- Ivan (7/5): - We only stayed 1 night and we had a very good sleep... bed was very comfy the whole area was very quiet... we was surprised how close it was to town... We had a coffee machine in our room and spent 10mins figuring how to use it... could do with some kind of instruction on how to use it... bathroom could do with a few hooks for face towels...

Would have preferred a kettle to the coffee machine which I finally mastered thanks to YouTube.
- Adrian (5/5): Great central location - The location was excellent, just a few minutes walk to the main restaurants and shops of Canterbury. Andrew was pleasant and advised on where best to park free of charge. The room was clean, bed rather hard, couldn't work the coffee machine, think an ordinary kettle would be better.
Rubbish piled in bags outside the front of the house wasn't the best welcome, think some renovation was being carried out inside as the floor above us
looked to be work in progress.
- Andrea (8/5): - Nothing luxurious, just a clean comfortable place to stay with an incredibly comfortable bed. The staff was very quick to respond to all of my messages and very accommodating with allowing a slightly earlier check in and letting me drop off my luggage prior to check in time. It was exactly what I was looking for and only 5 min walk from Canterbury West station

Thank you, Andrew. - The location is super accessible, walking distance from the town, and the area is lovely and safe. There was free parking over the weekend further down the street. The room and bathroom were lovely and clean, had a comfortable stay. Friendly host greeted us.

- Regina (1/5): The customer service was awful, the manager is a racist so if you are a person of colour don’t stay there. - I did not like any about the property, every thing that was advertised on booking was false. The room was very small it doesn’t worth the money, and part of the building is under construction so it is dangerous to stay for both adults and kids.

Furniture looked like it was purchased in a charity shop , and when you raise a complaint the owner doesn’t respond to booking . Com and then booking .com try to give u back £33 for a £168 a night room . Disgusting.
Ive used booking plenty of times and never had any problems but if ubdo complain be prepared to waste hours on emails and phone calls .
- David (9/5): The bedroom was lovely as per the picture - Spacious room comfortable bed, everything was very clean in the room and en-suite It was a warm night and the room would have benefited from having a fan, the wash basin in the en suite was very small and made more difficult to use by the light mirror over hanging the sink, the communal areas need attention, bare plasterboard, worn carpet, missing spindles in the stair bannisters

- Saml0506 (10/5): A welcome break with added extras. - The room was perfect, good size with space to keep everything. The coffee machine was a perfect addition..Great to have a decent coffee and good sized cups. Water placed in the room as well which was nice.
The spa bath was a real treat. Would have been nice to have a fan,due to the weather being so hot and being on the ground floor, was a little uncomfortable having the window open overnight.

- Sue (7/5): Pleasant for one night - The room was nice and the bathroom looked new. The location is great. I liked the firm bed and the bedding and towels were lovely. Nice touch with the coffee machine and toiletries. Everything was lovely and clean. No parking. There is only on street parking and while it’s free at certain times, it’s limited and not outside the guest house. I think the ‘free parking’ advertised is a bit misleading. The building is being refurbished and will be lovely but at the moment the entrance hall is quite tatty.

- Mary (9/5): Everything I needed was provided and I got an excellent nights sleep. - I liked the firm mattress and the coffee machine with thoughtful editions e.g. extra water. I liked the hot water in the shower and the complimentary shampoo etc. I also appreciated the independence I was given as I was very tired and really just wanted to be left to rest. There was refurbishment in the home, but once in my room it had no impact on me.
- Elda (10/5): Exceptional - The location was perfect 2 min walk from the center. The room was clean and had all nicely decorated. Refurbished bathroom. Flat TV. Espresso machine. I loved that the host cleaned the room and refilled my water and coffee everyday (small details make all the difference) Savas the host was excellent helpful, cool and always with a smile ready to help. Will definitely choose it for my next stay in Canterbury! Great value for money. The place was excellent ❤️

The “kettle “ was a coffee machine and the hot water that came out was full of black bits.

No parking unlike advertised. Only parking was up the road but on the road and no spaces. Ended up paying an additional amount to park in the station multi-storey instead unfortunately.

- Kevin (8/5): Comfortable room near to the centre of Canterbury. - Good location, very quiet. Comfortable bed and nicely modernised bathroom. The water pressure was low, little more than a trickle in the (very small) basin. The room is too small for the double bed so there is no room for a chair (there is a sort of wicker stool next the bed where a night table should be).
The host was fine but monosyllabic. He seemed put out that I arrived a little early.
I could not figure out the coffee machine.
The small dresser had been repainted in silver, not the best.

The decoration wasn't finished sticking out tiles ripped carpet it was a building site, not enough tea or coffee or milk in the room. The only view we had was of the garden from our bathroom. The bedroom could all do with fans as the room were stifling and bedding was so heavy and hot.

- Johan (5/5): Passable - Close to the train station. Walking distance to most things to see in town. The lock to our room was broken so anyone could enter without a key at any time. There was no staff around to ask for help, so we simply accepted it and hoped that no other guest would break in (which they didn't). Felt quite shady.
- Diane (5/5): Tatty and not chic - The location was convenient for the station and town centre. The bed and pillows were firm which was perfect. Complaints made by visitors on this site last year are still live. There is still building work going on, the banister is missing rails and the carpet is worn. The overhead shower in our room did not work and in fact sprayed the bathroom. The side shower did work. The bathroom is badly laid out with no room to use the sink and no where to hang towels apart from above the toilet. The bed was comfortable. The furniture is tatty, missing parts or damaged. It is too large for the small room. A kettle would be more practical than the coffee machine. Providing an unsealed bottle of water was not reassuring. There was no WiFi. There was no daily housekeeping.

After filling jacuzzi bath with water when the jets were turned on. dirty water from the jet pipes filled the bath & there was a foul odour of drains. We told the proprietor he said he could come & look but did nothing.

Room overall was great.
Staff was awesome as well. Would be nice to be able to leave bags for the day after checking out while exploring city, but very minor compared to everything else, would definitely recommend this place!

- Maria (5/5): Less than expected. - The location to Canterbury High Street was terrific. I stupidly "presumed" that what appeared to be a B&B, had only one B....the Bed. My fault. The bed was more like a slab....rock hard. Only one light switch for the entire room. The bathroom had a bifold door that was truly ridiculous to close. The bathroom sink was big enough for only a very small goldfish, incapable of allowing one to simply brush teeth. Not enough room for a desk so you either laid in bed or sat on a sofa. The front door to the Abbey was continually left unlocked which meant any burglar who knew it was unlocked could come in and maybe give the room door a try to see if it too was left unlocked. Lastly, the picture shown above is a joke. Our head board didn't look like that because......there wasn't one.
- Craig (7/5): Good - Excellent location just outside Westgate near the train station. Quiet, comfortable room. The "property highlights" section on your website claims this guest house offers free parking, but there is no parking available on site. Instead, the manager suggested we might be able to find available street parking blocks away, as it was late enough on Saturday to avoid a ticket. I found this very inconvenient and deceptive.

- David (8/5): Room 9, small but fine for anyone travelling light - Great location, easy check in and check out and had everything you needed with a room. Great shower, comfy bed (hard bed) and real window instead of the windows that only open 3cm at a travel lodge. Room 9 - is very small, luckily I was only staying one night by myself but if I was with my wife and both had suitcases then the room would have been too small as I used half the bed to keep my stuff and used the other side to sleep. A full length mirror would be a great improvement to the room.
