Communication with the owner was excellent. - Lovely large room, fridge was a bonus Unfortunately there was a problem with the shower thermostatic mixing valve which meant that only a trickle came out. Also the TV signal was poor. I only point out these problems as I’m sure the owner would like to know so they can put them right.

Amenities in room good Clean room and bathroom Very close to Spa and town centre Staff not on site, mostly dealt with issues over phone, which led to confusion. Room was incredibly warm, but it's an old building so didn't expect air con, I atleast had a fan in my room. Shower, the water temperature was either very hot or scalding. Having to choose what time and what you want for breakfast the day before, would rather have just been able to go down anytime between breakfast hours and just choose. But I know they only have small number of staff.

Christine (7/5): It was lovely and the sunshine being out made it even better. - The room was clean and tidy and having a fridge in it was a bonus for cold drinks as it was very warm last weekend . The water pressure on the shower was very bad i seemed to be in it longer than normal trying to get the soapy shampoo from my hair ,and the stairs were a problem too to be honest.

There were stains on ceiling.the smell in the in the room was unpleasant, so much I had to buy airfresher and keep the window open. The lift was not working so only able to access the room by using the stairs

The bed faced the single paned window,that despite the heating had heavy condensation no curtain but vertical blind which didn't block all the light.. Stayed in room 3

We stayed in room 8, doggie friendly for our little mini dachshund who stayed with us and no extra charge ! The park 20m across the road from the hotel was super helpful with the dog. Jane (9/5): Lovely reasonably priced hotel. - Great location. Great decoration and facilities in room. Staff were very heloful. Located at the top of the cliffs so need to be mobile to walk to the seafront, but was convenient for the town centre a walk over the bridge. Pubs, cafes and shops nearby. Bit of a steep climb up and down the coastal path to the seafront.

Guest (8/5): Been here twice in the last 5 months and I will be booking again . - Close to amenities, property nice and clean Rooms are only accessible by stairs but you are warned about that before booking

Great location a few minutes walk from sea. Exceptional value for money. Would definitely come back! Entrance would have been more welcoming when entering after dark if a light had been left on in the lounge area.

Comfy bed and clean. Good to have a fridge in the room. Had to find somewhere to move the kettle as it was not close to a socket on the tea tray. Not sure what the solution is in a room with limited space.
David (10/5): Usual Excellence & Value For Money - Comfy bed; excellent shower & toiletries; superb wifi; nearby (paid permit) parking; handy for south shore; option of breakfast; great communication; blankets & oil filled radiator if required; clean & lovely. Local shops and takeaways on Ramshill Rd. Nothing really. Definitely want to stay there again (local chess congress in October at The Spa). My second time staying here :o)

Catherine (10/5): Brilliant dog friendly hotel - Absolutely wonderful place, I'm so glad I booked it I took my friends 2 pomeranians & we were all treated like royalty, I would definitely recommend especially if you have dogs, there's a small garden across where you can take them & it's just around the corner from the sea front so it's ideal & not far from the town centre/ railway station. Really enjoyed our stay & definitely would go back again. (it is also nice & quiet & nice view of olivers mount) There is nothing i didn't like, everything was wonderful
Andrea (8/5): - Comfy quiet spacious double room with ensuite. Lovely English breakfast on both days. And excellent pre-information on how to enter the hotel. The ladies were very welcoming and lovely. I also loved the location which was about 5 mins walk to the beautiful seafront! Very thoughtful of the hotel to supply earplugs to prevent the gulls waking you up! The shower was lovely but I wish it could have been slightly warmer.

Haywood (8/5): Nice place - Breakfast was excellent, the lady who served it was very friendly. Room was clean & comfortable, and unusually had a fridge which we found useful. Reasonably convenient location, approx 20 mins walk from the bus & railway station, regular bus service along the nearby Ramshill Rd. Room was on the 3rd floor, to be fair we were made aware of this when we booked so no complaint, but it's up 6 flights of stairs so not suitable for all. Only actual negative was that the water pressure was very poor so the shower was only just better than a dribble.
