Book in very poor and little interest in clients. Room was not ready in time despite wait firv3 hrs. Manager was not visible at all. No supervision. Sometimes no night staff on duty safety. Overall no real greeting of guests. Not a warm happy feeling of staff Never seen a Manager there. Overall a bad outdated hotel.

- MICHAEL (4/5): Great location but don’t assume that your rooms will be the ones you booked. - Location was great. The lobby was warm and welcoming. We ordered two deluxe double rooms with courtyard views (clearly stated and paid for). These were not provided. We were given two basic rooms instead. Upon request one room was changed but not the other. No refund was given and the manager was not very helpful.

Great Location for PDC. 5 min walk to ferries, less to ADA Bus terminal for Airport buses. 2 min walk to 5th ave and a couple more to the beach. The standout feature of this hotel is the rooftop pool with great views over PDC. Rooms are bug and nice, breakfast is ok. Staff downstairs are nice, ones around the pool were not overly attentive.

L’hôtel est très propre et idéalement situé, à deux pas de la mer et de la Quinta Avenida, ce qui est parfait pour profiter des restaurants, des boutiques et de l’ambiance de la ville. Le rooftop est génial, avec une belle piscine et une vue très agréable pour se détendre. Le personnel est vraiment très gentil et toujours prêt à aider. - Quest51299244524 (2/5): Damp. Terrible for anyone that gets anything wet eg swimming, diving, goes to the beach. - I will start with what was good about the Five Downtown. The location is fabulous, the staff were friendly, the bed was very comfortable, housekeeping was very thorough and the room spacious. Now for what was not good. We were in Playa del Carmen for a week of diving in cenotes and the sea. This means that we have wet stuff. Our room did not have a balcony and there was nowhere to get anything dry. We asked to move rooms to one with a balcony, but were told there was nothing available. We asked if there was a drying space anywhere and were told to go to the launderette which is not helpful with daily swimming costumes and dive gear. By the end of our week the whole room was very damp and smelt terrible. Our room was equipped with a fridge, coffee machine, microwave, stove and a couple of mugs. Some cutlery, plates and pots would have made this a little more useful. Playa del Carmen is a riot of unashamed colour and vibrant Mexican life. The Fives is not. It seems to have gone out of its way to be as minimalistic, beige and un-Mexican as it is possible to be. Even the endlessly repeated breakfast musak was as vanilla as possible while ensuring that its capacity to ear-worm its victims was maximised. If you are looking for a city break in New York or London, but have to make do with Playa del Carmen, the Fives Downtown may well be perfect for you. If you are in Playa to experience the wild joy of Mexico and do anything that leaves you with a single wet bikini, find somewhere else.
- deelC7285DN (8/5): Very good but for the fees! - Well, where do I start? A very interesting holiday. I’ll start with the Pros: Modern clean apartment A couple good movie channels on the TV. We had 3 decent (Samsung) TVs in our 2 bed apartment Daily room service (fresh towels, bottle water top up, etc). Good location for local shops also very close to 5th Ave which is like a mini NY time square in the evenings. Nice roof top pool/whirlpool and massage service at an additional cost. Some of the more fancier poolside beds have to be reserved for 3000MXN = 126.53 GBP although they say you get it back in exchange for food and drinks. We didn’t oblige. Very nice friendly staff. Special thanks to Mariana, Jesus and Hector for your service at the rooftop pool/bar and Cristal for keeping the apartment so clean. Also Frank and Daniel on reception. Cons The main bedroom sliding door had a 2 inch gap which needs to fixed (room 106 -1 if the hotel owners see this review) I honestly forgot to mention it. We were three adults. As you opened the door off the hallway you were presented with 2 other doors which required the swipe cards. One door led to the lounge, kitchen and main bedroom with bathroom and the other door to bedroom with 2 beds and bathroom. So my children were next door basically. Would like to have known this before booking. Kitchen lacking accessories (kettle, cutlery, plates, pots/pans). You can however pay for some bits, which would cost you 500MXN = 21.09 GBP for 4 plates, a pan and a jug. We researched before arriving and took some disposable cups, plates and bowls with us. Also took some real cutlery which worked perfectly. In the apartment you do get 4 glasses, 2 teacups/saucer with two teaspoons. Apparently the coffee machine doubles up as a kettle. Some walls are thin so a bit of noise every now and again Windows are not sound proof so if you have a city/road view room you’ll hear all the morning and night noise. Fees. Way too much. Federal tax (VISITAX) £14, Environmental fee £15, Resort fee 10USD = 7.56 GBP per day. There is a holding fee when you check in which is 3000MXN = 126.53 GBP that has to be on a credit card and should only get charged if there is any damage. Important to note, All these charges are per person. If you decide to do a little shopping, do your homework and know your prices. A lot of the branded shops (adidas, H&M, etc.) are overpriced so check and see what the price is online in your home country before purchasing. We did a few Uber eats deliveries and fees are a lot cheaper - priority delivery is around 9MXN = 0.38 GBP as apposed to £4.99 in the UK. Other than all of the above the weather was great between 28C and 30C during our stay which was in the month of March. We visited Xplor Park, the beach and 5th avenue, but on most days we just lounged by the pool, where the bar opens at 11am and kitchen at 12noon. Mexico is nice but due to the excessive fees we won’t be returning anytime soon.

The staff were outstanding—especially Hugo, Nathan, Jesus, Frank, and Ga—who all went above and beyond to make our stay enjoyable. The rooftop is wonderful, featuring a beautiful pool that makes it an ideal place to relax and enjoy the view. The rooms are clean and spacious, and the breakfast was excellent. I would highly recommend this hotel to anyone looking for a comfortable and welcoming stay. Everything was wonderful.

Niestety w pokoju panowała okropna wilgoć pomimo klimy chodzącej non stop. Woda skraplała się po wszystkich meblach. Nic nie chciało nam wyschnąć ;( Musieliśmy wszystko wyprać przed wyjazdem bo było zawilgotnione. Widać, że hotel lata świetności ma już za sobą i wymaga odświeżenia. Śniadania mało urozmaicone, przy kilku dniach pobytu były bardzo męczące.

- S9271NWmichaell (10/5): Great location and high quality rooms - Our group of 3 adult couples highly enjoyed our 1 week stay at The Fives. Everything in this hotel is high quality. The rooms are spacious, comfortable, and cleaned well every day. We only ate at the restaurant for breakfast but the selection, quality, and service was top notch. Jesus and Hector were both excellent servers and took very good care of us. The rooftop was a highlight. There are 2 separate pools and a hot tub. The pool by the bar is always busy and you have to pay to use the loungers in front of the bar. There was always loungers available at the pool on the other side of the roof. Although there were a few times where people would 'reserve' chairs and then not use them. Pools were a good temperature, not warm but not cold. The hot tub was large and very warm. We used the Spa. The hydrotherapy circuit and massage was very relaxing and reasonably priced. The only negative with our visit was the Air Transat $555 USD promotion was a complete sham. We were not able to use the coupons for anything. Overall experience was great and would recommend this hotel to anyone.

The luggage storage was easy to utilize upon check-out. The hotel was remarkably quiet given it's location in the most touristy part of PDC. Easy walking distance from the ferry pier and ADO bus station. The weather was crummy so we didn't visit the pool deck so can't report on that, or any of the onsite dining options. The rooms are dark and a little tired. Our room smelled like stale cigarette smoke, and we had no balcony for fresh air. For just one night it was okay, but I wouldn't have wanted to stay any longer than that.

De Air Conditioning was vreselijk koud en kon niet bijgesteld worden, IJSKOUD 's nachts, hele hotel koud. Personeel nam de klachten niet serieus. Meerdere mensen hadden klachten. Dus neem een vest mee. Dus óf AC aan en ijskoud of AC uit en raam open, dan ietsje minder koud maar dan muggen. We wilden omboeken naar het andere hotel The Fives, aan het strand, all inclusive, maar personeel wilde niet helpen daarbij, kreeg alleen het telefoonnummer.

The hotel itself is modern and comfortable, with spacious rooms and an amazing rooftop pool. Breakfast was solid with a good variety to start the day. Our room (Superior King room) faced the interior courtyard, and we had no trouble with noise. Rooms were clean and well maintained. One thing to note: there is a 10 USD per night resort fee that we weren’t aware of before arriving. In addition, a refundable 5000 MXN deposit is required at check-in and can only be paid by credit card — this also wasn’t communicated to us in advance.

Paid extra taxes and resort fees when we checked in, then on the day check out, the front desk person asked to pay again with bad attitude. Also, we asked for sewing kit and waited for more than 1 hour and get nothing, called again and still didn't receive it. I had to go to the hallway and random stop a cleaning lady and waited for 20 mins and finally received sewing kit. Bad customer service.

- Tiera (3/5): Double check your charges!! - The hotel was very nice and clean! There were a lot of discrepancies on prices. The hotel tried to throw in additional charges that I already paid booking.com for. Additionally they tried to charge me for breakfast when my breakfast was already included in my stay. I asked for the 1,800 MXN body scrub and instead they gave me the more expensive one. Additionally, the person above me was so loud that I did not sleep well both of the nights I was there. It was such a loud stomping and moving of furniture. I don’t know if I’d stay here again but it was a central location, downtown, close to a lot of food places, walkable and by the beach! There was also a mall in walking distance. I highly recommend knowing what and exactly how much you paid for everything via booking.com before checking out of the hotel! I attended a wedding and two other guests were over charged, one $250 USD for a resort fee! Another $60! I was not charged that much and one guest was told just to give them what she had in USD. If you decide to stay here, it’s not a bad stay but please be mindful of the charges.

- Janča (7/5): Klidnější hotel s krásným bazénem blízko centra - Hotel je umístěn v blízké, ale klidnější vzdálenosti od rušného centra a přístavu. Bazén na střeše hotelu byl úžasný, velký pro možnost plavání, s krásným prostorem kolem, dobře vybaveným barem a výhledem na moře. Čistota pokojů by mohla být lepší, jeden den nám neuklidili vůbec, na dveřích byly viditelné otisky předchozích hostů. Pokoj je vybaven kuchyňkou,ale talíře, příbory a ostatní příslušenství nebylo k dispozici. Snídaně byla průměrná, každý den to samé. Okna z ulice moc netěsnily ,byl slyšet hluk procházejících lidi a alarm aut i v noci. Hotel si od 1.12. účtuje taxu 10$ za pokoj pro další služby, vypsané na recepci, nicméně jsme o tom dopředu nevěděli a třeba welcome drink nám ani přes uvedení v informacích nikdo neposkytl.

Σε αριστη τοποθεσια δυο λεπτα απο τον δρομο με ολα τα μαγαζια της καρμεν, και δυο λεπτα απο την πλατεια με το αγαλμα και την αποβαθρα για το λιμανι για να πας στο κοζουμελ. Επισης θα ηθελα να πω ευχαριστω στην κοπελα στην αφιξη την Βανεσα με βοηθησε αρκετα σε κατι και ηταν ευγενεστατη.

El unico problema es que la cocina que estaba con aparatos y amoblamiento de primera, no contaba con utensilios ni platos ni ollas etc. estaba pelada, solo cafetera y cobran 25 dolares para que presten los objetos. El Roof Garden es precioso! La cocina de la suite es hermosa pero desmantelada. Las alfombras de los ascensores, lucían gastadas, una pena porque las alfombras de los paliers son excepcionales. Me pidieron un depósito de 8 mil por gastos internos del hotel y $300 de estacionamiento por cada dia, aparte un impuesto según por ecología de $60 diarios por persona. En ningún lugar antes de Playa del Carmen me habían solicitado algo así. No lo recomiendo
- MrsSharp7 (10/5): Great hotel in a great location! - We stayed here for 2 weeks in June / July and it was a brilliant hotel and great place to stay! We had a 1 bedroom apartment and it was huge! Kitchen area, lounge area, massive bedroom and very big bathroom, and the balcony was huge too! Can not rate this room highly enough, it was incredible! We were B&B and the breakfast every morning was great, plenty of choice and a lovely set up. The roof top pool and bar is gorgeous and a really lovely place to spend the morning or afternoon, or all day if you want! It has the most amazing views. We were often out in the day and popped up for a dip and a drink in the afternoon and there was never a shortage of beds, plenty of room, and the bar staff are super attentive. Location wise the hotel couldn’t be better, just a few mins off 5th avenue with all the shops bars and restaurants, but there are also loads of lovely restaurants on the streets before 5th avenue and near the hotel which are really nice, and cheaper than the main strip. There’s a big Walmart near buy for shopping for the apartment too. Also a short walk to the ferry port for trips over to Cozumel which is definitely worth a visit. Would also say, if you can, have a night at Coco Bongo’s, so much fun! Great hotel and would definitely stay again if we come back to Mexico!
- Simon (9/5): - Great position and lovely rooftop pool and terrace, nice breakfast and the king suite with limited sea view was a great size. Only a few things we didn't like, there was only 1 lift working and that was very slow. The suite had a large fridge freezer, cooker and microwave but no cutlery, plates or cooking utensils to make it a worthwhile addition. The noise from some clubs just down the road, can go on until 5am. We thought it might be due to Dia de Muertos happening whilst we visited, the music went on later for all four nights. However, the following Saturday evening it happened again. Earplugs are a must!!

- Linda (5/5): Amazing location. Overpriced for what it offers. - The location was the best, close to the Ado station and the 5 Avenida but not in the middle of the noise. The first room they gave me smelled of strong humidity and mold. It was so bad I had to ask them to change room after one hour because I couldn't handle the smell anymore. Also the air conditioning in the bathroom was very loud. The details were not curated at all, the lamp in the room was so old and the mirror in the bathroom was chipped. The bedside clock had the hour wrong. The breakfast was poor. I basically ate eggs every morning and some pieces of bread. There are more sweet choices than salty. You had to order bacon and they would bring you one or two strips. No meat at all at the buffet. One day I went to the pool and the waiter told me about a promotion of 2x1 on margaritas. The menu stated the margarita costed 220 pesos. At the moment of paying I saw he was charging me 260 pesos, when I asked him about it he literally said "oh 220 pesos is for one, you chose the promotion 2x1 so the price is 260". I told him then the promotion shouldn't be called 2x1. Not a big deal because it's a small difference but either he doesn't know the meaning of 2x1 or he's doing wrong advertising. Overall this hotel was very overpriced for what it offered and the presentation of it. Only good thing is the location.

Great location overall. Very nice clean and spacious room. Breakfast buffet was very delicious and the coffee shop on the bottom corner is great! (Marley Coffee). Roof top pool had an amazing view, you can see Cozumel from there. The food was delicious and service was great. Can't wait to stay here again!

- Navigate53552025761 (2/5): Got Glutened and Served Alcohol After Saying I’m Celiac and Sober – Horrible Experience - Horrible service and unsafe for anyone with allergies or dietary restrictions. We got rooftop day passes on 10/24, and I told our waiter that I have celiac (gluten allergy) and that I am sober and cannot have alcohol. He said he understood, but the staff repeatedly ignored both. The nachos I ordered were missing ingredients, took over 30 minutes, and came smothered in fake yellow nacho cheese instead of the cotija listed on the menu. When I asked, the waiter lied and said it was a “different kind of cotija.” Then I ordered a Miami Vice sin alcohol, and they brought me one with alcohol. When I pointed it out, the bartender confirmed it contained alcohol. They remade it—and it was a double. I’ve been sober for two years, and this was absolutely unacceptable. Later, I ordered plain ice cream (no biscuit crumbs because of gluten). It came with crumbs anyway. After sending it back, I’m almost certain they just scooped it from the same contaminated bowl. I ended up getting sick from gluten exposure afterward. The food overall was mediocre, overpriced, and not what’s advertised. Another guest’s burger was undercooked and another had a Caesar salad and said that it didn’t even taste like Caesar. Between the lies, the cross-contamination, and the complete disregard for sobriety, this was one of the worst and most dangerous dining experiences I’ve ever had. Avoid this place at all costs.
