- Gemma (7/5): - The room we initially stayed in had a leak in the roof. Staff sorted this quickly and we received a free upgrade in the process. Restaurant is on the expensive side, but food was decent. Lots of bugs, but what you expect for being located next to a forest.

Chambre fraîche et spacieuse la terrasse toujours bien aéré et très calme car peu fréquentées par les clients partis en vadrouille avec vue imprenable sur le parc national. Le petit café typique à l'entrée de l'allée faisans un excellent café Le bar exotique dans le Homestay juste en face et le restaurant très bon peu cher très bien servi dans le Homestay à l'entrée de l'allée l'addition des quatres formant un complexe hôtelier parfait mais bien de dormir dans l'établissement khmer house car c'est le plus calme Pas de réfrigérateur dans les chambres bien que la possibilité d'utiliser sur la terrasse au deuxième étage une armoire réfrigérante. Être obligé de fermer la salle de bain pour cause de relans d'égout . Attention à la raideur des escaliers.
- Aurélie (5/5): - La famille était gentille même si très peu d’interactions. Les vélos gratuits sont une nécessité car loin de tout ! Dans la première chambre, l’odeur d’humidité dans la salle de bain est à vomir, il fait très chaud et cela accentue encore l’odeur.

- Jayne (7/5): - Spacious Room. Clean. Fridge available. I have read the comments about airco remotes being charged for, we booked a room with airco (then, as expected the remote is included). Electricity is not particularly cheap in Cambodia and it is more than reasonable to pay more to use it than if you don't. If you want airco, make sure you book a room with airco included in the facilities! No hot water in the shower.

- Iain (10/5): Nice place take it easy and eat. - Enjoyed my stay. Staff was friendly as were the other guests. My meal was tasty. The dog "Blackie" REALLY likes being petted. Room was a little small so I had to organize my things a bit better, lol. I was surprised by how close it was to the crab market because on the map it does not look close, but I walked there. They rent scooters and the bikes are free. Rode everywhere because it is so flat. Kep beach is decent with tons of locals from Kampot on the weekend.
- Audray (9/5): Agréable séjour - Je m’attendais pas à un si bon rapport qualité prix en réservant. Location de scooter à partir de 6$ par jour. La chambre est confortable et relativement propre (petit odeur d’humidité car la fenêtre s’ouvre pas c’est le seul petit bémol). Petite bouteille d’eau fournie ainsi que le nécessaire de toilette (une serviette, brosse à dent, savon et peigne) c’est génial ce type de petite attention ! Merci à vous Le scooter loué n’avait qu’une barre et après 5 minutes aucune.. donc plus d’essence. J’ai remis le plein et les laissé en état donc je suis perdante dans l’histoire. Il pourrait être pas mal de vérifier pour les clients suivants…

Il y a des vélos en libre accès.
Il a pu me venir en aide car j'ai été dans un coin éloigné, et Grab ne fonctionnait pas. Il a pu m'envoyer un guide (Han) très sympa.
Il est vraiment à l'écoute.
Encore merci. Possiblement des petits anolis pour nous accueillir... Mais on est entouré d'arbre, ce qui est normal.

Free bikes were great for getting around, you can also rent a scooter or get a ride using Passapp
There's no staff around who speak English but if you whatsapp the manager he is very responsive and helpful The restaurant was closed while I was there, not a problem for me but if you are depending on it I would message to ask if it's open first

Rooms were spotlessly clean, the free bikes are great fun to ride (if you have the right expectations about them) and Kep is a lovely town. I wanted to give the place a perfect 10, but internet in my room was terrible. Make sure you ask for a room close to the router. Actual internet was great, just didn't extend to my room, which was disappointing, as I paid for their deluxe room.

If you get accommodation in the new block you'll get nice even stairs and modern facilities.
If you get the old block - good luck.
The access stairs are.......grim. Oddly spaced, extremely steep and no handrail.
If you're 20 something - hey, no worries it's Asia,,, if you're more senior I'd check before booking
- Leander (8/5): Great place to relax for a few weeks - I originally had a room with only a fan, but that was too hot for me during the night, so the next day I switched to a room with air conditioning. That room was great, very spacious, clean, comfortable bed. There was also a desk so I could do work. The staff is friendly, there are free bicycles to use, and the environment is very quiet.
Breakfast, drink and dinner options are available for a fee. A water cooker, including cups and spoons, is available in the room, but tea or coffee sachets aren't. Plates and cutlery would be a nice addition too.
Also, I found the location further away than I had expected.
- Allan (7/5): Good value - quiet spot (Kep is quiet anyway), mountains nearby, room basic but budgeted to match, family that runs it are hospitable, prices haven't risen here as steeply as everywhere else in Cambodia, so cheers to the family.
a few dogs in the neighborhood but not enough to be troublesome. too far from the beach to walk but free bicycles & cheap motos for the lazy gen z hypocrites to burn CO2 with. house restaurant has big portions, but there's lots of places to eat at the crab market. has everything you need here, you are in the jungle though, so bring insect repellent.
stayed here last year, as well as this year and if I comeback to Cambodia next year I'll stay here again.

Beautiful views of the national park. Only criticism would be it's distance from the beaches and national park entrance, but even that wasn't too bad.

- Francesco (4/5): Disappointing - Solo room with toilet in the room, good location. They give bike to use for free or the option to rent a motorbike. Only god knows how many different kind of animals I found in that room, full of insects flies and cockroaches… the worse is the rats poo everywhere when I arrived, under bed and everywhere in the room. I called the receptionist/owner( I think he was) to tell him about, he came to swipe the floor and that’s it.
After cleaning the day after i found the rats poo again, i believe they are coming from the toilet.
I was disgusted of touching anything for the entire stay. Also the toilet is clogged!
Very bed.
- Jessica (10/5): Exceptional - Location was tranquil, a little bit out of town surrounded by trees with views up to the national park. The room would be considered basic on the overall spectrum of hotels but was clean and comfortable with every advertised amenity in good condition, and great value for money. Staff were friendly and helpful for example organising a tuktuk to get me to the bus station, and food was tasty with lovely views from the restaurant seating area. Nothing!
- Scudcz (10/5): Very nice and clean room with everything kinda new, helpfull owners...comfy and happy :) - The room was super nice and clean and all the amenities very good. I was allowed by the owner to clean my scooter with a pressure washer. Google maps are a little off :D so the first time I went there it led me by the back alley where I had to go through some old lady's backyard O:) Watch for the sign from the main road ;)

Such amazing staff, great food options, and great value for your money! - Super helpful staff and I loved that they let you use a bicycle for free. That was mg main mode of transportation to down and it made the distance not bad at all. Has a great little rooftop restaurant area with cool views of the surrounding mountains! There were some small lizards that would hang out outside on the walls and one got in my room. It just sat on the wall all night but it freaked me pot at first.

The guesthouse is far from the center but we can use bicycles for free or rent a scooter.
We had some sleeping issues. We had a room on the ground floor and the dog of the family barked many times during the three nights. Other more, during the weekend's evening, there is a music festival nearby with loud music, but it's not the fault of the guesthouse.

- Ayane (10/5): Exceptional - I kept extending. It has nice facilities when comparing the standard of Cambodia with this price. Wifi doesn’t have any problem. You can use bike freely. They have a water dispenser. AC works fine. They have hot water on the shower. A bit far from anything. But you can talk to mini store which has everything or crab market. If you ride a bicycle, it is easier to access these things.

Bicycles to use for fee were a nice bonus. The building was separated from the main building which made it impossible to access the reception at night time.

- Catherine (10/5): Fun in Kep - Loved the family vibe and feel to the place. Such a nice stay. Very lovely people and really comfortable room. You can also rent a motorbike from them, which was great. The food is incredible and the prices are super reasonable. The rooms are so nice and the bathrooms had hot water, what a lovely thing. The air-conditioning is so good, and the bed is extremely comfortable. Bus drops you on the main road and you have to walk with your bags to the property. Gravel road. Not good for the wheels on your suitcase. So I suggest a carry bag definitely. It is a bit out of the main Kep central area, but that's a preference. We liked it cos it's nice and quiet at night. But if you want to walk to things you cannot, you must take a bike or a tuktuk

- Fabio (7/5): Best place where to stay in Kep! Better than islands! - It's a family owned business and they are very kind and honest people, that is a pretty rare thing in Cambodia. I suggest to eat there because they have good meals. The position is a little outside Kep (the village is scattered along the coast) but it's quieter and inside nature. You can reach Kep market by walk in 15 minutes and the national Kep park in 20 minutes (one entrance is just on the other side of the roundabout in front of the market). There is only cold water but maybe in the future they will install solar panels to warm the water, furthermore, cold water (if you have it that is already a plus) is pretty normal in the area and this place it's 100 times better than any accomodation on Koi Tonsai. There is a small pebble beach beyond the main road but they are building up a big resort, anyway the sea is not good for snorkeling due to the shallow water.

- Wright (10/5): Recommended - Nice place with friendly hosts. You are able to rent a scooter from here too which makes travelling around Kep very easy and convenient.
You can also eat here and the food is good.

- Dawn (10/5): Beautiful views and friendly hosts! - Nice and clean room with a comfortable bed. The restaurant serves delicious food and beautiful views of the mountains. The family is very friendly and helpful. I extended my stay as I felt so relaxed here. Everything was great.
