- Grahame (10/5): Lovely Bed and breakfast, run by Lovely people. - I enjoyed the room, it was ideal for me, as I was travelling on my own. The breakfast was lovely, a filling English breakfast and served very quickly, no waiting around. The people that ran the place, we very accommodating to my needs and friendly. Larry, who mainly dealt with me, was very nice. Definitely would recommend to future travellers to Great Yarmouth and I would also be willing and ready to stay there again. I didn't find anything that I didn't like.
- Elaine (9/5): Lovely friendly and felt I felt at ease as it was my first time in a b and b on my own - The fact that dogs are welcome and they holiday for free . I just wished I’d requested a lower floor room as I have a disability that affects my leg . I was made to feel welcome by the owners breakfast was lovely and always nice ,hot and filling . Loved the walk in the park and the fact I was close to a beach Just my leg hurt after the steps but that’s my issue .
- Bartlett (10/5): - Dog frendily, excellent breakfast,Larry the host was frendily and helpful, will definitely be returning.

- Les (10/5): Another great stay - St Anne’s is like a home from home. Larry always makes you feel welcome, the rooms are always clean, the breakfast is lovely and fills you up for the day. It is ideally placed for the seafront and shops. Plus you can take your dogs too Nothing
- Leo (7/5): Good hotel, ok pillows - The room was nice with plenty of room The pillows are like memory foam but otherwise, amazing hotel would absolutely go again
- Mia (10/5): Perfect birthday getaway - Amazing hosts! Accommodating, helpful and really welcoming! Lovely room and perfect location.
Amazing breakfast too! Nothing at all! Everything was great!
- roythespurs (10/5): - Larry very welcoming guy and breakfast not bad either. Liked our dog Oscar and got on well with Larrys 3 dogs. Great hotel well appointed for the beach and the town centre. Definitely going back sometime. Best nights sleep for ages in room 6. Nothing to not like tbh although tv a bit small but im used to a 65". All good everything to like.
- Adam (8/5): Great value for money would definitely stay again - Both location and breakfast superb Perhaps a little later breakfast time 8am -9am bit early 8.30-9.30 better only from a personal point of view
- Peter (10/5): -
- Pauline (10/5): Excellent value for money - Comfy beds with great pillows, very clean. Excellent cooked breakfast. Exceptionally welcoming to dogs. Basic, no frills rooms, but have everything needed is provided. Nothing
- Robert (9/5): Efficient, considerate to the guests and you gets what you pay for. - A warm welcome from Larry, offering up his knowledge of the local area, explanation on how breakfast would be served. It went like clockwork and there was not a single day where breakfast was not tip top. The location is on the door step to Marine parade, the beach, the town centre and public transport. Change the pillows, I would prefer a more softer pillow.
- O'Reilly (10/5): -
- Ray (8/5): - Friendly & helpful staff, plentiful parking outside , located almost on the beachfront , short walk either to town beach front or waterways in the other direction ... quiet , easy to reach, Bargain.
- Dennis (5/5): Extremely Disappointed - Book last minute.
Property a bit Dated and lots of stairs to my room.
There isn't a lift, so be aware.
The Bed was uncomfortable and l could feel the Spings in the Mattress coming through.
The room was dower and a little depressing somehow. The Decoration of the room didn't help.
Breakfast was OK edderble!
Strange setting in the Dinning Room.
Set out canteen style and some resistance seem to be DHSS supported, but l am not sure about that.
There apperd to be long term resistance and geared for Contractors.
I didn't like having to sit on a long dinning room table with eight places.
Especially as there were another table for two available which would have been more exceptable.
The location of this establishment is just off the Sea front. However this potticular area looks a bit dowdy and a couple of other hotels were up for sale.
I Booked this property for the reviews and l wonder if l was reading about the same property.
All in all though for £35 per night it really is value for Money especially when you consider 20% of that is VAT.
It's definitely a budget hotel/ Guest House. There was Nothing that l could really give the thums upto, I am sorry to say.
- Freddy (7/5): -
- Kelly (1/5): Checked out within 15 minutes of arriving, very disappointed - Location The police were banging on the room next door within minutes of arriving, shouting ‘we know you are in there’, seems the hotel take longer term local residents, the room smelt musty and the property was not particularly clean.
Checked out within 15 minutes of arriving…
- SUSAN (9/5): -
- Denise (9/5): - Great location and lovely breakfast. The rooms were also cleaned daily. The walls are quite thin so you can hear people's tvs in adjacent rooms.
- Andrew (9/5): Very welcoming - and can park! - Friendly and efficient hosts N/A
- Phil (10/5): -
- Melveena (10/5): - Larry made us feel welcome
Breakfast lovely and room clean All ok no concerns
- Lynne Quelch (8/5): 5* host - The host Larry was so welcoming, went above and beyond to make our ready early as we had a full on day. Location was superb and parking was easy. Kettle in room was a little temperamental but got it to boil eventually for a much needed cuppa
- Robert (8/5): -
- Grant (8/5): -
- Roger (9/5): Enjoyable - Best breakfast in yarmouth
Larry and Linda the nicest hosts you could wish to meet.
Hidden gem Nothing for the price
- Paul (7/5): -
- Alexander (8/5): very pleasant and congenial to my short vacation - My previous answers should be sufficient Liked everything
- Julie (9/5): Just what I needed as a total break from work. - St Anne's was at the north end of Great Yarmouth in a quiet area and my room looked out into Norfolk Square garden. Only 15 minutes walk from the train station and only a few minutes walk from the main town. The beach was just down the road. Bus stops were nearby and I especially loved the Waterways which was about 5 minutes walk away. The room was comfortable and clean and breakfast was excellent everyday - freshly cooked to order. It is not often you get a double bed for single room rates and my bed was also very comfy. A minor detail - small towel - but such a minor detail - and spare towels were available anyway.
- Anthony (10/5): -
- Sally (9/5): We just needed a couple of by the sea and that was exactly what we got. - Location was spot on right near the beach.
Breakfast was very good and filling. There wasn’t anything that I can say I didn’t like,
- Gordon (9/5): Recommended B&B…nice room and breakfast…A+ - No frills well appointed room…friendly and helpful owner…good breakfast…walkable to town centre All was good

- STEPHEN (9/5): Great host who was very personable and offered an excellent overall service. - Ideal location very close to the sea front and within comfortable walking distance of the town centre and both the bus & train stations. Excellent cooked breakfast. Nothing.
- Julian (10/5): -

- henry (7/5): Great value for money - Good view, good heating, warm welcome, sound breakfast.close to sea, clean. Breakfast bacon v good, Breakfast sausage was very poor standard. Dogs in breakfast room unnecessary, begging

- katrina (9/5): -
- sean (7/5): -
- Stilgoe (7/5): - The breakfast was very good value for the money. Very helpful and friendly and good service. Very close to town and sea front.
- Dawn (8/5): -
- John (8/5): -
- Gareth (10/5): -
- Nicola (6/5): - The owner was nice and friendly, the dogs who helped with breakfast demolished the tit bits like pro’s. The breakfast was very nice and you got exactly as was ordered - including extras, which I secretly gave to my husband as he doesn’t eat a lot of the fried breakfast items (his fault, not at all the owners or anyone else’s). The place was clean, bedding clean too and we did sleep ok. The place was sadly dated. The room was really overpowered by bleach, which it is a good thing they use it but it wasn’t nice.
- claudette (10/5): - The Breakfast was very good to eat.. The room was very nice and clean. I had my dog with me she keep the room nice clean..
