Guest Reviews
- Taylor (9/5): - The pool and the villa were lovely, staff were very helpful and we enjoyed our stay Would have loved more variety for breakfast vs the same options to be selected on rotation, but this was minor detail. Breakfast was always nice
- Hadacat (8/5): Great location and comfortable stay - The villa is in a super handy location, this alone would make us book again! Walk out onto the street and supermarket is 1 minute away and restaurants and shops all on the doorstep. Only about a 10minute walk to the beach. The villa itself was very nice and spacious for us a group of 6 friends, the pool was clean and the towels were changed daily. We had some ladies to come and give massages to those that wanted them and it was a very relaxing stay. Breakfast was average compared to other villas we have stayed in. The Villa definitely could do with some maintenance, the deck around the pool has loose boards and some other loose tiles. The rooms were not serviced daily - unsure if this was a miscommunication between us and the staff, but some of the bathrooms could do with a deep clean. There was a VERY noisy rooster next door that would start crowing at about 5am in the morning. 3 out of 4 rooms couldn't hear it but the one room that could hear it were quite annoyed by it every day.

- Dorothy (9/5): Mooie villa - Mooie villa.
- Vanesa (10/5): The most authentic luxurious villa - The most authentic villa I could imagine. It isn’t obvious from the photos but the rooms are divided like this: 1 room with an outside bathroom in a separate small building in front of the property - it is quite noisy there so bring some earplugs, otherwise very private from the rest of the villa. Then 1 bedroom with an inside bathroom with a bathtub inside and a shower outside on the ground floor. First floor: 1 big master bedroom with a bathroom and one separate bedroom without a bathroom. All the common spaces in the villa are open and not air conditioned. All the bedrooms have air conditioning. The design is perfect, there is an in house staff, but they are almost invisible, they prepare the breakfast every day and they even made us sandwiches when we went for a trip. You can choose from continental, American and Indonesian breakfast and you get a fresh fruit platter and a fresh juice every day. Villa was clean, they cleaned the bedrooms when we weren’t at home, water in the pool is warm, you get also pool towels. Garden is beautiful. Located in central Seminyak, Yasmin spa was very good for massages and only 1 minute away. Supermarket is also 1 minute away. The walk to the beach is quite long and the beach is covered in trash… but this is Bali and it doesn’t have to do anything with the villa
- Sam (7/5): Good -
- Samantha (8/5): Very good -
- Hailey (10/5): Villa paradise - would gladly come again! - Ardy and the team were really welcoming and so very helpful with everything.
They made us feel right at ease and we're even flexible with the breakfast request on one of our early activity days.
Our every need and request was met with a smile.
Truly wonderful staff and the Villa was excellent value for money.
Would happily come back again!
Thank you again for everything Ardy. The roof was leaking but that was due to the wet season and couldn't be avoided.
- Andrew (8/5): Good for group - Staff and pool Shower facilities
- Shears (10/5): Great time split between 6 people - The included breakfast was amazing and you could have daily cleans of your room if you wanted
- Louise (10/5): We will definitely stay again. - The villa was clean and tidy, the staff stayed out of our way. The rooms were spacious and the outside area was perfect for us to sit around and chat. Was close to everything. Nothing
- Robert (9/5): Superb - Almost everything Chicken waking us up early from place next door.
- Daniel (6/5): Fab place but needs a good clean and some money spending on the kitchen and bathrooms along with a lick of pain all roun - Lovely rustic charm It smelt damp, it really needs some paint and many things updating, Kitchen and bathroom a must!
- Dara (9/5): Superb -
- Kawal (8/5): Very good -
- Konovalov (10/5): Really good 👍 - Really good villa 🥰 we enjoyed our time there , it was 1 week. Every day staff was cleaning the rooms ( at what time we need) and the same with breakfast) great time! Totally worth it!
- Dannielle (8/5): Very good -
- David (9/5): Lovely people and the best location. - Great proximity and good size for our family. A little old, but it was fine.
- Corinna (9/5): So happy with our stay at Villa Kaja will definitely look forwards to coming back one day - This older style Villa was beautiful, surround by lovely gardens. The pool was amazing to cool off in.
The staff were very welcoming and friendly. Cooked us a yummy breakfast daily.
Master bed was huge and very comfortable, the pillows were also very nice.
So close to Bintang Supermarket, shops and restaurants.
I wished we had stayed longer than four days.
Would recommend staying here. ⭐️⭐️⭐️⭐️ The air con in master made a horrible sound the last night we were there.
The shower head could do with updating and the water was shooting into the bath.
- Shreeya (6/5): Pleasant -
- George (10/5): Exceptional - Villa Kaja was an oasis in the city - perfect place to relax and unwind
- Rossi (10/5): Serenity in the hustle and bustle of Seminyak - Staying at Villa Kaja was an absolute dream. From the moment we arrived we were blown away by the traditional features and lush surroundings of the villa itself. It is truly a tropical oasis, privately tucked away down a little laneway, but only metres from Bintang Supermarket and the best of Seminyak’s food and shopping.
A special thanks to Vinda, who provided a cooked breakfast each day and kept our villa clean and tidy throughout our stay. We are also incredibly grateful to property manager Ardy for his exceptional service. He was always available to assist with any inquiries or requests, ensuring that every aspect of our stay was seamless and enjoyable.
Overall, our time at this villa exceeded all expectations, and we cannot wait to return. Thank you to the entire team for providing us with the best experience we could have hoped for in Bali.
- Fiorella (9/5): Overall very happy with our stay - Perfect for group setting More Sun loungers around the pool., we were a group of six and maybe even one more would have been good
- Lisa (9/5): Great place to stay for the whole family and centrally located. - Breakfast was provided each day. The staff were very accommodating and friendly. The layout of the villa is ideal for a family of all ages. The pool was great. The Villa is located next to the Bintang Restaurant and places to eat.
- Minerva (8/5): Beautiful V
illa - The place is beautiful and comfortable. The villa is tastefully done up, rooms are big. The bathroom flush is weak, the air-conditioning on the top bedroom wasn't enough for cooling. Other rooms' air-conditioning were fine. One bedroom on the top room has no attached bathroom. You have to go down the stairs to use the bathroom. The cleaning of the bathrooms was not properly done.
- Kellie (10/5): Exceptional - Facilities and location were amazing, family friendly and the staff looked after your needs
- Karen (10/5): Amazing true Balinese holiday - Villa Kaja is located within walking distance to shops, restaurants and the beach. Whilst the Villa is looking a little dated, it is very well maintained and kept extremely clean. The staff are very attentive but also respect guests privacy. Ibu and Putu are the most beautiful hosts, Ibu made the most amazing breakfast and Putu ensured the Villa was keep secure and always looking great. The Villa pets, a dog “Boy”, Iguana “Gemuk” and Tortoise “Pede” were well looked after and loved, only brought out if guests are comfortable. We have been holidaying in Bali for over 30 years and stayed many Villas and resort, this would definitely be one of the top ones, the grounds and pool areas are amazing. If you want the genuine Balinese feel this is your place.
The small Warung next door has the most amazing food, don’t be scared to try. Nothing
- Anonymous (10/5): Perfect ! - The villa is exactly as you see in the pictures, it’s neat and clean, close to the market and close to the beach , it’s right in the heart of Bali ,
The villa is very green, the pool is absolutely wonderful and the staff is very cooperative and very helpful
We were in Bali for our fathers 75th birthday and the villa is a perfect family get together place with lot of open sitting areas for the entire family, we couldn’t have asked for more, we spent 6 nights in the villa without any discomfort what so ever Nothing as such to be honest
- Marinescu (10/5): Exceptional -
- Neha (8/5): Very good - Lovely stay , great location and lovely staff It’s a bit old
- Mr (3/5): The ugly the bad and the dirt...Dont stay beware! You can do better - location and land size.
2 bedrooms are a good size. Dated not clean needs a make over really badly and staff group one think they own the place...bad attitude group 2 much better thankfully.
well past its use by date
Property was for sale and no one loves her needs luv badly well past her prime sadly.
As we had a 14 night stay thought we would cook with family only to find the oven and drawers full of cockroaches and gnats as well as cob webs plus a large black mouldy area under sink you could smell which was disgusting...we have stayed in more than 100 apartment style places and this was the worst hygiene of any without doubt
mould everywhere,,,which was just covered up by a carpenter rather than a good clean.
we are not clean freaks.
some staff had attitude.Breakfast also needs more thought.
Staff Group 1 would just sit in the smaller villa and stare at us for days (rainy days)which was extremely off putting
Speed of management to react took days...Could have been better service!
They did try we will say that.
There are not tvs in every room (as they say!) and the only one that does work does not have the channels they say because they dont want to pay for international channels yet only people from international backgrounds will stay there.
There is a sign outside that says Balis no 1 Villa really...How misleading
we wanted to leave and should have but we couldn't get a release from the company.
We were offered a discount rate for the extra night on the condition that we wouldn't write a bad review...Free speech
This was a family holiday with loved ones coming from 3 destinations.
Very disappointing from Balis no 1 villa...what a joke please save your money and your time stay elsewhere
- Alicia (10/5): Exceptional - Someone was there all the time
- Susannah (8/5): great place to stay good location - The private Villa was great for our 2 families and very secure The noise of the roosters next door early in the morning and you could hear the scooters on the main. road when sleeping in the bungalow
- Anonymous (10/5): Exceptional - The position was excellent. Staff were very friendly and attentive. Great facilities.
- Catherine (10/5): we were only here for one night but it was lovely! hidden away down an alleyway. lovely staff, pool, breaky was great. - hidden little gem but great shopping close by.
lovely staff.
- Yang (10/5): Exceptional -
- Mihaela (10/5): The whole experience was amazing, best vacation ever! - The staff Ibu and Ardy are exceptional people, so kind and so welcoming, really made a difference. The villa is gorgeous, one of the best places I ever stayed at. I loved everything, nothing bad to say here.
- Michelle (10/5): Exceptional -
- Nigel (10/5): Absolutely fantastic and exceptional - The staff were fantastic, very professional. Always willing to help. Ebu and Pittu were excellent hosts. Even though we arrived very late in the night, Ardy and staff were all at the Villa to meet and greet and assist us.
Ebu was exceptional. Kadai the chef was very good with accommodating us for breakfast and was very professional and on time. Ardy always followed up with any queries we had and very prompt. Maryono was very good good with communication via emails and followed up with a visit to ensure we were happy with everything. We could not fault anything with staff and villa.
We have been to Bali before but this was the best. It was a perfect holiday and we will definitely go back. We have told all our family and friends about Villa Kaja and the exceptional staff and their service to their guests.
Thank you very much Ebu, Pittu, Kadai, Ardy, Maryono and Villa Kaja. We loved it
- Jane (7/5): Traditional Balinese accomodation in a great location - Lovely style of property. pool was great. Great location. AC didn’t work properly in one bedroomed villa after a storm and wasn’t cleaned during our stay. Other than that it was very nice.
- Sandra Lesley (10/5): Villa Kaja - Had six nights stay as part of a 3 week holiday. Large villa, excellent location, and although right in the middle of the hussle and bussle of Seminyak quite peaceful. Very clean, well equipped with comfortable beds and lovely pool area.
- Zain (10/5): Exceptional service, beautiful spot, good location - The rooms and pool outdoor seating area were all beautiful. Breakfast was great with lots of options. All of the faculty were super nice and supportive with our plans. nothing
- Anonymous (10/5): Exceptional -
- Alexandra (1/5): Bad - nothing extremely dirty and filthy
- Rinaldi (10/5): Exceptional - One of the best villa at bali!!!!!!
- Joe (5/5): Passable - Nice pool Not private
- Sarah (9/5): Lots of space ... great pool. .. good for family group - Great for all the family and location
- Penny (9/5): A lovely peaceful Villa - The villa is beautiful, the grounds are kept really well. The rooms are large and the beds are very comfortable. The decor of the villa is superb. It's central to all the shops and restaurants and far enough away to be quiet and peaceful. The staff are lovely. Ebu offered us coffee regularly and the young lad arrived at 9am to make us breakfast every morning. The rooms were made up everyday. Nothing was too much trouble. They really went above & beyond to make our stay comfortable. The kitchen and some of the bathrooms could do with updating. When we booked the villa we were not aware that staff would be on site all the time.
- Karthy (9/5): Perfect for vacation - Everything was good. Especially the staff members were really good. Manager Mr. ARDY was very helpful, also the maid was really kind. Time to time there was issues with the water in the shower
- Alpeshkumar (10/5): super experience - great location
great staff
superv facilities
- Ramraj (10/5): Exceptional -
- Darlene (10/5): such a comfortable perfect stay wish we could have stayed longer - everything!! was awesome staff were great it was awesome
- Darlene (10/5): Exceptional -
- Jason (10/5): Exceptional -
- Nicola (9/5): tranquil stay in busy seminyak - The property was in a quiet lane way and secluded from the hustle and bustle of the rest of Seminyak streets.
The care takers were lovely and helpful, sharing they had worked there for 10 years. Over this time they appear to have a collection of animals they have rescued from peoples supper bowls along the way. For some westerners, seeing their pet iguana, tortoise, parrots and dogs living situation may be confronting. I thinks it’s important to note that this is not a first world country with incredible animal rescue organizations. The caretakers appear to love and care for these animals.
The accommodation was lovely. Beds were super comfortable and the pool and gardens were perfect.
