Guest Reviews
- Yavuz (9/5): - Great location, clean house and all facilities work well Feels a bit smaller than it looks on pictures but still good enough for family of 3
- Lene (10/5): A perfect location - everything was just fine. - We had a perfect stay here for two nights. The location is very central and absolutely perfect, and we had two rooms and a living room as well as a kitchen with everything you need.
- Rose (8/5): Fabulous - Location was fabulous 👌 apartment was perfect and the company very responsive. Only downside was the noise if you slept in the front single bedroom. Restaurants and pubs along Rose Street and then shops opening early.... however, totally worth it for the location. The noise but not enough to stop us going back
- Gunnvá (9/5): -
- Adrianna (10/5): -
- Royston (8/5): A great location and great value for money for our short stay. - Great location, easy access to everything we wanted to do in Edinburgh Bathroom/toilet look at was very small and the apartment was a little shabby. The entrance and stairs are not the most welcoming
- Natallia (6/5): - На стенах висели чьи-то накладные ресницы .это было отвратительно .Все было как-то брезгливо в квартире
- Donna (9/5): Great family time - Location The entrance and stairwell was dinghy and needs new flooring and painting with better lighting.
- carlos henrique (10/5): -
- Victor (10/5): Excelente ubicación con buena calidad - Apartamento muy bonito , limpio y situado muy cerca del centro en una zona muy cómoda Todo correcto
- Ahmed (7/5): - Location is close to everything Small space in ancient building
Poor wifi
- Alessio (7/5): -
- Christine (5/5): - Dirty entrance and not very cosy
- Sarah (9/5): - Very central. Good communication. Good kitchen. Size was fine for us for just a couple of nights. Would stay again. Was noisy at night, but that wasn’t the fault of the flat. If you want central you expect noise.
- Liesl (4/5): Central, but disappointing - Location - very central, walking distance to old town attractions, amenities, etc
Has amenities like microwave and washing machine Very, very noisy - could barely sleep
Hallway is dingy and reeks of rubbish
Bathroom is so small that one needs to sit sideways on toilet to close the door
Warm water on shower was very spotty
All the walls are scuffed, ceiling and some walls are showing a few cracks, etc - generally just needs a spruce-up
Bedroom is small - which is fine for a short stay. The challenge is rather that no cupboards could be used (eg for bags / items) - as they were packed with cleaning items. So we had to store our bags in the lounge, making that less comfortable.
While central, it doesn’t feel worth the money
- CAROLINE (7/5): - It was in a good location. The toilet and shower was far to small.
- Natalia (1/5): Ok but overpriced and impossible to sleep due to noise - Really noisy all day and especially at night . Night club next door - be aware you will not sleep if staying in the front room Close t the city centre
- Margrit (6/5): Never again - Proximity to Princess Street
Cleanliness
Kitchen well equipped Single glass windows = noise from outside: weekend revellers and music pounding until 3am in nearby club.
Single bed too narrow.
Small bathroom. No hooks for coats.
Bathroom basin leaking when full. Only filled up because basin was clogged. There was no stopper, which had been reported back in June 2025 (see photo of review) but was obviously not fixed.
Checking in too complicated. Passport foto requested from all.
Too many emails.
- James (6/5): Good central location, handy for centre and sites -
- Melville (7/5): -
- Emilia (9/5): Beautiful! -
- William (10/5): -
- Cristina Rullan (10/5): - Ubicación y comodidades Baño un poco pequeño
- Kristine (8/5): This is a great place for a short stay. - Clean. Cute. Great location. Very authentic A bit small.
- Yuan (8/5): - Location.
Kitchen. Shower room too small.
- Vicki (8/5): - Central location, clean, well equipped The single room is located at the front of the property, facing the street. A few doors down is a very loud nightclub, which is open until 5 am. So not suitable if you want an early night or are a light sleeper / don't like noise!
Also, it was fine for us, but the flat is only accessible by stairs.
- hogg (8/5): Good location, comfortable accomodation - Location very good, apartment adequate. Bathroom rather small, have to sit sideways on the toilet to be able to close the door for privacy. See above regarding bathroom.
Some paintwork on walls in bedrooms and living room could do with being touched up or repainted
- Eoin (8/5): -
- Morven (8/5): - The apartment was lovely and modern and in a great location to explore the city. Front entrance requires a paint job and new flooring as it could be a trip hazzard.
- Caroline (8/5): Comfortable apartment within 15 minutes walk to the castle - In a lively area with lots of nice bars and restaurants. A walk to the castle was uphill but easier coming down. We were happy with the accommodation
- Artur (9/5): -
- Kulkarni (6/5): -
- Fatemeh (7/5): That was Ok. -
- Debbie (6/5): Pleasant - Convenient location to public transport and city attractions. Needed maintenance and bathroom was very small.
- Michele (4/5): Disappointing and not as described. - Location was excellent in the Edinburgh new town. The furniture is ‘dingy’ and needs to be updated. The bathroom toilet is in a very small space. A tall person has to sit sideways. The front bedroom is very drafty and there wasn’t an extra quilt for the bed available. Even people talking on the street could be heard in the bedroom with windows closed.
- Pask (1/5): Very disappointing - Location Please see the photographs and read my previous comments. Also please let me know when you will be refunding my money for the 3 nights. I will expect a response from you within 24 hours before I accelerate the process. Out of respect, I would expect a phone call from you.
- Abbey (7/5): Good - In a great location! The staff were very quick to reply and super helpful which is lovely The walls are very scuffed and a few things are a bit dirty looking. It is a lovely place just needs a bit of a re-vamp
- Margaret (7/5): Good - Very close to everything No plug in bathroom sink.
When sat on the toilet, couldn't close the bathroom door, unless sat to the side......
- Niamh (7/5): Perfect location for young people right in middle of it all… could do with a paint and redo - Wow the hall way could do with a revamp!
- Carol (6/5): Good location but overpriced. - Location is good. Close to attractions and great restaurants. Seemed overpriced for the accommodations. Tiny bathroom—even as a very small person it was difficult to maneuver. Cheap twin bed broke.
- Smiha (10/5): The staff and owner are always available if there’s any issue and their responses are quick. Easy to find the location a - Loved the convenient location and the place was beautiful and cozy. It’s perfect, wouldn’t change anything.
- Emma (1/5): Bad - The property was not clean. Smelt of drugs and was loud with other property users. No hot water first night
- Olena (1/5): Avoid this place, there are plenty of nice places in similar price ranges in the area. - The location was the only good thing about this property. Very dirty, shower didn’t have hot, let alone warm water, sticky floors, plumbing was very loud. The entry and hallway to the flat was filled with garbage and stank. The smoke alarm kept going off, and the host didn’t send anyone to fix it or acknowledge our attempts to contact them until the following day. We had it booked for 3 nights and booked a hotel and left after the first one. I’ve been booking with Booking.com for 14 years and this is the first time I’ve had such a terrible experience. The pictures do not accurately reflect the real state of the flat, very misleading.
- Vernon (9/5): Superb -
- Hannah (10/5): Exceptional -
- John (10/5): Exceptional -
- Lisa (1/5): Bad - Convienent to everything. I received many bites from the stay.
- Margaret (8/5): Apartment - Home from home It can get a little bit noisy
- Zoltan (10/5): Exceptional - The apartman was simply perfect. The location is close to the centre (you can reach the Royal Mile and Waverley Station in a few minutes), but the street itself is quite and calm. There are plenty of shops and restaurants nearby. The accomodation itself was bright and clear, everything was comfortable and set. It really added for a relaxing stay. Our host was clear with everything and was always avaible if needed. I can recommend it to anyone, since there was nothing to complain about.
- James (10/5): Great apartment in the heart of the New Town. - The apartment was very clean and comfortable. We liked being in the heart of the New Town. Easy walk to many restaurants and pubs. Also an easy walk to the Royal Mile. We really have no complaints. We’ve stayed there the last two years, and would happily book again.
- Anne (8/5): Very good - The apartment was in a great location. It is 10 mins walk from Waverley Station and only 2 mins walk from Princess Street. Cien from the letting agency was very professional and extremely helpful in his communication
- Roger (8/5): Very good -
- Jane (9/5): Superb -
- Aoife (8/5): Absolutely amazing stay can't wait to come back - Amazing property in the centre of the city. The host was amazing to deal with, we will definitely be back.
- Carolyn (9/5): Superb -
- Heather (9/5): Perfect location for a weekend in Edinburgh - Clean, super location Entrance hallway and stairs
Would be very easy to clear away the mountain of mail on the tables and give the stairs a quick brush
- Jane (8/5): Overall we had a good time staying in the place - Its near to all the places we wanted to go We went in the winter i just wish there is a dryer too in the place or a clothes rack to dry clothes
- Wynand (7/5): Pleasant but lack cleanliness - Central location Oven was not clean and very greasy . Light fittings very dusty
- Ashraf (9/5): perfect - Facilities in the apartment ( towels, Duvets, warming, hot water, coffee , tea, .. ) small sized flat
- Alexa (8/5): Great location and perfectly described - A brilliantly located flat for a weekend away, when you want and need to be at the heart of the city. The communal area is pretty grim and there is a worrying set of open wires outside of the front door! The cleaners also arrived before 11am on checkout which took us by surprise!
- Elaine (6/5): Apartment for small people only - Location was fabulous right in the middle of Rose street and Newtown The size of, it was tiny . I’m not very tall but bigger than average and my feet hung over the end of the bed . I couldn’t sit on the toilet and close the door. There was very little room to get around the double bed or put down your luggage
- Carol (8/5): Very good - Location wise good other than very noisy at night. Tiny, tiny bathroom. Very noisy location.
- Rebecca (7/5): Good -
- Colin (8/5): All good, would probably do again - Location, staff A bit small, a bit loud
- Wayne (9/5): Superb - Great location, perfect for the Fringe.
Excellent communication with Calton living Slightly cramped bathroom, however little can be done about that. This certainly wouldn't put us off booking again.
- Allan (6/5): It was a nice flat in the centre of town. The hosts were quite demanding and it was noisy. - Rooms were compact, but well appointed and had all the facilities that were required. The bathroom and kitchen were well decorated and equipped. The wifi was good. I felt that I was receiving too many emails from Carlton Living. I had about 8 in one day. I felt that was too much. I was surprised to be asked for for photos of all those staying in the property, although I had already paid for it on my credit card. My bedroom was adjacent to Rose Street. The bar was playing music until 3am. At 6pm the seagulls struck up.
- Karen (9/5): We had an excellent 4 days in Edinburgh exploring the city and enjoying the Fringe and this apartment was a lovely place - The property is in an excellent location for exploring the city and a 10 minute walk from the station. Trams and buses are nearby as are luggage storage facilities and many restaurants and bars. The apartment was spotlessly clean and had everything we could need for a short stay. Tea, coffee and a selection of toiletries were a welcome addition. The owners were attentive and quick to respond with check in details. Would definitely recommend.
- Barbara (9/5): 100% recommend and this would be my first choice if I return to Edinburgh. - The absolute best location! Lots of pubs and restaurants literally right outside the front door. Easy walk to catch buses, and other transportation.
Easy to access building an apartment. Host was very responsive to all of my emails. Really not a negative, just a suggestion. A few throw blankets on the sofas would be perfect for that late night cup of tea and conversation on a chilly evening.
- Tim (1/5): Appalling!!! - Nothing There were no lights in the bedroom
It was small
It was dirty
- Louise (9/5): Excellent location in the centre of Edinburgh clean and great communication by owner - Clean and a great location. Everything you need in the kitchen area. Nothing major other than single bedroom faces a very busy street and at night mainly weekends can be quite noisy if you are a light sleeper .
- Shandra (10/5): Good value, nice apartment and superb location! - The property was updated and exceptionally clean. It was well-appointed and only moments away from sights, restaurants and pubs. The two bedrooms were comfortable and nice. Some other reviews discussed the noise but we did not find it bothersome at all.
- Tyra (8/5): perfect for our requirements - very clean, lovely white towels. good iron funny smell, but it's edinburgh and an old building.
- Alexandre (10/5): Exceptional -
- Agnes (10/5): Exceptional -
- Angus (8/5): Very good -
- Alison (9/5): Superb -
- Eva (8/5): Great location with easy access to the centre of Edinburgh and nice host! - The appartment is in a great location with easy acces to public transport and all major sights of the city! The room towards the street was a little bit loud at night, due to the central location and the good weather there were quite a few people around in the late evening. Their voices carried through the single glazing.
- Cliodhna (9/5): Superb -
- Adam (10/5): Fantastic - Very conveniently located in city centre; get value (pricing); clean; it has all the amenities needed; it is very comfortable. Nothing
- Charlene (8/5): Was good for the length of time we were there - Bed was comfortable Tiny bathroom
- Claire (9/5): Lovely ☺️ - Lovely clean comfortable apartment in the heart of the city, owner was very helpful 😊
- Janet (10/5): Great spot, I would highly recommend the apartment. - The apartment was immaculately clean & very tastefully decorated. Such a wonderful position for staying in the heart of Edinburgh. Nothing
- Emma (10/5): Exceptional -
- Melinda (10/5): Exceptional - Fantastic location! Seamless check in, spacious flat perfect for our stay. Host was very attentive and gave lots of great suggestions
- Krishna (9/5): Superb -
- Alexrhardy (9/5): Perfect for a city break - Super little apartment in the centre of New Town, Edinburgh. Absolutely perfect for a city break.
Trams- 3 minute walk, the castle -15 minute walk, and as many bars and restaurants as a person could possibly want from 1 -15 minutes away.
Hosts were very helpful and accommodating- even left a box of cupcakes- it was my daughters birthday and I thought it was a lovely touch. There really wasn't anything to dislike. The bathroom is small but the apartment is in a former tenement building , it was clean and functional.
- Alistair (8/5): Perfect - All good
- William (8/5): Location realy good -
- Gill (9/5): Family break - Nicely decorated and great location The hall & stairs leading to the flat front door very dark, dirty & smells could do with a lick of paint, that lets the place down sorry! But once inside it’s lovely
- Fiona (7/5): Warm, comfortable and conceited - The accommodation was very clean warm and comfortable and very close to restaurants & shops It is also very close to bars and is very noisy very late into the night
- James (10/5): Great apartment with great location! - Very comfortable apartment with plenty of room for the 3 of us. The kitchen was well stocked with everything needed to cook if needed. Also, location was perfect for walk to restaurants or pubs, and to grab cabs, or busses for exploring. I really had no dislikes. The property was exactly what we were looking for on our trip.
- Cheryl (9/5): Excellent stay - We had a Great stay here for a girls night . Lovely apartment and great location!
We cannot wait to return
- Maria (6/5): Pleasant -
- Jacqui (10/5): Fantastic stay, would stay in this property again - Very modern and clean and close to the shops and restaurants Nothing everything was fab
- Katie (10/5): Really enjoyable 2 day stay! - We loved everything about this apartment, we were sad to leave! Netflix on the TV was an added bonus after a long day of walking around exploring Edinburgh! :) The location was amazing, central to literally everything, bars, restaurants, the markets, and things to sight see! Host was very helpful throughout, offering advice on places to store luggage before and after checkout. The beds were really comfortable! The hallway and stairways leading to the apartment made me feel like I was in a movie, I personally loved it! When we arrived, the floors were slightly dusty, but honestly nothing to be bothered about. They had everything you might need, hoover, mop, hair dryer, iron, and ear buds! If I was to come to Edinburgh again (which I will be), I will definitely be staying here.
- Abbie (10/5): Excellent stay, great communication from hosts and amazing location - Liked how central location was and how easy it was to use the lockbox
- Colm (9/5): Superb -
- Maxine (10/5): Amazing spot. Beautiful apartment - The location was marvelous. Right where all the bars restaurants & shops were. Everything was walking distance. Not far from the train station too. The apartment was lovely & clean . It was well equipped for self catering. The bedsheets & towels were lovely & white. Beds were comfy. Nothing to do with the apartment but the staircase leading to the apartment wasn't very nice. It was me that booked it and I knew from the photos it was going to be a lovely apartment. My sister & friend were a little afraid that the apartment was going to be the same as the staircase
