Guest Reviews
- Lauren (10/5): - This bnb is wonderful. The hosts are so welcoming and easy to talk to. Breakfast was soooo good and if you’re lucky enough to score on the scones get ready for the best you’ve ever eaten imo. Bedroom was clean, comfortable and private. It felt like home. The pool was perfect and just relaxing in an environment that’s so peaceful was exactly what we needed in such a noisy world. Will definitely be back! Thank you for a memorable stay.
- Gerard (10/5): - This was our second visit and once again the hospitality, cleanliness and food was outstanding. Cannot wait for our next visit !!
- Benedicto (10/5): - Amazing hospitality,
- Diane (10/5): - The house and accommodations are beautifully appointed, the hosts were helpful and engaging and the breakfasts were outstanding - make sure you request Susie’s fabulous scones!
- Susan (10/5): Amazing little gem - I’m torn between telling everyone about Dominion House and keeping it to myself. What a glorious B&B, with a swimming pool too. Only 3 rooms so you never feel crowded. Kathy was a welcome host and Liane’s breakfasts were amazing. It was really hot over the weekend, but the house was cool so even though it has A/C, I was still able to sleep with the windows open. So quiet and still. A family of deer wandered the lawn. The bed was comfortable, the water pressure was great, the library had tons of books and a Keurig and coffee and tea. First time in a B&B in years, they’ve definitely raised the bar for me. Will be back next time I visit Storm King Art Center.
- Sarah (10/5): - The proprietors are lovely, the facilities are beautiful, and the food was delicious. We enjoyed our time here and will definitely return!
- Richard (10/5): - Very accommodating, rooms were comfortable and clean. Breakfast was great. Overall quick but great stay. Will definitely stay again.
- jack (10/5): - Awesome bnb , they were so nice and caring. The breakfast was great and the rooms were charming. Old world charm.
- Stephen (10/5): - Amazing stay - elegant, classy home with a wonderful, friendly hostess. Among top 5 B&B stays for my wife and me! Suzy and Eric do it right!
- Luanne (10/5): - Beautiful country location Friendly owners Comfortable accommodations Highly recommend!
- Robert (10/5): - Amazing guest house. Very unique and historic in atmosphere. So peaceful and relaxing. Extremely welcoming and breakfast was fabulous.
- Donald (10/5): - The Dominion House was the perfect place for a quiet weekend away from the computers and hustle and bustle for the home environment. Great facility, great host, great breakfast - all at one place.
- Shayna (10/5): - This is a beautiful old home. We visited in the fall and the surrounding property was gorgeous. The owners were friendly and made a delicious breakfast. The only note I'd give is that our antique bed was SO loud and creaky -- it screeched even if just turning over or even yawning. The house is not far from a town that has lots of dining options and it was very close to the venue where we were attending a wedding.
- Elizabeth (10/5): - Beautiful historic Inn in the Hudson Valley
- nekaya (10/5): - I stayed for only one night as I was attending a wedding at Brotherhood Winery. I wish it was longer! I was in awe of the original furnishings. I enjoyed a cup of tea while paging through books from the 1800’s! I hiked on the abandoned railroad and listened to birds and frogs and pet their horses along the way. The leaves were peak. I almost didn’t want to leave to attend my wedding!! I slept the best I’ve slept in weeks in the Morning Glory room. It was a very spacious room. When I left the next morning, I didn’t have time for breakfast. Susie had a goodie bag prepared for my journey back to NYC.
It was a very beautiful house. I loved every minute. Thank you for having me.
- Thomas (10/5): - Dominion house maintains its vintage character and has remained in the family for three generations. The home has a unique charm. The innkeepers were welcoming and went above and beyond to make our stay exceptional. It was a wonderful treat to start our mornings with an amazing homemade breakfast. We will definitely be returning.
- Laura (10/5): - The breakfast was delicious and filling. The pool and hot tub were clean and refreshing. The hospitality and house was just what we needed. We loved it!
- David (10/5): - Beautiful place with friendly owners
- Sidney (10/5): Picturesque! - Charming stay in the countryside! Lovely breakfast and gorgeous views! :D
- keith (10/5): A very nice historical B & B - From the moment we arrived Susie was very accommodating showing us to our room and the guest areas of the house along with a brief history lesson of the home dating back to the 1800s. Breakfast was a perfect mix of plate size and tastiness as she did not diaappoint. The home was in great shape for the age and included some original furniture, with a hot tub and outdooor pool. The only downside was the bed was a bit noisy, it was comfortable, but given its age to be expected.
All in all, an excellent surprise with gracious hosts.
- Daniel (10/5): Beautiful home, property and experience - Absolutely an outstanding Bed and Breakfast. The home is exquisite with original furniture from the late 1890s. Very clean, quiet, comfortable and spacious
accommodations. The outdoor area is just beautiful with a classic front porch, modern pool, deck and patios all overlooking the beautiful hills surrounding the area. The innkeeper, Kathy, told us the history of the house and explained the background of several of the furnishings. Our breakfast was deliciously prepared and served by Lee Ann who also told us some history of the property. If you are planning to see this area of New York State, this is the place to stay.
- Kevin (10/5): - The inn was immaculately clean & our room was spacious but very cozy. They had a coffee bar available in the library as well as a refrigerator & microwave plus there was a billiards table to enjoy. The property was beautiful, inside & out, and the breakfast was delicious!! We would love to stay there again!!
- Richard (10/5): - Comfortable, well run, friendly, care about their guests
- Joseph (10/5): - It was a beautiful house in a truly beautiful area which we walked through since they had a nice trail that cut through their 40 acre property. I highly recommend this B&B to everyone
- Lynn (10/5): - Lovely property, beautiful rooms, great service, pool and delicious country breakfast. Definitely coming back!

- Verified traveler (10/5): Great Weekend at The Dominion House -
Our stay at The Dominion House Bed & Breakfast marked the first time I and a friend had stayed at a B&B. We were incredibly impressed by the hospitality of, and the ambiance created by, Kathy and Joe. We felt at home and welcomed yet still left to our own devices. The details and comfort of the building and grounds allowed a calm to settle over us. That was exactly what we hoped to find.
The region surrounding The Dominion House offers much to anyone; the local winery, the Hudson Riverfront in Newburgh, the rolling hills, and more beckon for daily excursions. We are already planning our next visit. Thank You Kathy and Joe for a truly happy time. We will see you again.

they could not do enough for you. Fresh baked items for breakfast and snacks and beverages available at any time.
- Verified traveler (10/5): - The house was a very large Victorian style house rich in history. It was simply a beautiful place to stay and the outside grounds were equally beautiful. The proprietors ( John and Kathy) were two of the nicest people you would want to meet and breakfast in the morning had that home made touch of baked goods like fresh scones or zucchini bread.
- Karen (10/5): - Every thing was wonderful. The food the rooms the pool and especially nice. Kathy and Joe are wonder hosts. We had a memorable time.
- Verified traveler (10/5): - Historic home. Salt water pool, for those who like pools. Country atmosphere.
- Verified traveler (10/5): - We thoroughly enjoyed our stay at The Dominion House Bed and Breakfast. Upon entering the home to the wonderful aroma of assorted fresh baked cookies and delicious zucchini bread, we felt right at home as we joined the welcome tour of the property. The gracious hosts Kathy and Joe provided comfortable, well appointed accommodations in a clean, relaxing, natural setting. It was fascinating to hear stories of historical significance of the home as well as the escapades of four legged visitors captured on a wildlife cameras located beyond the fence line of the property. The cool afternoon breeze in the garden combined with the sparkling pool definitely provided a welcome respite from the first heat wave of the summer. We hope for another opportunity to visit The Dominion House in the not too distant future..
- Verified traveler (10/5): - Lovely hosts and house....and yummy breakfasts. Morn and nighttime on the porch above the pool (and in it) a bonus.
- Jose (10/5): - Great host
Great peaceful lace
- Verified traveler (10/5): - Our hosts were outstanding. They run a first class operation. Professional, pleasant, and helpful.
The breakfast was excellent both mornings.
- Lawrence (10/5): A fine B&B - This B&B is a great place to stay. We felt at home. Too bad we only stayed one night. Kathy and Joe made us feel at home. Breakfast was delicious!!
- Mary (8/5): - Friendly hosts, beautiful property, bed was a little hard but all else was great. Great restaurant and brewery nearby! We enjoyed it.
- Nancy (8/5): Brief But Enjoyable Stay - This is a lovely old home with lots of history & original furnishings. We just stayed one night as we had a family event nearby that afternoon. We arrived late that night so we didn't see the beautiful grounds and outdoor deck and pool in the back of the property until the next morning. We bet staying here in a warm weather season would be quite nice. We had a very nice room (one of just 3).
The owners Kathy & Joe are really nice people and breakfast was delicious!
- maria (10/5): - Kathy and Joe the owners were so sweet and very attentive. The breakfast in the mornings were great and delicious. The house and property were beautiful. We will definitely come back especially since this is where my boyfriend proposed to me!!
- Verified traveler (8/5): - The Dominion House was quite lovely. It is a place full of history and Victorian-era artifacts and furnishings. The room was very comfortable and the small bathroom had everything. The breakfast was home cooked and delicious. We did spend some time in the library reading, which really didn't have enough light fixtures so we could both read comfortably, and the fine Victorian furniture was not as comfy as one might want but on balance it was a unique and very nice experience.
- JerseyShore (10/5): - Hospitality rates a 10 plus! Lovely 19th century home. Quiet and comfortable room. Breakfast is out of this world! We'd go back just for the scones 😊.
We had a wonderful stay. Highly recommended.
- Michael (10/5): Lovely House and Amazing Hosts - We spent our anniversary weekend at Dominion House and could not have had a lovelier time. Our room was immaculate and very charming. The best part is the breakfast that Kathy and Joe prepare every morning. Can't wait to come back!
- Joe (10/5): - My wife and I had a delightful weekend stay at the Dominion House. It's so peaceful and quiet, and Kathy and Joe are such warm and down-to-earth hosts. They basically invite you to make their house yours. And their house is spotless! The rooms are comfortable and spacious. The breakfasts are wonderful and Kathy is a fabulous baker. Her scones were outrageous! We highly recommend The Dominion House.
- Janine (8/5): Home away from home - Would for sure stay here again! Lovely cottage and amazing breakfast!!
- Verified traveler (10/5): - Breakfast excellent
