- Claire (1/5): Bed Bug Infestation - Staff were initially friendly and location was good for transport links in to London. The room we were first offered, was on the ground floor and the windows didn't lock. When we asked about this, we were offered a different room on the first floor which we accepted. Unfortunately when we went to bed, we soon realised that the bed was infested with bed bugs (there were many bugs of different sizes). Obviously we couldn't stay under those circumstances, so we ended up leaving and driving home in the middle of the night. We were not offered alternative accommodation or a refund at this time. We immediately sent an email to the hotel explaining the situation and asking for a full refund. This was not answered. When we then phoned the hotel, we were met with excuses and evasion, and no apology was offered. A full refund was also refused. Only when we contacted Booking.com did the hotel eventually apologise for the inconvenience and finally issued a full refund.

- Sophie (7/5): Overall, it was a very comfortable and enjoyable stay with friendly, helpful service, a clean well-equipped room and gre - The staff member who checked us in was lovely, helpful, and explained everything clearly. The room was clean, spacious, and well-equipped with heating, a fan, TV, fridge, safe, and plenty of storage. The bathroom was great, with a spacious shower. The heating worked perfectly when we needed it, and the bed was really comfortable and good quality. As I’m a light sleeper, I found the bottom floor quite noisy at night due to traffic. Also, some beds are low down – worth noting if anyone has a bad back, though this wasn’t an issue for us.

Apart from the light that i believe still need to be tested as the switch does not work. Only the main swtich. The staff, a woman when i arrived was very nice and accommodating. very friendly and really welcoming. her shift ends at midnight. The was replaced by a guy who was horrible. he was watching every moved and even arugued with me that I am only for one person where-in i booked it for 2 person. My copanion wnet out for awhile and he seems know thngs more than me as he tols me he left already. Othare than this issue. Everything is goof.

- Cydney (8/5): Budget friendly hotel with helpful staff, perfectly located for Alexandra Palace - The young guy on reception (I think he said his name was Nick) was extremely friendly and helpful. We had an initial mishap after we changed our booking via telephone to a studio room but it wasn't logged on system on the day. He still sorted us out a studio last minute for the same price. The room is fairly basic but it's what we expected for the price, and we were happy with this. It was clean, functional and beds comfortable. It's certainly cheaper than other places in the area and we only stayed one night for an event at Ally Pally. Perfect location for this. Also £10 parking for the whole day is really good value and beats anywhere else, very secure. The lift working would have been ideal, just so that the receptionist didn't have to lug my case up the 4 flights of stairs!

Staff are friendly and accomodating, we got there 4 hours early only expecting to park the car and come back later to check in, they said we could have our room early and they didn't charge us early check-in. Not really the hotel's fault but there were quite a few emergency services that came past through the night with sirens blasting and our room faced the road so sleep was broken.

- deborah (1/5): upsetting and major inconvenience - i want to submit a complaint , my daughter at 19 and her friend checked in here for the post malone concert and when they checked in they were greeted with an angry member of staff who didnt speak english to them , given they are only 19 they felt uneasy and didn't feel comfortable staying there , they left after an hour and i had to get them another property nearby , as a mother in glasgow and having my daughter feel like this stuck down in london when checking into what i thought was a reputable accommodation is not acceptable , and i expect a refund and also expect you to take this up with the owners of the forest house hotel for future reference staff were angry when my daughter check in felt uneasy room wasnt clean as it looks like in pictures

- Gary (4/5): We wouldn't stay again - The building was easy to find. The towels and bedding were clean and the bed was reasonably comfortable. We wouldn't however stay again. The listing says this is a hotel with a 24 hr desk. I would not describe this building as a hotel, it doesn't have a reception in the true sense of the word, just a room on the right as you go in, and it's definitely not 24 hr. The room we were given doesn't match the picture on booking.com and the key fob said it was a 'flat'. You can't enter the building at all without a security fob unless someone physically comes and opens the door for you. The bath sealant had significant long term black mould in several places. There was evidence of previous guests such as hair in the bath and sink and a splodge of something in the fridge. There was a couple of feet of mains cable hanging out of the wall. There was very noticeable lime scale on the shower head and on most of the drainer. There were old foreign newspapers in a drawer in the kitchen area. The smell of pot wafted in through the window at night. The lift didn't work and the stairs and corridors were narrow. We were very disappointed having paid 150+ for one room for one night and whilst the guys on reception duty were friendly and helpful, we wouldn't stay here again.

Sadly we couldn't get a room on the ground floor. Although my husband has mobility challenges, he soldiered on walking up and down from the third floor.

The bedside table was dirty and looked like it had old mould recently wiped off it. The room was very cold and I did not once feel comfortable. There was no toilet in the room just a shower box which didn’t even have hot water. I am now ill from one night stay there wow I’m speechless. The hotel should be visited by health inspectors who should be forced to spend the night.

- Laura (4/5): Ideal location, room has room for improvement - Location ideal for travelling into and around london. The lady who checked us in was lovely, and young lad who got us an extra fan was helpful. Bed changed but rest of the room could have done with a clean- dirty floor, bin had previous peoples rubbish in, half drank bottle of water in cupboard, bathtub had dirt in. Weather was really hot the weekend we stayed, while fans where provided.. we had a panoramic window room which we would not use at all due to no blinds/aircon.. we couldnt even walk on the floor because it was that hot. There was just no escape from the heat/sun, Walking into the room from outside was horrendous, the heat was absolutely unbearable. We avoided being in the room as it was just so uncomfortable. Slept maybe 4 hours over the 2 nights (even after longgg days out around london). Also half the appliances didnt work.

- Caroline (8/5): Perfect one night stay with my daughter to watch Beyoncé at Tottenham stadium - Beds were so comfortable, staff super friendly and helpful. Liked the area and a bus ride away from city centre right outside hotel.

- Robert (7/5): Good - The room was clean and looked like the pictures. The staff was nice and helpful. There was no kitchen equipment (no cutlery, plates, glasses or pots). During our stay, the hot water in the bathroom stopped flowing, but the staff allowed us to wash in the next room.

Accommodation was spotless with very good facilities We were at the top floor and the lift wasn’t working, my partner struggles with his mobility at times, so this wasn’t ideal.

- Mayo (6/5): Pleasant - It was close enough to Tottenham Hotspur stadium because I came for a concert. Also okay facilities for the price. The staff was helpful with things I needed like heating up food and gave recommendations for services we needed. The fan didn't work in my room so they had to bring in one. The room smelled like smoke- I guess it was right under the smoking area. Also the room was small

- Natan (9/5): Big thanks to the staff. Definitely coming back! - Wonderful stay! The staff were friendly and attentive from beginning to end, with special praise for the lovely lady at reception. Her warmth and courtesy made us feel right at home, and she even explained the easiest way back from Tottenham Hotspur Stadium. We spent two nights in a studio room that was comfortable and practical. It had everything we needed for a restful break, including a kitchenette so we could prepare meals in the room. The location is excellent if you want to be close to Tottenham, yet it’s still well connected... buses and Uber make it easy to reach the rest of London. The street itself has all the essentials, from supermarkets to restaurants. Thank you to the entire team for the outstanding service and attention. We highly recommend this hotel and would happily stay again! The only small snag was a few guys hanging around who could bug you when it’s just us girls, but that wouldn’t stop me from booking here again.
- Andrew (5/5): L - Good location for Tottenham stadium Very basic hotel. I stayed for the Beyoncé concert. Booked in February. The hotel phoned a couple months before informing me they no longer use booking.com and that I should cancel my reservation with you. I believe this to be them trying to resell the room at a higher price due to demand from the concert. Not a good practice. I didn’t cancel but the experience left a bad impression of the hotel.

- Sarah (7/5): Lovely staff and great location - Lovely staff, cannot commend them enough! Location fantastic if you are going to an event at Tottenham Stadium - we simply had to walk 15 minutes from the venue and on the SL1 bus for about 5 minutes until the stop near the hotel. Room was reasonably clean but not outstanding. Unfortunately there was a lot of noise from the main road at all times of night, so my sleep was disturbed. I appreciate this isn’t an easy fix but it would out my off staying here again sadly! I would have also loved a lamp in the room for reading in bed.
