- John (10/5): It just doesn't get any better than this! - I, honestly, don't think that you can have a better B&B experience than The Spouter Inn. Tracey & Mark are REALLY doing it right! The inn is a beautifully maintained and decorated historic building that's bones date back to 1832. The restoration has been gorgeous, and it is one of the most airy, well-lit and attractive B&B's that we have ever stayed in. Both 3-course breakfasts that we had were delicious and beautifully presented. Fresh coffee was ready by 6AM and there was a Keurig in each room, as well as in the breakfast room. There was a very thoughtful array of snacks for guest, including fresh cookies daily and an electric kettle for teas and hot water. A basket of sunscreen and insect repellent was, thoughtfully, provided. The breakfast room was cozy with early morning sun and the guest areas of the inn were comfortable and roomy. The front porch provided plenty of comfortable chairs and a lovely view of Lincolnville Beach and Penobscot Bay with a lovely view of the morning's sunrise. Tracey & Mark were gregarious and so very pleasant to converse with. The inn is an easy walk to shops in Lincolnville Beach and to the local pizza parlor and Mcglaughlin's Seafood Restaurant. and an easy 10-mile drive to Camden or Belfast where there are a wide variety of shops and restaurants. Walking to get a pizza and beer and enjoying it by the inn's firepit was a delightful change to restaurant eating. Plenty of warm blankets available for those wonderfully cool Maine evenings and mornings. We would stay here ANYTIME and look forward to a return visit during the fall or winter seasons. GREAT job, Tracey & Mark! The ONLY thing that could have made this a better experience would have been for it to be FREE! It is THAT good! Sadly, two of the former restaurants within an easy walk have closed in the past year but that was little concern for us since we were here to relax and enjoy coastal Maine. There was NOTHING to dislike about our stay here.

Some of the experiences I liked so much, I’m planning on incorporating upon my return back home. For instance, the owners were kind enough to share the name & brand of the paint color in my room’s bathroom, which I intend to use in my own home. Location was very central-with ocean views from breakfast and my bedroom. I loved being able to walk into town for dinner. Loved the jetted tub in my bathroom. Best gourmet breakfasts ever—and they were so kind and creatively accommodating of my dairy allergy. Lovely couple-truly committed to creating an excellent experience for all their guests. Let’s put it this way-it was the only time on vacation that I haven’t been disappointed when it rained because it meant I’d be spending more time in my fabulous room and the well-appointed communal sitting areas with rolled fleece blankets and woolens, sipping an assortment of warm beverages. That it’s ruined me for all other B&Bs. No place can compare after this experience.

The hosts were lovely, and the gourmet 3 course breakfast served daily was simply amazing. The home was charming, and cozy and filled with everything that made the stay delightful. Walking across the street to a lobster dinner on the water was an added bonus. We’d love to return to the Spouter Inn.

- Paul (10/5): A Great Place to Relax. - One of the best B & B's we stopped in on our New England adventure. Our room the Focsle although compact was comfortable, clean and had a view of the beach and seafront. The breakfasts were excellent with a different menu each morning cooked freshly to order. Both Mark and Tracy are great hosts and include many extras which makes a stay here exceptional. They are easy to get on with and have a good knowledge of the area, where to go and what to see. There are good fish restaurants within easy walking distance and more a short car journey away. It's rare to find a property of this high standard in such a peaceful location so my advice is go here and enjoy, you won't be disappointed. Leaving.

- John (10/5): Amazing hosts and exceptional Bed & Breakfast! - Mark and Tracy (owner/hosts) were gracious hosts always checking to see that our needs were met. Their attention to detail from check-in, breakfast and check-out was exceptional. The homemade afternoon cookies made by Tracy was definitely a welcome treat. Having to check-out and say goodbye to a wonderful weekend!
- Verity (10/5): Excellent Inn experience! - Just the most fantastic place to stay! Excellent location, directly opposite the beach, great view from the room and also the garden of the inn. The owners were fantastic, they have a little station where you can help yourself to coffee, tea, water and snacks, cookies in the afternoon and a three course breakfast (which was fantastic!). The rooms and very clean and comfortable with lots of fluffy white towels (and a blue face cloth for removing makeup). We were really encouraged to make ourselves at home, it was brilliant! Nothing.

- Susan (10/5): Superb Spouter Inn - This was our second stay at the Spouter Inn BnB because it is an exceptional place to stay. The Inn is charming and immaculate. Our hosts Tracy and Mark have thought of everything to make our stay perfect. From the 5-star breakfast to the homemade treats in the afternoon. The location is ideal. The ocean is directly across the street and viewed from the rocking chairs on the front porch. You can walk to several restaurants. We will definitely stay again next year.

Mark and Tracy are simply wonderful people who want to make sure you have the best stay ever. - Christine (10/5): - The perfect spot to celebrate our tenth anniversary! The ocean view from our room was beautiful. The breakfast outstanding! The innkeepers were lovely and welcoming. We enjoyed the jacuzzi tub in our room but were a little sad the fireplace in our room wasn’t available for use. Overall, a wonderful trip. We went in the off season so it was pretty quiet. We’d love to come back in the summer when the gardens are flowering and the weather is warmer. Highly recommend!
- Elizabeth (10/5): - This was our first time staying in a Bed and Breakfast Inn which I must say exceeded our expectations. This was a last -minute trip away to Coastal Maine for my husband's birthday so we weren't too familiar with the area. Lincolnville, though a small community has incredible views along Rt.1. The owners/innkeepers Mark and Tracy are on property and so very quick to make you feel welcome, help in any way they can, and make delicious 3 course breakfasts each morning as well as homemade baked goodies throughout the day. I even took home a recipe from Tracy which I plan to use with our house guests in the future. The views were spectacular from every part of this Inn. It is located directly across from a public beach on Penobscot Bay where we watched the ferry to Islesboro arrive and depart from our dining table, front porch, or our bed in the Harbormaster guest room. The king bed was very comfortable, the room was warm in February and we even had a view from our bathroom to Penobscott Bay! That was a first for us. We had opportunities to meet other guests, enjoy lounging in the shared living areas and greatly enjoyed the town of Belfast as per the recommendations of Mark. The year-round Saturday Farmers Market in Belfast is not to be missed! I can honestly say that I will truly miss this getaway location and can't wait to return, possibly to experience every season coastal Maine has to offer.

- Sydney (10/5): A perfect mid coast Maine getaway! - Took a short holiday before the holiday. The Spouter was the cozy mid-coast Maine getaway we were looking for. Mark and Tracy are attentive, kind, and engaging host. Breakfast was great each morning. Lincolnville is tucked away between Belfast and Camden. We took the ferry out to Islesboro (across the street). We enjoyed getting out in nature during our time with many state parks and nature trails close by.

- John (10/5): felt like home - Was just the perfect location and the Inn was just so comfortable. really felt like being home. The breakfast was unbelievable and they even offered specialty coffee. Could not think of a better place to stay.

The next day we biked in Acadia Nat'l Park which is about 1.5 hours away. Camden is just 9 minutes away. Fantastic full breakfast. Could watch sunrise over the ocean from my bed. The hosts are very friendly and helpful. Snacks & coffee are available all day. Nice common rooms and outdoor spaces.

- Bobby (10/5): Fabulous place to stay - The owners are very friendly and helpful. The breakfast is very sumptuous and different every day and they will make it your way if you don't like some of the ingredients. They offer French toast, pancakes, quiches, egg souflee, juice, coffee, yogurt. Breakfast as it should be at a B&B. There is a beach across the street and its within 15 minutes either way from Belfast and Camden. The rooms are spotless. They also offer snacks and cookies for free. Great place.

- Patricia (10/5): Three days of bliss with wonderful accommodations, great sea views, excellent breakfasts, and superb hosts. - the Inn was beautiful with many areas to enjoy both indoors and out. For cool nights there were two gathering places with fire pits. Our favorite spot was on the front porch in a rocking chair having a glass of wine and gazing out at the sea. Every detail was exquisite.
