- Daniel (1/5): Terrible - The bed was comfortable but it wasn't clean thankfully as we where getting a bodybuilding tan we brought our own sheets and bedding. Everything the room it self was VERY dated and damaged. Broken fridge a tiny TV in a poor location to watch it. Could hear every little movement the floor was terrible. Kettle barely worked had to force the switch down. The bathroom the toilet seat was disgusting the shower curtain was stained.
Very loud location Could hear cars ALL night driving past.

- Claudia (10/5): - What a lovely stay, yes it's dated but the staff there were super lovely and friendly and if you're looking for a budget stay in the area then the royal oyo is superb. Bed was super comfy, the room super clean and was a stone's throw from where I needed to be so ideal if you're after that kind of local pub stay. Nothing to not like

This was not just a disappointing stay, the property was simply not suitable to stay in, especially as I was travelling alone with my six year old child. There was a strong unpleasant smell coming from the toilet and a large pipe underneath the sink and toilet that constantly gushed water and made loud noise every few minutes, making it impossible to sleep.
There were also serious safety and hygiene concerns. The front door did not lock properly so I had to block it with a chair, there was loose exposed wiring on the floor, visible mould in the toilet, and the bed had multiple stains and did not appear clean.
I reported these issues through Booking.com and also spoke directly with staff at the property. They were polite and understanding but nothing was resolved and the conditions did not improve.
Because of this, I had no choice but to leave early and book another hotel at my own expense to ensure my child’s safety and wellbeing.
This is not about dissatisfaction, the accommodation was not fit to stay in. I am still waiting for Booking.com to contact me and properly address this situation.

The under bed was not cleaned from the previous user as there was a leftover of bottle of drink under the bed with the cover separately, and under bed looks a bit dusty, like its has not been cleaned.

- charlotte (2/5): Made me sick and ill sadly and was so below standards. - From the outside it looks inviting but sadly it is awful and unclean within. There were over 12 hairs on the bed linen, one of the light fixures in the room didn't work, dirty handles and light fixtures, the kettle didn't even work where it was placed on a tea stand fixture, so you had to heat the water on the floor as the plug wouldn't reach. I couldn't have a shower as there was no water, as the shower head was broken as well, the window to the shower room couldn't close properly. Remember to manually turn on with all your strength the radiator. The light for the mirror in the bathroom again didn't work. The toilet itself was filthy on arrival. I wiped what I could with sanitary wipes but I am now sick, as I struggle with autoimmune disease, and increasingly becoming disabled, losing my eyesight, and it was my partner's birthday, I used my final few pennies for that place.

The carpets were dirty, there was no hot water in the room. Beds were very uncomfortable and the toilet constantly filled all night which kept me awake.

Room was cold radiator worked but didn't warm very well. Room could definitely do with a refresh, cracked tiles in bathroom and the shower was more of a dribble than a spray.

- Laura Ann (7/5): Two night stay - last min booking - Nice friendly helpful staff. Bed clean and comfortable. The room had everything I needed including chest of drawers, wardrobe, bedside table. Lovely big building. Nothing was too much for the staff, when I needed something it was no trouble at all and I felt really welcome. I booked a single bed and got a double which I was great. Location was spot on for the event I was attending. Tv, kettle, tea, coffee and coat hangers in room too which i was glad of. The shower was awful and needs replaced. It was warm for about 5 mins and then went cold. Managed to turn off and on to get it warm again. Second day shower would not go warm at all so couldn't use it. Lots of black mould in the shower cubicle. This is mentioned in previous reviews by others so is not news to the owners. I wasnt there to inspect but it was evident that the room needed a deep clean and for the cleaner to show more pride in their work. Dust and crumbs in drawers.

Boyfriend couldn't get a shower because the shower water was not flowing down he says it was only dripping water out maybe that & the sink taps need to be fixed, pillows were a little uncomfortable to sleep on the room itself was too warm because Heating kept coming on when it wasn't needed, so had to have the window open constant. Was a bit uncomfortable getting dressed/undressed in bathroom as no curtains.

Stunk of stale beer and marijauna through the stairs, hallways and room. Dirty and dusty with cob webs. Stains on the wall and yellow stains on toilet lid as well as marks in the toilet. Different room displayed when booked. Limited facilities. Abandoned restaurant/dining area you have to walk through to get upstairs, even though the pictures on booking.com displayed as if still open. No food available. Room door had a gap at the top of it could hear everything and had to lock, take the key out, put it back in and turn again to lock properly. Felt unsafe. Whole property and rooms need a serious face lift

- Charlie (4/5): - Please do not stay at this hotel. The staff are friendly enough but the positives end there. My room was dirty and had a horrible damp smell. I stayed in the room ‘Emma’. When I woke up in the morning and returned home, I discovered all my clothes - including the ones I never unpacked - were riddled with the same smell as my hotel room. By the following day some of my clothes actually began to grow mould on them. This included a brand new never before worn sweatshirt. I have washed my clothes on a high heat in the washing machine and the awful smell remains. They have a serious damp problem that’s caused me hundreds of pounds worth of damage. That’s not to mention what this stay has done for my health; which I can’t imagine is positive. On top of this, the electricity sockets in my room didn’t work, so I wasn’t able to charge my phone; nor did the shared bathroom shower.

Bed and pillow were comfortable which was a welcome surprise. Very tired decor and no mattress or pillow protectors. .i Did see it was on photos but really not difficult to make small changes. The extractor fan was soooooooo noisy and came on with light so was horrendous during night. It needs a good hoover out for dust. No plug in sink and tiled floor in bathroom was freezing so wear socks or slippers

Comfortable bed with clean linen with coffee and tea facilities. Nice bar with pool tables in the next room. Great location. Thin walls with noisy guests. No sound insulation. I could actually make out what they were saying word for word. Also, their (not mine) extractor fan was very noisy and went on for over 20 minutes at a time. Very run down rooms, flaking paints and shower cubicle poor with poor sealant application. No external door handle to the en-suite. It was just missing. The Hotel needs complete modernisation. I actually felt sorry for the the late 19th century building. No USB ports. My battery died so couldn't take photos.

- Terry (10/5): - I booked a room for our recent visit to the metro centre, which is only a ten minute drive from the OYO royal hotel.
The room was clean, with a TV and there were coffee and tea making facilities. I am sure that we will stay again, when we next visit Newcastle. By mistake, I originally booked Saturday night instead of Friday night, but I had much difficulty changing the day(I tried via Booking.com and even contacted OYO by email and messenger but to no avail, that after four days of trying, I cancelled my Saturday night booking, and booked a room on the Friday night instead.
Because OYO either wouldn't or couldn't or didn't understand what I wanted to do, this cost me £64 in the process even though I had to pay a further £55 for the new booking. I agree that the mistake was mine, but I was disappointed with the response from OYO to change my booking by 24 hours
