- Markus (6/5): Aufgrund der Bewertungen haben wir besseres erwartet - Die Ausstattung vom Zimmer und Bad ist komfortabel und geschmackvoll eingerichtet. Schöner Aussenbereich. Wir hätten uns einen sauberen Wasserkocher und eine unbenutzte Butter für uns gewünscht, ohne Krümmel und Reste vom Vorgänger.
Leider hatten wir im Bad und auch im Bett jeweils eine Kakerlake.
Die Unterkunft ist zudem sehr hellhörig.

Lovely outdoor area with sofas to have dinner in. Big towels and bathroom toiletries provided. Great a/c. Use of the kitchen area with own shelf in fridge, supply of coffee, cereal and sour dough for toasting with butter and jams for breakfast. Couldn’t fault a thing.

- Ella (5/5): Privacy? - Distance to Oxford Street and the river/public transport was very convenient. The room is decorated beautifully with nice paintings done by the owner's wife. Nice view from the bed into the front garden. The host texted me the day before and asked me to tell him what time we would get there. We were on holiday and wanted to spend the day relaxing, not planning everything. When we got there, there was a locksmith working on the bathroom door (that opened into the garden). When he left, he hadn't fixed the door properly so we couldn't have locked bathroom doors our whole stay. When we were out, the host would come into our room and do things like turn the aircon off and put the remote back in the holder. He came into our room twice without telling us when we were out. That made things uncomfortable. Yes it's your house, but I am paying good money for this room. Breakfast was do it yourself, no best before dates on the packages of bread. On the morning we left, another couple had arrived and the husband was having a sticky beak around the property, stuck his head round the corner and got a full view of me naked having just stepped out of the shower. There are no signs around the property telling people there are people staying in rooms and not to walk along the verandah in front of occupied rooms. All around an uncomfortable stay.
- Thorsten (8/5): Netter Homestay in geschmackvoll eingerichtetem Stadthaus - Brian war ein toller Gastgeber, der mir mit seinen Tipps sehr geholfen hat, Brisbane und die Balmoral-Nachbarschaft zu entdecken. Das Zimmer war toll und sehr individuell und geschmackvoll eingerichtet, das Bett war hervorragend. Auf der Terrasse gab es noch gemütliche Stühle und einen Tisch sodass man am Abend auch noch auf der Terrasse etwas trinken konnte Balmoral ist etwas außerhalb von Brisbane, vom Haus waren es etwa 20 Minuten Fußweg bis zur Fähre über Oxford Street mit tollen Restaurants und kleinen Boutiquen. Vom Fährenstop Bulimba waren es dann nochmals 20 Minuten bis ins City Center. Mit einem Mietwagen ist das Haus perfekt erreichbar, zur Metrobahnstation Morningside geht man vom Haus ca. 15 Minuten

We had the rear room on the ground floor that opened onto its own rear outdoor area.
The bed was very comfortable, which was a big tick for us. Double basins and heated towel rails in the bathroom, another big tick.
We had a big two days planned, so we weren't able to spend enough time at the property to really enjoy its full potential. Can't think of any negatives at all!

It's an older style queenslander house, but my room is upgraded & tastefully done. I think house may be near Brisbane airport flightpath but that's only up to about 8pm.

The property is beautifully manicured with gorgeous gardens, comfortable outdoor sitting areas, and all the amenities are provided. The bedroom is large, spacious and comfortable. So is the bathroom. Breakfast is a self-serve continental style with juice, coffee, tea, yogurt, a wide range of cereals, toast, jam, Vegemite, and peanut butter. I must give extra kudos to whoever made the bread for the toast as it is delicious! I chose the potato and rosemary bread and highly recommend it.
This place is walking distance between two areas that have numerous coffee shops, cafes, restaurants, barbershops, grocery stores, and all kinds of nail salons and spa services. We walked 1.5 km to the ferry which took us to downtown Brisbane for only $.50! It is a great way to get around and see the sites from the river, and the ferries come every 10-15 minutes. Be sure to ride the ferry after dark as the nighttime lights of the city are spectacular!
The host, Brian, was there to greet us and give us the lay of the land. He was very kind and helpful, and then he disappeared for the rest of our stay to give us our privacy.
We loved being able to do our laundry!
I wouldn’t hesitate to stay here again. It is truly a home away from home. Occasionally a plane would pass by overhead but nothing can be done about that!

The Brisbane Airport flight path over the property, was never mentioned on reviews and begins at 6am as does the major road traffic.
Breakfast of frozen bread (no dates on packaging)...some white sourdough, but more of them olives, garlic, or rosemary (not a breakfast choice).. pre -used butter, opened milk/orange juice is NOT what we have experienced anywhere else..

The owners living above the rented room and it was noisy early in the mornings and late in the evenings. The bed was too soft.

I had full use of a shared kitchenette and the breakfast foods provided were ample and delicious. Communication was excellent, local advice of things to do and places to go was much appreciated. The home is in a great location, close to shops, restaurants and the river where you can catch the ferry into the city. I highly recommend staying at Balmoral Queenslander.

- Rosemary (9/5): Beautiful property and excellent location. - The private garden was lovely. The location was excellent only a 10 minute walk to the centre of Bulimba and the ferry terminal. The property was right under the Brisbane airport flight path so it was a little difficult to sleep.
- Abby (6/5): Pleasant - A beautiful property! The beds and sheets were so comfortable, the place is very clean and the gardens beautiful. A very central location too, and I appreciated the host being accommodating with the early checkin as well as providing breakfast. However, it’s not mentioned in the description of the accommodation that the owners/host live in the property, and have their office on the bottom on floor. You can only find this information out if you read the questions asked by the previous guests, and even then it doesn’t mention the office. I was staying with three other young women, and we felt uncomfortable with how often the male host was in and out of the accommodation (the downstairs) area. We felt it quite unnecessary how frequently he came downstairs to do things like washing, particularly as we were getting ready for a wedding and were often walking around in pyjamas and trying to get changed. The host even came into our bedrooms - simply saying knock knock and entering without waiting isn’t good enough when several people are trying to get changed. Several people - the photographer, hair and makeup artists and mother of the bride - tried to make a politely point out the inappropriateness of this but the host did not leave us alone until one guest’s older father told him to explicitly.
There is no ability to lock the downstairs area off from upstairs, and when the garage door is open (which is frequently was) access into the downstairs area is completely open as the garage door doesn’t lock. All this made us reluctant to return for the second night we had booked. Had we realised we would not have as much privacy as we would have liked, we would not have booked the property, despite how beautiful it is!

- Andrew (10/5): - This is a great guest house, the owner is friendly available and also let's you enjoy a sheltered safe space to enjoy your stay in a suburb of Brisbane. The parking is variable as in front of the house and the street is either empty or very busy but the room we were in at the back was very quiet in regards traffic.
The ferry is walkable and the bus stops outside the house for the city centre this was a great location for us and would stay there again.

Beautiful queenslander
Quirky Brian needs to wash pillows as the smell of stale sweat was unpleasant. I had to put a tee shirt over the pillow to cover up the smell of stale sweat, such a pity. Bread left in kitchen was mouldy on Monday morning otherwise everything was only OK after the pillow issue. I would love to have given it 10/10 but I couldn't after pillow and bread.

- Daniel (7/5): Overall, absolutely charming property and room. Host was most welcoming. I think if you’re renting out a room in your ho - Lovely room on the lower level at the back of the property. Nice touch have an outdoor sofa and sun beds available, even if I didn’t use them. Shared kitchen with the other room wasn’t an issue. Lovely touch that cereal, toast, condiments, tea, coffee and bottled water available throughout the stay. Parking available on the street directly outside. Can get busy during peak times though. The only detractors here would be that while you have the rear of the property to yourself, I did see the owner in the garden a couple of times. It almost felt a little bit like an invasion of privacy at times. If you had the blinds open while you were getting out of the shower, it could potentially be a little embarrassing. The other couple of things is that as it’s a Queenslander, you’d often hear the owners walking around upstairs and the boards would creak and crack which could be an issue when trying to sleep. The TV from their lounge room could be heard from the bedroom directly below it, and you’d often hear the owners chatting on the upstairs verandah or in their lounge directly above. In any hospitality setting, bed sheets should never be black it makes you feel unclean when sleeping in the bed, and the bath towels were coloured and unmatched. Lastly, the shower had an awfully pungent smell coming from it. Not sure if the property is on a septic system or sewer, but it wasn’t particularly pleasant The host however was very welcoming and let me use his iron to iron a work shirt. Great communication between the host and I.

- Stuart (9/5): Superb - There was a beautiful garden included with our room, and Brian was very helpful with suggestions for which areas to visit, local transport and things to look out for.
- Markus (8/5): - Waschmaschine und Trockner perfekt. Hausbesitzer sehr freundlich und hilfsbereit. Die Bettwäsche hatte einen eigenen Geruch. Sonst genial. Zu Fuß oder dem Boot alles erreichbar.

- Sonia (8/5): Nice room in updated historic house - Nice room in a beautiful updated and historic house. Walking distance to restaurants, shopping, and river ferry station. Nice breakfast food provided with access to a small kitchen and laundry room. Helpful host. A bit noisy from other areas of the house

The room was pretty and we were surrounded within a gorgeous garden. Brian, our host was accommodating, lovely to deal with and very responsive. Highly recommended. Nothing.
