tidy.
like someone said on a previous review it did feel a privilege to stay there and we would certainly love to stay again. we liked everything and were happy with the fact the property was old and well used

- John (10/5): A truly lovely stay in a lovely cottage set in a lovely area - The cottage is a lovely grade 2 listed building which was very spacious and fully equipped. Has a downstairs toilet, a barbeque and a dining table that converts into a pool table. so great for a family. Location was great and host was lovely. If travelling with a disabled person you can hire a mobility scooter from shop mobility in Littlehampton and can use that within Arundel castle where staff were very accommodating of people with disabilities. On the top floor, more suited to children or shorter adults as a low beam and lower door height on one room, however our party was 7 adults managed fine, just knocked our heads on occasion when we forgot.

- Denise (7/5): A nice place, but we expected more for our money - This was a lovely old house, with an amazing log fire and lots of atmosphere. We were a group of four friends, just staying for two nights. It was a short walk to the village, and slightly longer walk to the beach.
Everything we needed was there, including dishwasher tabs, toiletries and kitchen appliances.
The owner was really helpful when we called to ask about some confusing signage regarding the heating, and happily supplied us with extra logs for the fire. Some aspects of the house definitely needed a bit of TLC. The upstairs bathroom was unusable, with the shower changing from boiling to freezing every few seconds. We felt this could be potentially dangerous. The sink plug was jammed shut, as was the plug in the en-suite below.
The window upstairs wouldn’t shut, making the bedroom icy.
Below, the shower door handle came off in my hand, the bath was unusable and permanently full of cold rusty water, and in the lounge lampshades were broken and not replaced.
- Judith (9/5): Excellent location for a family gathering. Lovely homely atmosphere - Very homely and excellent for a family gathering. Some maintenance needed. Eg cooker missing knob to turn on gas, curtains in lounge were hanging off and didn’t shut, bath plug jammed so bath not usable, dining chairs wobbly ( missing screws). Small points which didn’t detract from the overall experience but could be annoying if staying longer than a few nights.
- Kate (9/5): An idyllic and comfortable property for a family gathering - This is a beautiful property with plenty of space and very comfortable, especially the lounge area that has plenty of comfy sofas. The house has lots of character and it is a pleasure to stay in. The kitchen is well equipped and it feels very homely and fun with the pool table and games to play. It was a lovely place. The attic rooms have very low ceilings and the bed in the double attic room is a small double with not a particularly comfortable mattress.

Owners were very responsive via message if and when we needed anything.
Well equipped house for a family gathering. Unfortunately we didn’t find the beds comfortable, many of the mattresses could do with replacing as you roll into the centre due to the wear, top floor double bed also could do with replacing due to noise and movement.
Top floor shower is dangerous a couple of us were scalded mid shower despite letting the shower run and getting to the right temperature before entering - fortunately we didn’t have small children with us.
We hadn’t realised the house was on a shared plot, there is no clear indication of end of the property and start of next door, this felt awkward as to what we were permitted to use.
Neighbours also not particularly friendly entered in the middle of a family bbq with internet engineers to the rented end of the property right next to where we were eating with no communication of what was going on, I messaged the owners who confirmed it wasn’t for their property.

Freshly painted rooms, comfortable beds. Main road noise. Not a secure garden for dogs. Not a lock on some bathrooms. The lack of sound insulation between the two main bedrooms.

Very well located near shops and cafes. We were disappointed that it was a shared garden as it was not clear from either the picture or the description.
It would also be better if we were able to shut the gate. This was not really a problem for us but would be for someone with children or pets.

The kitchen was also large and fully equipped. All in all it met our needs (a family weekend get together) perfectly. There was nothing I would have changed. Everything was spot on.

We couldn’t let our dogs off the lead in the garden as they would have gone into the neighbours garden. But I knew this was probably the case due to the main gate so we were prepared and it didn’t ruin our stay.

Possibly around the bottom of panelling. Front door would not always lock. Wasn't told where key was. Shame as all things easy to sort.

Great size dining table, which converted to a pool table, which the family loved. Comfy beds - beautiful bedrooms on the first floor and very nice ones on the top floor. The plumbing is a bit ancient - downstairs loo takes some time to empty. We also had a leak from the shower in the main room, so that couldn't be used.

Comfortable bed in main bedroom and lovely cotton sheets The garden was not enclosed for exclusive use as we had imagined,so unable to let our dogs off the lead outside.

- Tracy (9/5): Little gem in Rustington! - Walnut Tree House is a beautiful home and the perfect base to get ready to go to a family wedding. The location was great for the rest of our weekend away. It has plenty of options, within easy reach, to keep everyone entertained.
We were a multi-generational family group. The top floor was ideal for two adults and two children, our own space. The first floor had two huge en suite rooms, ideal for my parents and my brother and his husband. The facilities inside made for a more than comfortable stay for us, comfy beds and plenty of utensils in the kitchen to self cater if you wished.
All in all a fantastic family getaway!

We particularly appreciated the log fire and Christmas tree, and our children were thrilled to discover that the dining table converts into a snooker table. Welcoming hosts, the mince pies and biscuits on arrival were very much appreciated!
- Buzza92 (10/5): Gorgeous location - I loved the location. I made us feel like we actually lived in the village for a week. We walked to town and to the pub. I loved the history of the place. I did not want to leave, Ever. It was amazing. I loved the tiled fireplaces. Just have to watch and remember there is a small step down into the kitchen. We all forgot at least once.
