Guest Reviews
- Nicola (8/5): Great Christmas stay. - We Had a great stay at Sam’s place, there was 12 of us staying for Christmas..
We had plenty of space and it was clean all round.
The house is very well looked after, I will definitely be returning.. we all had a really comfortable stay..
The host was very responsive and was always available to answer any question promptly.
Great WiFi - Thank you
- Nathalie (1/5): Lowest rating is still generous... misleading listing for a dreadful property-AVOID! - Nothing - the only positive thing about the whole experience was driving away! Everything about it was wrong.
The property was not in a nice location.
DO NOT BE DECEIVED BY THE PHOTOS ON THE LISTING - THIS IS WHAT IS OPPOSITE THE PROPERTY, NOT THE ACTUAL PROPERTY! See photos attached which show the actual property in all its glory.
The photos on the listing and the message from the owner suggested that the property was a new(-ish) build property with modern amenities, when in fact it is a 1960s council house in the block which the owners have obviously bought and refurbished. You can see that they have tried to make it look nice, as the photos suggest but in reality it is poorly maintained.
The outside was messy and unattractive. It is obvious why the owner has not used photos of the front of the actual property - the images that have been used are designed to mislead and misrepresent the location and vicinity of the property.
Inside the property was done to a decent standard, but the photos on the listing are obviously old as the inside looks dated and worn.
The oven was filthy. There was insufficient cutlery/crockery for the group of 12 which they accepted the booking for. The sheets smelt musty and they only provided one towel per person - no hand towels.
The owner was rude and defensive, failing to understand our shock and disappointment with what we found on arrival. We were refused permission to stay!
I had had to make a bank transfer for a security deposit and charges for early arrival and late check-out the day before. I am still waiting for this to be refunded, which is frankly disgraceful considering we did not stay.
Overall, a very unsatisfactory experience - we had booked the property as the base for a surprise birthday celebration for a family member, but the outcome was awful. A very stressful and frustrating experience for which I am still picking up the pieces due to an obnoxious, unpleasant and frankly underhand approach of the owners.
- Fiona (8/5): -
- Shinjini (9/5): - Very spacious
Loved it Just some hand towels would be great
- Emily (10/5): - The host was incredibly helpful, we had been cancelled on last minute from another property and the host was very helpful and understanding of our situation. We booked not 30 minutes before and when we arrived the house was all ready and clean for us.
- Tsui-yee (7/5): Nice house interior and proximity to the city centre, but poor communication and supplies - The interior of the property was lovely and matched the photos on the description. The house was warm and clean, and we had enough room for the 8 of us. There were plenty of bathrooms so we were never waiting to shower etc. I would say that the listing of the bedrooms with a double bed and two singles is misleading as the second single bed is a fold out chair that didn't look comfortable, and weren't clean when we opened them up. We shared the double beds in those rooms. Location wise it was very easy to get to in a taxi from the station or into town, but we didn't really enjoy walking around the estate. We were able to check in early (for a fee), though, which we were grateful for. A few things were very annoying. Firstly, the kitchen didn't have enough cutlery for 8 people and we had to buy disposable cutlery to be able to all eat (despite the house being listed for many more people). There weren't any dishwasher tablets for us to use the dishwasher, so also had to buy these. There were no hand towels in the kitchen or bathrooms and the 'towels provided' for everyone were hand towels, which we were very disappointed about. The estate and exterior of the house were not nice, and leaving out photos of the front of the house felt misleading. The back garden had two cameras, one of which faced directly into the property, which felt incredibly invasive. The other was a ring camera (which they also had front of house) and it felt like we were being constantly watched. I understand cameras could be needed for security purposes, but it felt very invasive of our privacy.
It was also a very stressful week in the lead up to the booking. I messaged a few days before the booking to confirm that a few of us would be checking in at the agreed early time (which I had already transferred money for), and was told that the booking was not yet confirmed, despite being confirmed through booking.com. They told me they were still waiting for photos of our ID cards, as well as a £300 deposit before the booking was 'confirmed', neither of which they had mentioned when I enquired about booking, payed in full, or paid for the early checkin. They did then send a screenshot of the £300 deposit written on the listing, but this was hidden and not mentioned at all when I messaged prior to booking.
We did get our deposit back, however the stress of it the week of, plus sending the money to a personal account put a negative light on my booking.

- Robert (10/5): Great value accommodation in a convenient location. - The property owner was very approachable and helpful. Tea, coffee and snacks were all available on arrival N/a
- Andrew (9/5): great. thanks Shamin! - modern, clean, all the amenities and little extras (coffee and coffee machine etc). very nice outdoor patio area which feels private nothing. the property is only just outside town. not a great deal to do in the near vicinity but £6 taxi into town so no issues
- Anonymous (9/5): the whole experience was a delight!! - The property was modern, homely and absolutely immaculate. our family loved it!! there was nothing that we disliked about the property!
- Kathryn (9/5): A hidden gem! Comfortable and modern! - The property was modern and clean, everything was technically modern too - so much so I almost couldn’t work the oven! Jokes aside, it was a really comfortable and lovely space to spend the weekend; the host was polite and understanding too. Myself and my friends were so pleased with the outdoor space, the facilities and the quality of the rooms. Nothing in the grand scheme, I would only make people aware that’s it’s roughly a 40 minute walk into town; but only 10 minutes in an Uber.
- Martin (2/5): Very poor -
- Markus (9/5): Superb - Very lovely flat! All fine!
- Rachel (8/5): Great accommodation for our family, good for bus link - location was perfect for getting to the Alexander Stadium
- Mohamad (10/5): excellent abd enjoyed. - Excellent location. Just 10 minutes away from the town.
