• Shiromee (1/5): Would NOT recommend AT ALL - Great location Quiet the condition of the hotel room was simply unacceptable. Upon arrival, we were shocked to find severe cleanliness issues, including visible mould in the shower, both on the floor and between the tiles. There were also visible stains on the walls in front of the toilet, and the floor was absolutely filthy. To make matters worse, there was no hand soap provided, which I consider a basic necessity. The pillows were in a deplorable state, having not been washed or cleaned, and they were being reused across multiple bookings. These unsanitary conditions made it impossible for us to stay, and we had no choice but to leave after one night.

• Sara (9/5): Fantastic place to stay in Chiang Mai. - Fantastic location on the old town, minutes away from a night market, 7 eleven, coffee shops and bars. It was very spacious. Host was very friendly and ended up extending our stay. I’d definitely recommend this hotel. Also don’t listen to people complaining about the restaurant next door. First of all the smell that is actually delicious doesn’t go inside the room unless you literally open your window and complaining about the noise is like complaining about your partner breathing too loud. At the end of the day the price of this hotel is amazing and get a great service in rerun. Beds were a little too hard for my liking but still had very good sleep every night.

• Stefano (9/5): Superb - The hotel is nice and well positioned to visit the old city. The rooms are quiet and clean with room service available if needed. Check-in and very early in the morning check-out were very smooth. Wi-Fi was strong and never had any issue. There are good options around for breakfast and meals, with also a local restaurant next door that we did not try, but it does not close late so did not bother our sleep. If I can point out one aspect that could be improved is to clean more often the common stairs to access the room located at the first floor, but nothing really terrible.

We didn't ask for cleaning during our stay but every time we got back to the hotel we found water bottles and toilet paper in front of our room The payment must be done in cash, which we didn't know beforehand. You have to take off your shoes before entering the area where there are rooms, there is a place which they put slippers for guests to use but every time we get there we have to grab a different slipper because the ones we took before were already taken, its not very hygienic to share slippers with other people. In the room, here are very few power outlets to charge your phone. The hot water in the shower runs out quickly, so it sometimes gets cold before it gets hot again.

• Qissera (6/5): OK, but I wouldn't return - I like the position. Quiet alley but near enough from anywhere. The room is big and luminous. Not humid which is important. Very clean. They change the towel everyday. The staff is friendly and helpful. Right next to the structure there is a simple restaurant, must try, the food is good and honest. It's a bit out of the radar, so not much tourist going there. The mattress is hard, but I think this is normal in Thailand. The smell of the restaurant next to the structure. The hotel is old. You need to pay in cash, they don't accept cards, not very convenient. I arrived late around night but they insisted me to pay right away even when I told them I would pay in the morning. So I had to walk to the nearest ATM to withdraw money, I didn't have that much cash with me, I was tired and it was late. So inconvenient.

• Paul (9/5): Cheap and chearful - Location is fantastic. In the old town, close to some bars restaurants and the Saturday night market. The room was a little tired, with huge cracks in the.plaster and tiles. There is one wall made.of glass "bricks" this faces east so the sun shines through in the morning. However there are no curtains so if you like it dark it's not good. The restaurant next door starts preparing at 9am they are in their back yard chopping and cleaning, as there is no soundproofing you can hear every chop. Communal slippers. You aren't allowed to wear outdoor shoes in the corridor or the rooms there are communal slippers to use. So either bring your own or wear socks. No bedside lamps for reading and you have to climb over the bed stead to turn the lights off. Only 1 spare plug socket for charging phones etc. Non of these were deal breakers for us, they were just a little annoying.

We only stayed one night but could have happily stayed more. Cleanliness met my expectations which can be hard to find with budget hotels in Thailand! There was also an 'AnyWheels' bike parking just down the road, so in the morning we were able to cycle and explore the area. Highly recommend. There were some small windows we couldn't cover in our room so it did get bright in the morning. We use sleeping masks so no problem for us but may be for others.

• Alec (10/5): Great place to stay if you want to walk around the old city and not worry about renting a vehicle. Within walking distan - Quick walk to essentially everywhere in the old city. Gym, laundry, bank, and food stalls in under 5 minutes. The bank part is especially nice since you’ll get a much better exchange rate than any of the currency conversion services. This isn’t on them, this is more how English translations of Thai words and addresses get interpreted by SatNav/GPS. Both Apple and Google maps will put you about two blocks away from where you’re actually staying. This will even be reflected when you try to book a Grab/Bolt driver. Instead just use the nearby cafe, bakery, or hostel as your drop off or pickup location. Trying to use the name as it appears on Booking.com will put you about a 45 minute walk northwest of where the actual hotel is, but luckily there’s a decent shopping center in that area to wander about in. Once again, not anything they’ve done wrong, just something that you-as a tourist-will find out the hard way.

Very helpful staff - exceptionally so when our tour didn’t turn up due to an accident they arranged for us to be picked up and taken about 1 hour drive to catch up with another tour that had spare seats. A little basic and no breakfast but a wonderful breakfast spot round the corner called Sunday Baker.

They also helped me out to book tours. On one side of the room there was a window with a blackout curtain. On the other side of the room there were some glass blocks and no curtains at all. So the room was bright for the whole night from the street lights and after sunrise it got even brighter. although I appreciate the extra light in the room when I’m awake, it’s quite annoying during the night. I suggest they place curtains for the glass blocks.

• James (3/5): Hotel room is fair for the price. The manager is unpleasant. - Bed too hard - and I like hard beds in general, so much too hard for most, though Thailand beds are generally hard. Room otherwise was fine, apart from one annoying feature which was the lack of a curtain over the frosted window. The staff. The manager was aggressive and rude. Simply because I asked if I could smoke on the balcony he refused to check me in and told me to find another hotel - at 1 am, even though I said repeatedly that I would (and did) follow the rules. He only let me check in after I said I would complain to Booking.com
