- M435SGlaurenj (6/5): Dirty and damaged rooms. - My husband and I came here for the weekend without our kids. I grew up here and I thought it would be fun to stay in Lido Village since they’ve completely reinvented the area. It was a sleepy part of Newport prior to this. Room The room was not good. At first glance, it’s decorated well. However, when you take a closer look, this room has been through it. I’m not sure what kinds of people are staying here and treating the room so rough? My guess is that this hotel frequently gets guests staying here in a group to bar hop. It was very clear that the most popular thing about this hotel is the bar. We had to wait in line to get on an elevator to get to our room because of the bar hoppers. Anyways, this room (and I’m sure all the others) is a little thrashed and unclean. There is a lot of random hair in the bathroom, scuffs on every wall and baseboard, and dirty makeup marks on the door. It just makes you feel gross being this room. It is LOUD. You can everything through the paper thin walls and windows. As I’m writing this I can hear a group of people in the lobby of the floor below us talking, not yelling. The first night we got here there was a wedding reception which was fine. But there seemed to be an issue with our windows as if they cannot shut completely. The bathroom shower door also seems that it is about to break and makes a super loud crashing sound when opening and closing. Overall, cheap, loud and dirty room. Service I really don’t have anything to say about the service other than they were nice enough but didn’t really move the meter in any direction. Restaurant I would come back to eat at the Mayors Table. It was so good and the service was amazing! We ate there twice and each time our waiter was so nice and professional. All the food we ate was incredible. Nearby Within walking distance of so much down here on the peninsula. You can’t go wrong with this location.
- US-Traveler2024 (10/5): Wonderful Stay with a Truly Professional Team - I had a wonderful stay at Lido House in Newport Beach and was truly impressed by how warm, polished, and well run the hotel felt from start to finish. The management team was terrific and clearly went above and beyond to make guests feel welcome and well taken care of. Check-in was effortless and pleasant, and the front desk associates were especially friendly and warm. I also want to give special recognition to Mason from the Guest Experience team, and in particular to Nick, the Director of Rooms, who was a true professional. He personally assisted with the reservation and, despite what I’m sure was a very busy schedule, took the time to greet me and check on my stay. That level of care and professionalism really stood out. The Junior Suite felt fresh, comfortable, and beautifully done, with a light, New England-style lighthouse-inspired design that gave the room a distinctive charm. The view overlooking the Newport Peninsula made the stay even more special. It was a wonderful place to stay while visiting family in the area. This is a hotel I would highly recommend for both business and leisure travelers. Thank you to the entire team for going above and beyond.

From the very second we pulled up, it felt like we'd stepped into a little slice of paradise. The valet team was just incredible – so incredibly friendly and welcoming. They immediately took care of our bags and personally guided us right to the front desk, making the arrival feel so smooth and stress-free. The wonderful folks at the front desk were just as impressive; so professional yet incredibly warm. Before we even had a chance to blink, we were checked in and headed to our room. And oh my goodness, what a room! It was simply beautiful, boasting a fantastic view overlooking the shimmering pool. Everything was so comfortable and stylish; it truly felt like a luxurious home away from home. We even enjoyed a fantastic, leisurely lunch right by the poolside, soaking up the sunshine and the relaxed atmosphere. Honestly, though, what truly stood out was the staff. Every single person we interacted with, from the moment we arrived until we reluctantly left, was genuinely friendly, helpful, and attentive. Their warmth really made the whole stay extra special. We're already counting down the days until we can go back! Seriously, I can't recommend The Lido House enough.

- TIM (3/5): Beautiful room and hotel with very disappointing service. - The hotel is great! Very clean, very nice facilities. The staff was bad.... We had a bad experience checking in. I informed them the day before our arrival that we would arrive by 1:00pm and an early check in would be helpful. We were coming out of state and needed to be at an event at 5:00pm. It would have been great to get into our room a little early to get ready. They made us wait until 4:00pm on the dot. We actually didn't get into our room until 4:20ish. I also requested a microwave for our room due to being on a special diet. Didn't happen until later that evening. I'm not the complaining type, I never respond to these.... but I was very frustrated with the lack of customer service.

- 346slw (2/5): Insanely loud - The loudest hotel room I have ever stayed in. The put us directly under the rooftop bar and facing the parking lot. Not only was the bar loud when open, they were vacuuming and cleaning until 2am, even after I called to complain. Then because we were in the parking lot, garbage trucks started beeping - at 5am. On a Sunday. Front desk did nothing to accommodate or make up for the lack of sleep for myself and my small child.

- tarangob (10/5): Can’t wait to come back - First class, 5 star, the way you wanted to be treated, boutique hotel in the middle of Newport. Located right next to the Newport Harbor where they have the boat show. That’s where they show that luxury yachts. Conveniently located near a lot of really nice shops. When you first arrived there your greeted immediately by staff there in the carport. Friendly fast and convenient. The pool area is very cool. I have not stayed there during the summer like in a magic it can be a really cool atmosphere. It has a rooftop bar area that is extremely cool. Also a bar downstairs which has a great atmosphere. I definitely want to come back when it warms up to experience the summer atmosphere there.
- shanellesua (8/5): Beachy luxury hotel - Stayed here for work overnight and enjoyed my stay. They have valet parking only and do provide shuttle buses to get around, although note that if you are in a large group, they limit your usage to just one bus. The check-in process was long but it might’ve been due to the influx of guests that arrived at the same time. They have a small gym that’s primarily cardio focused but it’s cute. The pool was nice as was the hot tub, though there was a private event blasting loud music for a birthday party, so the vibes were more “turn up” rather than “relax”. The elevators are digital and a bit slow but it worked out. The room itself was comfy and I liked my stay here overall.

- Tpearsall (10/5): Love the beachy vibes - The hotel is so cute. It’s in a very convenient location, just a couple minutes from the beach and a short walk to the marina. I love the area. The amenities at the hotel are lovely. Beach chairs, umbrellas, sandals, sand toys, bikes. The rooms are nicely decorated and make you feel very beachy. Everyone at the hotel was very lovely and nice. The mayors restaurant was very good. I would go back and recommend the hotel. I didn’t use the spa, but I will be trying it next time. I loved that they offer spa services in your room, like a cold plunge. We did go into the spa to buy sunscreen and they gave us great service. The pool temperature was great! Very happy overall and will be back again.

From check in to check out-from the front desk to the restaurants, the service was outstanding! Everyone was friendly and accommodating. We also enjoyed the private shuttle service to the beach and/or the nearby restaurants. For the beach, they provided not only the ride, but chairs, towels and an umbrella. We definitely plan on returning to this outstanding property. Thank you to all of the staff!

I had one of the best 80-minute massages of my life (thanks to Helina!) and enjoyed healthy, delicious food. The service was excellent. I especially appreciate the little things Lido House does to make it feel more special and environmentally friendly (flip-flops to take home instead of generic slippers, refillable water bottle station, whimsical decor). It felt like staying at a boutique hotel. With nearby shopping and restaurants, there is an abundance of activities for solo travelers and families.
- traveldan21 (10/5): Wonderful hotel for walkers, near the beach and more - We had a couple of Bonvoy free night certificates so we arranged a little staycation here. Although we knew we wouldn't get an ocean view, we saw that the hotel was located in a nice area that would enable us to get our steps in. The check-in experience was efficient. Our Bonvoy status was recognized and we were given a modest upgrade to a nice room with a balcony (see photo). The hotel has somewhat of a New England beach meets SoCal cool vibe to it. Very nice, but more casual than pretentious. The pool was well-sized for the property and there seemed to be sufficient loungers around, with attentive wait staff. There was some construction going on in two areas but I never noticed noise or other impacts. The best thing about the hotel to us was its location. It sits on a street that is filled with restaurants and bars within an easy walk. The beach is about three blocks away and from there, one can walk to the pier and many more restaurants. The hotel also is very near the entrance to Lido Island, a very walkable neighborhood with many interesting custom-built houses. We enjoyed walking to all of these areas.

- Trip616627 (10/5): Fantastic Stay At Lido House - My husband and I had a fantastic time at Lido House! It’s a beautiful property with outstanding service and an unbeatable location! We loved being able to walk to Lido Village for shopping and dining. The beach is close and we loved riding bikes (provided by the hotel). Also, we want to give a special shout-out to Andrew and Abigail at the front desk. They are both terrific and really went above and beyond to help make our visit even more enjoyable. We truly enjoyed our stay and look forward to another visit in the near future.
- Z6690UEangelap (2/5): Beautiful but... Plumbing issues (cold showers) A/C thermostat problems, bad drinking H20, dirty hot tub - A/C thermostat did not function. Room was freezing blowing at 63 according to technician with very thin bedding. Shower never had hot water for us....It was a cold water trickle..Terrible...Plumbing issues...Handy men were sent up 2 times (3men) to fix the issues but never resolved the issues...Had to use a different room across the hall just to shower... The basics did not function.....Pool was nice but the hot tub was unsupervised, dirty and always full of non diapered kids with parents drinking from glass wine glasses by the pool area. Hot tub had a toxic fume of chlorine so bad we were not able to enjoy it.....Water supplied at room is claimed to be filtered but upon testing the "filtered water at hotel sealed glass bottles and gym water dispenser came in a red 190...(Not drinkable) Dont drink the water supplied by this hotel...Its a bit better than tap but clearly the water filters need to be changed...Beautiful hotel but for what we went through they cut so many corners it was not worth what we paid. Very uncomfortable stay.
- BillR2390 (10/5): Incredible luxury level anniversary staycation and over the top hospitality - Our Saturday night local staycation at the Lido House Autograph Collection in Newport Beach (to celebrate our anniversary again with some local friends also celebrating theirs) was absolutely wonderful. The hotel really went overboard in welcoming us and helping us celebrate, even upgrading us to a balcony room with pool view despite being sold out. It was a truly memorable and impressive stay even for being so local. #ambassadorstatusmatters #newportbeach #autograph #autographcollection #upgrade #earlycheckin #latecheckout #amazingservice Both the GM and director of rooms called us beforehand to confirm that everything would be ready and waiting for us (and to unnecessarily apologize that they wouldn’t be on property). Very impressive but still most unexpected. Despite being sold out, the hotel made early check in available to us from about 2 pm. They also approved us for 4 pm late checkout. The whole team really went overboard for us. Not only chocolate covered strawberries and champagne, but also a charcuterie plate as a welcome amenity. A happy anniversary sign over the bed. Lovely notes from my Ambassador and the hotel’s director of rooms. And a gift bag with cute hats and towels for the pool. They clearly had received my #prearrivalchecklist and encouragement from my Ambassador! The air con accidentally had been turned off before we arrived, but we quickly got it back to 65 F. They did forget to leave extra bottles of water for our arrival, but a simple call to the front desk solved that. The front desk manager also gave me four tokens at check in for free round of drinks at their rooftop bar, Topside, a really generous and over the top gesture that I first declined — to no avail. He insisted. And I thought that was the embarrassment of riches. More was to come. We had a great time at the Topside rooftop bar with friends also celebrating their anniversary — with several rounds of great drinks and lots of yummy appetizers — before heading to dinner at nearby Fable & Spirit. The Topside rooftop really is a fabulous and super popular spot. Since they’d given us a free round, I tipped our server really well. Breakfast was lovely in their Mayors Table restaurant. It was pretty packed, and yet the service was still great. Food was tasty. Shower pressure was great. WiFi was great at 60 Mbps up and down. But imagine my surprise when the final invoice showed the hotel also had applied a $250 credit to cover our entire Topside drinks and appetizers, as well as breakfast. All that was left was $69 valet parking, $50 destination fee, plus some of my bar tip. Incredibly generous and really unexpected. An embarrassment of riches, indeed. Talk about rolling out the red carpet for us. Wowzers. This was only our second local staycation here, and they really hit it it out of the park. What an amazing 24 hours. I can’t recommend Lido House enough. It borders on Luxury Collection level hospitality.

- The_Harpers_in_LA (6/5): Avoid the TopSide Bar rooms. And the restaurant. - TLDR: Issues galore but Annabel cheerfully resolved them for the most part. Beware being near the TopSide Bar (avoid any room beneath it). Restaurant seems to have a long way to go in training staff to be attentive / getting orders right. 6 out of 10 for the whole experience, 10 out of 10 when Annabel got involved. So, I am editing my review I posted one day prior to this latest review. First, I will state the Annabel deserves recognition for being a cheerful problem solver and she went out of her way to address several issues we encountered at a recent stay. Second, the several misfires that happened throughout the stay included no hot water in our room, a sleepless several hours being located directly below the Topside Bar (which plays a deafening and non-sleep inducing disco beat constantly and loudly each night except on Monday and Tuesday) and a few completely forgetful and lackadaisical wait staff in the restaurant who cannot for the life of them get order correct at all. Once I brought these issues to her attention, Annabel quickly moved us out of the Studio54 room we were in and into a much quieter part of the hotel. She even arranged a dog bed and dog treats and bowls for our two dogs. Our second night at the hotel was infinitely better - including having hot water. The restaurant manager apologized profusely about the never ending errors with my breakfast order and comped my meal. So a few words of caution: Ask when checking in if you are in the wing near the TopSide Bar. If the front desk says that you room is indeed near the bar, and if you are over 25, get another room (25 year olds and younger will be in the bar at 11:00 pm so they won’t care if the music is thumping in their room). Make sure you repeat multiple times your food order, ask the server to repeat back what you said, and that they write the order down, and do not sit in the bar area to eat but in the main area of the restaurant as this is where the lackadaisical staff seem to be located.

Roof bar is great but more coverage / umbrellas in cases of light rain would be helpful. Great pool area but would be nice to have adult only hours as children were so loud it wasn’t enjoyable to sit outside.

- paulcR1112OJ (10/5): Beautiful hotel with one of the friendliest staff! - Our family of four, including two children, stayed in the Executive Suite to celebrate my wife's birthday and had a truly exceptional experience. The check-in staff were among the friendliest and most professional we’ve ever encountered—warm, welcoming, and attentive throughout. The suite itself was beautiful, spacious, and impeccably clean. The beds were exceptionally comfortable, adding to the overall sense of relaxation and luxury. We also dined at The Mayor's Table, which was equally impressive. The staff were knowledgeable and gracious, and we were especially touched when the chef personally visited our table to present our children with Easter gifts—a thoughtful and memorable gesture. Although our stay was brief due to an early departure, we left with wonderful memories and a strong desire to return. We highly recommend this stunning hotel to both families and couples visiting Newport Beach.

And when we left it the day before it had just been detailed and washed. They also are doing construction on the property and our room was right where the construction was being done and we were never told about the construction. They should have put these rooms out of service during the construction

Staff at front desk is not very service oriented nor very friendly, They refused to give us a one hour late checkout (12 instead of 11am) and did not give us our room until 4pm, customer service on the phone was much better. Valet guys are very friendly fly and serviceable.

I’ll put the pros first because I try to look for the positives in my life hence why I don’t usually leave negative reviews. Pros Gal at front desk was wonderful. Sorry for not catching her name but she had a lovely English accent. Very friendly especially for Newport Beach standards. Having money doesn’t preclude you from being nice. Valet and bellhops were attentive and helpful. Bed was comfortable and bedding high quality. Bath had very beautiful tile and new fixtures. The building had been changed from the court house 6 years earlier so the decor was modern and updated well. Cons We had a suite. $2,500 a night. Room was freezing and took forever to come to temperature. Windows were stuck open and noise from the street and the bar underneath disruptive and we couldn’t hear the t.v. We are used to traffic and at least it didn’t bother our sleep. If you need it quiet, you’d have been up all night. Curtains let in light, a lot of it because we were above the bar, fire pit and front of building. It was very light all night long. Bathroom had none of the toiletries most upscale hotels provide. No make up wipes etc. The couch in the”sitting room” was like sitting on a rock.

- goldyn9 (4/5): No sleep - We’re platinum convoy, so we travel extensively. We were kept awake both nights due to the nonexistent soundproofing between the rooms. You’ll see this is a consistent complaint. The room was nice, the pool is very small. They do offer bikes, you can ride to the beach and around town, very nice amenity. Restaurant is limited, service was good. In general the hotel is overrated. After just visiting Maui and the French Polynesia this property is mediocre.
- joesA9002XI (10/5): Great staff, Lido location and attractions - Our family had a wonderful time at the Lido House. The resort is unique and tells the local story of Lido and the Balboa areas. The the intro tour on Friday was well done. Our dining experiences for breakfast and dinner at the Mayor’s Table restaurant were delightful. They have entertainment on Friday night in the lounge area. The resort is close by many attractions - retail, restaurants and the beach. The bicycles on property allow for local exploring. The quality of the amenities including the coffee in the room are some of the best I have experienced. It is a beautiful and unique resort and the staff made it memorable. They were gracious and exemplified the spirit to serve. They decorated our granddaughters bed for her birthday and she loved the princesses and balloons. I believe it starts at the top – it starts with the leadership.
- wanderlustiere (8/5): Charming boutique hotel ✨ - This boutique hotel offers charming atmosphere, with beautifully appointed rooms that provide both comfort and style w/ a coastal vibe. The amenities seemed exceptional, and the location is perfect for exploring the local area. We stayed at the hotel for my birthday/babymoon, and had informed the staff in advance about the nature of our visit, expressing our enthusiasm for our stay. Unfortunately, upon arrival, neither my birthday nor my pregnancy was acknowledged, which was somewhat disappointing. I had hoped for a more personalized experience given the special occasion, but this was a notable departure from the exceptional service that we've received at other Autograph Collection properties. During our stay, we also encountered significant noise and overcrowding in the common areas due to a wedding event taking place. As a result, we were unable to fully enjoy the bar, restaurant and other amenities. However, we did appreciate some quiet and relaxing time on the rooftop before it opened in the morning. Despite this experience, we are totally interested in returning to the hotel. But we’ll definitely plan to check for any scheduled events in advance to ensure a more enjoyable stay.

The breakfast was all very fresh including house made Greek yogurt. They have a rooftop bar that is very cool with nice sunset views. Would recommend this and is a value in my opinion.
- Lili (7/5): A nice hotel with great attention to detail but it feels like they wanted to cater to the local crowd going to the rooft - The hotel is very well curated, we loved our room with a balcony. The staff was great, everybody was nice. Location and services (we used the bikes) were excellent. The rooftop bar was like a clubhouse all day up until 10pm. We were right under it (3rd floor) and it was very uncomfortable to be in the room because of the sound bass. I knew about the rooftop bar but I certainly didn’t expect that we’d have to endure the music while inside our room until 10. We had a table booked up there but ended up leaving after 10min. At least if people were dancing and partying maybe we would have stayed but the music was so loud we could not even talk and the DJ was not great. Not sure if it was louder because it was labor day weekend? I just didn’t expect that from that type of « boutique hotel » with a higher price point. Overall it was very busy, lots of family w young kids but it was still pleasant and we would have enjoyed it more if the rooftop was a bit more chill and upscale.

- Brandy (2/5): Worst hotel ever in terms of cleanliness! - Outside of the property is nice Our room wad the king sized room with kitchen. It was absolutely filthy and run down! There was vomit on the toilet, hand marks on the walls. Stains all over the pillows and couch. Walls were so dirty and baseboards were beaten down and dirty.
- 595pats (6/5): Now I know.... - We usually stay at the Marriott at Fashion Island or Newport Coast Villas but thought we would spend a little more and try Lido. Nice location to shopping and comfortable room and bed. It's second story bar seems to be a local hangout (100 to 150) people for friday night happy hours into the evening. The small room seemed to be soundproof...so the crowd noise did not bug us...but the large transient party crowd did. For the amount paid, the location and its amenities should be more accessible, exclusive and secure. On our final morning, we wanted to try the restaurant, yet we were asked to wait 1/2 hour for breakfast as we were told that they were understaffed....so we went to Starbucks across the street. Finally, they provided us with a bill that had inaccurate charges on it but removed when I had to take the time to call. The upshot, stay at Newport Coast or Marriott Fashion island for better value and quality.

- Sipsavorserve (10/5): Luxury in Newport! - The hotel was oh so fabulous. Conveniently located. We shopped, we walked around, we dined by the yachts. My only regret is that we missed the sunset on the rooftop bar. The hotel should highlight it as an activity worth experiencing. We did however have a nice sunset view from the room. But being outside would have been a treat. The coffee shop had an amazing croissant and great service and saved us time before we headed to the airport. I highly recommend staying at the Lido. Next time we will take advantage of the many ammenities and dining options offered. I forgot to mention the beds. I would love to know where to get the mattress and the brand. We slept like babies. Superior comfort. We will be back to this wonderful addition to Newport.

- J440GCrw (10/5): Great time at Lido House pool - Had a great time while reserving a cabana for a friend's birthday. Service at the cabana was excellent (unfortunately forget the person's name). Also, when leaving I had an issue at valet (my mistake) but Lukas at the valet went well and above my expectations to ensure it was resolved.
- caitlinabel (6/5): Meh.. - I had really high hopes for Lido House, especially since there were so many great reviews. I redeemed an 85k FNA + topped off 13,000 Bonvoy points (98k for 1 night) for a little girls staycation with my teen daughter and her godmother. I also redeemed a night upgrade award. Two days before arrival, I was upgraded from 2 queen beds to 2 queen beds with a balcony facing the front parking. Kinda lame. Cash price was $1100 for the night, so I was expecting luxury. The room was decent sized, it was fine for the 3 of us. However, housekeeping was definitely lacking bc one of the upper decorative shelves was COVERED in cobwebs (see pic). Looks like no one dusted the shelf in months. The phone was also missing the directory cover. We didn’t know which button to call for housekeeping. The pool area was rather small. I overheard a couple girls saying they purchased a resort pass to use the pool, so I guess that’s probably why it was so crowded. I wish the hotel would limit to hotel guests only. We were also celebrating a birthday and the hotel did send some yummy homemade marshmallow pops to our room. It was a nice surprise. We enjoyed the Sunday morning Pilates at the lawn, you just have to reserve ahead of time. Although no one was checking names. I loved the location, it was very convenient and walkable to the Lido village. We walked to nearby restaurants for all our meals. We were able to use the handicap spaces in front of valet, saved us $60 for overnight parking. At checkout, I did mention the housekeeping issues and front desk waived our small coffee purchase at Crew. She said she couldn’t waive the ridiculous destination fee.
- Jennifer (6/5): Beautiful Hotel if You Have the Money! - This hotel is beautiful, but way too too pricey, but I guess that's Newport! It is nicely centered by main street shopping, restaurants, and. ocean. I requested an early check-in, but ended up waiting f or two hours and was checked in at the regular time. The person ahead of me in line also had this same problem. The beds and room were very nice, despite two flies in there. The pool area is also very nice. I liked the fact that there were not a lot of kids and they are dog friendly, It was fun feeling rich for the night! LOL!

The pool food was not on par with the prices. There were a number of loud kids which took away from the serenity also but …what can you do!!

- kyle (6/5): - Nice rooms and property, but rooftop and main bar areas are very loud, I expected more of a relaxing quiet atmosphere for the rooftop but my wife and I could not even have a conversation, I think the problem is the music choice and volume, it creates more of a club like environment, which is fine if that’s what you’re expecting, but I wasn’t, and would probably not return due to that, we planned on staying by the pool the next day but after our experience we decided to leave after checking out, assuming it would be the same experience at the pool.

No coors light on the premises, pool bar closed very early and there was a party off of the mayor’s table which did not allow us to sit outside. There was also no seating at the top deck. We have been to the lido house in the off-season so perhaps that’s when we should come. Overall, we enjoyed our stay, but considering we couldn’t enjoy the outdoors while we were there- it was a bummer

- Heather (6/5): - We were excited about our stay in the Lido House Harbor Cottage. Unfortunately, the cottage is showing a good deal of wear and tear. A refresh may be in order. The room amenities are lacking. The kitchen is poorly stocked with bar towels (0), dish towels (0) , and washing up supplies. There is no minibar in the room. Bathing towels were also limited. There were no additional pillowcases or bedding for our stay. Staff is lovely, but the hotel is a bit worn for a $1600 per night price point. Further, dealing with the Marriott telephone center for all hotel requests does not make for a four star or five star experience. I called several times to speak with someone “on property” for concierge help and was directed to the call center each time.
