Elm tree farm is a quaint and delightful b&b, with many 17C period features The veiws are picturesque and the area is quiet and peaceful.Breakfast was delicious with locally sourced sausage, bacon and eggs with an array of Ginas homemade jams and marmalades. Motorbike parking was safe and off road.
A pleasure to stay.Highly recommend and will return if in the area again.

- debra (10/5): - We stayed one night and wish we could have stayed longer. On arrival we were welcomed to the B&B by Gina who was lovely. We booked the double room which was so cosy, the bed was comfortable and the main window had a nice view over farmland opposite. It was quiet and peaceful. Breakfast the following morning was delicious, cereals, juice, homemade jams, toast, followed by a cooked breakfast which included the best poached eggs. There is a small camping area on the property too with several pitches and EHU which I'm sure we'll visit in future with our camper van.

Took my dog, she was very happy there, we walked quiet lanes evening and morning from the door, saw 3 deer and lots of rabbits.
A list of places to eat out was provided with opening times, distance and info about cuisine and other features.
Lovely owner, and a good night's sleep, drove down to Spurs Point stopping at a huge deserted beach just beyond Easington.

As well as the bedroom we had access to the kitchen and a lounge which was an added bonus.
The bed was comfy and the bathroom clean with towels provided. Breakfast was freshy cooked and I recommend it.
Gina was very friendly and an excellent host.
One other thing Norman the dog was very friendly as well.
- Marisa (10/5): - Stayed for a night for a friend's wedding nearby, so difficult to comment on the area. We were pleasantly surprised with this little B&B. The rooms were a little old fashioned, but very clean and inviting. Facilities were limited, but it had everything we needed. Breakfast was fantastic, and the whole experience felt very personalised and welcoming. Thank you for a lovely stay!

- Jane (10/5): Fantastic stay - Lovely quiet location off the main track. Host very welcoming & accommodating, had 2 small dogs, no additional charge & was able to join us for breakfast. Room was very clean & comfortable, breakfast room also clean & fantastic full cooked breakfast with a choice of cereal, fruit, yogurts & fruit juice. Only downside was the entry room/kitchen which was quite dusty in places. The cooking area was clean but we understood why this room was like this as the parking area & driveway was very muddy, it had rained for a couple of days before we arrived, but the mud did make us feel awkward as we had 2 small dogs, we wiped them on entry but felt awkward that we may walk the dirt upstairs on a clean carpet & into our lovely carpeted room. However we had a lovely stay & would stay again.

- Michael (10/5): - Welcome by host, safe parking for our motorcycles, nice twin room and en suite bathroom. Cracking walled gardens with sun room and a sitting area within the main house for guests. very nice peaceful country location. Superb breakfast in the morning. Perfect for our needs.
- Iris (4/5): - Although the owner is a lovely lady.... and the cooked breakfast was good, TV and wifi were good but sadly the accommodation just wasn't clean enough for us. The area Where we where told to park the car had lot's of rubbish piled up. Walking into the kitchen on arrival wasn't a good first impression it was cluttered and very dark the stair carpet was dirty and worn the bedroom door made a terrible noise, shower curtain is badly stained, The loo didn't flush, the bedroom carpet wasnt clean bedroom furniture wasn't great, no big mirror for dressing the only bathroom mirror was no where near the sink. The bed pillows have no life left in them. Although the sheet were clean i think the were supposed to be white which they weren't. breakfast room wasn't inviting. I hate the fact this is how we felt about the accommodation because as I've said the landlady was very nice and welcoming.

- Kate (10/5): If you want to de-stress and relax stay here! - The loveliest cosiest place I've stayed in and the host Gina was just so kind and helpful without being intrusive...even offering to give me lifts as I was without a car. I was in a single room with separate bathroom. The room was clean and really comfortable and had a wash basin. Lovely full English breakfast with a whole cafetière of coffee!! She makes her own gorgeous jam from the fruit in the garden. I bought a couple of jars to take home it was so good.

- Verified traveler (10/5): - We had a very warm and friendly greeting on arrival. Our room was spotlessly clean as was the on suite. The bed was very comfortable. There was tea making facilities in the room. Downstairs there was facilities to use to cook or just store food for eating later.
There was a menu to fill in for breakfast. The breakfast was cooked to perfection and good portions were given.
In dact i can't remember the last time we stayed somewhere as good as Elm tree farm.
I would highly recommend this bed and breakfast.

A big positive was the very friendly and helpful owner, Gina, who worked hard to make our stay as pleasant as possible. She also produced the most wonderful full English breakfast on our departure day. The breakfast area was clean and pleasant.
The house itself is very old and consequently had steepish stairs to our room. The room was clean, the furniture is older but perfectly serviceable.
This B & B would not suit those wanting an ultra-modern, boutique hotel experience, but for those wanting a straight forward, no frills farmhouse B & B experience in the Yorkshire countryside, at a reasonable price, then it fits the bill nicely.

They serve up a tasty breakfast, anything from scrambled egg on toast to a full English, with cereal, fruit and yogurts also on hand.
We found it a handy bnb, being close to the beaches is a plus
