• Bennette (6/5): - The floral air fresherner and floral detergent smell were sooo powerful! Overwhelming....not good for people who are sensitive. Im 5.1, 110 lbs and i had difficulty entering the bathroom shower stall. It was so tight. Roselyn was the only good thing about the stay...she was very thoughtful and understanding.

The website says daily room cleans but they only cleaned and changed towels once during my entire 7 night stay! There were not enough bath room tissue aa well... It's very hard to find the hotel using address given

• Maria (2/5): - Sarasota has a leaking bathroom sink so we were transferred to One Palm Tree Villa which is better. Swimming pool is under renovation as well but one Palm Tree has 2 swimming pools. Staff were very courteous and helpful!

• Verified traveler (4/5): Don't believe first impressions - Just getting to the room was a challenge, but when you do, it doesn't look bad. It has all the amenities you could hope for. The plan whenever staying in a room is to get a good night's sleep. This was not what happened. Almost from the moment I turned off the lights and went to bed, I felt an itch. The bed itself did not smell the best either. After about two hours of getting close to falling asleep and scratching every few minutes, I decided to get up. I turned on my phone light and lit up the room to discover the bed covered in cockroaches. I should also mention that it was a rainy night. I got out of bed and was standing in a puddle. The entire bedroom floor was wet from water coming in under the aircon. I went out to the kitchen and cockroaches were crawling everywhere. I opened my luggage and they crawled out of there too. Maybe the other rooms are less infected. The potential is there for this place to be great, but right now, unless you like sleeping with the roaches, I'd spring a little more money for a hotel down the road.

• Verified traveler (2/5): Worst hotel ever - We had two rooms, 1 room came with coffee, water, and toilet paper, the room itself wemas bad but livable My room, was not seviced properly, did not come with water, coffee or toilet paper, the shower did not work and the sink tap was falling off, at 1am in the morning a service guy knocked on the door to check the internet!, i videoed all the problems reported to managment who did nothung to resolve any of the issues
• liezl (4/5): - I will not recommend this place. Place is to old dirty and unsanitary. Theres roaches on the bathroom sink. We saw small roaches on the bed at the wall of the headboard there's some small holes on the wall with roaches on it.place had a bad smell. We reported it but the care taker said roaches came from the drainage and they dont do nothing about it. This place is a bad experience. .
• Ramon (4/5): COMFORTABLE and PEACEFUL STAY - I cannot give a review on our reservation at Saratoga Residential Report because we were re-allocated into the ONE PALM VILLAS. We arrived earlier than the normal check-in time of 2:00 pm. The security guards at the gate couldn't let our Grab Taxi with our luggage in because the gate is under repair and they didn't even have our name on the guest list until they called their office. The lady from the office came and she explained the situation and then brought us to ONE PALM TREE VILLAS across the street. Room size given to us was more of a 3-star Hotel size but clean and comfortable enough for our 2 night stay prior to our succeeding trip back to Canada. The large swimming pool was nice specially when we were there it was hot. The single rotating staffs on the concierge were very helpful and friendly. Restaurant amenities are close by and other shopping dept stores are on walking distances. Our reservation was for the Sarasota Residential Resort therefore, this review is more for the Palm Tree Villas. Please disregard those Star Ratings because it does not reflect our stay. It looks from the street view that the Sarasota may have more to offer but, I cannot comment on it. However, the One Palm Tree Villas Resort is a comfortable, peaceful and quiet place for a couple of days quick rest and getting ready for a continuing travel back to Canada. And, it is close to the airport with great asistance form the staffs and security officers at the gate.
• Nelson (2/5): My worst nightmare - Great security I felt safe, friendly staff ready to help. Things I dislike about the place was #1 no smart tv and tv was too small. #2 the kitchen wasn’t the best invite. #3 the microwave didn’t work just made a lot of noise and no heat. Smoke was coming from behind of it. #4 The internet was not working. #5 The toilet hose spray was leaking on the floor. #6 Bathroom had no hand soap. #7 Living room left window door wouldn’t close.
• Nelson (2/5): Resort room #upgrades - Great security I felt safe, friendly staff ready to help and answer all of our calls. Things I dislike about the place was #1 no smart tv #2 tv size was very small like a 23” inches screen. #3 no paper towels for kitchen, not enough silverware selection. #4 the microwave didn’t work just made a lot of noise and no heat. Smoke was coming from behind of it. This refrigerator was clean and working. #5 The internet was not working and I was so happy that I had my own because I would have been loss without it. #6 No Netflix account and only cable channels. #7 The toilet water hose spray had a hole at the top that cause water to leak on the floor. #8 Bathroom had no hand soap it was an empty bottle there. #9 Living room left window door wouldn’t close.
• Jillien (6/5): - Take it for what it is. I stayed only for a night. It was a bit pricey considering the place. I had little tiny roach roommates roaming around the bathroom. I couldn’t find the remote control for the AC inside the bedroom. Someone kept calling and ringing the doorbell around 12am-2am. A bit spooky and couldn’t sleep.

• gary (6/5): Mixed - This was a really mixed bag. Took this room because I had a 22 hour layover in Manila.first off the agent Roselyn was extremely helpful and managed get me a3 hour late check out. As for the property itself it’s located in a great neighborhood although the property is worn. There was a bad odor throughout the property that got into the rooms , however, the room had one of the most comfortable beds I slept in in my life. Like I said a mixed bag.

• Ryan (8/5): Overall, an OK stay. - It was a good, comfortable stay overall. We didn't get to spend much time as we needed to be somewhere else most of the time. Few things although it's not bothersome, at least for me - the garbage bin was not emptied, there's also a water container that might have been from the previous tenant as it's not fully consumed, got locked in the room although we managed to get out (this happened after seeking help when the room locked with us all left in the living room and had to call for help, which the assigned POC came by shortly but without keys, just a few tricks here and there and he's opened it) although the area seems to be clean. We added a pay for parking (can't remember though if it's supposed to be free of charge when we booked it). Overall, an okay stay.
• lynn (6/5): - Friendly staffs. Near the airport. The unit needs more improvements. Microwave, stove didn’t work. No towel paper, very limited utensils. Very confused to get to the unit from the gate. The building is kind of old, can’t consider a resort. Staffs were very nice & friendly. Close to the airport. However, I would rather stay in hotel than a residential property next time for more convenient.

• Sylvia (6/5): - The property is ok if you’re staying for more than a day. There’s a kitchen and cooking utensils but we only stayed for one night. The downfall is the check in system. There a guard /a at the gate. They would ask for proof that you have a reservation. Then you walk to your building to meet the personnel to let you in. It was raining that day, it was so stressful. Never gonna do that again . I’d rather pay a little extra and be comfortable. Roslyn was great though !!!

• Verified traveler (4/5): Infested with Cockroaches!!! - Infested with cockroaches. We changed rooms 3 times until we found 1 room with less roaches. It was late and we were too tired to go somewhere else, so we settled there for the first night. The bed on the first night was old and very uncomfortable and didn’t have the sofa bed we paid for. Staff was nice but didn’t consider the roach infestation a problem. Apparently, the owners don’t keep up with the right maintenance. Location was Good and close to the airport.

Finally arriving at the room, with half a roll of toilet paper, no shampoo or soap, therefore hair and stains on the bed waiting for me. It was a disappointment. The staff was friendly, though.

• Lilia (2/5): Sarasota residential SUCKS!!! - It was very uncomfortable stay, room linens look very dirty because white sheets turned into graying color, the twin bed was just a foam full or hole, found roaches around, kitchen gadgets not reliable to our standards, towels look like a rag. Cannot contact them as instruction said no front desk so we have to call before check in. I will never go back to the place, tho security guards are nice and friendly and helpful all the time.

• LKN (2/5): - We stayed 4 nights, which we regret, I wish we had booked elsewhere after the first day. Communication with staff was great. Day 1, room 1, the kitchen was falling apart and the toilet did not work. Day 1, room 2, the air conditioning in the lounge-room leaked water badly down the curtains and over the floor. Day 1, room 3, the kitchen stank, the stove did not work properly, the whole condo had a very bad smell, My wife wore a mask when in the condo. Open the cupboard under the sink made you gag, really. In general all rooms were dirty and very run-down with a lot of rot in the kitchens cupboards. I seriously regret ever staying here, never again.

We waited for about 20 minutes until owners came and resolved the issue. Room is clean, furniture is so so, bad bumps into the wall every time i move in bed. There is no hot water available, had to shower for 2 days in cold water.

• Chris (2/5): - Nothing good. Expedia should be embarrassed to have this on there site. Maybe the worst place I ever stayed. Grab transpo had no idea where it was. Once we found it, the guards at gate had no idea I was coming. Once I got the runaround for 40 minutes, 4 girls showed up (2 in training) looked to see if there was someone in a downstairs 2 bedroom and said you can have this but only paid for 1 bedroom so don't use the other. Only reason I stayed was it was late, been flying all night and was leaving early in the morning.

• PAIROGE DAVID (6/5): So So for 2-3 Days Stay as Closed-By to NAIA T3 - It is much different than a hotel and not much of anything to offer like a hotel. It is only convenient of close to NAIA Terminal 3. Need to walk to get any things as no service around to provide here.

• Gene (8/5): - Attractive property very close to terminal 3 of the airport. Large rooms with seperate bedroom, sitting room and fully equipped kitchen. Obviously newly converted condo rooms to allow hotel rental of excess rooms. However, there are still a few minor problems; there was no toilet paper in the bathroom and the telephone which has only an operator button was dead. Large thick mattress bed was too soft and center seems to have depression so you rolled to middle, so with two people you were always rolled against each other. But for the price it would be hard to beat. Also has great security and friendly staff.

Not a regular hotel. - We picked this hotel because we had a late international flight and it was close enough to walk to the hotel from the airport and then we had domestic flight early the next morning, so I booked something cheap and near. There is no front desk. Be sure to call ahead of time because security will need to know what building your staying in. Being that I didn’t call or set anything up before arriving it was easy but timely getting the room. I just showed security at the gate my email and they made me call to find out where to go. Which led me to another security guard who then called the housekeepers so they could let us into our room. There was ac only in the bedroom. Since it was cheap and I only used it to get a couple hours of sleep, I have no complains. Since it was gated and there’s lots of cops near by I felt safe.

• Omega (6/5): Unit needs improvement. Location is good - Unit needs improvement. There’s a leak on the bidet so floor was wet when we arrived. They fix it but it leaked again the next day. Hot water didn’t work on the second day so needs to take cold shower.

It has a guard and he was friendly and quite helpful. Could walk to the luxury shops and casinos close by. -Gary
