- B7374UWallisonh (6/5): Better than it looks from the outside. - The room was very clean and fresh, no odors. Comfy bed and nice bedding. Fine for an overnight.
They charge an additional $100 "deposit ": make sure this gets credited back to your card.
- visitort2023 (4/5): Motel Nicholas - The general maintenance is astonishingly poor--door, sink and exhaust fan and too noisy at times. They don't necessarily enforce at lest one rule and the manager used shockingly unprofessional language.
- Guide39666561912 (8/5): Handicap accessible! Bathroom fits a shower chair - Clean. Nice. Doors don't work at first. Must jiggle but owner is working on that. Mini fridge coffee pot. Easy accessibility for this who can't walk very far or are in wheel chair. A/c that works. Right off main road so easy to find. Room is big enough to not feel squeezes in. Has 1 chair. 1 desk & chair. Television. Bathroom has a detachable shower head so if you bring a shower chair it fits & the shower hose is enough to wash with Decent water pressure. Door is hard to open. But if your staying in for the night tape on the lower door and use deadbolt to lock in. It will be way easier to open and get out.
Price is amazing. And staff is helpful and nice. Even with a quirky door to open overall was a good experience.
Also close to shopping stores and Walmart safeway and restaurants close .

- Roberto58BC (6/5): another stay at Motel Nicholas, updated but pretty shoddy still. - Went to Omak for the weekend and stayed at the Motel Nicholas again and in the same room as last tiem. Was updated with new paint, flooring and the bathroom was redone. The painting was horrible and in an interesting yellow green color. The calking in the bathroom looked like a 10 year old did it! So, needless to say, it still needs to be updated. Good TV but no guide, lots of channels though. Internet was free and good. One outlet didn't work at all and poor lighting in the room. A good value and nice and clean and the manager is a great guy. He would be better off spending a couple bucks and getting the updates done right.
- Roberto58BC (4/5): nice manager but rundown motel - Stayed a couple nights at the Motel Nicolas and it was an okay stay, large room and in quiet area but the room was in need of a lot of upgrades and the ones done already were the cheapest possible. Good room for the value but will upgrade elsewhere next time.
- bethk769 (8/5): Budget friendly and clean - Nice people running this motel. Bed comfortable. Dated, but very clean. I can tell they are slowly improving the rooms and updating. Nice updated air conditioner. Beautiful grounds keeping. They allowed us to have our small dog with us in room. Easy chair in room looked stained and should be replaced or cleaned.
- Bryan (6/5): Last Choice - This was a solo trip that required an overnight stay. I thought I’d try this place as it was a good mid priced option. The check in was quick and friendly. However, the room was either vacant for a long time or housekeeping was not diligent. The bathroom was dirty and dusty. The bed looked like it was slept in an made again and nothing felt clean. I actually looked around and decided to continue along without sleeping there. It was non refundable so....live and learn.

- John (4/5): Bait 'n' switch on the price--and cancelled - I booked this property through a booking service, and upon arrival was told by the manager that he didn't know how I was able to get the price, since room rates had increased by 3 x's due to a big event in town, and he would need to charge more. I asked to see the rooms-- "scary," in my wife's words. I'm sure if I had to, and tried not to think about the room's history, I could have slept there-- but very glad I used the price increase to cancel. The manager did not charge me even though I was past the no-charge cancel window.
- kathleenrm (10/5): Big rooms - This motel has very spacious rooms and the air conditioning is quiet! The manager was very friendly, helpful. Found the beds comfortable. The walk to town was not far and there are several places to eat.
- MikhailK278 (8/5): Memorial day trip - I would say that this is good place for spend a night and go ahead.
Lots of food close around like a Burger King, Taco Bell and so on.
Room looked pretty old and smell was suited - like in my grandma's room :)
We booked room with two queen beds (we didn't need both but it was the last room at booking.com) but we got THE LAST room they had with only bed. What if we were needed that second bed? I don't know :)
WiFi signal very poor.
- 311brianh311 (10/5): A great place to stay on a budget - This property is operated by a very helpful manager. I found the rooms to be very big compared to other similar motels and the bed was VERY comfortable. It is located in a fairly quiet part of town and I had a great nights sleep.
- Nol (4/5): Gets an OK rating cause friendly - Pretty run down, old and dirty and just needs a lot of work, attention and alterations to place. Friendly though so a big saving grace. Was so loud in the very early am and the rate was even more than the last awful place I stayed at in Omak. Rate confused me as no breakfast offer and run down and loud.
- bluelakelady (8/5): Spacious Room! - This motel is operated by a very helpful and pleasant manager. The rooms are quite spacious with comfortable beds. The bathroom is very small with a tiny shower only, but it appears they are making improvements to the decor and grounds. A coffee maker and small refrigerator were provided, as well as free wifi. We enjoyed our stay and will be back! Prices are high for Stampede weekend, as they are all over town, but at other times, they are reasonable.
- rtimme (8/5): Unexpectedly charming - Stayed here overnight on a last minute road trip over memorial weekend. The place is a bit older but it was very clean and very well maintained. The owner was especially wonderful. I was pleasantly surprised by this little motel and would recommend it to those looking for an inexpensive place for a night.
- billt426 (8/5): Great value - In a relatively quiet area, clean, basic accomodations. Beds are comfortable, rooms have a dorm fridge and a microwave. Propietors are very accomodating. Have stayed here twice in the last few years, quite satisfied both times.
- INGRIDG666 (8/5): Omak's Best Value Motel - I was in Omak WA on 4 separate occasions within a 6 month period,I stayed at this Motel each time. I was pleased with my experience from the first stay, which prompted my 3 other subsequent bookings. Owner was super friendly, accommodation was basic but very clean. Good location, short walk to a small strip Mall with grocery store plus your choice of 5-6 fast food venues, close to downtown area. Walmart was a short distance away. Good value for money spent.
- randyd742 (10/5): Quaint motor court motel - Returning from Alaska on the Harley's we were looking for a place to stay the evening of from Canada. Called the owner and he quoted us a good price and would not take a CC number, said he would wait up for us. We got in after 11 pm but he was there. Had a carport for us to park our bikes under. Had bike towels and a big room. Room had two separate sleeping areas with only one A/C unit for both. A little warm at first but finally cooled down over night. Owner was great, very helpful. Cool place. A throwback from the Route 66 days. Clean, quiet and close to everything. Would stay here again!
- meept (2/5): great location, attracts terrible travelers - I stayed here for a month for a work contract after the forest fire. All the other hotels were much more expensive. I did get a corporate rate for this room, so I appreciated that. I could walk to work and to church from there. I had to change my own sheets once a week and ask for new towels, and they only cleaned the room when I asked, nothing against the owners or the cleaners , but I had to clean my own room. That was not the worst part. The worst part was the horribly noisy travelers that would rent rooms near mine and have all night parties with their doors open. After asking them politely to quiet down 3 times I finally had to call the police. I ended my work contract early because I just could not stand staying there any longer, or anywhere else in Omak.
- Fredjeni (4/5): Dont bother, keep driving. - We were desperate for accommodation. Everything was booked out except this motel.The girl at the desk was pleasant enough and the price was cheap but the whole place needs a big dose of TLC. Like a previous customer, I found black hair on the grey and worn sheets so we went and bought some lysol and sprayed the whole bed. The toilet hadn't been flushed and there were stains on the chairs. If we hadn't been so tired we would have walked out.
They advertised hi speed wifi but that was a joke. Pretty much non existent , and I wasn't the only one wandering the car park hoping for a connection.. The outside needs a good clean too . Basically. It is a dump.
Oh, and we had to wear earplugs because the air conditioner sounded like a jet taking off when it kicked in !

Bed & pillows had black hair on sheets from previous visitors.
No bath matt, and 1 hand towel for 2 guests.

- 34ashleya (2/5): This motel is disgusting - I stayed in this motel for over a week in room 22. As soon as I got there, the room had a terrible smell to it and was filthy. I went out and bought two big containers of Clorox wipes to finish (or start) what housekeeping didn't do. Everything in the room, including the bed, mini fridge, microwave, lamps, carpet and air conditioner were all worn and old like they were from the 70's era. The wood paneled walls were extremely dirty, and the carpet looked as if it had never been cleaned in the 40 years it has been in there. The walls were paper thin and I could hear people's conversations in the room next to me. The two most disgusting things I could not stand were also (surprise!) cleanliness factors. When I was wiping down the headboard and the wall behind the bed, it was so sticky and hard to wipe down because of the massive amount of people's hair grease on the wall. It made me want to puke. Another horrible thing is that they didn't invest in plastic shower curtains, just cloth ones that don't do the job. When you get out of the shower, there is water pooled all over the floor and it leaks directly into the carpet outside of the door. This obviously has been such an issue in the past that the carpet was warped and wrinkled from so much water damage. I would not be surprised if there was mildew in the carpet. Some other factors is that the air conditioning/heater overheated when left on for long periods and would start smelling like burning things, and whats worse is the smoke alarm did not work! Oh and none of the windows open so it was always stuffy with little fresh air. And the door was drafty and not sealed properly so if your neighbors are smokers, you can be sure it will drift right into the room. One last thing, housekeeping was super cheap and tried to say that I could only get one roll of tp for over the weekend. I wouldn't recommend anyone to stay here, and if you are unfortunate enough to have to, get some cleaning supplies and always wear slippers or shoes. The quality of motel Nicholas is horrible, it would be best if they just tore that place down and built a new motel.
- melissadecker (2/5): Disabled not welcome. - I tried to get a room on a very hot day due to my terminal illness the heat can kill me and they tried to charge me for my service dog and when I told them they couldn't charge me they told me they could do what they wanted and then told me they had no rooms for me and the motel was empty. Then he ran after me and tried to punch me. So I would not suggest staying with them they also own the mini stampede gas station in Omak and they rip people off.
- Amica6634 (2/5): Disgusting room - We paid for our room and found the room dusty, the phone was filthy, the toilet seat completely cracked in half, the shower had black mold and the shower curtain all crinkled and dirty absolutely disgusting we checked another room and it was not much better so got our money back and went to the Rodeway and had a nice room and good breakfast for the same price. The clerk helping us had no shoes on?
- Alma24 (8/5): Clean and Comfortable - This motel is clean and comfortable. It is very accessible from HWY 97. Close to all the ammenities in the city. The staff seemed to be friendly and helpful. The price of the room was very good, considering we are still in tourist season. We had travelled several hours before stopping for the night. The room is large and it has air conditioning. It is a good place to stay when you are tired and need to find a room quickly. This seems like a nice city to visit again when we have more time to spend and explore.
There are orchards all along the way and places to visit before you arrive at the city of Omak. It is only a few miles north of the Grand Coulee Dam. I look forward to stopping at some of the Farmer's Markets along the way to pick up some of the fresh grown fruit that is so plentiful in this area at this time of the year. There is a big shopping center on the north end of town as well as several hotels and shops. We drove through the downtown area and it seems to be a nice country type city with Stampede Grounds, schools, churches, etc.
