- Alexandre (9/5): Excellent séjour à San Pedro - Le lieu est tout simplement splendide! Relativement loin du centre ville (2km à pied) mais calme et douceur du lieu au dessus de la mer. C'est un excellent compromis. On peut y voir raies et crocs depuis la chambre! Personnel souriant et très serviable! Chambre spacieuse et propreté irréprochable. Petit déjeuner correct et de bonne qualité, prévoir supplément si vous voulez un petit déjeuner plus copieux. Allez pour le bémol : eau froide à la douche!

- brittanyholley (4/5): Really wanted to love it but proceed with caution - We checked in on 5/5 and really wanted to love this place. The overwater rooms were beautiful, and being able to drive the golf cart on the dock was a unique and fun experience. The check-in process was smooth—our host was friendly, informative, and explained that a complimentary continental breakfast was included (with an option to upgrade for an additional cost). He also walked us through all the room features, which we appreciated. Shortly after, a woman named Karen approached us in our room about booking a snorkeling trip for the next day. She described it as the largest sailing boat on the island (different from the one advertised at the front desk), stopping at four snorkeling spots, including lunch and rum punch. It sounded like a great opportunity, especially since snorkeling the second-largest barrier reef was one of our main reasons for visiting San Pedro (we’re from the Florida Keys, home to the third-largest reef). We agreed and paid, planning to meet at 8:30 AM the next morning. When we arrived, there were multiple couples—not just one other as implied—but we didn’t think much of it. However, when we got to the boat, it looked extremely run-down and poorly maintained—nothing like what had been described. There was very limited seating (just two small cushions up front), and even the life preserver was wrapped in duct tape. It did not feel safe. As we approached, Karen pulled us aside and asked us not to discuss pricing with the other guests because everyone had been charged different amounts, which immediately raised concerns. At that point, we told her we were uncomfortable and did not feel the excursion matched what had been advertised. I asked directly if we canceled, would we receive a full refund, and she said yes—but claimed she didn’t have the cash on hand and would bring it to us at the hotel. Unfortunately, that promise was not honored. We waited several hours back at the hotel, and when she finally arrived, she only returned a portion of our money. The situation was frustrating and disappointing. Between the misleading information and the partial refund, it felt like a bait-and-switch. Looking back, there were other warning signs as well. The “complimentary” continental breakfast we were told about at check-in was initially added to our bill, and when we questioned it, the explanation was simply that the staff member was “busy”—despite the restaurant only having a couple of tables occupied. After this experience, we decided to cut our stay short and booked an earlier flight home. Unfortunately, this visit left us feeling like we were constantly being taken advantage of. We are seasoned travelers and have visited many destinations—Guatemala, Costa Rica, Mexico, Cuba, the BVI, and the Bahamas—and have never felt this way before. To be fair, the hotel itself has nice features—the glass floor panels, private deck pool, and overall concept are great. However, it could benefit from better upkeep and, more importantly, more transparent and honest guest interactions. On a positive note, the Belize jungle was absolutely amazing, and I would highly recommend visiting that part of the country. San Pedro, however, was disappointing in our experience. Overall: Proceed with caution and be mindful of excursions and charges recommended through the hotel.

The kitchen was nice to have, especially tge refrigerator. It even had ice trays, which was great to use for cold water, iced coffee, and adult beverages. The staff were really nice, as was the chef. The accommodations were clean and well stocked. Location was a bit far from San Pedro but we knew that when booking. Highly recommend!

The property is beautiful and peaceful, located slightly away from the busier areas of San Pedro, which made it feel like a relaxing retreat. The rooms were clean and comfortable, and the overwater setting made the stay feel unique and memorable. It was a great place to relax in between excursions. The staff were friendly, welcoming, and helpful whenever we needed anything. Service throughout our stay was excellent. Overall, it was a wonderful place to stay and a great base for exploring Ambergris Caye. I would definitely recommend it to travelers looking for a quiet and comfortable stay.

The bungalow itself was beautifully designed, very comfortable, and truly unique. The sunsets were absolutely spectacular, and the glass floor panels provided a fascinating view of the water below. Each morning, we saw copious amounts of fish swimming beneath us, and every night we watched tarpon swimming through our glass floors, which was an unforgettable experience. The private plunge pool on the deck was a wonderful feature and perfect for relaxing while enjoying the scenery. The property was quiet, well maintained, and conveniently located close to town while still feeling peaceful and private. A special mention goes to Pedro, one of the day workers at Lina Point. He was consistently friendly, helpful, and hardworking, and his efforts truly enhanced our stay. Overall, this was a memorable and relaxing place to stay in San Pedro, and we would gladly recommend the overwater bungalows at Lina Point to anyone looking for a unique and scenic experience.

The staff was super friendly and all around a positive experience. Nit-picking negatives: (Honestly reaching but some folks would probably care more about these than we did..) - Found one roach in the room, but we have that in our high end Southern California neighborhood so not a big deal. - Mosquitoes were bad when the wind wasn't blowing, but again not much you can do there. Bring some bug spray and you will be fine. - Only one lounger on the deck, would have been nice to have two. - There was some construction happening in the nearby neighborhood, but at reasonable hours and it wasn't very loud. - Toilet plumbing is a bit sensitive - Would be nice to have a broom and pool skimmer for some spot cleaning. Just tracked in some dust that would have been nice to not have to involve housekeeping, same with removing some debris from the pool that had accumulated after a few days. - It is a bit far north to walk to the heart of San Pedro, but we walked 2.5 miles each way one morning and covered most of what you want to see. - The wall between the bathroom and bedroom does not go all the way up, so the sound travels. Positives: - Pretty much everything else. - The windows in the floor made for great fish watching at night. - The rooms were a good size and nice to have the kitchen for making a couple meals. - There is a grocery store not far from the entrance to the neighborhood the hotel is in - The neighborhood has a gate and guard, and everyone in the neighborhood was super friendly. - The free breakfast was a nice light starter to the day (not a big meal but enough for us). - The private deck and pool were great and felt pretty private. - The air conditioning worked well so got to sleep in a cool room. - The staff was super friendly and helpful. We booked a tour through them at the same price as viator. The viator tour would have been a large group and we would have had to get ourselves to the meetup in Belize City early. Through the hotel they got us to the boat terminal and it ended up just being 4 of us so a much nicer more private experience. - The property was well maintained. It is slightly dated but clean and well kept up. - The drinks at the bar were good, we didn't get to the restaurant. - You park your golf cart right at your door and feels safe leaving them not locked up. - We went out on the kayaks which were free and nice to have to check out the mangroves. We would really recommend this place to anyone that is willing to spend a bit more versus some other hotels to have the overwater experience but are not expecting a 6 star resort. The added distance to town was not really an issue for us, but if you want to be in the middle of everything I would stay south of the bridge.

Britney, Pedro, Asian, and the rest of the staff were exceptionally friendly and helpful. The location is great, very tranquil yet close enough to all the activities in San Pedro. The views of the lagoon were beautiful and it was really nice to sit on our balcony and watch the wading birds hunt for fish. For breakfast, the have a house made multi-grain bread that was delicious and they offered a wonderful banana bread from a local bakery that I loved! There is no swimming in the lagoon but they have a pool and kayaks. I would highly recommend this resort.

Lina Point is perfectly situated to get to town or beaches without being caught up in the noise or hassle of beachfront resorts.

I appreciated being welcoming with a smile any time I ran into staff at the hotel. I also liked the option in my overwater bungalow of the swing or the hammock. In addition, I HIGHLY RECOMMEND walking to the Farmhouse market right across the street from the hotel entrance. It’s about an 8 minute walk! I really wanted to love this hotel. It looked great on paper but the cleanliness was definitely lacking. The private pool was filled with debris. The pool was not cleaned during our stay. Additionally, the bathroom looks like it didn’t get enough attention when cleaning. There was hair all over the soap dish upon arrival from body parts that are not appropriate to mention in case children are reading this. Those same types of hair were found on the hair dryer. I could not use these items because I was disgusted. Outside of town and you will need a golf cart rental or taxi service to get around. Make sure you bring lots of cash if you opt for a taxi. It’s $15 to/from town
- 235emilian (10/5): Paradise - We loved everything about our stay was amazing. Everyone was really helpful and accommodating. We loved the room was stayed in and all the wildlife around. It was perfectly nestled away from the main road, so it was ideal for us to rent a golf cart for easy access to the locations we visited. It was easy to communicate with the staff about scheduling day trips, and the more we spoke with the people who worked there, the more we felt at home. Everyone we spoke to was knowledgeable about the area, and we were able to book activities (snorkeling, yoga classes, drum circle sessions, couples massages, Christmas dinner and transportation) directly through Lina Point. Every day we saw new birds and wildlife that came right up to the property, but the Lina Point is a eco-resort, so the owner (Rick) and his staff strongly emphasized the need to protect these beautiful creatures and coexist with them (Sunny the stork, Scoot the grey heron, Rocky the crocodile, etc.). Rick himself designed and built the resort, and every detail of the Lina Point’s structure and architecture seems designed to offer guests the best view of San Pedro. Our room was incredibly beautiful. Late at night, we watched schools of fish pass underneath the glass/ acrylic floor windows of our cabin and sat on the swing set from our cabana deck. The Lina Point is truly a unique stay.
- Pang (6/5): - 1. Beautiful, spacious villa with great views. Full kitchen with a dishwasher. 2. Great location—convenient, quiet, and peaceful. 3. Excellent hospitality. Pedro is very responsive on WhatsApp and helped us make dinner reservations and book excursions. 4. Complimentary transportation was punctual and very convenient. 1. Housekeeping is subpar. While the villa is generally clean, there were some significant housekeeping issues: a. There was hair on the shower walls that did not belong to us. b. Two of the bath towels had large yellow stains. All bath towels were wet upon arrival, and we had to dry them ourselves. c. There was mold on the shower curtain in the smaller bathroom. d. One of the bedrooms had a strong unpleasant smell that did not go away even after changing the bed sheets. We suspect it was coming from the mattress itself. I would like to thank Pedro again for his efforts to resolve these issues. I’m not sure whether this is a hotel-wide problem or specific to the housekeeper assigned to our villa. After we informed Pedro about the hair in the shower, the housekeeper only cleaned one shower wall—there was still hair on the other wall after she left. She removed the moldy inner white liner of the shower curtain but left the outer curtain, which frankly was not much cleaner. She also informed us that the shower curtain would not be replaced because none were available. We stayed at villas and hotels in San Ignacio and Hopkins that were very clean, so we expected at least the same level of cleanliness here. Unfortunately, we were disappointed. 2. Insufficient hot water. There was not enough hot water for all four of us to shower at night. A maintenance worker was sent after our first night, and we were told the water heater had been installed incorrectly and could not be fixed at the moment. As a result, three of us could shower in somewhat warm water, while the fourth person inevitably ended up with cold water midway through their shower. Minor issues (not deal breakers): 1. Bed sheets are polyester. Material is not breathable and gets hot at night. 2. Only one hair dryer was provided for a three-bedroom, two-bathroom villa. 3. Both of the TVs in the living room and master bedroom didn’t work well. We had live TV in the living room, but no streaming services.

- T260RJkellyc (2/5): Dirty room, nothing like the photos, and manager just shrugged - Our room was not clean - toenails in the bathroom, hair between the sheets, and a big roach. Plus a UV flashlight showed stains and smears in many places. That was enough for us to immediately go back to the manager and politely tell him it wouldn't work, but he just shrugged and went home for the night. Since it was already evening, we felt stuck there for one night, but we were nervous and zipped all our bags shut to make sure nothing hitched a ride, and left the lights on in the bathroom. We had booked for four nights, but rebooked and left the next morning. (The manager avoided talking to us on our way out.) The best you can say is that it's very badly in need of a remodel and new staff. I should also mention that we'd already stayed 2 different places in Belize, and neither had any of these issues. The next two places we stayed didn't either. Dirty rooms and poor management are uncommon in Belize, in our experience. All the photos you see online are of the cabanas, but our room was very different. It was adjacent to the bar/pool area, maybe 6 feet away, and about 20 feet away from the front desk. Also, the glass windows in the floor seem like a good idea, but you can't see much, and the frames are raised from the floor so you trip over them constantly. Finally, you should know that the area is far away from the fun parts of town, out in the swamp.

David made sure we had everything we needed and we had direct contact with him through WhatsApp. It is a short 10 minute (if that) golf cart ride into the San Pedro hub and about 30 minutes to Secret Beach. We loved we were close to everything but had a quiet place to rest. The views are spectacular being on the water and when one of our excursions with a tour group got cancelled the night before, Karen jumped in to help us navigate setting up a new excursion the same day. They handled everything and escorted us to the airport to go to the main land. We absolutely loved this place and will be back for sure!

Our 2nd night was a little better after recommendations were made to ensure the bathroom door remained close after housekeeping refreshed the room and the air conditioner was serviced. If you are looking for a intimate and quiet stay with your spouse this is a great place to stay.

It also has a pool over the water and bar next to the pool, pretty neat. There are also honey moon suites that have bigger rooms and private pools inside them. There is a restaurant called the Mayan also on the water and the food, staff, and atmosphere we’re amazing. They do a full Mayan experience and it’s something you shouldn’t miss. The manager personally ensured our golf cart rentals and tours. We did a snorkeling tour! They also offered transportation from water taxi and airport upon arrival and departure for free. This might not be a giant 10 story condo resort- it’s better!

David went above and beyond to make sure everything we needed was taken care of. The restaurant on site had consistently good food and great service. Everyone who works here is friendly and attentive. The location is a little outside of the center of town, so you may want a golf cart to get to outside restaurants, bars etc- you can rent one for about $30/day. The sunset views over the lagoon were beautiful and our overwater bungalow was lovely. Would definitely come back again!

We knew it would be wonderful, but the overwater bungalow, the resort, the amenities, the restaurant,, everything was beyond amazing. David, at the front desk greeted us like family, and every employee we met, had a big smile on their faces and went beyond to help us. Special kudos to Antonio in the Mayan restaurant who made our dinners there very special. we took the long golf cart ride to Secret Beach, and it was so very worth it. Lounge chairs overlooking the Caribbean sea and waiters who would bring your meals out into the water picnic tables for you. Great music and even a masseuse. What a fun day it was. One night we went to the Truck Stop for a casual meal and drinks and live music and then stopped by Crocs for some karaoke. I would come back here year after year. Easy to get to from the United States and all in all just a very, very special vacation.

Being able to watch the sunset & sunrise was the highlight of our trip. It is close to everything. 10min to town, 20-25 to secret beach. We felt all of the hospitality. Would definitely stay again. Town is not in walking distance, but an easy/bumpy 15-20 minute ride depending on traffic. We enjoyed our stay, rooms are a bit rustic-we did not have one of the cabanas. Beds comfortable, there's a small refrigerator and a deck to watch the sunset. Perfect for a relaxing quiet vacation. I laid out in the hammock by the pool and read for a couple hours every day! oh, and there's a happy hour before dinner time at the pool bar.

My research led me to Lina Point, and let me tell you—it did NOT disappoint! Staying in an over-the-water hotel had always been a bucket list dream of mine, and this place absolutely delivered. As a content creator, I was eager to capture my son’s reaction when he saw where we were staying. His face was pure gold—total awe! But, in a cruel twist of fate, that perfect footage got deleted. RIP to the greatest reaction video that never was! ANYWAY, moving on… When we arrived, we were speechless. The hotel is tucked away at the end of a sprawling, gated property filled with resorts and massive vacation rentals. And while everything around it was grand, Lina Point is over the water, making it uniquely stunning. The owner greeted us personally—kind, welcoming, and radiating great energy. He got us into our room quickly, and from the second we stepped inside, we were in love. Even though we were in an upper-level room without one of those mesmerizing underwater-view windows, the balcony overlooking the water more than made up for it. The room itself was compact but brilliantly designed—it had everything we needed. I’d say it’s perfect for a honeymoon. There was a comfy bed, luggage rack, TV, mini fridge, a little closet with a safe, and my favorite part—the bathroom. The modern shower and sink gave the space a fresh, sleek vibe that I really appreciated. The property itself? Gorgeous. Honestly, you wouldn’t need to venture far because the on-site food is fantastic. We stayed at Lina Point for 10 days, and we found ourselves eating there multiple times—it was that good! And let’s talk about their bar—it’s top-tier. The drinks were reasonably priced, the bartenders were on point, and the vibe was fun and relaxed. The hotel also has a stunning infinity pool, a hot tub, and tons of cozy seating scattered around the place. Whether you wanted to lounge in the sun or chill in the shade, there was a spot for everyone. Oh, and if you’re the selfie-obsessed type (or just appreciate a well-framed shot), Lina Point has some prime photo ops. From the sprawling deck to the umbrella-covered water-level table, there are endless spots to snag that picture-perfect vacation shot. Originally, we planned to stay for just 7 days, but the incredible people we met at the hotel convinced us to extend our trip by another 3 days—which we gladly did! Lina Point accommodated us seamlessly, no hesitation. If I had one minor complaint, it was getting used to driving to the property. But honestly, that’s more about my personal fear of driving over water than any real issue with the location itself. Once you arrive, you’ll fall in love with it! I believe Lina Point also has over-water bungalows, but I’m not certain if they’re part of the same property—so definitely call ahead to check. After staying in Ambergris Caye for 10 full days, I can confidently say that I HIGHLY RECOMMEND this hotel. It’s located on a spectacular property, giving you peace and quiet away from the buzz of the rest of the Caye. You’ll get a great night’s sleep because the bar closes at a reasonable time, and the area is wonderfully serene. If you’re looking for a unique, breathtaking stay in Ambergris Caye, this is it.

It’s located at the end of a gated property with resorts and rentals, but unlike the rest, this hotel is over the water—a dream come true. The owner greeted us with kindness and got us into our cozy, well-equipped room quickly. Though we didn’t have an underwater-view window, our balcony overlooking the water was stunning. The room had everything—a comfy bed, TV, mini fridge, closet with a safe, and a sleek modern bathroom. The property itself was gorgeous, and the on-site food was fantastic! We ate there multiple times during our 10-day stay. The bar was top-notch, with fun bartenders and great pricing. There’s also an infinity pool, hot tub, and plenty of seating, plus amazing selfie spots throughout. We originally planned 7 days, but made friends who convinced us to extend another 3—which Lina Point easily accommodated. My only small challenge was driving to the property, but once you arrive, it’s pure bliss. For a peaceful, beautiful stay, I HIGHLY RECOMMEND Lina Point!
- Julie (8/5): Very good - The staff at Lina Point are all very nice, especially David , if you need anything he is more than willing to help, and the cleaning lady is wonderful, Aloya. The location is really pretty, there were water coolers in our room, which I thought was a good idea, we drink a lot of water, so it was very handy. You definitely need a golf cart to get around, the resort is not close to town, it would be nice to have a chair in the room, and I feel the place could use a maintenance person, the resort is not that old and it could use some sprucing up.
- Julie (8/5): - The staff were very friendly and attentive. The location is central, near downtown but about a 40 minute golf cart ride to Secret Beach. It is not walkable to attractions or the beaches, so we recommend renting a golf cart. The property is located in a quiet, secure community. Our room was located above the office and was clean and spacious. There is a small closet area with hangers, a safe for your belongings, and they provided safe drinking water in our room. We enjoyed grabbing coffee from the restaurant each morning and sitting on our deck to enjoy the views. Wifi was not reliable, unfortunately. Beach towels are provided. We did not utilize the pool, but it looked clean and well maintained. Be aware that you cannot flush toilet paper at this resort. Music coming from the restaurant can be loud at night. It didn't really bother us, but might be annoying for others who like to turn in early. The only thing we would change is the mattress/bed frame. Very noisy, creaking. Every time we turned over in the night, we'd wake each other up. Overall, we would recommend this resort.

- Karen (8/5): Fantastic Views! - My stay was absolutely fantastic overall. The hospitality was wonderful, the food was amazing, and the service was exceptional. My only minor concern was that the room felt somewhat dated and could benefit from a fresh coat of paint and some updated amenities. The bathroom was lovely, though, and one doesn't spend all their time in the room anyway. The food and drinks were the best on the island, and the overall experience was very relaxing.

On top of that, having clean bathrooms is always a plus in my book. I wasn’t fond of our room,but I think staying in the villas would probably provide a much better experience. The actual resort at night was beautiful.

Loved having our own private little pool and watching the fish through the glass floor! Restaurant was excellent too. It's a 10 minute walk from any other restaurant or stores. We didn't get a golf cart but you can rent them if you want.

We needed a ride to the water taxi at 5:30 and David did it himself. It was great. We had 2 very good dinners. The first night the restaurant was closed but the individual working there said he had someone that could make us a meal and it was great. The next night at the restaurant was very tasty!
- DCCSYR (10/5): Overwater home - We had a wonderful experience at Lina Point. If you like the photos, you’ll love the experience! We had two cabanas - one for our friends and one for my wife and me. Both were very clean and well supplied. They are over the water with glass windows in the floors; have full kitchens; include private decks with plunge pools. The restaurant is convenient and, while closed on Mondays, meals can be ordered from the friendly bartender at the pool bar. It’s also a short walk to the Farmhouse Restaurant, which is also recommended.
- Sunshine08373696667 (10/5): “Unbelizeable” trip at Lina Point! - Amazing stay at Lina Point! The staff and the tranquility of this resort can’t be beat! Waking up every morning to watch the storks fishing in the mangroves and then taking in the most spectacular sunsets each night - if you’re looking for a place to relax and recharge, Lina Point is it. Everyone from the management, to the restaurant staff, their tour operator and the housekeeping, all the staff here go above any beyond to make sure you are looked after and feel welcome. The food at the Mayan is delicious and San Pedro town is only a few minutes away by golf cart. Can’t wait to come back again soon!
