• Isidora Alejandra (10/5): Wonderful Stay in Ubud with Amazing Breakfast and Friendly Staff - We had a very pleasant stay in Ubud. The breakfast was absolutely delicious and very complete — one of the highlights of our stay. The staff was extremely attentive and always willing to help with anything we needed. We also rented scooters directly from the property, which made it very easy and convenient to get around and return them afterward without any hassle. Overall, it was a wonderful experience and I would definitely stay here again. Highly recommended!

• Kawala (9/5): - The villa is spacious, the views overlooking the rice fields are gorgeous. The breakfast menu is extensive there is something for everyone it’s very generous and the staff was extremely accommodating. The staff was amazing, everyone was so friendly and super responsive they really went over and beyond to make our stay comfortable. It’s the jungle so expect lizards and geckos, the property could use some updating like some paint as there was humidity and paint coming off at some places. Also around the pool area some wood planks need fixing.

• Monika (6/5): The stuff is very friendly and food is honest but place is pretty noisy. - The rooms was big and specious, but the view is already blocked by the wall from another unit and there is a lot of construction going on around so there is a lot of noise from the street and construction. Construction noise, road near the entrance, the water is never really hit because the gas heater is old and doesn’t really do the job.

• Xiomara (9/5): - The villa complex is very pleasant and well designed. The villa itself is spacious and comfortable, with well-sized rooms and very enjoyable living spaces. Overall, the atmosphere is relaxing and the layout makes the stay comfortable and enjoyable. However, there are areas for improvement, particularly the walls, which show signs of humidity/dampness that negatively affect the overall appearance and make the villa feel less pleasant than it could be.
• Remoratile (7/5): Wish I spent more time! It was so beautiful! - The view over the rice terrace is Amazing! The breakfast was massive! The staff is really responsive and friendly. They have a nice restaurant that can come to collect you via shuttle to take you to and fro the restaurant which was nice! Of course there are a lot of bugs given that you are close to the rice terrace and because the toilet is outdoors you might find yourself sharing a bathroom with a gekko or a slug or something lol.

Needs a renovation, paint is peeling off the walls. Curtains and mosquito net are dirty. Decking around the pool is rotting and dangerous. Ants everywhere in the room and animal droppings inside the room on multiple days.

• Anna (7/5): Nice villas but a bit noisy - We stayed in the 2 bedroom villa - we liked the spaciousness of it. One bedroom had a double bed and another 2 single beds, really nice. Our favourite part was the outdoor shower - it was super enjoyable to wake up in the morning and have the shower outside in the sunlight, but it was fully private with a high wall). Staff was very helpful, communicated via whatsapp. Had a great choice of breakfasts, which were included in the price of the hotel stay. Good views of rice terraces around. Around a 15-minute taxi trip from Central Ubud but that's what we were looking for. A couple of nice options to have lunch/dinner around the hotel. Loads of ants (big and small) in the villa at all times - was bitten quite a few times.. Plus there is a small backroad which runs along the hotel's territory, so there was quite a lot of noise from scooters going through the backroad. The 2-bedroom villa did not have much of its own territory - the rice fields are behind a high fence, so you can't really chill out outside. I felt like the 1-bedrooms had more of their own space. I felt like the villa was a bit "empty", would be way better if it was more decorated and had soft furniture like couches/comfy chairs, that way we would actually want to spend time in the villa. Pool was nice but a bit cold!

• IseultD (9/5): Spacious rice paddy view Villa- Great price. - Great team of staff/ Mr Heri, the kindness and help starts before our arrival. We arrived quite late at night, however key collection and check in was swift and our scooter readily availbale as per requested prior to arrival. Villa is spacious and relaxing with rice paddy view. The open bathroom is just as good as it sounds. There's a small kitchen area in the villa as well if you wish to prepare a simple meal. Food options: there are a few cafe within 15mins walk. A bit of a distance from Ubud Main Street, you will denitely need a ride, approx 15 mins. The basin in the toilet wasn't draining well. They are using boiler shower so expect to wait a little for hot shower.The property itself looks a bit old.

• Jerome (8/5): Eine schöne Unterkunft in Mitten der Reisfelder und tollem Personal. - Heri und sein Team waren super freundlich und hilfsbereit. All unsere Anliegen wurden schnell geklärt. Die Villa ist sehr geräumig und hat ein bequemes Bett. Unterkunft liegt etwas abseits vom Zentrum, für uns super. In der näheren Umgebung gab es jede Menge Möglichkeiten Handwerkskunst zu deutlich geringeren Preis als im Zentrum zu kaufen. An der Unterkunft läuft eine kleine Straße entlang, je nach Motorroller kann der Lärm einen stören. Am Pool sollte der Holzboden erneuert werden. Es standen Nägel raus, so dass man hier besser Schuhe tragen sollte.

• Margo (8/5): Prima plek net buiten de drukte van Ubud - De ruime villa, het zwembad zelf was prima. De vlonder bij het zwembad en bij de villa. Deze hebben dringnd onderhoud nodig. Ook de kledigkast die in onze villa stond had een vieze geur zodat je er geen klefdng in kon hangen zonder dat ze ook die geur aannamen. Dit hebben we ook gemeld bij de receptie en gingen ze naar kijken. Een tip voor de eigenaar om ook een fijne relaxstoel/bedje te zetten op je eigen terras. Dan moet dit wel eerst gerepareerd zijn.

• Claire (7/5): Wouldn’t stay here again, but friendly staff - The staff were very friendly Unfortunately I was left feeling disappointed by my stay here. I’ve stayed in 8 hotels/guest homes/resorts throughout my travels in Bali and surrounding islands, at many different price points, and you can get much better accommodations for less money. The biggest issue I had was that everything felt old, dirty, and well past its time.. the linens, towels, curtains, toilet, bathtub… also the shower water pressure was really poor. The landscaping is bad, pool is outdated and not welcoming. Everything needs to be updated and replaced. For the price point I was expecting much more.

• eva (9/5): Romantica - Stanza pulitissima, bagno esterno anche molto pulito, contatto con la natura , bellissimo sentire grilli e rane di notte ! Cagnolina tenera all ingresso :) musica all ingresso molto rilassante . Heri il responsabile, é stato gentilissimo, parla un buon inglese e quindi era facile comunicare con lui... Ha risposto a tutte le nostre necessità , grazie Heri Colazione non era il top ma buona. La piscina non era molto invitante...forse mettendo dei cuscini e pulendola un pochino di più sarebbe meglio.
• Micke (8/5): Harmonisk och stilla tillflyktsort som skulle må bra av lite upprustning. - Läget, badrummet var jättemysigt, välkomnandet, rummet var stort och ljust, myggnätet runt sängen, utsikten mot risfältet, frukostalternativen, poolen (städas från blommor och blad så fort man kommer dit). Lugnt och stilla (men naturen höll låda under dag och natt). Trallen vid poolen och bungalow var i sämsta laget. Ruttna brädor och spikhuvuden som stack upp där man man kunde ha gjort sig illa om man inte var uppmärksam på det. Ingen kall öl i baren/restaurangen.

Un grand coup de cœur aussi pour Putti, le chien de l’établissement, tellement affectueux et attachant ! En plus, on nous a offert un petit-déjeuner flottant gratuit, un moment magique. Le cadre au milieu des rizières est tout simplement magnifique. Absolument rien, tout était parfait ! Mon mari et moi avons tout adoré.

• Sili (8/5): - Check-in was smooth. This small resort has cottages by rice fields, but also near roads. The pool is by the lobby, so you walk a bit if staying in Villa 4 or 5. They offered us a good breakfast on checkout day, which was a nice gesture. Thank you very much for your hospitality, Heri. The bathroom light of Villa 4 were broken and the sink was cracked and moldy. Staff fixed the light and cleaned the mold, but the cracked sink stayed. Water pressure often dropped, and we had daily internet issues despite moving cottages. Seems to be common here.
• Iryna (7/5): Nice staff, good location, needs renovation. - Really great personnel! People who work there are so helpful and friendly, ready to solve any problem in any time of the day. Also, the view to the rice fields is great, with ducks promenading all over the place. Very tasty breakfast. We didn’t eat out when staying in Kabinawa, always ordered on site. Even though the place has its pros, there are things that make stay there not as great. There is zero sound insulation. You will hear everything happening outside: scooters driving on a road over the fence, parties in the villas nearby. Bathroom outside is a nice idea for photos but in reality it’s not that practical. It can be cold to take shower when it’s raining, not to mention insects and lizards all over the place (and who knows what else can get into the shower). The path to the rooms is quite uncomfortable, especially when it’s raining - it is just rocks in the ground that are pretty small and slippery. And last but the least: the place screams for renovation. There are lots of things that need replacement or at least deep cleaning. Owner should pay more attention to the property and think not only about profits but about customers as well.

• jorn (8/5): Fijn. - De slaapkamer boven met het uitzicht is echt heel mooi. Erg fijne villa. Het ontbijt was ook erg lekker en uitgebreid. Erg vriendelijk personeel. Badkamer beneden is buiten, dat ziet er wel leuk uit, maar is niet praktisch in de avond. Hierdoor zijn er allemaal muggen en is het niet fijn om gebruik te maken van deze badkamer ‘s nachts. Ook is de woonkamer wat saai, mist een bank om lekker op te zitten.

• MARIA-THERESE (7/5): Beautiful location, - Staff very welcoming and friendly, quick to resolve any issues. Breakfast was generous and delicious. Rice paddies scenic and the birds and butterflies were gorgeous. There was a dog in the villa opposite that the owners had "drawn" eyebrows on and it was the cutest and funniest thing we've ever seen! The photos of the villas/resort were obviously taken many years ago and the weather in Bali is unkind to infrastructure. The decking by the pool is rotted in places, loose boards and lifting nails (despite the staff's best efforts - this needs to be replaced). We were a group of 5 - there are only 4 pool loungers so when other guests came we couldn't all share the loungers. There was one local motorbike roaring up and down the little pathway next to the wall alongside the rice paddies that was so loud, we slept with earplugs, although generally the scooters on the road and the little pathway were not too loud.
• Laura (6/5): Lo siento, pero no lo recomiendo - El personal era servicial, agradable e intentaban ayudarte siempre, aunque muchas veces no te entendían. El desayuno estaba rico pero algo caro para lo que era. Nuestra habitación tenía una plaga de hormigas, cosa que era evidente nada más entrar por la puerta. No entiendo que tengan disponible una habitación en esas condiciones para el precio que pagas. Las hormigas te caían en la cabeza mientras estabas en la cama. Nos ofrecieron una solución a los tres días, cuando ya nos habíamos quejado reiteradamente sin que hubiese mejora. No hubo ningún tipo de compensación o detalle por las molestias, sino que al irnos nos pidieron que pusiéramos una buena reseña. Entiendo que son cosas que se escapan al control del personal pero si tienes una habitación en esas condiciones no deberías ofrecerla a nadie, porque la plaga no era de hacía un día. En general, la limpieza no era a fondo, había telarañas y arañas en cada esquina. Entiendo que estás en el campo pero la higiene básica no estaba por ningún lado. Las instalaciones no son como en las fotos, está muy mal conservadas, las puertas no cierran y las paredes están llenas de humedades. El wifi es inexistente, no funciona, solo si estás en recepción. Tampoco tienes una piscina privada ni una villa privada, es un complejo de apartamentos que comparten piscina, por si alguien más se confunde con las fotos.

Это быстро надоедает и не соответствует ожиданиям. • Маленький бассейн: Бассейн небольшой, что может не устроить тех, кто планирует проводить у него много времени. • Наличие живности в комнате: В комнате были муравьи, паучки — не самое приятное соседство, но думаю, что это просто особенности острова.
• Akiko (4/5): 普通 - ホストが良い方でした。 お部屋が広かった。 朝、ヴィラの裏がお散歩できるくらい素敵だった。 お部屋は清潔でした。 裏のマンゴーハウスのお客様が 着いてから夜中までカラオケがめちゃくちゃうるさかった。カラオケと言うか大人数で叫んでいた。 静かな場所を希望してこの宿を選んだのに 残念すぎました。 バリ到着1日目疲れていたし、ゆっくりしたかった。 小さな子供もいての 滞在は静寂とは正反対でした。

• Binou (9/5): Bon séjour loin de la foule - La chambre du haut est vraiment magnifique. Personnel aux petits soins pour nous. Nous avons toujours été accueillis à toute heure et nous avons eu chaque demande ou problème (même en dehors de l’hôtel) réglé. Vraiment merci au personnel qui est le grand point fort de cet établissement. Service H24 pour toute demande dont la piscine accessible la nuit. Endroit en pleine nature, à l’écart du monde énorme de touristes qu'il peut y avoir aux alentours. Comme dit plus tôt c'est en pleine nature donc on côtoie les geckos et oiseaux etc... aucun animal mal intentionné ;) Le paysage alentours est également magnifique, vue sur des rizières. C'est très beau. Le chemin vers notre villa qui était la plus éloignée mériterait un meilleur éclairage la nuit. Nous avons eu plusieurs nuits de pluie dont une nuit où il a plu dans la chambre du haut. Le personnel a appelé la maintenance dès notre signalement. Quelques tâches dans la literie mais elle était toujours propre. La villa mériterait également quelques décorations au niveau du rez-de-chaussée qui résonne beaucoup par son vide. C'est une région très humide et cela se ressent dans la villa. L’endroit est tellement calme qu’on entend chaque personne qui parle dans les rizières ou chaque scooter qui passe dans la rue mais rien d’insurmontable.

The villa was roomy and the bathroom was comfortable The kitchen needs a facelift! The sink is completely dysfunctional and the fridge is too small. The outdoor furniture can do with some TLC and are not exactly comfortable. The shower doesn't have enough water pressure, which is not ideal. All sliding doors need to be adjusted and the pool decking is not only very worn, it is almost dangerous to step on. There were no umbrellas at the pool which could have been arranged while the two broken ones were repaired. A clear message to the owner: don't take all the profit! Leave some money for updating your asset. The towels and bedlinen are way too old. An animal shelter has better stuff for their cats and dogs! The establishment is almost 8 years old and the mattresses have not been replaced. Owner, you can't only take from the asset. Spend money to make money. Invest into your staff and offer some training. They are great people. Especially your coordinator Mr.Heri!

• Steen Rene (8/5): - Nice location. The outside areas are a bit worn down. The villa is nice - and the outside bathroom is very charming. Its within walking distance to the rice terraces (approx 1 mile). So overall it was a good stay.
• Shireen (2/5): Never again! - We arrived at 3.10pm and rooms were not ready. They said 15mins. In the end we only manage to check in at 4ish. The villa we booked was a 2bedroom one. We chose it cos we thought it would be quiet and peaceful since it's by the paddy fields but little did we know there was a street just behind the villa we were in. So there was bike n cars noises along with the honking. To make matters worse, we have a young child with us, the path to the villa was only accessible via small walkway that has rocks on the grass so it was hard to manage and all the suitcases had to be carried in. Photos doesn't show how the 2bedroom villa would look so I didn't expect a double storey unit. And when we checked into the rooms..it was so humid and hot and both aircons weren't working well. We had to ask for a fan, especially the master at the top. Being there 20mins gave me a headache. Downstairs bedroom wasn't any better.. 1 side of the room has dead insects ( whole bunch ) and other side has like a colony of ants just by the bedside tables. They took so long to clean but didn't manage to clean all of this up? We couldn't take the heat from the non working air cons so we decided to go out for dinner. By then the pathway was poorly lit and had to carry the younger one across all the other villas wasn't an easy task. Also the Internet was also another problem as it kept going off every 5mins. We didn't feel comfortable spending even 1 night despite booking 2nights so we decided to check out and book another place. When confronted the staff about the non existent bath tub etc, their answer is ..only the one bedroom villa has the facilities. Then only offered us 50% off for both nights when we were only there for that few hours. After dinner, we decided to just move and went back just to grab our stuff and true enough...the AC in the 2nd room was blowing hot air...only then the staff admitted it wasn't because of the hot weather earlier.

Le personnel a été particulièrement gentil et serviable durant notre séjour, que ce soit pour nous trouver un moyen de transport, un restaurant et bien plus encore. Merci à eux pour leur sourire et leur disponibilité. Nous recommandons pleinement ce lieu.

• Hui Shan (9/5): Very kampung I like it - The staffs were very nice! They accommodated to our needs so nice! Maybe the sound proof is a little bad and the way to the hotel it’s bit far but the staffs are so nice

• NEERAJ (8/5): - We liked the facilities at the property, Mini bar in the villa, with nice view from the room, clean amenities and friendly hotel staff. and it was walking distance from Aloha Swings for photography and activities and not too far from the main road. Since it is in the middle of farm land, we had mosquitoes and lizards in the room. it was kind of disturbing to see soo many of lizards crawling in the room. Also we couldn't order food or drinks from the Property restaurant after 3PM.

Their hospitality truly enhanced our experience, making us feel at home throughout our stay. Kabinawa Villa Ubud is a hidden gem that offers tranquility, comfort, and stunning natural beauty. If you’re looking for a peaceful retreat away from the crowds but still want easy access to Ubud’s attractions, this is the perfect place. NON

• Jane (9/5): Out of the busyness of the bustling Ubud, but a quick ride there. Go here for peace and lots of nature. - I loved the location and the design of the room. The staff and manager were the absolute best! Grateful for the mosquito net and the secluded nature of the villa. No lighter to light the stove, the kitchen was out of order for unforeseen circumstances making it impossible for me to stay there for the duration of my desire. I was disappointed and also understood the situation. The manager did his best to help me and I would love to go back another time.

Auf den ersten Blick sehr schöne Villen, jedoch doch dringend Renovierung nötig, Z:B lösen sich am Pool und auf der Terrasse bei der Villa (Nr. 1) die Holzdielen, nicht sehr angenehm. Die Terrasse der Villa nicht einladend. Verkehrslärm ( Roller) von Morgens bis Abends, Nachts ruhig.

There were some problems with hot water - it was a bit complicated to take shower. And it was a bit not very tidy in the room
