• Amza (6/5): Big problem to take a shower in this apartment; Nice apartment and nice location. - Location is great and the apartment is very big. The hot water is a big problem, both in the morning and in the evening. Considering the number of rooms and the number of people who can stay here, there should be enough hot water. Currently, the hot water lasts for a maximum of 2 minutes and has very low pressure. After that, you have to wait a long time for it to become hot again.

The house was worm ( we were in december) beds were very comfortable and the kitchen was well equipment for home cook meals.... Although it is not very new it was kept very clean and all was working. The building feels very safe. There is an elevator, and everything is very clean. The last day we had a very late departure. And the manager found creative solutions to assist us with another room.... Because the appartment was already taken by other guest... If you look for the most renovated new appartment... this is not the place. However if you look for a generous home. Wide. Comfortable for group of friend who wants to be together yet have privacy or for big families.... this I'd a very good option. Nothing.

• Sanah (10/5): Amazing location and an amazing suite, definitely would stay again - Very spacious, bed was very comfortable, provided us with a cot for our child. We stayed in the suite and the bathroom was so lovely. The bathroom was clean. We didn’t mind the noise of the city, it wasn’t too noisy and the location was perfect to explore Rome. Everything is in walking distance with plenty of great restaurants and markets nearby. We would 100% stay here again. We couldn’t work out how to get the heating on as it was only blowing out cold air. we couldn’t locate the iron that was supposed to be in the lobby area and when we asked staff that were there we were told there was no iron which was contradictory to what I was told. The floors were not cleaned properly at all, a lot of dust and dirt on our socks from walking around the suite and some old earring backs from previous people were found on the floor which showed that the cleaners did not clean the floors properly. Overall, still a great stay besides those minor things.

Check in at 3pm but you can leave your luggage at the property until ready. Rooms cleaned everyday & fresh towels if required. Location is perfect and just a 5 minute walk into lots of bars & restaurants.

• Nguyet-diem (10/5): Lovely little trip. - Kind and helpful staff. We communicated only on Whatsapp but staff was very responsive and it didn’t take me more than one minute to get an answer for all my questions. Location is great, 10 minutes on foot from the Pantheon and the Vatican, 10 minutes from the metro, several buses in front of the guesthouse. I recommend for a long weekend.

• Yelena (6/5): Tiny shower, cramped room, uncomfortable for longer stay - The location is good, walking distance to all main attractions. Lift is available, it's quite helpful when you have suitcases. We stayed in the Junior Suite for 4 nights and were disappointed with the experience. The room felt much smaller than the listed 21 m², making it quite cramped. The bed was uncomfortable, and the bedding felt very cheap. One of the listed amenities was a kettle, but none was provided in the room. When we requested one, we received a poorly maintained kettle that was full of scale, with a lid that didn’t fit properly and felt unsafe to use. The shower was quite small—you can barely move around, making it difficult to shower comfortably. The check-in process was quite concerning. We understand that Italian hotels must collect passport details due to government regulations, but here we were asked to send photos of our passports via WhatsApp, an unsecured third-party channel. Data storage and destruction policy is unclear which feels like a significant privacy risk. Overall, this experience didn’t meet our expectations, and I won't recommend this hotel, particularly for longer stays.

• Maile (7/5): Good - Great location for all of the top tourist areas. I really likes that there were multiple locked doors to get to our room. Easy to check in and out. The room was nice. The shower head was very dirty and moldy. The shower faucet and the bathtub faucet were very loose and almost came apart. The tv remote was absolutely disgusting. I had to put a bag over it to be comfortable touching it.
• Ruezga (7/5): Great location; could use attention to detail for the amount being charged. - My partner and I stayed for 2 nights total and it is an ideal location to walk around Rome. Easy to access, pretty straightforward and standard. Comfortable beds, hangers for your clothes, good amount of towels. To charge more than $500 for 2 nights, I would expect an attention to detail. Though on the booking it says you can pay once you are at the site and no pre-payment is required, the host pushed us to receive the total payment through an outside link using Stripe that was sent via WhatsApp. We talked on the phone to get more understanding of this process just to ensure it wasn't some type of scam (given it has happened to us before), and the host was not the most pleasant which was a shame given we paid more than $500 to stay here. They wouldn't send instructions to arrive until we sent the payment. Regarding the lack of attention to detail: the coffee machine had some sort of malfunction to it, so it made watered-down coffee, the water took some time to get warm but came out, the bottle for shower gel was empty so there wasn't a way to wash your body, the hand soap bottle was janky, and seemed like the sink had some leak because every time we would use it, the whole counter got wet, and finally, I saw about 3 Silverfish insects crawling on the floor, which was very unpleasant. None of this really "ruined" our stay, but we were annoyed to find these things given the amount of money we paid.

Communications with the hotel manager was great from the very beginning and he helped us with any of our needs during our stay. Cleaning staff was great. Rooms were clean and up to date. We stayed in the suit room and it was very spacious and had a bathtub and a shower. We will most definitely stay here again whenever we will be in Rome. Nothing, excellent.

• Damian (8/5): - The room is very large, clean and had some very nice features, from wooden windows looking down the street to a large bath. You wont be sorry you spent your time and money on this property. The staff were very helpful, i had an issue with the hot water and they had it fixed that day. They organised my transport and were always contactable. The property is like 15 minutes walk from most major historical sights. I highly recommend this property.
• Lee (10/5): - My wife and i throughly enjoyed our stay here and this will be our choice when staying in Rome going forward. We arrived at 11pm and check in was very simple and straight forward. We were in our room within a few minutes. Location was perfect and we could walk to all main attractions within 30 minutes. All of the your high end and general high street shops were within a 5-10min walk with plenty of shops to choose from. A fridge was provided in our room but wasnt the best a chilling our drinks but this wasnt too much of an issue as there is a shop directly opposite which was open late. Thank you for a great stay and we will sefinitely be back.

• Nina (7/5): The last day ruined something that could have been wonderful - Location of the object is great - walking distance to Vatican and to Castel Sant Angelo and the bus stop is in front of the building, which is very convenient. Object was clean, very well equiped (towels, shower gel, shampoo, coffee maker, hair dryer, AC, TV) and modern decorated, true to the photos presented on Booking. Communication with the owner was good at first. We arrived late because of a flight delay, but we informed the owner about it. However, when we wanted to enter the building, we couldn't because the link with the code to open the safety box with the key said "You are too late". We had to call the owner at 3 a. m. to open the door. Smoking in the room is not allowed and there is no balcony so we smoked a cigarette on the window, trying to keep the smoke outside (we pulled the curtains so that the smoke didn't get in the room). After that the owner warned us that the smoking is not allowed on the window either and we did not do it again. The next day (our last day in Rome) he sent us a message asking did we smoke in the room again and we answered that we didn't. We left the apartment at around 9 a.m. and left our bags in the room because we arranged with the owner to pick them up at 4 p.m. We picked up our bags in the afternoon and went for a drink before leaving to airport. My friend opened the bag to get something from it and then we realised that someone was going through our bags - some of her clothes and souvenirs were in my bag and some of my thing were in hers. We were in shock! Nothing was missing but this kind of behavior is simply not acceptable! We contacted the owner and he said that this is strange and that we should let him know if something from our belongings is missing and that was it.

We will stay again one da - It is located in the center area that if you like to walk, you can walk to the Colosseum or the Vatican City. The mattress in our room, it was too rough and there was a little mold, growing in the shower corners in the bathroom and the sprayer.

• nigel (10/5): - Very unique (old) building. We thoroughly enjoyed our stay. Only issue was the handheld shower head didn’t seem to stay racked up so we always left it to hang to the floor. Didn’t bother us at all so we didn’t even mention it. Multiple bus stops right outside to make transportation very easy. We walked everywhere but for some I could see that being problematic - we are fairly fit. Will definitely stay again.

Every time someone enters the hallway a sensor goes off making a very loud and irritating sound for about 6 seconds. It doesn't happen too frequently as there are only 4 or 5 rooms in the guesthouse, but if something could be done about that noise it would be great.

Location was very good - close to Vatican and center city. Price was fair. Closets were nice and TV worked great. AC kept the unit very comfortable during our stay. The mattress was a bit firm for my taste and bathroom was on the smaller side in our particular room (which was the smaller of the room offerings).

Pulizia nella media, magari darei più attenzione ad alcuni dettagli come il bollitore particolarmente polveroso. Punti negativi: L'aria condizionata non funzionava. La finestra della stanza dava ad un cavedio interno mal tenuto e da cui arrivavano odori poco gradevoli. Sarebbe stata gradita più chiarezza sul prezzo del transfer.

• Victor (10/5): Was relaxing and comfy - It’s a perfect guesthouse where you can stay in Rome, because you can go by walking to the most popular attractions. The stuff was responding us very fast for everything we wanted to know. I recommend it!

• Radostina (8/5): Overall was very good - could have been a bit cleaner. - A really nice location, there is a bus stop just outside the hotel, the room was spacious enough, the bed was comfortable and the bathroom was quite big as well - same as the provided description. It was a bit noisy - you can hear the traffic outside and whenever someone walks in the corridor to the other rooms - it's just too narrow and I don't think there is a way not to hear that. There was dust on the standing lamps and the coffee machine was not working - besides the water in it was starting to collect some nasty layer on top.

• Mizraim (10/5): - Never saw the staff/ owner in person but easy to communicate . Best way to keep in touch was through WhatsApp. We just learned that… overall it was a great start to our European trip .
• Ingrid Gerda (8/5): - Kleine Unterkunft ohne Rezeption und Speisesaal. Aber in unmittelbarer Nähe gibt es jede Menge nette Restaurants. Es liegt sehr zentral und man kann alles zu Fuß erreichen, wenn man will. Wir fanden es war der ideale Ausgangspunkt für unsere Aktivitäten.

• Adena (4/5): - This property was not as advertised. The pictures are filtered. I was very disappointed. Expedia could not help me cancel my 4 day stay. Buyer beware. I will add however that the location was close to everything. This is one of the reasons I was attracted to it.
• Verified traveler (8/5): Great value! - This was just like staying with friends in Rome! Great value for the location very close to city centre. Shower could use an update. Communication with host was exceptional! Would stay here again.
• Arie (6/5): - Greetings, Very low cost versus benefit, it doesn't make sense to pay 190 euros per night for a small room and a small shower in a reasonable location, with no reception service and no option for breakfast, in fact just like a hostel.

• Nicole (10/5): - We had a wonderful 1 night stay , the room was clean , spacious and a very nice and big bathroom . All basic amenities in the room and all well organized by the owner . I will definitely be back ! The area is safe and walkable to all shopping and dining .
• Katelyn (10/5): 3 days in Rome - The location was very convenient to many things and a comfortable neighborhood. It was fairly quiet. The shower was great and the air conditioning worked welll. There was a lack of places to put things in the bathroom and the bathroom lighting was bad. Hard to use the lift.
• Benjamin (10/5): Exceptional - Attention from host was excellent and quick response to our needs. Location is quite good, especially if you are focus on Vatican area. Definitely a good palce to stay.
• Paulo (4/5): Be alert to what you are booking. - First, it's not a hotel; it's a guest house and there is no signage to identify the building. It has 3 or 4 rooms in what used to be a office space in an office building. There is no feont desk, and if you get to Rome late in the evening you will have a hard time getting into the building. The room was clean and comfortable but it is not a hotel.
• Verified traveler (2/5): Do not book - Waited outside the door for 30 minutes. There was nobody answering the phone and eventually some random person asked me to contact someone called Nicolette, rather than them calling me. Someone eventually buzzed us in and we had to somehow find our room keys in the unmanned reception. An overpriced place with an awful service experience. Shouldn’t be allowed on this website.
• Dorothy Michele (10/5): - Everything was great. Great location for walking to many attractions. Clean, quiet, property manager very helpful and accommodating. Would definitely stay here again.
• Nancy (8/5): - Petit, mais tout à fait convenable pour un bref séjour. Arrêt d’autobus en face de l’hôtel. A distance à pied de quelques attractions dont la Fontaine de Trevi. Nous avons fermé la clim puisqu’il faisait trop froid et elle n’a jamais redémarrée. Pas de réception, mais nous avons été guidés par texto pour récupérer les clés. Simple et facile.
• Janelle (2/5): - Completey overpriced. We had a horrible stay here, stayed for one night and the bed was uncomfortable, no hot water (couldn’t even shower!) and the owners couldn’t get it fixed in time for our stay. Considering you pay a big price, you would expect higher quality. I do not reccomend staying here.
• Rizwan (10/5): - Definitely the best room I have stayed during my three weeks stay in Europe. The property was in immaculate condition and location was equally central and good. Very spacious room and a great bathroom. Lots of great restaurants around. Can’t wait to revisit Roma again and will definitely stay here again.
