- Rodney (8/5): Good location and peaceful area, perfect for a couple. - The location is only 10 minutes or so walk from the main Kyoto station, it is close to food shopping and is in a quiet neighbourhood. The downstairs area is lovely, a big open plan bedroom, reasonable kitchen and nice bathroom overlooking the tiny garden. The attic upstairs where our son slept was pretty cramped, you couldn’t really stand up in bed due to the sloping roof and we couldn’t get the air conditioning unit upstairs to work despite several messages and correspondence with the owners.

- James (8/5): Amazing traditional style house and very close to the kyoto train station. - Property was an amazing traditional style house. Charging 5500 Yen for an extra futon is a bit too much given that they are stored inside the property.
- Max (8/5): A modern mix between traditional and modern japan - A sleek and providing little home, close to kyoto station. Was perfect for the traditional japanese home we wanted to experience staying in Low roofs for foreigners, kept hitting head. Second bed is located in the attic
- Kirsten (10/5): - I wanted a traditional Japanese experience for my birthday and this was all around fantastic! My only fault was arriving late in winter and it took awhile for the heating to warm up the place (I'm from a tropical climate so it's much colder here for me).

- Erin (9/5): Excellent! Was a very nice stay. - The shower looking out to the garden. It was our anniversary so the host was able to arrange some very nice flowers for us. Very easy to access. The TV was away from the bed so if you wanted to watch tv, you would have sit on the hard benches.
Also, since it’s a ryokan setup, the Japanese bed frame had some gap so the pillows could slip down and wasn’t against the wall.
- Brandon (9/5): From a westerner with multiple visits to Japan and Kyoto: If you can afford it, this is the one! - Striking modern restoration of old japanese style home. All the high tech comforts you'd expect while remaining both unique and authentically japanese. Location can't be beat - few minutes' walk from major elevated train terminal, a small subway station, and bus stops. Washer/dryer and well appointed kitchen were a great feature. Bed and pillows weren't the most comfortable to a westerner (no foam pillow option, basic spring mattress without topper), but this is not unusual in japan and you get used to it traveling here so it's hard to knock this place for it.

- 周 (1/5): Worst place I have stayed - none, this place is horrible Worst accommodation choice if you travelling in group. It’s impossible to sleep on the attic what they called a second “bedroom”. There is ONLY 1 bedroom. The attic is incredibly tiny and one can’t sit upright, in contrary to the spacious photo they have taken. Steep stairs are safety hazards too.
Unreachable customer support from the host. Mysterious yellow stain on the futon bed too.
The house is next to tracks, so train noises every now and then, as what other has said in comments, no blinds on the window, if you want to sleep in, well you can if you’re super insensitive to light and sound in sleep.
Don’t believe the booking reviews, check the one star ratings on google map, they are 100% true, we tested by paying over 60,000 yen per night. Consider it’s our first visit to Kyoto, this left a horrible first impression.

- Jason (9/5): Superb - Great position, great room, great view, great bathtub. Perfect experience. Will reorder when come to Kyoto. The only place that can be blamed is: the room's shading is average, and it will be awakened by sunlight in the morning.
- Pauline (10/5): Best night we ever spent in Japan - We love that the property paid homage to the Japanese way of living, making us, foreign to the land, immersed to the culture.
The bath tub was the best. With its view of the garden, we feel one with nature.
But we also feel the need to highlight, the bedroom! It even has the Noguchi lamp! Attention to detail is impeccable.
Other than the facilities available, we fell in love with the property due to the care that was given to us by Ryosuke. He even went out his way to give us a list of the recommended restaurants around the area. Talk about hospitality!
We will definitely stay again, and even share this place to our friends! The only thing I didn’t like about our stay, was that we didn’t get to stay longer.
