Clean rooms and nice pub restaurant in the hotel Rooms were very small. There was a celebration on the main floor and kept my party up until after midnight

Staff were so warm and attentive..bed and pillows were comfortable..shower hot and powerful. No lift but only one flight of stairs ..

Beautiful breakfast dining room, breakfast was very tasty and hot . Sadly documented before in other reviews, room 14 was very very stuffy, warm with sealed windows, we arrived with average outside temp of 13 degs..went in room and it knocked us backwards re how warm it was .
I asked a member of staff if hotel full as would have changed but full re wedding .
The room was very small l, it had a fantastic quiet fan in but sadly I'm not able to use fans for long periods re having breathing problems.
None of this is the hotels fault, I think it is structural and they have given rooms fans to accommodate this problem .
I am just noting it so other folk with lung conditions are aware that the heat and small room does make it feel very claustrophobic and it does affect breathing and feelings of suffocation.
It's sad really as don't know how it can be rectified and it is a lovely hotel with lovely staff.
We persevered with the fan but not ideal.
Think it must be very very hot in summer .

- Lord David Iain (8/5): Lovely stay while visiting family - Everything was as it should be, friendly, welcoming and clean. Excellent service would highly recommend. Not able to put drinks and meals on your room tab, every order had to be paid for there and then.

Excellent breakfast. Beyond my expectations for a hotel with 3 stars. Better than some 5 star hotels! The two negatives were 1. The window didn't open in my room - not even a tiny gap for fresh air. This felt a little claustrophobic. 2. I don't like overhead showers. I would have preferred an option with an extendable shower.

- Steve (5/5): - Food is microwaved ordered a meal and it was at my table within 5 minutes of ordering it. If you are going to offer poached eggs at least learn how to cook them. Shower gel bottle has a collar stopping you from pushing down the dispenser on it making it very difficult to get it out of the bottle. Stayed here a few times previously the last time two years ago it was a good hotel and always busy now the reception id unmanned on arrival I was surprised how quiet the bar and restaurant was in the evening there was only me in. Previously it was always busy. It just didn't seem like the same hotel. it was clean etc.

Didn't like the fact that the have no ground floor rooms or a lift to the rooms . My husband struggles with stairs and a lift would be beneficial . The breakfast style. It would have been better if it had been a buffet breakfast. Had to wait for a while before I got my breakfast ready

The decor was of a high standard throughout, with retention of a lot of period details. The powerful shower was great! The room size was a bit cramped, and poorly soundproofed from it's neighbours, even at normal conversation levels, and something electrical was running loudly outside the window all night.

- Natalie (10/5): Convenient and welcoming hotel - We booked this hotel on the day of our stay as we were bike packing. The team were warm and welcoming from arrival. They let us store our bikes in their secure garage at the back.
Thereâs a bar and restaurant on site which offers fabulous food and the breakfast was included (which was needed before our long ride). The full Scottish breakfast and unlimited cereal/hot drinks made it incredible value for money.
The shower pressure was super and the water could get very warm if desired and the bed was firm and comfortable. The hotel is a short 10 minute walk from the station and some little food shops.
There were celebrations in the evening in the function room which I was nervous about because of noise but upstairs in the rooms you couldnât hear any of the birthday party happening downstairs which meant we could have a brilliant night sleep. Nothing!

My room was lovely and clean and although I kept it tidy the staff still came in and changed towels bins and replenished coffee etc. All the staff were really lovely and very helpful. The food was nice and great value. The breakfast was really nice along with the morning staff. The hotel is immaculately clean and they clearly take great pride in the place. I would thoroughly recommend this hotel for anyone looking to stay in Kirkcaldy. Definitely a great base to explore Fife. Nothing

The hotel was in an ideal location for what I needed. Some outside noise from the road.
Room was small, but I chose the standard option as it was only me.
Bed was comfy, shower was excellent, room was spotlessly clean
I didn't sample breakfast, so cannot comment.
All in all, I'd definitely use this hotel again. Other guests not closing doors quietly, although I'vecfound this to be a general problem, not just here

- glkr.anastasia (6/5): Historical lovely house, but maybe needs some renovation. - Historical building, friendly receptionist, nice breakfast and friendly lady working there. Parking spaces just in front of the door. We didn't have hot water in the sink, but the shower worked properly though. Not all the heaters were working. So it was quite called in the room. We were missing a hairdryer in the room. And the isolation of the windows is not good anymore, we heard all the sounds coming from the Billiard club right next to the Hotel.

Only downside was the noise - wh - We stayed at the hotel for a 40th party that was taking place there. The hotel room was really clean and nicely decorated and staff, especially at breakfast were excellent. There wasn't much soundproofing in the rooms - could hear a lot of noise within the hotel and outside the hotel, there's a pool club next door so heard a lot of noise outside when this closed at midnight into the early hours.

Lovely breakfast and comfy bed
- Andrew (9/5): Great hotel in Kirkaldy - Hotel is fresh and clean. The room was nicely decorated. Plenty of free parking. Staff were friendly and helpful. Close to the Adam Smith theatre so a great location to stay if visiting for a show. Nothing, I was very happy with my stay.

It was freezing outside but the heating in my room had been turned up full before my arrival which was very thoughtful. The room itself was small but spotlessly clean and modern, with everything I could have wished for. Breakfast was cooked to order and was superb. Will definitely stay here again next time I'm in the area. No complaints whatsoever.
