A kitchen for guests was just down the stairs stocked with cereals , juices and water, was great to be able to access this all evening . My room was up 2 lots of steep steps , I was helped with luggage on the way up but struggled getting it back down . I was awoken at 7am by what I can only think was someone hoovering in the building , and on wakening there was no going back to sleep given the traffic noise nearby ..
That being said the hotel is so clean and lovely I would use more often ( with earbuds !) , but £81 for a midweek stay in padiham i feel is too expensive , given a cooked breakfast would add a further £15 plus .
Finally , the TV remote took a lot of excess pressing to work and needs replacing .. annoying when wanting to relax as not working properly.

Very comfortable bed and nice bathroom. Nice bar and very popular restaurant. Superb breakfast. Limited parking with very small spaces. My car was hit while parked, although the person who hit it came and found me.

The room was a good size and had everything we needed for a very comfortable stay.The shower room was fabulous.The staff were friendly and very helpful.We loved the small touches such as the flapjacks which were lovely and very welcome following very long journey from the south west of England.Breakfast was really amazing and served with a smile despite some short term issues of loss of power ,everyone coped exceptionally. Our comments shouldn’t detract from a wonderful hotel and staff. However parking was a problem,especially for us who did not know the area and had driven 400 miles. We found solution which gave us peace of mind and enabled us to have a great time

- Bastiaan (7/5): - The communal rooms have a nice character. The kitchen is excellent, using high quality ingredients, and the attendance very friendly and efficient The room was divided in an entrance, sleeping room and sitting room. All rather small and the interiour is rather tired.
The communication was very difficult, Booking.com did write (on a Monday morning!) that the hotel could not process my (valud!!) credit card, and I would lose my booking when not reacting within 6 hours. The the same problem with a second (valid!) debit card. The hotel told me this was not true at all, Boking.com just did not provide the proper details, not for the first time! And the hotel would never not put me up because of that. but also pre-registartion is asked for, rather complicated.

Room, clean and had everything you might need. No control on the radiator so very hot in the room, even with the window open and no way to turn down or off.

The staff were very friendly on arrival and my room was a great size, large comfy bed, and sofa.
Shower and bathroom were very nice and clean. The restaurant wasn't open, which I always find strange, however there was a nice Chinese restaurant two minutes walk from the hotel. Food was good.

- Collis (9/5): Superb - cosy clean. Attention to all the details that make a stay very pleasant. Small but perfectly formed. We were the only ones eating on a Sunday evening. We had booked ahead to say we wanted to eat at the hotel . They put us in the snug at the front of the hotel which was very cosy and it felt like a home dining experience. We were asked if we wanted a cooked breakfast the night before which we did. Another extended family wanted breakfast but as they hadn't pre-booked they couldn't have a cooked breakfast. They weren't very happy and it spoilt the feel for everyone. I felt it wasn't very good customer service and I was surprised they were so strict as the chief was obviously available.

- Penney (7/5): lovely hotel - we come because it is so dog friendly but so let down by breakfast process. - This is our second stay we love the hotel, the location, the cottage, the attitude of staff were great BUT your booking system both on line and in person is SHOCKING. Four attempts on line, got to hotel, evening staff said they did not have a record of it so we did it again THEN in the morning in the breakfast room no record of our breakfast booking. Shoddy, appallingly bad, unprofessional and such a basic thing for a hotel to get right. We asked for breakfast 930 but did not get it til gone 1015 so we were then late checking out. For our first stay we also encountered the annoying on line breakfast booking debacle but this time was even worse. The hotel management should treat this breakfast booking issue as a priority as everything else is great. breakfast ordering process so painful

- Alison (8/5): rooms nice and dog friendly, but would avoid the restaurant - Staff, decor and rooms where nice, and the fact it was dog friendly was the biggest selling point. The cups in the room were not clean and the grab and go breakfast reminded me more of a hostel than a hotel, not what I would expect for the price we paid.
The restaurant experience was interesting...guests were seated in the small lounge prior to being seated and although we had booked for 7.30 we were all sat together like some weird social experiment for nearly an hour.
The food itself was ok, but everything my partner tried to order was no longer available.
Also when I came to pay it was more than expected as the deal they had did not include some items on the menu which I chosen and I was not informed of at the time of and it was not clearly stated.

The staff were excellent, from the welcome at reception and check in, to the breakfast staff. All very friendly and gave excellent service. The. Breakfast was excellent quality and beautifully cooked too. The only thing that could be improved is the parking. Only a couple of spots available.

Restaurant food was very good and staff were lovely, but we waited a very long time between our starter and main at dinner (40-45 minutes)

Room service knocked on my door shortly after arrival with a 'doggy pack' which had bowl, towel, treats, ball and poop bags. We had an excellent and delicious meal in the restaurant in the evening and I was thrilled to see the 'doggy menu', my girl had fish and chips which she loved. Breakfast was equally fabulous. Rooms are beautiful and extremely clean. Staff are incredibly accommodating. We will be returning. Nothing. Worth every penny.

The good part was also that as it was annexed to the Hotel, we could rest knowing there was assistance at hand, if needed.
The property is walking distance from pubs, supermarkets - Tesco and Lidl
Would definetly recommend for families and long stays. Surely a Home away from home!! Can't think of any.
- Paul (10/5): Small and friendly hotel with everything you need to enjoy a weekend away. - Old property with lots of character but with all the modern amenities you need for a weekend away. We really liked the grab & go breakfasts as it suited our needs perfectly 👍 Nothing, all good
- Marion (8/5): Very good - Good Central location. Lovely breakfast. The kitchen area to obtain more tea, coffee etc is a really useful and good idea.
