Building was quiet and comfortable. Of our trip to Japan of the 4 hotels we stayed in this was the most affordable and our favourite!

• きょうこ (8/5): - 共同のキッチンがあって、朝食の準備ができたのでとても良かったです。 スタッフの男性もとても親切で、きちんとした印象でした。 ベットがシモンズなのでクッションが良くてとても気持ちよかったです。 京都御所の近くで、夕食も徒歩で行けて便利でした。 お部屋は広くはないですが、寝るだけだったので快適に過ごせました。 気になった点は、事前のホテルとのやりとりです。 お部屋代は支払い済みだったのに、未払いと表示されて、電話が繋がらないし不安でした。 それ以外は、駐車場ホテルの前にあって便利だったし、お安く泊まれて良かったです。 場所が便利なので、また利用したいと思いました。

• Hayley (2/5): - We chose this property as it had the extra living space we felt would be nice for our 1 year old. I wish I stayed else where. It was filthy. Mold on the shower curtaina and tiles, giant piles of dust on around the floor edges, trash by the stairs, and more. I sent pictures to the hotel lobby (which is offsite/think hostel but multiple locations) and gave permission for them to come in and clean and repair the piece of metal that was sticking up in the middle of the floor that was sharp. They changed the shower curtain to another moldy curtain and nothing further was done. The piece of metal was a safety concern for my daughter and staff acknowledged that it was unsafe and they would take care of it properly and did not. I requested a partial refund upon check out. They acknowledge they would let me know but it could take a couple days to hear back. Its been over a week and I have reached out twice. I don't recomend.

• Pearl (4/5): - The check in process was a nightmare. They requested I fill in basic contact and passport info ahead of time before they would release the check in info, which I did. Their system would not store my email, but they were emailing me, so I didn’t think that was an issue. On the day of check in, I still hadn’t received the instructions, so I emailed them. Not only would they not release it until I could get the system to recognize my email, they asked for a backup email before sending me the instructions(not required per their protocol). All of this was during a travel day, which is already hectic, and it took hours of corresponding back and forth VIA EMAIL which is what they wanted from me. They withheld the info until 7pm the day of check in. It was all so ludicrous and idiotic.

After arriving at Kyoto station we struggled to find the check in counter. Then we spent nearly an hour in the office waiting and then walking through the details our out stay with the (very kind) staff. The whole process could be expedited via key box at the property itself.

• Neil (10/5): - It isn't in the center of it all, but very accessible. There's a bus stop close to the hotel so I used the city bus most of the time. There's a subway station too. What I liked best is the range of amenities! I did not pay attention to the details when I booked, so I was pleasantly surprised that there's a washing machine in the room! Perfect for someone who's in transit between cities so you can get fresh clothes. The foot massager is a great bonus too - I looked forward to coming back to my room after a long walk. Room is clean and comfortable. Highly recommended.

They did have nice pajamas and even washing facilities which were helpful . The room was very small but that is typical of Japan. It was still comfortable

• Verified traveler (10/5): a week stay in Kyoto with my daughter - I liked the idea that they have an office just by the Kyoto station where we can check in and leave our suitcases. They even took us to our hotel by 3pm. It was just perfect to start our stay in Kyoto. I had a lovely chat with the night manager who understood our needs. The staff were all very polite and helpful. They all made our stay very comfortable and we felt so welcomed. Thank you ever so much.

• Janet (8/5): - A great spot next to the Imperial Gardens! Reception counter located just across from Kyoto Station where you check-in and can store luggage instead of at the accomodations - a unique way of checking-in. Staff available overnight only at the accomodation itself. Rooms were as advertised and clean. Overall, a simple and comfortable stay. Good value and would stay again!
• Sienna (8/5): - We enjoyed this hotel for the most part! Check-in was fairly easy and all the detailed info was emailed to us the day of. The towels were self service, so you could exchange them downstairs whenever you needed them. There was only 1 washer/dryer that was communal, so that was only slightly inconvenient the one time we went to use it (and another couple already was). This is a very quiet area with some great restaurants around! Subway stops are convenient and a Family Mart is less than 5 min walk. The room itself was quite narrow between the bed and desk, so our luggage was a bit of an issue, but overall a good, affordable stay!

• Stanley (8/5): - The room was great, clean, and easy to access. Pretty close to the subway line so that helped. The check-in at the office was simple enough and staff were kind in holding our bags for us. The only small issue was the shuttle bus going to the hotel. We were told that they came at 2:30, so we walked around the area until around 2:20 and the shuttle bus still never came. Then we were told to wait until 3, so we sat in their lounge for 30 min. By 3:15, (45min) nothing had come so we just left and took the subway ourselves. I'm sure this wasn't a common issue, but it didn't feel great to waste an hour. The accommodation itself is perfect though.

• Terrence (8/5): - The property was very clean and we had a great experience checking in with Hassan. He was very helpful, making our check in smooth and quick! We were able to rent out powered bikes most of the time there as well! The only thing we had issues with was the size off the room. We know that Japan has pretty small rooms already but we weren't able to move at all with our luggage. Other than that, it was pretty close to a local station so we didn't have a problem getting around.

• Jessica (8/5): - The staff at check in were very nice. I also appreciated the shuttle from the check in office to the hotel. The room was clean and nicely organized. My only discomfort was the windows. Whenever I opened the windows the high pitch hissing sound was really bothering my ears. It sounded like air pressure sound coming from the door when the windows were open. Other than that, the stay was nice for the price.
• Zachary (10/5): - This hotel was everything I needed it to be, and the check in process was very streamlined. The area was pretty nice as well being so close to the Kyoto Imperial Palace. They also have Luup bikes on property which were handy when getting around Kyoto. I also had to extend my stay and they were more than happy to accommodate.

• Chieh (4/5): Avoid this hotel - I think this is the first time I give such a low rating to hotels on this platform. 1. The room is extremely small and filled with unnecessary equipments that took away space. 2. This is a very old hotel renovate, and they mostly only renovated the lobby and building appearance. The walls are paper thin, you can hear everything from your neighbors. My room also has a very unpleasant industrial smell like burning metals. It didn’t feel clean. Everything they use is the cheapest. Above all, this hotel is priced at the higher end side. 3. They use passcode for hotel front gate which is absolutely unnecessary, it just blocked the customers outside the hotel for quite some time. I have seen quite a few confused guests including myself during my stay. 4. You pay for a “hotel” room fee, while you have a hostel experience.
• ゆかこ (8/5): - とにかくホテルスタッフと直接コンタクトがないよで、初めての利用のため要領を得られず苦労しました。電話で親切に教えていただきなんとかなりましたが、あきらめるところもあり、人的なサービスのありがたさを感じました。慣れてしまえば、部屋も広く使いやすく、良い施設です。

• Henry (6/5): - Be careful! Make sure you don’t forget to check in by Kyoto Station! I did not do so. There’s no staff at the actual hotel (not my favorite), you need a code to get in the front door, and you follow some email instructions to retrieve your room key. There’s also no Wi-Fi in the lobby for the online check-in option, so good luck! The room was also very cold, somehow colder than outside in the daytime (in January). Heater did not work. Also 0 English, but that’s forgivable as it is Kyoto. The room itself was not too bad. It was a nice size, had a full size bathroom, and even had a in-room washing machine (dryer is downstairs though). Overall could have been worse, but definitely was the low point of my trip. Be prepared, and I’m sure it has the potential to be a nice place.
• HIROYUKI (10/5): - 真新しい清潔なホテルです。 スタンダードのツインは15平米程度と若干狭めですが大変清潔に管理されており、大型テレビや十分な速度のwifi、大きめのバスタブなどがあり快適に過ごせました。キッチンの食器もお借りできます。夜以外スタッフはいませんが困ったときは電話で対応してもらえました。 駐車場は3台分しかありません。近隣にコインパーキングはありますが場所や料金システムなど旅行者には選びにくいので、次回は駐車場を確保してから滞在したいと思います。

• Verified traveler (8/5): 個人旅行 - 【広さ】部屋はツインを一人で利用したので十分広かったですが、二人で利用するにはキャリーケース２個分を同時に広げススペースがギリギリあるか否かかと思います。 【明るさ】落ち着いた照明なので、明るい部屋が好みの方はイメージが合わないと思います。入り口は人感センサーのもので、これが一番明るいです。 【ベッド】シモンズのマットレスで心地よく眠れました 【シャワー】ヘッドが大きく、水滴が広がるものです。その為、水圧は低くなります。 【朝食】無料の朝食は、クロワッサンと食事パン小とサラダ、ドリンクです。ドレッシングは３種類から選べます。コーヒーチェーン店の朝食セットくらいの量かと思います。 個人的には、綺麗で寝心地が良くて、こじんまりとして落ち着いていて、朝食も美味しくて大満足でした！！

• Verified traveler (8/5): こぢんまりして落ち着いて過ごせる - こぢんまりしたホテルで、清潔感はありました。また総じて快適に過ごせました。スタッフの方々も必要以上のサービスは無いものの、心地よいサービスを提供してくれた印象があります。 良かったところ： ・小規模ホテルなので、館内が雑然としておらず落ち着いて過ごせる。ホテルに着いてから部屋までもすぐだし、エレベーターもほぼ混雑なし。 ・室内は必要なものはほぼ揃っており、不自由はなし。 ・簡単な朝食の提供があり、朝コーヒーを買いに行かずに済んだ。 気になった点は次の点です。 ・室内に収納スペースは全く無いので、小さめのキャリーバッグが2人分あるとなんとなく部屋に圧迫感が出ます。 ・館内の無線WiFiのみで、接続環境がそれ程良好ではないです。最初の部屋で感度が悪かったことを伝えたら部屋を変えて頂けました。 ・コンビニなどは至近距離ではないので、館内に自販機などを備えてもらえると便利かと。有料でも良いので、コーヒーもあると嬉しい。

• Verified traveler (8/5): - 立地は良かったですし、タクシーの手配なども行っていただきました。 建物も新しくて綺麗で特に問題はなかったのですが、建物内はスマホの電波が悪く、電話ができません。部屋の電話は内線専用なので、結局、レストランの予約などは外に出て電話をする羽目に。ビジネスだとしんどいですね。当然インターネットもつながらないので、ホテルのWi-Fiを利用しましたが、個人的にはあまり施設のWi-Fiを使いたくないので、電波問題でマイナスにいたしました。

• Verified traveler (8/5): Nice Little Place - This hotel is just a few steps from the Kyoto castle. The area is very quite in the evening, which is good for sleeping. The location is a long walk to any eating establishments. The 2-twin bed room has very little space for luggage. Overall, it is a good place and I would stay again.
• Jeff (6/5): - Staff and service was great, even good coffee and a pastry in the morning to get you going, down side was a scary bathroom to step up into and location for many destinations was not ideal nor were dining choices around the property
