We loved the view and all the sheep scattered around, and the garden was so serene, the koi pond was a lovely surprise too! It was nice to get some peace and quiet away from the city. The fact that we only stayed 2 nights!
- Kathryn (9/5): Very enjoyable and cosy stay in beautiful surroundings - The cottages were both to a high standard and nicer than they looked on the pictures. The courtyard and surrounding areas were beautiful. Great location for exploring York - only a short drive to the park and ride which gets you quickly into York. The kitchen facilities were a little basic but fine for making breakfast or a simple meal. Whilst I found the beds comfortable they were a little soft for some of our guests with back issues.

- Robinson (3/5): Poor - Was clean and comfy The service was poor, we got there no heating kids were cold all night they eventually responded the following day but it was late afternoon before it was resolved. I've messaged and emailed about some sort of compensation, but nobody wants to respond about that either. It was an expensive weekend and I'm really disappointed about the care of there guests, also thd are no tv signals in either of the cottages we hired. Batteries missing from remotes not that it would matter. We swapped them round to see if we could get any working but not successful. Would not recommend and would never return 😕

Lovely apartments managed poorly - Nicely decorated with good kitchen and comfortable beds Cobwebs round light fixtures, someone else’s earring back on bed, light in hall not working. On arrival apartment hadn’t been serviced from previous guests. Emergency number wanted us to wait till following day for resolution as 8 pm. Leaving us with no bed linen or towels. I had to get really forceful before someone eventually rang us and offered alternative accommodation. After 8 hrs driving it ruined first night. Not well signposted if arriving after dark.

The room could have used a plant or two, would have made it a bit cosier.There were absolutely the bare necessities in the kitchen, and only some tea and coffee bags.

A group of 13 of us were split across Fieldview Barn, the Granary and the Cozy cottage and it was so roomy. Towels and toiletries were left for each bed so we didn't have to share anything! Other than it being really warm when we were there this weekend, literally nothing could have fixed that other than having fans. One of the other guests had tripped the fire alarm which triggered every cottage to alarm for about an hour but we managed to get in touch with someone just before the offices completely shut at 10pm. Being able to reset the fire alarms without a call out would be nice but I understand the rationale behind having a member of staff sort things out!
- Steven (7/5): Enjoyed it because on the whole the place is amazing just needs to be a bit more like it was 5 year - Dishwasher had a Realy bad smell and was out of order.no ice box for our ice.no Wi-Fi after one day.pair of socks in bedroom bin from previous guest.No outside light s would come on was going to sit out.Have stayed here 5 years ok and was aloud to sit in the garden where the barbecue was but now locked and says private property.The holtyb grange on a whole is beautiful but disappointed about the things listed above.The courtyard is amazing but could not sit out at night because the lights where not accessible.

Not a lot really - it was all good. The people in the campsite kept looking through our windows so we kept them closed a lot of the time we were there but that’s not a you issue.

Cottage was clean when we arrived although the dishwasher was full.
The beds very comfortable and plenty of wardrobe space. No hot water two evenings running clearly the cottages can’t cope with the amount of guests in multiple cottages wanting to use hot water.
- Monika (10/5): City apartments, cozy cottage, Holtby near York. Highly recommended - Beautifully appointed. Cottage and complex of a high standard. Very peaceful which is just what we needed. When we didn't feel like it we didn't have to rush out as we would in a hotel room. Lovely area outside in the middle of the complex to sit and relax also. Signposting at bottom of lane. Very easily missed as google maps take you to a cottage approx 150 metres up the road but not a great problem once we were advised by the people in that cottage but must be annoying for them.
- Lyndsey (8/5): Great place to stay when visiting York attractions. - Lovely setting, beautiful views and the courtyard was pretty to look on to in the morning. The decor suited the style of the cottage. It’s in a great location for what we needed. 10 mins away from piglets, the web and York maze.

High chairs at breakfast bar were uncomfortable.
Bonfire smoke from nearby garden on Saturday night prevented us from having windows open on a hot night.

Will definitely book to go again. Met the hosts who invited to use their private party. Beautiful rural location. Was a perfect getaway retreat.

Location was tranquil and rural but a very convenient distance into the city centre Shower was powerful but the head was a little awkward to keep in place

Good car parking. Only 15min from York City center. The weather was very nice and it was very very hot inside the cottage.

Responsive and friendly hosts. Curtains very thin, let lots of light in as summer month stay.
- Keith (8/5): Thoroughly enjoyed the accommodation and outside courtyard - Location great, easy to get to York or the park and ride, but lovely and rural. The ground floor bathroom in the Granary was not easy to use. The shower had a large step down with no handrail and the sink was too small to use. On looking for something dropped on the floor in the lounge, we had to move the sofa and found it had not been hoovered under there for some time.

Our apartment had 2 bedrooms & bathroom downstairs & living room/kitchen, bedroom & bathroom upstairs, might not be suitable if staying with small kids. It was ideas for us as staying with older teenagers. You will need a car but Monks cross shopping centre is only 8 min drive. We used the park & ride from here which was great value for £10 return. York a beautiful city definitely worth a trip. Nothing

- Ann (7/5): Beautiful quiet location in the country - The location was fabulous and so quiet. Lots of walks around the fields full of sheep. The kitchen was well equipped and we appreciated the coffee and biscuits left for us. Loads of hangers in the wardrobe. Sky TV was nice and a novelty for us. Parking was easy and convenient for the bungalow. We never met the owners as all access was via the key lock box. The fish pond was lovely and the fish were huge. It was a bit like living in a goldfish bowl with people walking past on both sides of the bungalow at all times. The sofa was quite uncomfortable as was the bed which was very soft and lumpy. Perhaps the mattress needs turning? The sheets and mattress protector didn't fit so kept coming off if you turned over in bed.

- Sweeting (9/5): Perfect rural location for city break! - Loved the location... We dont have neighbours so hate staying in busy places, which is hard when wanting a city weekend! But this place is perfect... 10 min drive from york. I wouldnt usually book dog friendly without our dogs because they are usually grubby places but it was immaculate, though courtyard is shared with others, so their dogs wondered in if door open (didnt bother us but would if you dont like dogs). Everything you need is supplied pkus milk/orange/toiletries which was very much appreciated after a long drive! Didnt meet any staff, easy instructions to get in etc.
Bed had a huge dip in but i mustve fit in it well as best sleep iv had anywhere but my own bed! 😂 Very comfy... So was sofa! Main toilet had broken flush so if you dont push it right the first time have to wait ages to try again! so we just used en suite toilet (not ideal for a family of 4) could do with new kettle (full of limescale, bath has streak too must be hardwater area)
As others have said, the heating is a tad much. Seems wasteful to open windows but couldnt adjust temp. Def wouldve been too hot if wed bought our dogs. But then it would be worse if it was too cold! So more of a comment than complaint.

- Rosemary (9/5): Lovely but isolated - The property was beautiful, clean and well equipped. It's located right out in the country, very peaceful and quiet, the only sounds around were from the sheep in the fields. This is a very dog friendly property. There was a jar of dog biscuits to welcome our pet. Other staples, milk, sugar, coffee etc was awaiting our arrival which was very nice. The bed was super big and very comfy. There was a separate laundry room across the courtyard. All in all, it's a lovely barn conversion with all the comforts of home. The only thing we didn't like was the location. It's literally deep in the country and you need your own transport to get into York as there isn't a bus service. I think it's six miles from York city. There is no local shop or pub but if you're looking for perhaps a walking holiday then this place has some lovely walks. Apart from the location, we were very pleased with the property.

- Jennifer (8/5): Great location and good for a large group to stay. - Beautiful peaceful location near to the outskirts of York. Lots of kitchen equipment in each of the apartments. Thoughtful extras like dishwasher tablets. Big rooms with plenty of space. Welcome pack in fridge. Quick to respond to questions. Lovely central courtyard. Plenty of parking. Dog friendly. Some of the lights weren't working. Noisy radiator in bedroom overnight. Mirror in one of the bathrooms was cracked and had tape over it. One of the double beds wasn't very comfy.

with our little dog. - Tastefully decorated and good quality appliances. Comfortable bed, sofa and lovely underfloor heating. Great surroundings and fantastic enclosed paddocks for the dog to play. The kitchen was well kitted out with crockery and utensils and dishwasher. We liked the look of the wood burner although we didn't use it.
We liked the location and it was nice to get outside and enjoy the pond and see the sheep. The orange juice and bottle of milk left in the fridge was a nice little touch. Washing up liquid and dishwasher tablets also handy.
Overall we enjoyed our stay. The thermostat is noisy in the bedroom.
No salt and pepper or oil for cooking. Which is a nice touch for convenience when an option.

Toothbrush holder not clean.
Was too warm when we arrived, thermostat turned right up. Was a little bit uncomfortable.
Only one hand towel left and two bath towels which didn't feel enough especially for a woman drying hair.

Clean, cosy, warm, everything we needed. Bed was super comfortable and the bath fits 2. Couldn't be happier with our stay Didn't get a message saying about being upgraded HOWEVER we were contacted straight away and we were in our upgraded cabin within 10 minutes. - Kim (10/5): Great property for a short break - The property was lovely and warm on arrival, underfloor heating, little extras like goodies for the dogs, milk and orange juice in the fridge, 2 lovely paddocks for the dogs to run freely in. Excellent showers. To be honest we didn't think that anything needed to be improved.

- Rachael (8/5): Fabulous, a lovely place to stay. - Lovely apartment in a peaceful setting. Very well appointed...kitchen was great. Lots of space and comfy sofas, bedside lights were good to read in bed with, nice place to sit outside. We will definitely stay here again. The beds were far too soft to the point of being uncomfortable.

- Dwayne (8/5): Great quite location for us to travel back & forth to York Racecourse for a few days. Will return! - bread & butter being left for us, along with some orange juice was nice to be able to have some toast in the morning before doing our own food shop. nice quiet location. lovely decor. was good to have a coffee machine, full cooking facilities with plenty of cooking utensils. the bathroom was nice and clean, but the shower could have been better. it wouldn't stay in one position & had a mind of it's own, the shower screen along the side of the bath also wouldn't stay in the correct position due to the rubber strip not fitting properly, no big problem, just meant the floor got soaked!
- Tom (8/5): Very good - The location was quiet and upscale. Facilities were excellent. The cottage was hard to find and needs a bigger sign. My satnav failed to find the property. York was a disappointment being too busy, traffic jams and expensive parking.

Decorated nicely. Only downside was the blind in one of the bedrooms was broken. We did ask to get this fixed but we didn’t hear back.
- Stuart (6/5): Very nice accommodation needs a little work. - The cottage was very clean and the beds were big and comfortable. Good rural location and kitchen had all items that were needed. We were using the very new downstairs Granary cottage bedrooms and they hadn't been fully finished. There were items missing such as the toilet roll holder, no mirrors in bedrooms or bathroom. The bathroom had no lock and the shower tray was very high and difficult and slippery when getting out of. (could do with non slip surface and a handle).
There was also unfinished wiring hanging out of the toilet wall and no hooks to hang clothes up in bathroom.
The bedrooms also lacked some storage and wardrobes but did have a rail and bedside cabinets. Also something to put cases on would be good other than the floor.
I am sure these items will be in place soon. But it was lacking during our stay which was unfortunate. We were double booked and put in the Granary maybe a bit before it was fully finished. Other than this the accommodation was very nice.
- Katy (10/5): Absolutely loved it, will be booking again 😊 - We were blown away with the property. It was lovely and clean, well decorated, the kitchen had everything you could need, lovely soft beds and little touches like nice soaps, dvds to use and seats outside to relax next to the pond. There aren't any public transport services directly next to the property to get into York, but we just used the Park and Ride service which is a 5 minute drive away. Really easy to use, so not an issue.
- Rosie (7/5): Enjoyed our stay but a few niggles. - Peaceful rural location not too far from York. Very comfortable. Staff very quickly responded to our request for assistance with the television. Lovely outdoor sitting area and barbecue (we didn’t use the barbecue but it was available). TV reception was a problem. Space age cooler looked the business but we couldn’t work out how to use the oven part. No wardrobe in my bedroom.
- Maggie (10/5): Exceptional - We were looking to visit York with our dog and this place was perfect. As not only did it allow dogs, it has two paddocks where we could let her off the leash and she could run around. It was very clean. Had everything you could possibly need for staying away from home. Beds were very comfy and the shower was amazing. Only 14min drive from the center of York. We are already planning our next visit. Nothing negative to say.
- Chris (10/5): Wonderful, mid-week stay just outside York - I liked that the property was dog friendly. The kitchen was really well equipped with quality utensils, etc. I loved that it was out of City Centre as I was mostly going for a walking holiday with my dog but wanted to visit York as well. It was very easy to get in to the city. I also got upgraded to a bigger cottage as it was midweek and it was empty. It was a bit warm in the accommodation but fine with the windows open.

I arrived to a very well presented property, that instantly makes you feel relaxed and at home. I would highly recommend a stay at this property and will be making a return trip in the future. I don’t have a negative word to say about my stay.
